I was not happy initially with the apartment I received because it was different from what I had seen, and I was honestly very disappointed. But Chris, the property manager, went above and beyond to make things right. He was so understanding and polite throughout the process. Not once did he make me feel like I was complaining -- instead, he listened patiently and ensured that everything was taken care of. There were a lot of changes needed, but Chris handled them so flawlessly that the whole process felt smooth and effortless. Mistakes and issues can happen anywhere -- you can't always control that. But how those situations are handled changes the whole perspective. Chris came in as a savior for me, and truly, this guy deserves an award. Thank you, Chris! We moved into Arbor Terrace last October 2020 and the property manager at the time, Emily, was absolutely amazing. She was the manager for ~10 months of our 12 month lease, and left near the end. She was very professional and responsive. If we needed any help or had questions she always responded within 36 hours. However, when she left and another manager was assigned is when things started to go downhill, especially during our exit process. We received two e-mails from the new manager, introducing themselves, and asking us to continue our lease. We explained that though we enjoyed our stay, we were both moving to live with friends/family. We had put in our move out notice a month+ ahead of time and were told that we would have a move out check for the condition of the apartment. We were also suppose to receive a list of damages at least TWO WEEKS before our end lease date so we could address the damages ourselves so we could get our full deposit back. They reached out again asking us if there's anything they could do to convince us to stay, in which we declined. Pretty much from this point on they stopped responding to us completely. We waited, called, left messages, and e-mailed, leading up to our end lease date of 10/3, Sunday, trying to get a hold of management to ask when our move out inspection would be done, or where our inspection list was. We never got a response back. We wanted to limit in-person contact due to the pandemic, and wanted to rely on phone/e-mail. I was out of town the week before the end date, and my roommate was moving. I will admit fault here, that after not hearing back from the office multiple times we should have gone directly there and asked in person earlier than we did. I ended up going 10/2, Saturday to talk in person and drop off the keys, and do a final sweep of the because their office is closed Sunday. When I walked up to the apartment to do a final check, there was the notice for inspection done on 9/30, which is 3 DAYS before our move out date. There wasn't even a list of what was damaged provided. The agent there was a substitute for the day, and it was really obvious she didn't want to be there or do her job. There was an elderly woman in front of me, who was asking her the locations of the mailboxes. The agent just waved to the front door and said "Yeah, they're over there." When the woman asked "Are these the only ones?" the agent just snapped at her and said "I don't know? I'm just a sub." without making eye contact with the tenant at all, and just stared at her monitor. The tenant left after that, clearly frustrated. I tried asking her what happened with our leave inspection, and she said she didn't know why it happened the way it did. She was unable to access any information on the leave inspection, so neither of us could tell what repairs would need to be made. I asked her if there was anything done and she said "Well you still have until the lease ends to correct the damages." and explained that in the lease we were required to leave it in rentable condition regardless. So to clarify, this was Saturday, the last day of our lease was Sunday. We would have to turn in our keys Saturday regardless, because the office is closed Sunday, the final day of our lease. She was very terse and huffy during the conversation, and cut me off multiple times when I was asking for more information/details. This sub was leagues below in professionalism, especially in comparison to our experience with the maintenance staff and Emily during our stay. I called my roommate and explained the situation. We agreed due to the timeline and lack of information we were given our hands were pretty much tied. We chalked up our deposit as lost and shrugged it off. He went to turn in the keys later that day around 1PM, and the door was closed with no sign. He knocked twice, and the same sub answered snapping at him that it was lunchtime, and the office was closed. He explained he was returning the keys, in which the sub snatched the keys from him, and slammed the door in his face. No "Hi." "Hello." or "Thank you."...needless to say, that's not really the experience anyone would expect after paying $30,000+ in rent over the past year. So advice to anyone currently living/looking to live here, be on top of it during the move out process. Show up IN PERSON and get your information EARLY. Around 2 weeks after we had already moved out, we received a message on Equity. We -finally- received our move out inspection list, detailing the damages, and costs. It was just ~200 of our 600 dollar deposit. My old roommate and I looked through it, and agreed with some of the charges, and some of them we honestly never would have thought of, like cleaning the top faces on a ceiling fan blade. The cost wasn't that big of a deal to the both of us, but the experience with Arbor Terrace once our wallets were closed to them sent us a very clear message on how they see their tenants. read more

