There was no barrier put down with the sub floor, which has slowly rotted the wood underneath. I can remember you saying, "Oh and there is a Lifetime Warranty on the Flooring"... but yeah that's if it's installed correctly. FYI, for those of you out there buying a home, an inspector cannot see whats underneath the floor, so everything passed inspection! Just wondering what we find next?! Not only is it the kitchen sub-floor, but it's the upstairs patio sub-floor as well... in which, our dining room is under that, so God forbid the ceiling falls in! We are not sure how we will proceed in knowing all this... Our cost will be significant! We will fix it correctly, because we love this house and its location! Oh... and thank you for leaving the kitchen cabinets SITTING ON PEGS?, rather than on a base, thats AmaZing too! The black kick-board covered that up as well. If you are in the business of flipping homes, you should be ashamed! This required that the plat be amended. I was able to find the original surveyor who after discovering the precarious position I was in saw an opportunity to gouge me on price. I was desperate to get the plat amended so I reached out to fellow brokers. I was immediately referred to Kevin Kolb of TS. Kevin put me at ease immediately. He knew the process and quoted me a reasonable price. I will say that after this conversation, I never really interacted with him again but was then passed on to his assistant Andrea. Andrea was extremely professional and PROMPTLY responded to calls and e-mails. She worked very hard to get everything in place to get our plat amended and recorded in a timely fashion with COH. Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
