The pricing is insanely high for the living conditions and appliances are mediocre at BEST. I had to have maintenance fix the washer 3 times before they decided to replace it and the dryer took 4 cycles to be fully dry. Refrigerator was leaking and was not fixed despite multiple efforts to get them to do so. When I moved out I was charged $3000 to fix damages they caused. literally go anywhere else. -3000/10 read more

I am not one to leave reviews but in this particular case I feel compelled to do so. I lived in the complex around April 2023 up to February 2024 and everything seemed to be fine. I upgraded my lease 5 to 6 months later to a 2 bedroom, 2 bathroom apartment, literally the one next to where I originally was renting. What a mistake. What a nightmare. First, no real safety measures with the main gate. The gate was never fixed and any one could enter the complex. Second, none of the light poles were working making it extremely dark and a little dangerous to walk to your apartment at night or very early in the mornings, again the main gate was always open, exposed to anyone just walking or driving right in. This is just talking about SOME of the external factors. Now let's dig into the apartment itself. It was infested....more like dominated by roaches. I made multiple tickets to get this solved and it wasn't until I was leaving the apartment that they decided to make a flush to exterminate the roach invasion. Counter tops had previously been damaged and some how I ended up paying for that. Secondary toilet had issues flushing since the previous owner decided to flush multiple diapers and the complex did not want to take any sort of responsibility for it. Now let's go into the real reason why this complex is not safe. Do they make any sort of background checks on their employees? Especially maintenance? During the holidays my apartment got broken into. First floor apartment, they cut the screen from the porch and forced the window open. When reaching the leasing office their response was "Do you have furniture? It was probably a homeless person if you did not have any furniture." Really?! That was the only excuse, only sense of security they could provide? I had all my belongings touched by a stranger and they could only say it was the lack of furniture. Mind you, I had a complete living room, kitchen table, porch sitting area but still...it was a homeless person and some how my fault I got broken into. Come to find out, while packing to move out I find my neighbor was moving out the original apartment I had leased. When I asked her what happened...guess....she got broken into as well, with her still inside the apartment. By who? One of their maintenance guys. No wonder their apartments are always available and at a reasonable price. You are not safe here, under any circumstance will you be safe. On top of that having to pay $260.55 for countertops I did not damage. How do I know this? I barely cooked in that roached infested apartment to the fact I preferred to buy and spend money than eat burnt roaches in my dinner. Currently I am waiting for a document stating that this balance was paid out. I've reached out multiple times regarding said document because I need it for my current leasing office to make sure I have no balance with any other complex...a balance for damaged countertops I know I didn't damage. Please do not rent or lease in this apartment complex. There are better places nearby. read more

Honestly really disappointed, I am a resident here and if you like a clean environment around your apartment this is not the place for you. I'm not sure if they just don't care but literally everyday I have to close my windows because someone is smoking by my front door. Then I get to sweep up cigarettes everyday when I don't even smoke. It stinks. If I would of known that my beautiful view would attract people to smoke in front of my door and leave there cigarette butts all over the place I would of chosen somewhere else to live. It's hard to pin point exactly who is continually coming and leaving there cigs here but the one time I tried to ask a gentleman to smoke in the parking lot or anywhere else but here I was ignored and began seeing EVEN MORE cig butts in front of my door. I don't want to bring my family here when the outside looks like trash. They need to have designated smoking areas For there residents or have a clean up crew come everyday and pick up the cigarettes on the floor. I'm tired of picking up someone else's trash. read more