I got a bad experience when staying there for 12 months. There are some drawbacks here. 1. Poor lighting and soundproofing 2. Ｗhen your neighbor cooking, the smell will follow the smoke exhaust pipe to your unit. 3. Quality of the light bulb is bad. you need to request service for a replacement almost every month. Their crew also complains about it as well because the bulb is very cheap which reflects on its quality so they usually need to work on those bulb replacements. They have suggested their manager purchase a better one but they choose to provide a cheaper one. 4. They will charge you repaint and carpet replacement even if you keep it clean as it was. The cost is over $600. In my case, I have completed the move-out inspection before l left and their leasing manager checks that everything is ok including carpet. But after 10 days later, they sent me a statement for the repaint and carpet replacement. However, the pictures of their inspection report they provide don't show any stains. I asked them to provide pictures to show where are the stains and why they need to repaint but no response from the leasing office. Thus, I realize that they just rack their brains for ingenious to charge you and not refund your security deposit and pass on the maintenance cost to you. In this timing and area, you will have better choices for renting. I strongly suggest that choose another place to avoid the loss of your deposit. read more

MY CAR GOT BROKEN INTO I LIVE IN BUILDING CLOSE TO STREET. Many random passerbys. Somebody got into my car went through everything and my car seat was reclined. My point being NEGOATIATE YOUR RENT IN THIS AREA!! I am updating the review to Clarify that my issues are with Equity Residential Upper Management and NOT the 2 on site arbor terrace apartment managers Alyssa and Emily. My issues are with the fact that I am not getting the value for what I pay for and other apartments potentially have better amenities for lower rent. HERE IS MY ORIGINAL REVIEW I live here DO NOT STAY HERE I MEAN IT YOU WILL GET BETTER DEALS AROUND CHEAPER OR AT THE SAME RATE. Roaches, bed bugs, huge rent hikes. For what you are paying this place is not worth it. Its not even gated random people keep walking and bikes have got stolen. The service staff is good and have a smile so no blame to them. Equity Residential management is downright useless. You will not get a reply for a long time and staff keeps blaming someone or the other for any issues. This one time my microwave stayed broken for nearly 2 weeks with no fix and I was told to take the office microwave and use it because they could nto figure out how to fix the microwave due to warranty issues. When you are touring they will be all sweet obviously but actual living here is not worth it. This is not even the community personnel's fault really their hands are tied. Other communities there is rent control Sunnyvale does not have it. Most people leave in a year because rent hikes are high. So whats the point living here if you got to move. I am moving in September. Roaches and rats never go away and I keep my apartment clean. Then you are expected to empty your kitchen during the work week leave your apartment for the whole day for fumigation. Then come back to put your entire kitchen back. The biggest question is why should there be roaches in the first place ? Do I live in a 3rd world country ? The community is not even gated. Not adequate security patrol. Their business model is to find people who are new to town and trap them for a year. Most people leave after a year. The ones who stick are basically tolerating due to some issues. Trust me on this one.... Homeless people roaming around and going through the trash. Additional parking is $50. Over the rent you pay additional $150 for trash sewer water. Trust me better deals elsewhere. If you stay here negotiate your rent accordingly but honestly DONT STAY HERE. IT MAYBE WORTH STAYING HERE FOR THE LOCATION BUT NEGOATIATE!!! read more

There is a rodent problem. The apartment is cheaply built and has very thin walls. We have contacted the leasing office as soon as we noticed that rodent is eating food from our kitchen. Leasing office management did not take any action for days. The management has not even been following up with the resident. They NEVER answer phone calls. As you can see from the picture the rodent has made a hole and come through the wall. They have terrible service. I do NOT recommend this community to anyone. read more

I would caution renters about this complex. While located in a prime location, I am not impressed with their pest control solutions or management. Since moving in two months ago, we found that our apartment building was infested with roaches. A few days ago, we had a bed bug infestation. For the most part, the tenants have to handle these problems themselves, and management is not helpful. After alerting them to bedbugs, they waited 4 days before responding, then never followed up after the inspection. I am extremely disappointed in my apartment at this complex. BUGS BUGS BUGS. We've only lived here for about 6 months and we've had some form of bugs the entire time. We've seen cockroaches, sewage bugs in the summer, and now TONS of stink bugs. Management here changes often and they are not empathetic or concerned about tenants. The unit is not livable if you have to ask for pest control to come to your unit every week. I also have a small dog and all the harsh chemicals are not healthy for us to keep breathing in. Regardless of my unit, you will also find insects all over the complex. I've often seen dead cockroaches on the ground, stink bugs everywhere, a dead bird, and people even throwing their trash (eaten shrimp and fish) randomly on the grass. read more

