Complete joke of a complex. Units are beyond outdated and run down. Cheap, single pane windows from…read more20+ plus years ago that do nothing to insulate against either weather or noise (This is an very noisy complex btw). Found mold growing around the windows within a month of moving in. The clubhouse offers the bare minimum and the fitness facility may as well be a small basement with the majority of the machines not even in working order. Neighbors are terrible for the most part. Noisy, disrespectful, and committing illegal activity on a regular basis. Complaining to management will get you nowhere. They do not care and do the bare minimum to pretend that they do. Bottom line: stay away at all costs. Please please please ignore the positive reviews. This place is an absolute nightmare and the less people that move in the quicker they will be forced to shut down or get bought out by more competent management.

This wasn't a one-time thing, it was a constant issue that clearly isn't being managed properly. Maintenance was another bad part of my experience. My AC was broken for nearly two months. I put in multiple requests and it still never got properly fixed before I moved out. I was stuck using a window unit the entire time, which made my utility bill way higher than it should've been. Paying inflated bills because of this is ridiculous. The fire alarm going off in the middle of the night--randomly and more than once--was another ongoing issue. Nothing like being woken up at 2 or 3 AM for no reason. It gets old fast. Security and overall management are also questionable. The rooftop is easily accessible--anyone can just walk up the stairs and get up there. That's not exactly reassuring. On top of that, if your unit is anywhere near the pool, expect noise after hours. The building itself isn't kept up well either. The hallways feel rundown and not properly maintained, which just adds to the overall impression of neglect. And when it comes to moving out--don't expect to see your security deposit again, even if you leave the place in good condition. It really feels like they'll try to squeeze every dollar they can out of you after you leave. Overall, between the lack of maintenance, cleanliness issues, constant disturbances, and how they handle move-outs, this place just isn't worth it

You can hear all your neighbors and we got a noise complaint because our 15 month old makes "excessive noise" during the day. There is very little green areas and the few areas that are, have dog poop all over them and smell like pee constantly even though there's a dog park. We were excited about the "nature trail" when we moved in but apparently, that's not an actual thing, just a marketing gimmick to get people in....unless you want to walk 20 minutes to the greenway. A few weeks ago I had my daughter playing in the mulch by the pool (due to all the dog poop in the grass) and she pushed a metal fence that wasn't attached at the bottom and almost fell down an extremely deep embankment but luckily I caught her. I honestly could keep going but feel like this is enough. I would not recommend living here. EDIT to response from office: we have went into the office, we've called and we have emailed. We either don't get a response back or staff has tried to shift the blame. We were told the excessive noise complaint during the DAY and NIGHT were for our neighbors but they aren't even home during the day; they just made a lot of noise at night. I think they (office staff) just realized how ridiculous a complaint about a toddler who was simply playing and going about her day at home was.

From the moment I called an asked about getting an apartment in about 2 weeks. She went to the unit took photos of the inside the view I would have, and just made it an easy transition, from Florida to North Carolina . So we signed up. And when we arrived here on a Sunday.. We walked into our DREAM apartment. If you are looking for a brand new apartment they truly have many different floor plans. I would and have recommended this place to all my friends if they are looking for an apartment. Just beautiful counter tops, and amazing isle to cook on in the kitchen, built in Wine bottle shelves. They are still doing a lot of construction and there is not a lot of landscaping as of yet but you can see it coming along and they are working hard on making this a resort style rental community. The office staff have been friendly and always looking to help, The is Wake Forest's newest JEWEL. We are located right across from the REAL McCoy's, Schuckers, and 5 mins or less from Publix and Harris Teeter. So great to be near everything.

When I followed up and shared the email proof, the response I got was that they "don't know who sent those emails." That was extremely disappointing and felt completely unprofessional. If written communication from their own team isn't acknowledged, it raises serious concerns about accountability. This process involved multiple back-and-forth and ended up wasting a lot of my time. More importantly, it felt misleading and dishonest. I would strongly advise others to be very cautious. Even if you have things in writing, it may not be honored. There are far better apartment options out there with more transparent and reliable management teams--would definitely recommend exploring those instead of Station 9.

The high ceilings and large living room/kitchen area is wonderful and makes for a great place to host events or even just hang out. The echo due to the high ceilings may be irritating at times when people are sleeping, but overall, love the look. We've had a good number of issues with the AC (doesn't work right--always make the apartment freezing when on and when it's off the apartment is just unbearably hot). We also had a few lighting issues that were fixed. My room faces harris teeter which is also problematic since I can hear EVERYTHING in the mornings. The loud trucks are really a bother when you're trying to sleep past 6am. We here told that by the time we moved in there would be a new gym. There is still only a very old and small one downstairs. The clubhouse has printers and coffee/tea which is nice. However, that room is impossible to work in at night since the lighting is terrible and the only other study room is usually occupied/more of a game room. The valet trash service is handy but also costs an extra $30 a month (required service). The pool/grill area is nice for warmer days. Friendly front desk representatives. I do think the whole apartment complex is overpriced for Durham, but that's pretty typical of the area since they know mostly Duke students will be renting and will pay the higher price to be close to campus.