There can't possibly be a worse place then this. I have been here only two months and the water has been shut off for the complex once or twice a week. The bug infestation, management literally being useless. I went to management to get my mail key they never gave me and they told me they couldn't help me without the ID which is fine . I come back 5 minutes later with my ID then they tell me they don't have a master key after waiting an hour and making me jump through hoops to come back tomorrow. Guess what I come back the next day now they said come back on Tuesday. Im getting the run around from everyone. Nobody is helpful it feels like they just lie so you can leave them alone. STAY AWAY!!! it's horrible here. I've lived here now 13.5 months THANK GOD my lease is almost over. 1) Pools almost never work. 2) maintenance staff will leach your power from your A/C units while they are fixing other apartments. Caught the maintenance guy doing this and filed a complaint after recording the whole thing. The manager was like " ok and?" I PREPAY FOR MY POWER AND DONT PAY FOR YOU TO FIX ANOTHER APARTMENT. 3) trash pick up hardly ever gets picked up on time IF AT ALL I've gone two full weeks without pickup. 4) gates are always breaking and almost never work. Wouldn't be an issue but I don't need my car broken into 5) staff does not care at all. Since living here I've see the staff turn over completely almost twice. 6) business center at the office isn't open and hasn't been open for over a year. ( like why? I get covid and all but every apartment complex I've gone too (over 15) have everything open) just another reason for the staff not to work. 7) everything here is outdated. I've had 36 maintenance calls since moving in... the A/C was replaced which was supposed to take one day that lasted THREE WEEKS people in and out of my apartment. My dishwasher died on me and it took three weeks of me complaining and calls to get a new one... WHY WAS THAT SO HARD TO REPLACE A DISHWASHER! 8) everything leaks. Sink in kitchen underneath, sink in bathroom. Shower doesn't turn off all the way so it drips every 2 seconds. Yay for the water bill 9) bugs all over the place. I'm clean and have like nothing in this apartment and allllllllll I see are bugs. They charge you for pest control and I've only seen the guy once in the last 13.5 months. I've asked for service but " I'll schedule it" is all I get. 10) neighbors are loud and smoke week by the non working pool every night. You can complain and the stuff just say ok. 11) parking is a bitch. Good luck on trying to find a parking spot. If you pay for a parking spot then go right ahead. But I already pay 18.00 for parking why should I have to pay more? Wtf. 12) my sink pipes burst three weeks into living here and the maintenance staff came to fix it and cut a hole in my wall to fix the problem. My honest review of Arbors at Lee Vista. A little long, but worth a read if you plan on living here. Ultimately: Quick to take your rent, slow to address any concerns. Seemingly apologetic, but do not react. Weigh your options at other locations. My experience started in September of 2021 when I began my search for an apartment. I started on Arbor's website and began reviewing apartment options. I had a variety of digitally designed layouts. These layouts and the detailing among them suggest that the apartments have a modern design and/or are recently remodeled. When I arrived in person to tour the site, I was greeted at the front office, however most of my interaction was through text message which at times, was delayed. The tours were self-guided without a staff member present. Which wasn't a big deal. But, if you had questions, you had to wait for a response, which could take hours. Again, not a big deal at the time. Hindsight, the limited interaction would become a recurring theme throughout my stay. I moved into the apartment in early October. The apartment I selected wasn't available until that time, which meant I had to tour a similar unit. I had seen reviews that the apartments were not all the same. Some had been remodeled. The apartment I selected was upgraded to "newer cabinetry", but the appliances were quite old as well as unclean. The interior looked nothing like the digital depictions online (other than the layout). As you would expect, these are older buildings and have the odor of an older apartment (damp, musty, dated). This took quite a bit of cleaning to reduce. The odor doesn't completely leave but continued vacuuming and fresheners do help. However, I may have become nose-blind to the scent. I also noticed that the insides of the cabinets were painted which would chip and leave residue on my dinnerware, and belongings. It was evident they were not cleaned properly, and hastily painted with the incorrect