Like I say: I took out a Building Permit with the City of Worcester. The Building Inspector's name at the time was Mike Pace. So, I was a Carpenter in Local 107; the Carpenter's Union in Worcester. My dad was MA State Buildings Inspector up until around 1985. I graduated from WBTHS, Worcester Boys Trade High School in 1974. The City can't find the records. I drew all the Plans up at the Carpenter's App Training Center back in 1992. But my mom subsequently destroyed the plans, and had the City records Kaput, I think she trashed it all. I don't know where anything is? The City ought to have the records fair and square. And they evidently don't. Anyway; I got everything all signed off by the Electrical Insp. the Fire Department, The Plumbing Inspector, and the Carpentry too; with an 'Occupancy Permit' too, back then in '93'; I've been living here ever since. I've showed you only the outside, I can't even begin what was going on, on the inside yet. I forgot to post the new Boiler room picture and the heating baseboards... I'm not good with YELP 21 Esther Street There's 4 floors here, plus a cellar underneath, I just spent 1 month getting my daughters gas fired hot forced water boiler all up and running...& spending $1,000.00 dollars It wouldn't work right for weeks, then I finally got it. At the building department the guy could only find a recent permit for plumbing in 2012. All sewage was coming up through the toilets in the basement because the city raised the sewage lines in the street with a larger circumference pipe in the street where top portion of the pipe was above the toilets in the basement. So; I've been doing maintenance all these years, even that plumbing permit was for a 'Back-flow preventor Valve' due to the city's new sewage pipes in the street... I had to instruct Mom to get a Back-Flow-Preventer Valve. I had to clean-up all little shit balls all over the basement apartments because the City put a new Pipeline in. The top of the wider pipe was above the toilets in the basement, so when it went over capacity the toilets over-flowed due to no back-Flo preventer valve in between. So who cleaned all that up and threw-out the rugs while mom got an insurance check for a flood and she got reimbursed for a Back-Flo preventer Valve which I recommended. It took weeks to dis-infect the place and get it back to normal. This is just one small maintenance problem over the years I've been here. But in times of flooding the pipe fills-up, the water, was higher than the basement apartment... so I had to rip all the rugs out in the basement and disinfect... my mom got flood insurance and the City had to reimburse her for the 'Back-Flow Preventer Valve', and the installation. Yes all these years doing maintenance thing here; for free My mother was getting old and she a type of had dementia from smoking cigarettes her whole life, especially when she passed away, but she had it due to smoking all them years... Deprivation of oxygen. Anyway; my sister steered her in all her decisions before my mom died... She had a bad time of it and turned afraid with a type of paranoia from dementia... I could only try to stay away. I have to go way out of my way all the time to not say anything outlandish to my sister as she is there only to smile and ANTAGONIZE any situation, that is to say, that she goes way out of her way to start conflicts by antagonization methods, she calls just to try to talk down to me? Her Lawyer stated that they were closing at the end of the month, this month January. I don't really know how they can Close on the house without any notice like in a week. I guess I got a letter I just found: "Attorney Josephine Valer from Michael Matthews. Hi, good morning, Mr. Matthews. My name is attorney Josephine Velia. I represent your sister Susan Luton. Can you give me a call the office? Uh, I'm gonna send you an email, um, my office is actually closed today, but it's 508-987-3981. I am looking to discuss with you um the execution of the deed. And a resolution, um, this is supposed to be closing at the end of January. So, give me a call so that you and I can discuss it and see if we can work out something to get it resolved for all parties. Thank you" from her attorney The Fire Inspector's Last Name was 'Sena'; He's now about 88 now: I think he's still alive actually, they must've suspected arson as he always looked at me kind of funny on other jobs.     We're litigators." Great. I'm a guy who fixes things -- still doesn't mean you'd let me work on…read moreyour brakes. I called this firm to discuss a trust dispute. Not a drafting issue. Not an estate plan. A real-time breach of fiduciary duty with a trustee knowingly stalling action and causing financial harm. I laid out that the original attorney is conflicted -- he already tried to muscle me into a lowball buyout, then conveniently declared he couldn't represent either party. That's why I was seeking litigation counsel -- to enforce rights, not write poetry. The person on the phone responded, almost proudly, "Well... we're litigators." Fantastic. So is every associate who's ever filed a motion to continue. I asked for a specific example of what kind of litigation they actually handle. Her response? "Well... if you're suing your sister..." So... still not answering the question. Here's the issue: litigation is a process, not a practice area. What I needed was someone who knows trust enforcement, trustee removal, partition actions, fiduciary breach -- the stuff that doesn't come in a fill-in-the-blank packet. At some point I had to ask: "Are you even an attorney?" Because no one clarified that. And if you're going to field legal questions with this level of vagueness, at least make clear.There was no indication if I was speaking to an attorney or a very enthusiastic staff member confusing intake with advocacy. She did clarify she was an attorney -- which just made the interaction worse. If you're counsel and still delivering that level of substance, then you're not confusing intake with advocacy... you're actively subtracting from both. Bottom line? If you're going to call yourself a litigation firm, don't serve up vague generalities and expect "we're litigators" to land like a mic drop. It's not a flex -- it's a job description. If I'm asking whether you know how to remove a trustee or compel an accounting, and your response feels like a blank stare in phone form, you're not a litigator. You're a liability with a business card.