1. Fire alarms go off a lot by mistake. The alarms are so loud that it is physically painful to…read morethe ears inside of our apartments even though they are obviously false alarms. Sometimes in the middle of night and sometimes the day which can interrupt meetings when working from home. Can take hours for fire fighters to investigate the problem in order to turn off the alarms. 2. Ridicilous electrical bills at up to $500/month for a ~1200 sq ft apartment in the winters and months. This is clearly due to improper insulation on the first floor above the garage that management will not acknowledge. Management has installed Google Nest for smarter energy usage but that does not solve the core issue of not being properly insulated. It is not only my apartment as I have talked with many others on the first floor that are having the same issue. 3. Major problems with package delivery through the Luxer system. Packages are often lost, delivered to the wrong building, or delayed. They require a credit card on file to pay for packages that are not picked up within 3 days ($5/day). That is we are automatically charged for delivery mistakes. Management claims Luxer requires this but the Luxer app states "Property Management requires a valid credit card on file in order to pick up packages". No other options are available outside of Luxer and management is not considering replacing with a competent system. 4. With all of these problems, instead of solving the biggest issues, management chose to use budget to completely remodel the gym and club room which has taken several months of not having access there. Both were fine as was and I don't believe anybody but management (and maybe potential renters who they want to impress) cares about better aesthetics of the club room or gym. Management claims they have no control over any of these things. As a renter, I don't care who is responsible. If management will not be accountable for these things by blaming things outside of their control then the problem is still not solved. I will not be renewing my lease.

Short version: If you have a pet or service dog, avoid living here…read more Long version: We lived here for about two years without issues--until move-out. We requested a move-out inspection with the leasing office, but they refused, saying the maintenance supervisor was "too busy." Later, they charged us for a full carpet replacement, claiming they found a pet stain. However, the only photo they provided showed the carpet flipped over, with no visible stain from the top side. I have a well-trained, 4-year-old service dog who is house-trained, so I was surprised by this claim. When we asked for more evidence, they replied that the carpet replacement had already begun. They also pointed to our move-in paperwork, which states that if any pet damage is found, residents are responsible for the entire cost of replacing the carpet for the entire apartment. But who checks the underside of the carpet during move-in? It feels like they were waiting for a chance to charge pet owners for carpet replacement costs, just like many other stories you read online. Super disappointed and would not recommend living here.

I moved into a renovated one bedroom on the second/top floor in July 2021. I had chosen to move into Springfield because rent was around $1200 at the time and relatively affordable and it was an acceptable distance from school. It didn't take long for me to realize the mistake I had made. Upon move in, the unit reeked of cigarettes (management denied that it smelled like cigarettes, however I later learned that downstair neighbor was a heavy smoker while I was moving out). The stench was headache inducing. I went through numerous remedies to try to diminish the smell using odor absorbers and wiping down EVERY wall with vinegar solution. Eventually my clothes and furniture started smelling like cigarettes. :( The apartment also had a insect problem. In the first couple of days, I had killed a couple of cockroaches. I came to Durham for school not to become an insect exterminator. It didn't stop there. We had other creepy crawly visitors at night from beetles to silverfishes to firebrats. There was one night I found a silver fish/firebrat crawling all over the power outlet plate. Needless to say, I was horrified. We had to call maintenance multiple times because the doors and windows weren't sealed properly in the first place and bugs would crawl in at night. We never used the balcony because there were numerous large roaches crawling on the balcony every night. The apartment had poor water pressure too. Every time the toilet flushed, the shower temperature got freezing cold. The bathtub looked gross, the grout was dirty, and the tub was not properly sealed. Guess what? I had to call maintenance again. The caulk along the tub cracked a day after maintenance fixed it. -.- The ice cube maker in the fridge didn't work. The fridge would leak and I'd find puddles of water in the fridge every day. I would also find slabs of ice in freezer due to a leak possibly from inconsistent temperatures. Ultimately this apartment did not work out for me. I ended up breaking the lease 2 weeks after moving in. It was expensive because I had to pay 2 months of rent and provide a 60 day notice, and they took a good chunk of the security deposit even though I was there for only 2 weeks. In summary, save your sanity and money by moving somewhere else! If I had to do it all over again I would not move here. I would give the Springfield Apartments negative stars if I could. I do NOT recommend the Springfield Apartments.