paint. They didn't dry correctly which allowed the paint to come up. Aesthetically and appearance wise, Arbor's was below average for the price. The stock photos provided on the official website do not accurately portray the complex on a daily basis. The common areas such as the walkways, pool areas have weeds and brush. There was a rodent problem at one point during the year as I saw a couple dead rats (assumingly treated with poison) on the sidewalks between units some early mornings. The roads and parking lot will develop potholes that will go unattended for several months. Seeing trash accumulate is also a routine visual (more on the trash service later). I had gone to the gym once. I can't speak on whether the issues were resolved, however when I did go; multiple pieces of equipment were not functional at the time, and the AC was either not on, or wasn't working. My unit faced the lake, and did have a pleasant view. Having paid close to $1600 (before renewal offers and fees) I did expect the palms to be pruned and trimmed. This did not occur at all during my residency. The palms are loaded with dead fronds. On the topic of amenities. I haven't been able to find one that has been reliable or consistent. I might sound as if I am coming off a little dramatic, but I am not. I honestly thought for a good moment and tried to think of one, but couldn't. A few examples. Arbor's claims to be a gated community. I suppose that is true. However the gates worked maybe 40% of the time throughout the year. They will go months without being fixed, and left open. (I can't remember exactly when this happened, however during a period in which the gates were not working for a couple of months, a resi dent had their wheels stolen and left on blocks. It was after that the complex seemingly addressed the gates, as they began working a few days later. Until they broke again). One of the most expensive amenities that were offered (without option to opt out of) was the trash butler service. A 3rd party service that comes to the complex and picks up your trash for you at your door in discreet boxes. In theory, this service seems very helpful. But,... like everything else, it was inconsistent. For example, as I write this review. I have a bag of trash that has been sitting to be collected for 3 days. This happens on a regular basis, and not just around the holidays. What you pay for is supposed to be for a daily collection service. Which isn't what you get. This creates several problems, (not to mention the potential scam of forcing you to pay for a service that isn't rendered) because rodents, squirrels, and raccoons make routine visits to the trash. They rip open the bags and spew trash everywhere. Chicken bones, empty food bags, spoiled meat, you name it. Which in turn attracts ants, and roaches. This service is not cheap either, or not negotiable on the tenant's end. You will pay an additional $47 a month for this "convenience". Regardless of how much trash you dispose of. Just moved in roughly 4 days ago & have been seeing roaches since day 1!! There's other little issues but roaches are the biggest, most irritating of all! I bought some boric acid to put down which I've know for work in the past but I still keep seeing them especially in the kitchen which is literally the worst place to see a roach. I'm super clean & run a tight ship so this is not cool. Today I bought a RAID fogger which I'll try & hopefully get some relief. My concern now is will I be taking these little shits with me when I move because I will for sure be moving once the lease is up. There is one huge reason for the one star. The water. The water service is completely unreliable and frequently turned off with little to no notice. As of tonight 5/23. The water has been turned off for almost the entire day. The water was originally going to be turned off 5/22, then they moved it to today. The original timeline was that the water would be off from 11-6 PM. This warning was given about 15 minutes before the action was supposed to occur. Then at around 6:30 PM, the water was promptly turned back off due to an emergency and was said to be off until 9 PM. It is important to note that past 9 PM, there is no one available to be contacted in the office or in UDR to speak to. It is now, at the time of this review, 9:40 PM and the water is still not on. The only available person to speak to is the emergency maintenance company, who when contacted informed me that they have no knowledge of or ability to find out about the reason of the water outage. I encourage other residents of Arbors to write reviews to bring the complex rating down to 1 star, and speak about this issue, because then hopefully a permanent change will be made. The service and reliability in this community is horrible. read more