    Between fees and interest and anything else they can invent, you will never pay off your debt to…read morethis firm. That is their whole business model, to rip off people that have run into hard times and gotten an account into collection. My debt with Howard Lee Schiff was a $300 account with Merrick Bank, even paying $90 a month for 20 months, $1080, according to Schiff I still had a balance of $273.08. When it was all said and done for these thieves, it took 37 payments of $90 to settle a $300 debt, that's $3,330 or a little over 11 times the original debt. If you ask for an accounting of why your debt never seems to go down, you will be informed that they are going to charge you the lawyer's hours to compile the documentation at $175 per hour, minimum 3 hours, $525 and you need to pay them upfront before they will give you any accounting. Do not under any circumstances trust them to do what they say in court, they will try to get a default judgement against you, show up to every single date with all of your records.

My disabled mother had some credit card debt that accrued when my father left and she was forced to raise children on her own with no help from the government or anyone else. It was less than 7,500. They will offer no help whatsoever to her and treat her like a second-class citizen. She can't even move on many days and has life-threatening disabilities, yet they are requiring the payment in full within 6 months. They are rude on the phone, don't answer half the time, and drag their feet on everything possible in order to prolong this ordeal and cause as much grief and hardship to us. It is amazing that with all the complaints on here, the BBB, and other sites no one has stepped in to stop these monsters. Yelp would be upset if I wrote what I actually think but if you have the options to avoid these scumbags do so at all cost!

I had a bad real-estate experience with another attorney that basically outsourced my legal documents to a bulk processor of such agreements. It didn't turn out well and I will never use that attorney again. I found myself in need of a new real estate attorney and remembered how impressed I was with a presentation I had from Deb at a business meeting. So I hired her. I've used her for 2 real-estate transactions now and she is ABSOLUTELY AWESOME. She is worth EVERY PENNY AND MORE (though I never volunteer to spend more :) LOL. She is VERY COMPETENT and has a passion about taking care of her clients. She invests her full and personal attention on every aspect of a transaction. She is especially skilled at finding issues with Title that other attorneys may overlook. This helped me hugely on one of my deals as we were able to get restrictions removed that may have plagued me had they not been caught. She is a winner! No other real estate attorney I've used holds a candle to her and she is very reasonable in cost. Particularly when measured by her effort to ensure everything is as close to perfect as humanly possible. I would definitely use her again. She doesn't advertise or have a strong public presence as frankly she doesn't need to. It appears that her reputation gets her plenty of business. That being said, I couldn't remain silent. I am overwhelmed with gratitude for a two jobs well done! People of excellence deserve to be called out and celebrated for that excellence! I HIGHLY recommend Deb! :)
