There has been a serious homelessness issue here for nearly a year with little to no resolution. A homeless encampment has been established just a few feet from the dog park, where people are living, loitering, leaving trash everywhere, stealing packages, and breaking into cars. Despite repeated concerns from residents, neither local law enforcement nor the Lawrence Station management has taken meaningful action. The encampment briefly relocated across the street near FedEx, but the property owner removed it within two weeks. Unfortunately, they have since returned. Considering the premium rent residents pay, this community falls short in providing basic safety, package security, and overall property maintenance. One simple improvement would be to install Amazon Lockers in the old mailroom to reduce package theft. Instead, packages are often left unsecured. To make matters worse, the old mailroom has been under maintenance for more than two years with no apparent progress. Residents deserve a safer, better-maintained community that reflects the cost of living here. The other day a homeless dude was literally wearing a safety vest, shouting up and down sidewalk, drugged out of his mind. Unfortunately, over time, the quality of service, maintenance, and management response has continued to decline while the rent keeps increasing. For the current pricing - around $3,300 for a basic 1-bedroom and $3,700 for a 2-bedroom apartment - the level of service does not match the cost. The management's lack of urgency toward basic resident concerns has been extremely disappointing. The parcel/locker room has been broken for almost 3 years, and despite repeated complaints from residents, there always seems to be another excuse instead of a proper fix. The building's main entrance system is a major security concern. The entry locker code system is poorly designed, and delivery personnel can easily access the area, resulting in frequent lost, stolen, or damaged packages. Residents are left spending time contacting sellers and delivery companies to replace missing items, while the community management appears to show very little concern. Beyond packages, several common areas and facilities have ongoing issues - broken door entry systems, elevator problems, and garage door issues. These problems continue to impact residents' daily lives, but the response from management often feels limited to collecting rent on time. We were at Lawrence Station for over 7 years. The last year or two of our lease had been awful, and the quality of the property declining. Essex made a horrible decision to closed the leasing office to the public, and residents. Toni, Eric, Cesar, Tommy, Miguel, Maddie, and Angie were friendly and nice to have as the face of our community for many years. They're no longer here. You're lucky if the current staff answers the phones, and you're at the mercy of them responding to emails. Emails are generally signed "Lawrence Station Management Team" so you can't reference who you're working with, or correspond back and forth directly to the person helping you. Self guided tours are constantly asking residents for help to navigate the property, gain access to the amenities, and ask questions about the property. This is the responsibility of a leasing agent, not a resident. When our car was broken into. The leasing office would not share surveillance with Sunnyvale DPS. Both our bikes were stolen from a locked and gated bike storage area. Our mail and packages have been stolen. Cars are repeatedly broken into in the garages. Lawrence Station is supposed to be a smoke free property. This is a city law. No signs are posted. They don't enforce it. We've had a lady repeatedly smoking next to the children's play structure. Residents smoking on their patio/balcony, and cigarette butts littered about the community. We've had to shut our windows because of smoke smells coming into our apartment. We really did love the attached parking garage, elevators, clean and nice pool area. We loved the inside of our apartment and we were so sad to see the decline of how things were handled. read more

This is for the maintenance team at Lawrence Station Apartments. Ms. Alicia Pulido Rios and Jorge and Gabriel do a great job! I never have a problem with this team of maintenance help. They are very prompt when I call them, and it doesn't matter what time it is. When I had the flood last year, Alicia is the one who helped me get my apartment back intact during this horrific 1st floor flood last winter. She didn't leave until she got the flood in my apartment in control until the plumber came. I must say, she's really hard working! I just hope that flooding will not be an ongoing problem every winter when the rain come for the first-floor apartments. So far, my packages are not being stolen anymore and my car hasn't been broken into again. I think the owners finally got security and video cameras; I hope! It seemed to have mellowed out for the better since my move in of almost 3 years now. I pray it stays this way! read more

My harrowing move-out experience was the cherry on top of an otherwise mediocre stay at Lawrence Station. This Fall we were hit by an unannounced 10% rent increase in our monthly bill. We attempted to address the lack of notice with management, but they claimed to have mailed the notice to us and then resorted to legal intimidation such that we ended up paying. The move-out process was even worse; despite scheduling a 2-hour inspection for a Tuesday afternoon, management failed to appear or respond to multiple texts and emails (and there is never anyone at the leasing office). They then refused to return our security deposit and imposed hefty additional fees for apartment restoration, disregarding our use of a cleaning service and the thorough process we had undertaken before vacating. When we pushed back, they began threatening our credit scores if we didn't pay. It truly felt like extortion. Safety was a constant issue. You will regularly see shattered glass from car break-ins while walking to your car in the "gated" parking lot (the electronic gate breaks so often that they just leave it open for weeks at a time). Recently an incident involving a gunman breaking in was handled with a complete lack of transparency by management. It's incredible to me that these incidents, along with frequent package thefts, never resulted in any additional security measures such as installing security cameras. There were also frequent false fire alarms that disrupted our sleep, leading to a routine of abruptly waking up at 3 AM and waiting in our cars for the alarm to cease. The maintenance team was the only positive aspect, attending to issues promptly and efficiently. However their commendable efforts were overshadowed by the overall dismal experience marked by poor management, disregard for resident safety, and questionable (criminal?) financial practices at Lawrence Station. read more

Last Friday someone smashed glasses of multiple cars in the garage. 3 cars were also vandalised. Garage is gated, but it doesn't help. We have similar events regularly. I am thinking to move to another apartment. Started looking for a more safe parking space. In the garage no video cameras, there is only one near the entrance to the garage. Looks like it is safer to park outside. Apartment management wanted to update camera system 2 years back, but haven't done it yet. Also they save on security patrol. read more