If I could give zero stars I would. This place is nothing like the pictures online. First red flag was I had an appointment to view the property & got there and they were gone. Upon arrival maintenance guy was also scheduled to do some work on a building that had caught fire and no one was there he phoned the front office staff and they returned in 10 minutes. While waiting he showed me pics of the possum problem they had 2nd red flag. The 3rd red flag was when I walked into the leasing office I immediately smelled mold. I was checked in to do the tour in building 5 apt 172. The apartment was dirty & looked as if someone had just moved out dead roaches were on the counter top & floor & again there was a stinch of mold. For the price they are charging for these molded filthy apartments it should be a crime. I was fed up at the filth, I of course chose not to move here and I would recommend you to do the same & find some where else. read more

The UDR Managed site Arbors at Lee Vista has decided to employ a "Courtesy Officer" that believes it's ok to make your home feel like youblive next to a club with bass in your apartment at 5:15 pm. We don't bother calling her me as he talks down to us when we do. We have two complaints on corporate, multiple complaints on the Resident portle, and we are told "We can do nothing about it until after 10:30 pm." When he did speak to my wife about this directly he stated:. "I don't see the problem, as it's only on 35 and goes up to 50.". He then has the nerve to complain about people setting off fireworks when it's a holiday eveing after he had to bust it up about how Annoying they are. Sorry but when your employees are that disrespectful, after having lived in multiple UDR apartments, I'm starting to believe management is not capable of doing their job, and corporate no longer cares. DO NOT MOVE HERE! This was literally the worst apartment complex I have ever lived in. Everything was great until our first maintenance call, a few days after move-in. We moved in on a Friday afternoon. Signing the lease and getting everything set up went smooth, and we were excited to move in. The day after we moved in, we went to cook dinner and noticed that our oven didn't work. No big deal, we waited until the office opened on Monday to let them know. It took multiple visits by maintenance over several weeks before they finally called in an appliance repair company. And then, because of COVID, the parts that were ordered never showed up. During all this time, we had to go into the office every week for updates because they never answered the phone nor called you when they said they would. By the end, it took over 2 months to get our oven replaced. That was issue #1. Issue #2 started around the time that issue #1 was finally resolved. We specifically chose the smaller "bungalow" apartment because it only shared one wall with neighbors, with no neighbors on either side, no one above us, and only the garages below us. At first living above the garage was perfect. Especially once we finally had a working oven. Then new people moved in and it all went to hell. The garages are not as insulated and soundproof as one would expect. The new neighbors were using their garages as a shop and were working on cars and hanging out day and night, directly below our apartment. There was a total of 4 cars parked there regularly, 1 in each garage plus 1 outside each garage door, plus a motorbike and the other cars that they were working on. One of the cars was so loud when it was started that it literally shook our entire apartment. And not to mention the music! I mean I love good music and I like to play my music loud at times too BUT never so close to someone's home or right below their windows. With COVID, I'm working from home most of the week, and there were several times their music could be heard during conference calls and presentations. We complained to the office and the music did stop for about a month, but then they started back up again. And with the poor soundproofing, it wasn't worth it to ask them to not use the garages that they were paying extra for. We were extremely frustrated and then issue #3 started. Issue #3 started just after the start of the new year. We started hearing a scratching sound in one corner of the ceiling in our bedroom. The office sent out pest control who said it was likely squirrels. The maintenance team cut the tree branches that were going across the roof and sealed the holes that the squirrels were likely using to get in. That's when the scratching and running became almost unbearable. We started sleeping in the living room to get away from the noise, only for the scratching and running to move to every room in our apartment. It got so bad that we asked to move into another apartment. 2 weeks later we were in another apartment, that we were told was in a nice quiet building. Literally, as we were unpacking issue #4 started, almost immediately followed by issue #5. Apparently, no one considered that all 2nd and 3rd-floor apartments should have carpet. The upstairs neighbor was so loud that we spent our first 2 nights in a hotel. And were at the apartment office when they opened Monday morning. The noise was insane. We could hear EVERYTHING they were doing upstairs, walking, talking, dancing, watching tv, and more. From the time they took their first steps in the morning to the time they finally went to bed at night. Every footstep sounded like they were wearing concrete shoes. And not to mention their dog. You could hear every scratch on the floor, the dog running and jumping, the dog's ball rolling across the floor and the dog chasing it. The times that the dog would be running and would slide into the wall. It was insane. And then the neighbors next to us would be playing music super loud half the night. And they were outside on their balcony which was right next to our bedroom window. Plus on the weekends the people in the building next to us would be outside blasting their music. With some yelling from balcony to balcony to talk to each other. It was literally coming from so many different directions. About a month before we finally left, there was a shoot-out right outside our balcony (issue #6). We heard 5 gunshots right outside our balcony and then heard return fire. We ran into the bathroom to get as far away from the balcony and windows as possible. At this point, we went from feeling extremely irritated with the apartment complex to no longer feeling safe. We couldn't make it to the end of our lease. We were on edge all day every day. We had to get out. I know this review was long but I really hope I save at least one person from making the mistake that we did by moving into this place. Trust me on this, DO NOT MOVE IN HERE!!! read more

