Absolutely do not go here this place is disgusting. I know multiple people who have expressed concerns with mold in their apartments and haven't heard back after multiple attempts to contact them. Maybe instead of paying to outsource your calls this place can work on hiring more maintenance folks to address the mold issue :) read more

If I could give this place zero stars I would. It literally has smelled like I live in a landfill for the last 4 months. The trash chute is constantly broken and because of this, the lobby & my apartment smell like rotten food at all times. Management has done nothing to correct this situation. The current management is inefficient, unreliable, and unresponsive. They don't respond to work orders, which sometimes means I'm forced to just deal with it or repair it myself. They routinely require that I come downstairs to retrieve my food deliveries, as some of the ppl at the front desk just don't let delivery people (or even guests) into the building despite having been granted permission when they call me. Once, a front desk staffer dismissed my uber and told them they were not allowed to pick me up on the property. I had to walk to a parking lot on another property for pickup. There are leaks in the lobby and elevators sometimes. I have water damage in my apartment that they took two months to respond to, and then inadequately "repaired." The gym machines never work. The elevators are frequently soiled in dog urine. People leave trash in the hallways that the building fails to clean up for days. The parking lot entrance is often broken, making it difficult to enter/exit and compromising the safety of our vehicles. The some of the front desk staff are rude and dismissive and frequently are not at the desk, leaving delivery people and guests waiting in the lobby for upwards of 20 minutes. About a year ago new management took over and everything has gone so far downhill since. Residents are paying luxury prices to live in a run down building with rude and unethical management. Prior to moving out I would have given a 2 or 3 star review, but after dealing with this move out process I wish I could give 0 stars. A few of the issues we encountered while living here: - Our unit was filthy when we were given the keys. So much so they offered to delay our move in to wait for a cleaning crew but as we had already taken off work for the move we couldn't delay it any longer. - If you have to deal with management or the leasing agents once you're a resident, do not expect to be met with respect or kindness. - It is extremely hard to put in a work order, there is no longer an online system - you have to call or email them. Good luck getting someone to return your calls and don't expect a response to your email. - The rent listed online is far less than you'll actually pay. I've never seen an apartment complex with this many added fees. There is a trash fee AND a trash admin fee, there is a water fee AND a SFWM fee (South Florida Water Management), along with multiple other monthly fees not specified until you've already signed a lease. - I've never felt unsafe or scared of elevators until living here. When the elevators inside are down for maintenance, which happens extremely often, expect a 10-20 minute wait to get to your floor. The stairs aren't an option unless you can convince the concierge to unlock them for you. At the time of our move out, the one working elevator in the parking garage was past due for inspection. - The hallways are not cleaned and the trash chute breaks constantly. The hallways often smell like trash because of this. It's truly embarrassing to invite friends over. - Along the lines of inviting people over - unless they are walking distance it is a pain to have guests over because there is no visitor parking. Our move out process was the worst move out process I've ever experienced. We received charges for hundreds of dollars worth of cleaning and damage fees. After a week of emails/daily follow ups requesting further information and proof we received a very general response listing out the charges once again but still not providing proof or reason for them. After another week of daily emails requesting further proof we finally decided to look for Gateway Management Company corporate office email addresses. We luckily found them and once we got the regional manager involved we received the "proof" - the proof was a picture of our door showing its unit number and then pictures of an entirely different, filthy unit. Over two and a half weeks of dealing with this and the regional manager let us know "I found that they made a mistake". If we hadn't gotten the regional manager involved the only way we would've received resolution would have been through small claims court. It should not come to this and I feel so sorry for anyone else dealing with SkyHouse Management's dishonesty. The current management has ruined SkyHouse for residents who used to love to call it home. read more

I'm so over the sewer backups once a week now. And SkyHouse refuses to even do anything about it blaming the city. This wasn't a problem until this year. Gotta love coming home from a 10 hours day to a flooded bathroom because the toilet exploded once a week making it smell bad and sick cat. Gotta flipping love it. And once I'm done cleaning that bathroom I can't throw anything away because we can't hardly use the trash. It's always blocked. So we have to live with the sewer water and live with trash. If they reply to this saying contact us or anything showing that they care about the situation, no they don't. If they did they wouldn't be ignoring it. Make an email calling out the sewer or what's being done about the trash. It's unlivable. read more

