Unless you are very desperate I would not consider living in these apartments or any owned by the investment company that owns these. These are just a property investment made by a company who does not care about the tenants in any way. They put a landlady with zero experience in for over a year and only fired her when their money was affected not because she was terrible to the tenants and did not do repairs and even caused damage in the apartments and buildings. They have now cycled through 2 more landlords who do not seem to be any better. Look anywhere else if you can. read more

If I could give this place 0 stars I would!!!! The townhome they gave us (30 churchill dr) was completely gross & falling apart. The room where my infant was sleeping in was FILLED will mold. There was wires hanging out on the floor which is a major fire hazard. They did not wash the carpet. There was mold everywhere. THE FUCKING FLOOR IS CAVING IN ON THE KITCHEN. They have black maggots in the drains. My busband tried to go take a shower at the place the water stopped draining, it went up to his ankles so he used a plunger to remove blockage & translucent gunk with black maggots came up out of the drain into the bathtub. The toilets with literally gurgiling so we tried to flush it & thats when the black maggots came up. They "tried" to fix the kicthen with foam. The pillar in front of the townhome is literally about to fall apart. the crawllspace is completely full of mold. The whole apartment smells like humidity & mold. They are completely unprofessional & wouldn't give us our deposit back despite everything. Jana no longer answers therefore We are handling it with our lawyer. We've lived here for 3 years and never had a problem it's a nice first apartment type anytime we needed maintenance they always showed up and fixed the issue and the landlord always answered my question fast it's clean, family, and pet friendly read more

The landscaping (beautiful) the cost (affordable) and the location (next to the school) make Arbor Manor a great home. The maintenance is responsive, the ownership is involved, and they are willing to solve problems with tenants and keep the peace. Our apartment has a great layout, new carpet and a I personally love the kitchen. Don't skip on this place, it's a winner. read more

Arbor Manor Apartments is a terrific place to live! It has easy access to Plainfield, Monrovia, and highway 267. Schools are close by, it is quiet, safe and lots of lights at night. The staff is professional, courteous and quick when attention is needed. Landscaping has been enhanced and I thoroughly enjoy living here. read more

I wish I could give 0 stars. ROACH INFESTED! Former tenant here, I wouldn't wish this nightmare on anyone. It's like a scene from the Saw movie. Manager claimed they didn't have a roach problem, yet all my neighbors said they had them as well. I had to pay out of pocket for a company to come once a month to spray my apartment. They didn't even bother cleaning the apartment before I moved in. Cat food was in the bedroom. And I don't have a cat, so. The dumpsters are always packed to the brim and overflowing. read more
