If you're considering signing a lease at The Arches in Sunnyvale without seeing the unit in person -- don't do it. My partner and I made the mistake of signing a 12-month lease remotely, only to discover upon arrival that the apartment had just undergone extensive renovations, including fresh paint, new flooring, and new furniture(Cupboard/Closet/Wardrobe). The renovation was completed only days before our move-in date. The chemical odor inside the unit was overwhelming -- it caused throat and eye irritation within minutes. Even after airing out the space for days and running fans and air purifiers 24/7, the smell remained unbearable and the apartment was uninhabitable. This may not be an isolated issue -- the entire complex has been undergoing renovation for the past 8 months. [[HIGHLIGHT]]We reported the issue immediately, but the leasing office staff was unhelpful and dismissive.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]They simply gave us a blower fan and told us to wait it out. No alternative unit was offered, no solution proposed, and they refused to reimburse hotel costs -- even though we physically could not stay in the apartment.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]And they do not reply to emails on Sundays and Mondays.[[ENDHIGHLIGHT]] We've incurred hotel costs, spent money on air purifiers, and endured serious stress and health discomfort -- all while paying rent for a unit that is not livable. Another sign: the first thing we saw after entering the bedroom was a cockroach on the floor -- a clear sign that the apartment had not been properly cleaned or inspected before handing over the keys. For a freshly "renovated" unit, this is completely unacceptable. This has been one of the worst rental experiences we've ever had. If you're considering this community, be warned: 1. The Arches Apartments is nice to live but a little bit pricey in rent. It is located closer to freeways and expressway and a few steps to Walmart, Starbucks, AMC theater and In and Out Burger. It is a well maintained community with friendly staff and maintenance technicians available when you need them. Want to feel like you're sleeping next to a stranger ? The walls are so thin here you can hear your neighbors snore and their alarm go off in the morning and as well their conversations. The design of the rooms encourage both neighbors to sleep next to each other. Head to head. Want to sleep in ? You probably can't here due to the constant renovations from 7am-6pm. If you're the downstairs neighbors, be prepared to hear your upstairs neighbors phone alarm vibrate through the floors because they're so thin. Also, you could hear your upstairs neighbors steps. Every. Single. Step.... If you wanted to be constantly bothered by your neighbors, woken up by construction workers or asked to leave your property from 8am-5pm, live here ! Twice, I was asked to leave my apartment so that their renovations team can come and do some work for the day. One time, they straight up opened my front door without knocking(invasion or privacy).They did not compensate for any of the times I was asked to leave my apartment. Water and trash bill are combined, so we often paying for other peoples bills. This is the worst place to stay and I recommend all to find a better alternative. I can't wait until my lease is over so I can move out without being charged a penalty for ending the lease read more

I like the part where they installed the new washers and dryers but repainting the windows and stuff feels so unnecessary. And 2 renovation programs running back to back put a mental toll on us residents. And yeah you have to pay a phenomenal 100$ish per hour for renting the "club house" is just ridiculous. Also the gym is badly ventilated and they put sign to tell you not open the windows and making the gyms smell just bad inside. The gym behind my apt had 3 treadmills and one was broken and never replaced (they just removed it to make it look "good"). read more

I've lived here almost 2 years. This past year has been a nightmare with inconsiderate neighbors up past midnight making insane amount of noise(quiet hours are 10-7am mind you) attention has been brought to management. I should not be paying nearly 3,000 a month to sleep on my living room floor when I have a 1 bedroom and to be ignored because other tenants are ignorant. [[HIGHLIGHT]]I've done everything to minimize my noise but the first time I complained about the tenant they turned it on me.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]They asked for video so I provided it of the noise. And management still did Nothing.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The only relief I've had from the noise was for the first few months when Chris was working as the assistant manager.[[ENDHIGHLIGHT]] Since he's left I've lost all hope in living here and having a decent nights sleep. Security does not help at all. Cars have been broken into, junkies are digging through the dumpsters. It is unsafe. Parking is another nightmare. Zero stars for these apartments, I came home from school as a minor, and one of the workers was in my apartment without notice, violation of our rights, and he was Upstairs doing God knows what. I went on a tour last weekend. I was looking for 1 bedroom and their price point was in my budget so I decided why not check it out. The overall community looks clean and calm. Apartment itself however looks a bit dated but I like that they are doing renovations and have washer and dryer inside. Chris was the person who helped me, he was patient and very kind. The people who worked in the leasing office were really nice and followed up as I asked them to, which I appreciated. Horrible, don't do it. They will try and raise your rent every year between $200 to $500. There's roaches everywhere! They say that Orkin comes by often to spray for them but it honestly doesn't do anything, we had to figure out how to get rid of them ourselves. [[HIGHLIGHT]]Management team sucks, they lack communication and never answer the phone.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]There was only ever one very nice young lady that was helpful in the office, if she wasn't there then you were out of luck.[[ENDHIGHLIGHT]] We cleaned that apartment so well before we moved out, just for them to lie and say almost everything was dirty. They provided photos in the inspection paperwork, you can clearly see in several photos that there's absolutely nothing wrong! I can say with full confidence that we left the bathrooms, the fridge, the microwave (to name a few) spotless! Some areas we weren't aware we needed to clean like the big florescent light above the kitchen, I guess they expected us to remove it from the ceiling and clean the inside but it's so large that I don't think we would even know how to go about that plus it looks exactly the same as the day we moved in, so if there was any dust in it...that's how we received it. Did we leave everything perfect? Absolutely not, but I knew this was a scam when the areas we made sure were super clean were still marked dirty. They still charged us for the carpet being "dirty" even tho it wasn't and we knew they would be ripping it out anyway because that's what they were doing to all the units like ours, ripping out all carpet and having only floor. All they want is your money, they couldn't care less about your living conditions. They couldn't care less if you have children to take care of when raising your rent. It was an overall bad experience Equity Residential is an overall horrible company. [[HIGHLIGHT]]Also they'll give you about a week and a half to decide if you can afford the rent increase or not, when most places give you a month notice.[[ENDHIGHLIGHT]] I have plenty of horror stories like the smart locks running out of batteries and us getting locked out of our home until someone was available to come take a look at it on a weekend when the office is closed! Those smart locks are supposed to warn you when the battery is getting low.....ours didn't do that.....this also happened to us more than once. The smart lock does have a physical key hole so I assume we could have a physical key to get in but they never gave us one. I could go on and on. I hope this posts helps families make their final decision on this place and the company that owns them. read more

