Rabia did that exceptionally well. She coordinated the repairs, cleanup, staging, inspections, disclosures, open houses, and offer strategy with real discipline. Whenever an issue came up, she either had a clear recommendation or simply took care of it. That made the process feel much more manageable from a distance. What stood out most was how she handled a setback after our first buyer backed out. She stayed calm, kept the process moving, and helped us recover quickly rather than letting the situation become stressful or reactive. The final result was strong, with the home selling over asking. Just as important, Rabia made the process feel organized, professional, and low-drama. It's reassuring to know that when something comes up, our concerns are taken seriously and addressed promptly. The staff is also very responsive, friendly, and easy to communicate with. I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

My wife and I really love the place, and wanted to renew our contract when it is time to. That is until today. I'm not a great cook but I'm adequate and know my way around the kitchen. I tried to fry a scallion pancake with an egg today, and turned on the range hood under the microwave, that is also above the stove to the lower setting; like how I always have done over the years for the same food. It's not deep fry, so normally no need to turn it to the biggest setting. A few minutes later, the fire alarm rang. I looked up and saw light white smoke, which the range hood should have sucked up. My food was just turning a golden brown color, which means it's perfectly cooked. I am really pissed off that the range didn't do its job and that in turn made the fire alarm go off. This is just one of those things that makes or breaks the experience. Why the hell would you have a gas based stove paired with such a low suction powered range hood?! It's common sense that when you have a lower powered range hood, you should pair it with an electric stove top. When you have a gas based real fire stove top, you need to have a higher powered range hood. Who designed this shit for the apartment!? That individual/company need to be fired! That is just unsafe practice and a lack of common sense.

    Over all we really like living here…read more Pros: -Clean -updated (still in progress...will be great when its all done) -nice office staff -Brian, the manager is ON IT! Whatever you need he gets it done! So great! -good sized lots -great neighbors -quite Cons: -Cant walk your dogs (so lame!). I get that some people dont pick up after their dogs, but at least put in a small off leash area and give us pet owners a chance. There are so many unused grass areas. -No kid play area. As I mentioned before they have so many grass areas that would be perfect for something like this. There are so many kids in the park and would put it to good use. -Bad school districts. The park is cut out of the "Sunnyvale" school districts map so our kids are put in some of the lowest rated schools in the area. You pretty much have to do private school. -Cant rent the club house. Not even for a baby shower or something small (they have a two guest limit) -Cant have more then two guest on the property common areas. That includes the pool, billiard room etc. It would be so fun to have some friends over and play a round of pool but they are such sticklers on anyone who is in there it is ridiculous. The guard watches you the whole time! My husband, daughter and I have lived her for almost 3 years. We moved from Seattle after my husband was offered a job. We were SHOCKED to see home prices for this area. This was a more affordable option for us. We are very happy we decided to purchase a manufacture home and in this park. Over all we really like it. It is a great location from freeways and major roads. You have fresh and easy really close for last min grocery runs and not far from most things. You also have the VTA right in front of the park. The park is constantly being updated and seems to have more space then the other parks. I have herd quite a few story's about how unbelievably strict the other parks are (don't leave your pool towels out to dry in the sun, you will get fined) ...Casa is pretty laid back if you lay low and dont do anything crazy. We have awesome neighbors and have meet a lot of really great people in the park. I would move here again in a heart beat. I hope this helps. FYI: One thing to keep in mind when moving here...You must have GREAT credit. Since they really cant do much if you dont pay your rent they only let people with really good credit move in. You have to meet with the park managers before you can purchase a home. We live in a 2005 mobile home. With rent sewer trash water electric and gas it runs about 1100 a month. We run our AC quite frequently in the summer and heat in the winter. You do have friends in the park that do not have as well insulated house and their rent can raise up to 1500 a month. Also the two pet rule is more of a "guideline". The lady across from us had 8 dogs and they never said anything.

I have asked twice if the park electric meters will be removed as stated over three years ago. She refuses to respond. The concept of bank by mail is a mystery to them. My check is sent to the office early every month from my credit union. I have to call by the 6th of each month to see if it has been received because for some reason they separate the checks by the length and process the shorter length checks first. The banks really do not give a flying whip if all the checks are the same size. Simply noting in the app or webpage that my check has been received would suffice but that never happens. Each time I call I have to explain that "no, I can't tell if the check has been received by when the bank debits my account because the bank debits the account when I tell them to them to pay the bill." It is like requesting a cashier's check or money order, you have to give the bank the money first. This isn't a difficult concept. For some reason all the parking spaces near the main club house and pool are mostly all designated for the office staff, even some of the disabled parking was taken away. Then park has taken a very negative turn. It's about collecting rent checks, no longer community minded. I will add Corina is very nice.

    There has been a serious homelessness issue here for nearly a year with little to no resolution. A…read morehomeless encampment has been established just a few feet from the dog park, where people are living, loitering, leaving trash everywhere, stealing packages, and breaking into cars. Despite repeated concerns from residents, neither local law enforcement nor the Lawrence Station management has taken meaningful action. The encampment briefly relocated across the street near FedEx, but the property owner removed it within two weeks. Unfortunately, they have since returned. Considering the premium rent residents pay, this community falls short in providing basic safety, package security, and overall property maintenance. One simple improvement would be to install Amazon Lockers in the old mailroom to reduce package theft. Instead, packages are often left unsecured. To make matters worse, the old mailroom has been under maintenance for more than two years with no apparent progress. Residents deserve a safer, better-maintained community that reflects the cost of living here. The other day a homeless dude was literally wearing a safety vest, shouting up and down sidewalk, drugged out of his mind. Cops came, then let him go after talking to him about his plans for 4th of July Weekend.

Unfortunately, over time, the quality of service, maintenance, and management response has continued to decline while the rent keeps increasing. For the current pricing - around $3,300 for a basic 1-bedroom and $3,700 for a 2-bedroom apartment - the level of service does not match the cost. The management's lack of urgency toward basic resident concerns has been extremely disappointing. The parcel/locker room has been broken for almost 3 years, and despite repeated complaints from residents, there always seems to be another excuse instead of a proper fix. The building's main entrance system is a major security concern. The entry locker code system is poorly designed, and delivery personnel can easily access the area, resulting in frequent lost, stolen, or damaged packages. Residents are left spending time contacting sellers and delivery companies to replace missing items, while the community management appears to show very little concern. Beyond packages, several common areas and facilities have ongoing issues - broken door entry systems, elevator problems, and garage door issues. These problems continue to impact residents' daily lives, but the response from management often feels limited to collecting rent on time. For the amount residents pay, the expectation should be basic maintenance, security, and responsive management - things that currently need significant improvement.