Resident since 2021 here with my very honest review. First off, THIS IS NOT A LUXURY APARTMENT, very much the opposite. -I would like to point out all the false 5 star reviews across the board. I have been here a while and have never seen or met one single person in any of these reviews who live in the building. ELEVATORS - break often and when they are out of service theres often long lines to get up to your floor. I know this happens and theres often nothing management can do and you may just have to take the stairs but then theres another issue. All stair wells are separate from the lobby outside, They are also locked so you cant even get in, If you can get in you are still out of luck because the stairwell doors on every floor are locked. TRASH CHUTE - If you live on like 7th floor or lower you are pretty much going to be constantly screwed with trash being backed up in the trash chute, which leads to residents leaving trash in the halls and its HORRIBLE to come home to. REPAIRS - Things are often under repair like garage door, the pool, trash compactor, a couple times since I have lived there, Entire floors flooded with water from a pipe burst situation in someones apartment. The grill also never work when you want them and the staff has no clue how to work them either. LEASE RENEWAL - I have lived here for nearly 4 years and not to boast but I would like to think we were the most upstanding, clean, and kindest residents you could ask for. We followed all the rules, we never caused problems for residents or staff or did anything we weren't allowed/suppose to do and the previous Skyhouse Mangament can vouch for that. This was the last straw for us - We pay $2550 for a 2-BR Apartment, When it was time for renewal amongst all the stuff breaking in the building what does this "Luxury" apartment do? They want to raise our rent. It was at this time, We pretty much decided were moving out, What were already paying for and more is insane for what you get. I get a call from management saying that we have a month to decide, I inform them that IF they can get our rent to $2000k a month OR somewhere close, meet us in the middle, whatever then we will happily still stay. All the while they state "We definately don't want you guys to move out. Inevitably they end up never responding, or getting back to us on that so we just sign the move-out form. They put our unit up immediately for $2100. I go back to the office to request that rate for our unit and basically state that they can't negotiate, They wont even give it to us for the rate they have it posted for and I can not fathom why. The official move-out expenses situation was probably the worst part about all of this. Moved out and left the apartment clean and spotless, Cleaner then we got it in fact. They tried to charge us insane amounts in damages for paint, carpet cleaning, drywall damage, tried doubling up the carpet cleaning fees, Anything they could think of to rip us off. Even worse after we denied all these claims they sent us picture proof of a DIFFERENT apartment that actually showed these damages with a picture of our unit number plate on top so you know this was an intentional fraudulent attempt to prove the damages and not just an accident. Even worse, The office staff claimed multiple times that the pictures were of our unit, even stating, "We were just up there" or "We took those pictures personally" We caught them right in there lies as we provided ACTUAL pictures of our unit to them. This management definately doesn't read the lease terms before charging you so make sure you do, they are lazy, liars, fraudulent and they WILL try to rip you off when you move out. We moved out a month ago now and our unit is STILL empty and available, You can not make this up they are literally on the verge of losing money on this deal because they refused to give us the rate they had posted it online for. It blows my mind the way we were treated after be very loyal and respectable residents for the nearly 4 years. read more

I would warn anyone not to consider Skyhouse under current management. Their leasing office and assistant property manager, Kelley Watts, are extremely difficult to work with and actively lied and misled me over the two, nearly three, months it took me to be refunded my remaining security deposit. My illegally retained overpaid rent, the main subject of my dispute, was never returned to me. There is a clear disregard for not only respect towards tenants but also the legality of tenant rights. The final billing statement I was mailed did not match what in actuality I was charged for damages. These damages were then withdrawn illegally from my remaining rent rather than first using my security deposit. My final billing statement and check were mailed to the wrong forwarding address despite numerous emails and calls giving the correct address. Contesting anything is an uphill battle since emails and calls are almost never answered. I even filed a complaint through the Florida Department of Consumer Services for mediation which was similarly ignored. Ultimately Skyhouse has retained an amount far greater than my initial deposit while never providing the legally required itemized deductions, which Florida law requires to be sent via certified mail. If you currently live here, take pictures of absolutely everything. Take pictures of the state of your apartment upon move-out, your notice of non-renewal in the hands of someone at the leasing office, the signed copy of your forwarding address, and your apartment condition form. I called and emailed over 10 times each over the two months post-move-out and had pictures of each of these pieces of documentation to prove that I was being repeatedly lied to. However, even this documentation didn't matter to the leasing office as the majority of my emails and calls were just not answered. In terms of living at Skyhouse, the amenities were nice enough but entirely overshadowed by fire alarms going off repeatedly for weeks with no explanation, broken trash chutes, and broken elevators. When I moved into the apartment initially, there were scattered nails in the carpet. The lobby also smelled of garbage for weeks. Expect to also add 10 minutes to find parking each time in the parking garage and for your guests to pay $20+ to park each time they visit. And all of this for some of the highest rents in the area. The only saving grace was the excellent maintenance staff. read more

