Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. Todd has an incredible depth of industry knowledge and general housing experience that he draws from that he used to guide my wife and I throughout our first home purchase at the beginning of September. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size. While I don't know for certain, I think I'm pretty safe in guessing that Todd is quite well off. He's not desperate for business and he does a significant volume of large transactions annually. This is extremely important when considering a real estate agent because the more desperate they are, the more likely they'll do whatever it takes to close a deal, even at your expense. Shopping for a home here in Dallas from out of state was stressful and we engaged the services of a few local realtors to find one that was a good fit. (I am no stranger to buying property, and rarely feel that realtors add much value, but it was an easy way to preview the market here). Cody really changed my mind. He was incredibly prompt, professional, and really took the time to actually LISTEN to what we were looking for. And by listen, I mean beyond the basics of price point, sq footage, and style. He called when he said he would, and followed up at appropriate intervals. He did research on school districts, noise patterns from airports, produced maps for us, and went far and above what other realtors were able to do -- he's very tech savvy and FAST. I would receive emails from him sometimes within hours of properties going live on the MLS, compared to 7+ days from his competition. Furthermore, Cody is a truly enjoyable person to be around. He's funny, patient, engaging, and non-judgmental. He also introduced us to Top Pot Donuts! When you have to spend an 8 hour day together looking at properties, personality really counts. While we were planning to move forward with Cody on a more intensive hunt, we ended up purchasing a listing FSBO, outside of the MLS, with no realtors involved.
