It's the first community I've lived in where maintenance calls were answered PROMPTLY! They area always complete gentleman and I feel safe when they enter my apartment, The common areas, pool, mailroom and breezeways are clean and regularly maintained. Management has done an impeccable job at keeping us safe by addressing tenant concerns and having a tight knit relationship with HCPD. The ladies in the office are friendly and very helpful when called upon for concerns. Everyone is reachable and responds to messages promptly. I have really enjoyed living here and would never rent elsewhere until it's time to purchase a homes . Big thanks to Maria for running our community so professionally! She's young but smart, knows her job well and has a no non sense approach with property management. Love it here!

The…read morefirst issue was the fact that there was a strong urine smell when I first moved in, that they tried covering with bleach. Over the course of days of sitting on this floor, Im getting rashes on my bottom, and the smell is lifting. I had to damn near fight for a deep cleaning service to get out here before I was finally approved. We had a gnat infested fridge that they didn't think to get rid of before we even moved in. So that started with us having to spend money on removing the gnat infestation ourselves. Ridiculous. Upstairs neighbor was a family with 3 children on top of a working single person, and that's fine and dandy til the noise complaints were frequent to the point of calling the police. I tried to be hopeful after that, but it's hard to. Leasing does not really care about fixing your problems, whether that be work orders or even general issues with neighbors. Specifically, i was placed in a unit where we are next to the woods, and just my luck it's connected to another complex where people walk through and pass my window ALOT. I can't even feel fully comfortable opening my window because of it. People walk their dogs next to the window meaning I'll have to smell feces at some point which is very infuriating. Why isn't that path covered??? I've had a next door neighbor peek in while i was having a private moment, and he tried to play it off by saying he was chasing away cats!! The way he went about coming towards our window has really made me not want to open it ever, but i need the fresh air. Also the bugs are horrendous. They get in through alot of the cracks that they haven't sealed, and it's demotivating. There's gonna be cracks and breaks in alot of places when MOVING IN, and you should log it all first day so they won't charge you for something that was already there. The agent I've met since being here has quit soon after I got moved in, thanks to her. She was super helpful, but even she admitted alot of the agents didn't care much or didn't really know what they were doing. The office has went through plenty of agents, and it seems like they'll just hire anyone, considering most of them are rude as hell. I've put in a work order for a drawer tha literally keeps breaking when they come "fix" it. I haven't had an update on the piece they were ordering for it yet. Continuously having to put in work orders, when YOU were promised they would come back NEXT DAY. and STILL not fix it. I would rather not stay another lease here, even if I was desperate.

The pictures posted are from the perspective of a potential tenant. This property is located down the street from Tyler Perry Studios and GreenBriar Mall. I was shocked as I entered the property because I didn't know it was this expansive or nice to the eye at least. This is a gates community. The gate does work. I mention that because some properties are gated but their gate does not work. The property was very clean. There was no loitering, loud noise or other issues that I could spot as I was passing through. I did not see anything out of the ordinary. The grounds are very up to date. This complex has to be less than 20 years old. Do the research but it looks fine from the outside.

I'm a first-time renter and she answered and responded to each email and phone call. She walked me through each individual step with a smile. Not once did she become frustrated with me for not understanding. Diamond took the time out of her day to complete a viewing, walk the grounds, show me where I can locate everything in the complex, and more. My family and I are new to this state, and for her to show such professionalism, understanding, and assistance that she provided was far from what I imagined my experience would be! I cannot put into words the impact that she had placed on the day of signing as well as prior too. Not to mention, each individual that she came into contact with that day was treated as if they were the only ones that mattered at that time. After living here for several years, I feel I can write an honest review. When I first moved in,…read morethe application process was easy & I was approved quickly. Back then, Michelle (amazing!) and another woman were working the office. They were always kind and handled any maintenance matters with cohesion and swiftness. As for the maintenance staff themselves, the same older gentleman has always been respectful, knowledgable & very helpful to me when I needed his team's services. Fast forward a few years and the kind staff has been replaced by manager Jabriel P, whom I felt did not always handle matters with ease and certainly not swiftness. While he worked there, I found I had to repeatedly call back to follow up on maintenance requests to ensure they got completed. This was an inconvenience as they only answer the office phone very early in the day. Luckily he was not employed there long & now there are two more kind women in the leasing office as of 2022. I say all this to say: Your experience will largely be determined by the competency and professionalism of the leasing managers. As for the apartments themselves, they look like the brochure pics & I dont have any complaints. Neighbors are generally hard working family people who mind their business. Occasionally, there will be a few kids playing in the parking lot, but nothing crazy. There have been break-ins in the area, but I suggest a security alarm or Ring device for added safety. I moved here after visiting a friend and while Stonetree is not perfect, it offers good value and spacious apartments. They also allow dogs for a fee. I feel comfortable recommending these apartments to anyone; come see for yourself!

From the moment I submitted my complaints, the team took my concerns seriously and followed through on every single thing they said they would do. Both issues were fully resolved and all parties are now in compliance. It's rare to deal with a management team that actually does what they say. Delisha in particular was responsive, professional, and genuinely cared about making sure the residents were comfortable and the community was being properly maintained. If you're looking for a place where management is actually on top of things, Morrowood delivers. I feel good knowing the team here has the residents' best interests in mind. Highly recommend!