Would give zero stars if I could. I do not recommend this complex. BUGS BUGS BUGS. I had a bug problem the whole year I lived there. My complex had to be sprayed every couple of months and it never stripped the bugs (silverfish in my couches, in my kitchen, my bedroom, on the walls) and cockroaches. Management were very slow to responding to everything and were not helpful. If you live here, you may see a rat or two. Thankfully I would just hear them in the walls. The unit was cleaner when I left than how I got it and maintenance told me "wow it's so clean in here", I did not get much from my security deposit back... if you are looking for a place, this is not the one. I met a few of my neighbors (they were great) and everyone says the same thing, this is a complex people get stuck into a year lease and then they move. For staff I'd give them 5 stars. They're so amazing and treat us wonderfully. The building so far we are not happy. The walls are paper thin, we found black mold in one of the bathrooms and now we have giant roaches coming in and we haven't been here for a month yet. Horrible experience while moving out and breaking the lease. It's been almost 2 months and they have not bothered to rent the apartment. The manager is not responsive and very rude. Can't change the accelerated rent option. Extremely in flexible. Would recommend against renting this shit hole of an apartment especially when the management is looking at making money from customers. Been asking for them to let me break the lease since they are not able to rent the apartment out. But the manager (Alyssa) is not agreeing to it. There were 10 rats in the Appartment when we were living there. They were eating on the grocery in the night. It came to a point they started eating our kitchen mats. We had to move out fast. I talked to Shaker from the leasing office and answered most of my questions although gave me the incorrect apartment number on the paper application and still insisted that I filled the application out which was a bit strange. read more

Rats, Mice and Cockroaches. If you are Mice friendly or cockroach friendly, these apartments are the best. No matter how many times you complain, they just make temporary fixes. So, the rats/mice stays and keep you company. They also share dinner with you. So, if you are single, that's a bonus. read more

In the beginning it was a cool place to live in. However, things mildly got worse to the point that I couldn't stand it. I heard that there were issues of bed bugs. Lucky enough, I didn't encounter that horror. For that, I blame the dirty dumpster-diving residents (don't want to racial profile here) reusing soiled / disposed bed mattresses lingering around the trash dumpsters and being reused for their sake of a bed. Thus, bringing in more infested bugs. Even more interesting, the amount of scavenging neighbors going in the trash and recycling collecting recycled cans an such. Yea, I've made a number of attempts to tell management there, but they don't really care...yet, we (at the time) had to pay City of Sunnyvale Trash & Recycle bill. With the number of complaints, to even a confrontation with the neighbor, they still didn't take any action. Even better, the "Security" guards there. I catch them either driving super fast through the property to make a fast patrol round to even falling asleep in their vehicle. Even though I moved out recently, I'm even dealing with their fees taking a big chunk out of the deposit! They have the nerve to tack on a "moving-out-early" fee! Even though I paid their fees and a few weeks into the new month, they sent me this invoice with the itemized statement. STRAIGHT UP BASTARDS! There are plenty of places to living in Sunnyvale. If you had a choice to stay, don't live close to the El Camino Real area and DD Discounts. read more

I have seen a lot of people complain on these pages, but been here for over 3 years and infact feel that we have a very caring management who are all out to please us. We are their customers and they treat us very well. An apartment community is made up of many residents who make it a nice place to live in or not. Residents change and so do their mood swings. When we live in apartments, we need to accept the good and the bad. Even if you live in houses, you will have neighbors. Maintianance is great. One call and they are there. I lived here for a year. You get what you pay for, people. I thought the management was perfectly helpful. I was especially pleased with the response time when it came to maintenance issues. The apartments are a bit old, walls a bit thin, neighbors sometimes a bit noisy, but overall I really didn't mind living here. I think it's one of the cheaper complexes in the area, and there's a reason for that. The kitchens are outdated, and like I said, the walls are thin. The residents all seem like perfectly nice people. If they're not, I've seen them leave very suddenly, and I assume it was because they were asked to do so by management. There is plenty of parking. Both laundry rooms were recently updated with card-op machines. The gym sucks. The pool is nice to have, in the summer. The location is really good, in my opinion -- very convenient to lots of grocery stores and food on El Camino. read more

Worst Management at Arbor terrace apartments and Equity Residential. Alyssa Hilovsky and Bobby K Trinh are the worst community managers I ever came across. It has been more than 5 months we have been complaining about the noise issue since the 3rd day of moving into the apartment. If you have neighbours running the appliances late in the night 1am, all you can hear is the noise "Geeeeeeeeeeeeeeeeeeeeee" vibrating that you can't get sleep and trust me, this place is not at all the one you should be looking for if you want a quiet environment. These people are brutal. The issue will never be resolved how many months you wait, moreover, these people try to loot you giving options where you need to pay (2x rent) or ask you to sign a new lease for another 12 months which is insane. They say they provide quiet environment but they don't even provide basic living environment which is really important during current COVID situation even after paying such high rent. If you have bad neighbours, the management doesn't do anything except to give you options to loot more money and have you suffer for the rest of your lease. Having the problem on their side, they don't help you in any way at all which is their basic job. There are multiple apartments with good management in bay area who can help you if you encounter such community issues. You should consider these problems and stay away from these apartments read more
