I downloaded the real estate apps, started looking for a mortgage company and search the web to get the ball rolling since my apartment lease was ending in a few months. I have family in the area and informed them of my plan leave the "Sunshine State". They insisted that I use Shannon. They had worked with her five years prior and had a great experience. So, they reached out Shannon and that was the best possible decision in this process. Shannon reached out to me and we chatted for what I was looking for and what I was willing to spend. She set up an email that would send me information about home using criteria we discussed. Another issue was that I was unable to visit the homes I was interested in. A ten hour drive or flying every time I was interested in a place. Nope! Not gonna happen. I was going to have to just rely on my realtor. I still continued to use the resources available to me that I had downloaded and bookmarked. Mind you that, the real estate market just started to skyrocket and the hedge-funds were snapping most everything up with cash offers to do a quick flip. We had to work fast to compete in this market. Shannon on my side was good decision for a number of reasons. Shannon knows the area around Knoxville. I am not just taking about the suburbs around Knoxville. Shannon knows eastern Tennessee. When I was interested in a place. She would go to the location. Not just call the other realtor and tell them that I was interested and get the specifics. She would drive an hour to the open house and take a look for me. Pretty impressive that she would spend two hours of drive time to look at a place for me, I thought. Shannon knows about houses. She is not a home inspector. But, she knows what to look for from foundation to roof peak. Her knowledge of potential structural issues and cost that may arise in the future of home ownership was impressive. She would explain, if I was interested, that future repairs could run this or that. I made better decisions with her on my side. She is always looking out for her clients best interest. When we found a potential house, that I did end up buying. She drove an hour to be the first at the open house to have a look. It looked good and the asking price was right at my high end of $190K. By now, I had put in offers on other properties that got snatched up by cash offers, out bid and sellers putting lipstick on a pig to ride the up market. She saw that there was a fair amount of interest in this property during its first hours on the market. I had to move fast. I had all my financial ducks in a row and was ready to make and offer. They were going to take offers for seven days, Monday through Sunday. I had to make a good offer so that I would not lose this one. Shannon's knowledge and experience in creating an offer that was so attractive that the offer was accepted the next day. Whoo Hoo! When it came to the paperwork involved. She spent the time to go over each section, explained and answered any questions I had. Her knowledge of the ins and outs of the contract was impressive. This made me comfortable with anything I had to sign during this process. I do recommend that if you are looking for a home in Eastern Tennessee that you reach out to Shannon. She knows the market, the right people, the real estate legalese and she care about her clients to get them the home that desire.