As in any condo, there's always details and issues, but this happens everywhere, especially if the building is not new, but Aaron and Gabriel from Maintenance are very considerate and work quickly. I would appreciate if management can reinforce the pool rules or limit visits by hours since many take over the communal areas that are for the use of Residents. This is my second year living at Skyhouse, and I will say my first year with the old management was great! The old management was very helpful and the people who worked the front desk were extremely kind. It honestly felt like a family. Ever since this new management started at Skyhouse, things have not been the same. I have been getting hit left and right with various fees that were not discussed prior to me signing my lease. For example, I was told trash would cost $25 when I signed my lease but every month I was being charged $55. Recently, I checked my account and they charged me $50 because they changed the interested party address for everyone's renters insurance therefore making everyone's insurance invalid. I was also recently charged double my rent for a mistake THEY made on THEIR end. To add to this, there are a lot more rules for the people working the front desk and the people working the front desk are also unfriendly. I had ordered uber eats one night and the front desk cussed my uber driver out because she needed to park at the front of the building for 2 seconds to deliver my food. Because Skyhouse now has new management lead by Wil Cruz and Kelley Watts, I will not be resigning again. If you decide to live here, just be prepared to be paying more than what you agree to. read more

My blood is boiling. I cannot wait to finally move out of this place at the end of this month. Issue after issue after issue since day 1 and I've been living here for a year. This is not a luxury building in any way shape or form. Recently the most infuriating concern is the fact management refuses to respond to emails. I emailed them and followed up 5 times with no response for over 24 hours. The level of customer service is practically non existent and is absolutely abhorrent. I eventually called the office and was made aware they did in fact receive my emails ... they just decided to ignore them. Who does that? They aren't doing their jobs and it's entirely unacceptable and downright disrespectful. I pay astronomical rent and I pay my rent every month and am a good, clean, and quiet tenant. At one point I was asked to sit and wait; after an hour I decided to leave my name and number, asking them to call me to set up another time, and never heard from them. Tried one last time and was surprised how little the agent knew when I asked questions. Front desk staff couldn't answer a single question. One gets the impression SkyHouse is run by children. This morning we woke up to our AC not working properly. Of course the temperature was supposed to reach 95 degrees outside. I placed a work order in with the Skyhouse maintenance team and was quickly assisted with the issue. Within less than 30 minutes Tito a technician with Skyhouse management fixed the issue. Not only did he fix our issue quickly but he fixed two other things in our apartment without hesitation. One of the items was not easy to fix and he spent as much time as he needed to completely fix the issue. Tito was amazing and extremely helpful with our service requests! If I could give 10 stars instead of 5 , I would. We are thankful skyhouse has employees working here like Tito! read more