After an 8 hr + drive I showed up to this today. Worst company housing that I have EVER had. Didn't realize how bad it was til I started cleaning...UGGHHH!!! It's like nobody had lived there for a good while as noted by the caked on dirt, mildew and what looks like mold and non removable mineral deposits on fixtures. Also makes me question if im right since you all just installed appliances last week. I bleached mopped the floors 5 times or more and the black stuff kept reappearing. The cabinets are a disgrace and I refused to put my personal belongings in them. The outdoor screened in porch is an absolute horror. I don't know if it's black dirt or mold/mildew or a combo of all 3 there as well, so I wouldnt even open the door. This is unacceptable and should never be rented out in that condition. I use to be a leasing agent and would never have sent anyone there. I called the hotline trying to reach an after hours person but got the run around with the answering service that kept saying to press a number and never getting a live person. I'll start by pointing out management offers incentives for residents to post positive reviews on various forms of social media. So take any glowing reviews with a grain of salt. Safety: Our apartment overlooked the pool and on a weekly basis there would be groups of teenagers hanging out by the pool smoking pot after dark. Not that big of a deal. The street lights and building lights were almost always out somewhere. After multiple service requests, I was told the lights were repaired and replaced by an outside company. The particular one I kept reporting took a month and a half to fix. Two issues with that, If the company you hire takes 6 weeks to change a light bulb it might be time to hire a new company. Second issue is, during the year we lived there twice cars were found on BLOCKS the next morning. Rims and tires stolen. There were often complaints of theft in the neighborhood which management response was to hold neighborhood watch meetings to talk about safety concerns. Nothing ever changed and the go to line from the complex was to call the cops if you saw something suspect or crime happening. They claimed to have a security officer that patrolled in unmarked car around the complex. I never saw him and an unmarked car isn't much of a deterrent to crime. Online Communication: The complex offers a Facebook like social media platform to pay rent, submit service requests and act as a timeline would with Facebook. Daily communication from residents complaining about trash in hallways, stolen front door mats, broken into cars and you typical spam of people trying to sell you ItWorks wraps. A few months ago management changed that and subject every post to review. No complaints were ever made public and only happy posts were seen from then on. My Neighbors: Our downstairs neighbors were the source of much entertainment. Minimum 4 to 5 times a week they would fight. Screaming, yelling, throwing things at all hours of the day or night. One day it would be at 4AM the next day 2 in the afternoon. It would shake the walls of our apartment when they would slam their doors almost every day while they fought. We filed a complaint about them smoking weed in their bathroom because it would fill our entire apartment as it traveled up their vent. Again, not a big deal but I don't want to smell it. Parking: Parking was a joke. Never a spot available when I would get off work. Often times cars would be double parked or parked in the handicap places. Again, management had a brilliant idea to give everyone parking stickers to signify they lived there. Except never towed people without stickers or enforced this new parking policy in anyway. So we again nothing changed, we had a meeting so everyone would feel good and now we have a bunch on stickers cars with all the same parking problems as before. Overall that was my biggest issue with the Arbors. Residents would raise issues, and management would call a meeting but nothing ever changed. They just like to pretend to implement new policy with zero follow through just so people feel better. read more