Great community, lots of kids and families, Mostly good experience staying here, unfortunately an incident with pests coming from another unit and after months and multiple treatments Orkin still unable to stop problem. I will give this place two stars for now because staff genuinely seemed sorry and eventually willing let us break our lease. Bryan is a great leasing agent and made our move in very easy. I'm hoping our move out is just as easy. Sad to have to leave our home due to this problem but acknowledge the difficulty in dealing with pests in a large community like this one. read more

We lived here for a year and there were pros and cons to this apartment complex. The complex itself is very outdated and appliances are old but I will say they are working on upgrading the complex in general. With that there's a lot of construction and can get nosy especially if you WFH. For the price you pay + utilities, in my opinion it's not worth it but like I said they are working to update everything. A pro of living there is the location, you're close to everything and super close to freeways. The office is understaffed and so it's hard to get ahold of people on the phone and takes a little while even through email. You're paying about $8 total for one load of laundry and when we were living there at least half of the units weren't working. When we were leaving we weren't happy with the costs they charged us to move out. We felt we were overcharged because we didn't get our deposit back and the place was spotless. The leasing manager Ashley called us to help elevate some of the costs we were charged. I feel like we should have received more since we were charged so much for utilities but we did appreciate her taking the time to make it right. read more

I am a resident of this place. DO NOT MOVE HERE IT IS NOT GOOD. Management does not treat us with respect, there are so many problems. Many theft of packages, bad landscaping, poor notice of work being done, questionable people wandering the property, people leaving huge piles of trash at the dumpster like furniture, making a higher trash bill for everyone else. So much dog waste around that does not get picked up. Gates always broken, laundry rooms broken and shut down. I cannot go into every detail but am posting pictures from our community page where residents only can post, I try to respect privacy by removing names and photos of people. You see how much trouble is happening but we get ignored and talked down to like children! Very expensive for buildings made in 1980's, bad water, very nasty place to live. So unclean! Move somewhere else, there are better, more respectful places to live, so you do not feel like you are powerless. You see in pictures problems are constant and we go ignored. Management does not even seem to know how to tell us things, but then says it is our fault that we do not know what is going on?? Living here is crazy, like a story you hear from a much less safe country, just awful. Will be leaving as soon as lease allows me to leave, just disgraceful. read more

I lived in Apt 344 for 2 years and this is my opinion. The location is good, I never had problems finding a parking spot and the distribution in the Monaco apartment is good. However they have a lot of maintenance issues and the community/area lack security. Let's start with the biggest issue. People trespassing. Do not trust the gates for security. They break very often and the main one in front of the leasing center is always open during business hours. It is really easy for anyone to gain access to the community. This translates to people coming to break into the bathroom near the pools. Sometimes to use the shower, sometimes to spend the night. The community had a lot of packages missing, bikes, etc. Sometimes they only come to get rid of their trash in our containers, sometimes they are looking through the trash for things they can use. Sometimes they will use the pool, break into cars or just scratch them. They have a courtesy patrol but the first thing you will hear it's a recording telling you to call the police for crimes. I had the non-emergency police number between my favorites numbers. I tried to contact resident relations but I never hear back form them. At least, I appreciate the straight answered the manager gave me to my questions. Are you going to install cameras? "No" Are you going to hire on site security?"No". Maintenance issues, yes things break but, I can emphasize enough how long it will take for them to ever fix something. For example, after two years they didn't fix my bathtub properly. Piles and piles of trash. Some containers get pick three times per week, some containers get pick two times per week and when I asked the trash man why he was only picking up a specific container once a week he told me "they don't want to pay for more service". Bulky items, only once a month approx. Soundproofing of the apartment. We got to hear our next door neighbor snoring. The music of our downstair neighbor and specially annoying was to hear him slamming his front door shaking our living room wall. Really old and noise appliances. Windows with a single glass. You will get to hear more noises coming from highway traffic, unsupervised children playing outside, dogs barking, etc. Making "work from home" a real challenge. In winter, the condensation in the windows is unavoidable. Expect a really big increase in your electrical bill in the winter. Last added expenses I paid so you can have an example: Water 4/1-5/9 $41.62 Sewer 4/1-5/9 $53.57 Trash 4/1-5/9 $66.17 Boiler 4/1-5/9 $34.95 Admin Fee 4/1-5/9 $4.42 Move out cost. We hired a company to do the carpet cleaning and I did as much cleaning as I could. Nonetheless we were charge $62.80 for in-house cleaning and $96.56 for in house painting. The charges seemed reasonable but unfortunately they didn't return the rest of my deposit within 21 days. Overall, I would NOT recommend this community to anyone and I will NOT rent with Equity residential again. read more

Chris was absolutely attentive to us with any service requests - along with the service team themselves - and our questions in general. We have thoroughly enjoyed the amenities (in-unit laundry, fitness center, gated community) and relative quietness in the area. They have also been working really hard with the renovations (installing more windows to units, whole new paint job, installing washer-dryers, updating the community center) and being really communicative throughout the whole process.