Skyhouse has been my favorite place to live in the downtown Orlando area by far. The building is clean, dog friendly, convenient for mail / package delivery, and amenities. Dustin from the leasing office has been a big help since day one with any / every issue... If I could give zero stars I would just based off of the experience I had for their decision to change management. I spoke with the leasing office that I was moving out early physically because I was scheduled for major surgery, but I would be paying til the end of my lease 4/11/2022. They notified the building that they would be changing management companies and the online payment system would not be available for payments and a money order or cashiers check was mandatory for April payments. I overnighted from my hospital bed a cashiers check to pay my estimated amount because Orion only could give an estimated amount. I paid almost $70 over the amount to account for clean up and other typical move out fees. I followed up with a phone call the week after to verify I didn't owe anything else and they still couldn't access their system and told me to try another day later in the week. I followed up on that day as well and same story and was told to try again the following week. I followed up the next week and same story but this time they said they would call me back and also advised that maybe greystar could see it. I called greystar left a voicemail got an email on April 12 from a collection agency that I was in collections & because it's with a third party they will no longer speak to me directly about my account. I didn't get a call back from SkyHouse so I followed up everyday for 2 weeks no return call even left voicemails. Finally first week of May someone finally answers the phone and they have my cashiers check in the office! I tell the collection agency and that SkyHouse confirms they have the check they've been sitting on it and didn't even utilize it or try to contact me! They just sent me to collections because they switched management companies my lease is with SkyHouse and the collection debt is SkyHouse! The current leasing staff says there's nothing they can do because they can see the account (so basically not their problem) greystar states once it's with a third party they can't see the account (so basically not their problem) I had to send my fiancé to go pick up the cashiers check because you can't just cancel it because it's not a regular check. Then redeposit and then remit payment to the collection agency. My fiancé goes and picks up the check with me on the phone and the guy says he needs email stating I have her picking up the check. I'm extremely frustrated by this point because for 2 weeks they know I've been trying to resolve this matter I send someone to come pick it up and now they want an email. It appears they only want to follow policy or leasing agreements when it benefits them. To add insult to injury the guy gets rude with me and says there's no reason to act like that. I lived there for 3 years and the way they conduct business is TERRIBLE. read more

I have lived here for about 5 months and I love the location and place in general. I have not found a great problem with noise. Of course you can hear the occasional noise from downtown activities but it has not interfered with my sleep or from enjoying my home. You can not beat the location, being walking distances to everything that downtown has to offer. Staff and people in general are very friendly. The amenities deck is fabulous and a great place to watch fireworks at Lake Eola. The pool is a little cold for my liking but maybe I just need to adjust to that, and I'm sure in the summer heat it will feel fabulous. read more

Maintenance requests are handled ASAP, views are gorgeous, and amenities are awesome. The only thing I don't like is that they have locked all the sliding doors and outlets on the rooftop so that no one can go outside on the various balconies or plug anything in ( phone, speakers, etc.) I'm not sure the reasons behind this but it was not like that when I moved in. Location is awesome since your only a few blocks walking distance from everything. Why 3 stars? Like its neighbor 55 West, they must do the lousiest screening process ever just to fill the apartments. Bunch of times there have been college aged kids passed out in the lobby, bike cops arresting people or questioning them, loud jerkoffs at 3am, etc etc. For a luxury building, its kind of no holds barred. If your paying for luxury, you should live in luxury all the time. Unfortunately, downtown does a crappy job of differentiating its luxury from its crap. Go to a Trump building in NYC, sit there for 365 days and you may see one negative incident. Go to Skyhouse or 55 West or any downtown Lake Eola highrise, sit there for a week and you will see a weeks worth nightly. Shame. Truly is. Its as if they cater to degenerates. read more

Mike gave me the best tour ever he was knowledgeable and very pleasant. Upon my approval Melissa took over and was the most professional while handling my application. She even gave me a tour of the legendary SkyDeck. I think I'll be calling this place home for a while. read more

Just moved out of of a 1x1 at SkyHouse but I'd have to say that SkyHouse is one of the best apts downtown to live in . All of the Office and Concierge staff are so friendly and great at their jobs . Tatiana was amazing to work with and made sure we were always squared away. They are also very great about packages. The only con I would say are the size of the rooms. Update: I lived here for 2.5 years. For the last 6+ months of my lease I called the concierges almost everynight for people partying until 4am on weeknights and they wouldn't do a thing about it. I decided to move out for this reason. I would give 5 stars for the beauty of pool, gym, and rooftop. Good walking distance to many fun things. However, 1 star for the paper thin walls, parking, You can hear the races and parades that last all day on Lake Eola, if you are out on most weekends until 3 you should not have a problem with noise. If you are sick or stay in for an evening you will most definitely need ear plugs. I have lived in a large loud city for 2 years prior with no problems.