The complex was nice. I had no issues here. I had the small one bedroom, one bath floor plan. It was the floor plan above the garages. I do know that this floor plan has not been renovated, but it is still very nice. If you're looking for something upgraded, check out their other floor plans. I had many neighbors that I was friends with and the inside of their units were all black appliances, upgraded kitchens and bathrooms. Beautifully appointed!! I enjoyed my time there and the amenities were nice. Washer and dryer provided and in unit upon move in. Lisa, the property manager was very nice and helpful as well. Loved the fact that its gated community. Not that it was in a dangerous area, it was just a piece of mind having that extra security. Pools and nice size cook out area were awesome and the ability to pay rent online was so convenient! I would recommend this complex!! read more

just moved in and i'm awfully unsatisfied! the apartment was not move in ready and was missing a washer. the outside stair railing is paint chipped and scrapped my hand/wrist arm with asbestos paint. the only 'move in ready' was a clean carpet. the fridge make a ratchet noise. the bathroom sink is leaking and flooded. the walk in closet light is inop. and this is just to name a few. dear UDR Management, we need to cease my contract asap because this is worst than living in a brooklyn home in NY and i know because i lived in brooklyn and thinking back that was a king's dream and this is a pit!! tenants to be, and future tenants looking, DON'T go to Arbors!!! read more

But from all aspects of it all it's high in price, really bad customer service, and they will give you an apartment that has mole inside of them that they don't bother fixing it, they charge you for parking but no matter what you do they will tow your vehicle, it ain't worth talking management because they will not take any sort of responsibility to your concerns. Up to now I will give Arbors 4 stars, if a few months from now things change I will rate again. First the good: Administration responds promptly to most requests. They have a new maintenance crew and things are slowly improving. One of the comments was about bugs, there are bugs and lizards everywhere in Florida. The place is very quiet and safe, nice neighbors. The gym has new machines and is very nice. The bad: Surroundings could be cleaner, but sadly I would say part of the blame is on the residents not picking up their own trash. Hoping this improves with the new workers. Admin people should get out of the office one in a while and do a WALKOUT (no golf car need) of the complex and see for themselves what can be improved. NOTE: If you decide to move here make sure your apartment is really ready to move. In my case I was told to wait 2 days for the apartment to be cleaned and ready. I moved confidently and a few days later I found that the carpet was not cleaned, so I had to get a vacuum cleaner and spend some time doing what was supposed to be done by them. read more

I wish I could give a 0 star, I decide to move to arbors because the apartment the show you is nice. When they gave the keys to the apt. It was infested with roachesa lot when I went to the office they told me they couldn't do nothing, when they send the exterminator they told me this has being happening since always. The cabinets had draws with sharpie, candy under the refrigerator. And you can not do nothing because you already signed a contract. Worst experience ever. Avoid this place at all cost. Violent neighbors that like to cause problems, lazy maintenance staff, bug infested community. I once had a leak under my sink and called emergency maintenance. It took them three tries to fix it and by the end, the cabinet was sinking in from water damage. The maintenance guy told me to submit a new work order to have it painted lol. So instead of fixing the damage from the leak, he just wanted to paint over it. After the leak problem I noticed an increase of "palmetto bugs" in my apartment. Literally every day I would see a bug somewhere on the floor. I know I keep my place clean, I clean every day. Pest control came twice and nothing helped. Bugs fell down from the cabinets on two occasions right in front of my face this was traumatizing as I hate bugs. This place keeps only one employee in the office on Sunday and it is always so busy. She does not have time to take people on a tour so she gives them a key and tells people to find the apartment on their own and look around. One day someone tried getting in my apartment a few times and I panicked. Had to call the office about 7 times before someone answered and told me she sent the two guys on a "self tour" and they went to the wrong apartment. This place is unorganized and the residents are so miserable I have never seen one happy person here or one positive post on the resident chat board. read more

