I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

As a neutral third party, her job is to facilitate a closing, but she instead tried to jeopardize my daughters mortgage because of her own ego. A title agent should be an asset to a homebuyer, not a liability. Since we have the right to choose our own title companies, save yourself the headache and request anyone other than Pati Walter, or better yet, take your business to a title company that values professional conduct. Formal complaints have been filed with Fidelity management and the Nevada Division of Insurance.

Great in every step of the process. Longer: when I was looking for a house, I contacted Steve letting him know I was serious about buying. He asked for some initial paperwork and was able to get a pre-approval letter to my agent quickly so that I could make offers on a house I wanted. With his many years of experience, he knows what the lenders are looking for and the likelihood of approval at a certain amount. He was honest with me about my buying potential and was able to be flexible in the pre-approval letter to tailor to the offer. Then when the offer was accepted, he set up an appointment to go through my options. Steve was able to explain all of the numbers and make sure there were no hidden fees or other numbers I didn't understand. He went through all interest options and showed me competitive rates (I compared to an agent at BofA and Steve was competitive with better service and explanation). He explained how the interest worked and the historical fluctuation so that we could lock in a good rate. because of him, I was able to lock in a lower rate before they jumped up with the volatility of the stock market. He saved me thousands of dollars. Then once we locked the rate, he was hands on through the entire process to make sure that the lender approved my application. I was able to reach him anytime thought txt and phone, if he was busy he would call usually within a few hours. In my case, there was a question regarding the square footage of the home, and he made sure the appraiser verified the area. He was a great champion to make sure I was approved. Any paperwork that was needed, he worked with me and gave me many options on providing the information. Through the buying process, Steve was in communication with my agent to make sure the process was going smoothly. Again, with his years of experience, he was able to ask questions regarding the buying process that I would not have thought of, and he did it in order to protect me. When the load was approved, he went through me the numbers again to make sure I understood everything for closing. Once closed, he reached out again to see how it was and make sure everything was still good. Even after his job/portion was complete, he continued to communicate to answer questions that came up, like regarding homestead or weekly vs. monthly payments and the letters I received regarding adjusting my payments.