As I read some of these past reviews they make me laugh. So I have to address them, This is FLORIDA and the those Large Roaches you're referring to are called Palmetto bugs. They live near trees and water. If you notice, you will only see them outside most of the time because they cannot survive inside. All things mentioned in previous reviews can be fixed. Again as a FLORIDA Native dirt, mildew, and mold are always around the corner. I bet a simple clean request for the leasing office might have taken care of that. Oh, don't forget to stay on top of your personal cleaning or it will show up again this time as your fault! it's all about the way you're treated and how you treat them. Which leads me to my review finally! I have had nothing but a smooth move in process with an amazing team. I lived in Avalon and Waterford neighborhoods prior to moving (for work reasons) to the Lee Vista area . I have dealt with many leasing agents and leasing offices in this area and by far the Arbors truly made me feel at home. The only con I have is parking, but other than that I can see myself staying here with little to no hiccups for the next four years until my son graduates. Any apartments you live in will ever be perfect. It's all about finding the one close to your perfect. read more

This is by far the one of the worst apartment complexes I have ever seen. When I first moved in, the apartment was supposed to be cleaned and "Move In Ready". It was anything but that. I had to do a lot of cleaning and painting myself. Moving on from there, bugs were a major issue. Not only were there constantly roaches in our apartment but I discovered that when I moved in the seal on my window was broken. This let ants all into my apartment and they got everywhere. Not matter how many times they "sprayed" the complex, the bugs were still an issue. Then there is the issue of towing. The will tow any vehicle in their complex without a moments notice. I live their and they towed my vehicle twice. When I complained about it, they brushed me off like it wasn't even their problem and it was my issue for parking my car IN THE APARTMENT COMPLEX THAT I LIVE IN. Then let's talk about the rent. They charge rent that is comparable to a high end apartments rent and they have low quality apartments. My appliances in my apartment were constantly having to have maintenance and be worked on. They had caked on stains that would not come off. When they bill you on the rent, you will have charges that you don't even understand what you are being charge for and have to dig around to find out what it is. It's ridiculous. Their phone system to contact the front office constantly takes you through a loop. It's extremely hard to get in touch with them. If you do get through to anyone, I hope you talk to Jason or Alfredo. They are the only people that kept living in the apartment bearable. If I could give this 0 or negative stars I would. If you are looking for a great apartment complex to move in to, move in to any Camden apartment. Yes it a little bit more expensive but you definitely won't have to deal with any of this nonsense, and even if you had an issue, they will constantly work with you. read more

This property is the worst. Some of the management team does not know how to relate to people. The lights going up to the apartments are always broken. My vehicle was broken into. The trash valet picks up when they feel like it. When i moved in huge and massive cockroaches. Management kept saying its because of the water. I have only been here 3 months ! In my personal opinion, I think this apartment complex is highly over priced. The amount of things you have to deal with while living here is outrageous. Parking is a complete nightmare. I rarely ever got a chance to park my vehicle close to my building. Leasing staff is completely unprofessional. Especially the manager and the assistant manager. I truly don't believe they take their job seriously. Nor do they take residents seriously. The apartment has huge roaches and it's almost impossible to get rid of them completely. Maintenance takes a long time to attend to your emergency requests and non emergency request. Maintenance is extremely under-staffed. However when they do hire new people, they don't last very long. This company has changed staff a total of 3 times while I was living here. The neighborhood itself isn't safe. I've noticed vehicles on cinder blocks, more then a handful of times. While I was living here, someone tried to open my front door more then a handful of times for such. Luckily for me, I always keep my door locked. I know other residents have complained about this happening to them as well. This neighborhood has gotten worse over time. The grounds are almost never being attended to. Teenagers are always hanging out at the lap pool at night doing drugs. They are also very loud. Also, I was informed by a now ex employee here, that this place has termites. Not sure if this is 100% accurate. But I do know that they check for termites once a year. This neighborhood is so bad that you shouldn't even put a doormat in front of your door, unless you want it to get stolen. Same goes for packages. Dog owners allow their dogs to walk/run around without a leash on. My child was actually attacked by a dog off leash here. Luckily, I was there and was able to control the dog. Also might I mention, while I was living here a child was beat up so bad in the parking lot and was left badly beaten. I would say about 5 times while I was living here, you could see a helicopter flying over the neighborhood looking for someone. The walls are so paper thin you can hear everything. I personally don't recommend this place to anyone. Especially if you have children or a vehicle. This apartment complex doesn't have sidewalks or playgrounds. Your vehicle isn't safe here. You run the risk of your insurance going high, not only that but your car being stolen or vandalized. read more

I've lived at the Arbors for almost a year and have ALWAYS been impressed with the customer service from the leasing office. I go out of state often and in doing so, I worry about leaving my apartment unattended for periods of time. The leasing office has been more than willing to check on my apartment for me and send me emails notifying me that everything was ok. I even had them feed my fish once while I was out of town (it doesn't get much better with resident service than that!) Suheily is the leasing agent that I spoke to the day that I drove by the apartments and stopped in to inquire about what they had to offer - all the way up to my move out. She is amazing! They always reply to your concerns, the apartments are nice, the staff is friendly, the maintenance is very responsive. I recommend it! The only reason I moved out was because I was leaving the state! read more

Our family moved into Arbors in August of 2014. We ran into very few problems with management. The crime rate in this gated community was atrocious and the gate is pointless. There is no security. My car was stolen from the gated community on Mother's Day and theft was a common occurrence. The officer we spoke to said it was at least dozens of vehicles on a weekly basis being broken into. Wheels have been taken off cars in the night and left on cinder blocks. I once broke up a gang of kids in a physical altercation and more instances of teenagers drinking and doing drugs at the pool. Packages delivered to your door will likely be stolen. Our daily gripe was that the complex is not suitable for children. There are no sidewalks, no safe places to ride a bike, and no playground. We thought we were moving to a resort-like community. You are forced to pay for valet garbage services which are inconsistent and a complete nuisance. We found a house a couple months before our lease ended and needed to move out by June 1st. We agreed to the early lease termination fees which ended up being equal to our rent but without terminating our lease we were obligated to keep our utilities on which would have cost us more. Upon move-out we asked to do a walk through. Management refused. Later we received a bill for over $1000 in additional costs to replace the entire carpet claiming that our pet damaged it. They sent pictures of a couple small stains (I have 3 children and know exactly when it happened and what it was but due to our quick move in a matter of a week I was unable to take care of it). They claimed our small dog ruined the entire carpet. Our dog is crate trained and was never left unsupervised and was not allowed in 2 of the three bedrooms. The charges were unjustifiable. The third party carpet specialist they used is a fraud. A reputable company would have cleaned the carpet and proven pet damages if there was any. Despite a formal dispute of the charges, they sent our account to collections which we paid in order to preserve our credit. We will be going to court for reimbursement. There are many other reputable complexes with lower crime rates and better business practices in the area. read more

Apartments have HUGE roaches and gate is pointless. cars are broken into constantly or vandalized while community does nothing to address issues. community has not put up cameras and states that there is a "courtesy officer" whom never seems to be around when these incidents occur. I would not refer this apartment community to anyone and can not wait until my lease is up, if I don't break it before then. if you want to waste money on a mediocre apartment in a "gated community" with no security then this is the place for you! read more

My wife and I moved to Orlando in 1996. We visited several apartment complexes and found the Arbors the best out of all of them especially with the location they offered. We found a home and bought it and moved away from the Arbors. Speed up to 18 months ago, we were having some personal and financial issues and had to move. The only place for us was back to the Arbors. They knew our situation and helped us get back into the Arbors. There has been a lot of negative talk about the crime, maintenance, etc. I found the management team to be professional and helpful. I had no problems with getting any maintenance issues taken care of. My wife was disabled and the maintenance team was always professional and kind. They made sure we were pleased with the work. The last thing is it is a community and people make up the community. ALL residents should watch out for the community. If I need to move back to Orlando I will go back to the Arbors at Lee Vista. read more