This apartment complex still gave me nightmares. My car was broken into twice within a month and the leasing office is useless. They don't have anyone onsite and good luck getting in contact with them. I have 5+ packages stolen and a big water leak in my bedroom. Because they have no one onsite, there's no one that I can reach and the leak was going uncontrollable. They have to shut the water for the whole complex to fix it and there are serious damage to the ceiling. The most pathetic part is that they charged you for the damage when you are moving out. I mean seriously?! Their accountant is so incompetent that they should seriously consider get a new job. They totally messed up the final statement and never even bother to fix it or apologize after we paid them twice. This whole matter dragged on for a WHOLE year AFTER we moved out. I just woke up to my neighbor telling me that my storage closet had been broken into for the third time in two years. If you like your possessions, don't keep them in your storage closet. Very sick of the petty crime around here, but I understand that it's not unique to this complex. That said, it's unfortunate that they can't install better locks. read more

Hi Toni, The email you are referencing had the following response: "The cleaning and painting charges you are referring to, were used to make the apartment clean and ready for the next resident. You were not charged for any wear and tear or damages." This email response actually further proves the point I am making in my review. The email clearly states we were not charged for damages, so we did not damage the apartment. My wife and I have always been careful in the units we have leased, and have never had our security deposit withheld except for at Lawrence Station. This email response also states we were charged for making the apartment ready for the next resident. A condition ready for the next resident is clearly better than a condition that is less wear and tear for a typical year of use. We paid for restoring it to this better condition and lost our security deposit as a result of this extra charge. Our most recent apartment complex tried to do the same thing to us when we were moving out at end of September, 2021, so we noticed this as a pattern. Luckily, this prompted us to do more research, so the recent apartment complex did not withhold our security deposit once we made the same argument that the wear & tear exclusion removes our liability for normal cleaning, normal carpet cleaning, and normal painting upon tenant turnover. In light of this, we knew that Lawrence Station had done the same thing to us, so we sent a follow-up email to Lawrence Station on September 22, 2021. We tried to resolve this over email, but no one responded to our follow-up email, so it felt like Lawrence Station just did not care that this happened to us, and that the email response I quoted above would be sufficient to keep us from bothering any more. That is why we are writing this review now, since our most recent apartment complex tried to take our security deposit, and we noticed this same thing happened at Lawrence Station, and this was not being resolved over email. I sent the follow-up email on September 22, 2021, and it received no response. I have only gotten a response on Yelp after posting a review two months later, after waiting for a response to my email. This whole time, we were hoping to get an email response, so we wouldn't have to post a review about how bad we feel for being ignored on this issue. We accept that at this point, we likely won't receive the security deposit back, but we at least want other tenants to know about this, so they do not experience the same thing. read more

I've seen people smoking in the community so many times, and it's frustrating because we keep having constant false alarms. It happened again last night, and I have no idea what caused it. POOR MANAGEMENT. POOR TREATMENT OF SENIOR CITIZENS. LACK OF RESPONSE from management. Who is managing this property?! That is the question. I and other tenants have complained about the lack of timely process of rent checks. Rent checks are mailed out of state, which are cashed pass the grace period. Tenants are then sent eviction notices. I was on the receiving end of these notice not just once, twice, but three times. I provided the certified mail reference number with proof of delivery only to receive email notice that I'm on the verge of being evicted. I left numerous voice messages with their eviction department and did not receive a call back. **Sandy R., at Essex Property Management, is quick to send out eviction notices, never returns phone calls, VERY RUDE and she lacks professionalism. 3-4 years ago, the maintenance team was very responsive and did good work. Since they closed the leasing office, the maintenance service is bad. This could be that they reduced the number of workers, hired inexperience people, who knows, but at least be professional by giving a time frame of when they can do a repair. I asked one of the workers about a request submitted for repair, and he said they don't do repairs past 2pm. A good maintenance worker would have said, "I'll ask management to check where your request is on the list and ask that they let you know when you can expect the work to be done." Remember Customer Service....where has it gone?! My wife and I are elderly, and we feel mistreated by Essex Management's staff. read more

We are sincerely going to miss these folks so much. 18+ months and two different apartment units later, the time has come for us to say goodbye to this place we call home. Lawrence Station Apartments has been good to us, and it represents a season of our lives that we will fondly look back upon. A little over half a year into moving to this property, we relocated and upgraded to a new apartment unit, which marked an excitingly fresh chapter of our time here. It was then we met Jorge, who truly raised the bar for us on what quality maintenance (and quality people!) should look like. Jorge was not only competent, skilled, timely, and professional, but also went above and beyond in his work every time. You can tell how focused and passionate he is about what he does, and was always willing to go the extra mile by showing up right away for a maintenance request to get started as soon as he could, and walking and talking us through his processes + staying back to answer any and all additional questions we had for him. He would also proactively check in with us from time to time, which was incredibly helpful as his expert opinion often offered us valuable insights. Any time an unexpected problem came up, big or small, Jorge was there for us. He made us feel like our needs and asks mattered, and I truly believe he cares about his residents, genuinely. If you value character and sincerity in the people you trust to take care of you and your home, then look no further! The management: The management seems to comprised of unhelpful people hiding behind corporate policies. We vacated our apartment in the first week of Dec 2019. Due to a miss on our part, we forgot to remove the apartment from our PG&E account. As a result, the utility consumption was being charged under our account and we received a $70 bill for the next month. We reached out to the community managers, hoping that we could settle this like reasonable people. However, all they have done is point us to 1 email they sent us a month prior to vacating the property which mentioned that we should cancel PG&E on move out. No reminders, no follow ups, no humanity. The neighborhood: The Lawrence Expy and Elko intersection is extremely busy during rush hours and as a result very unsafe on occasions. There is also a lot of honking, so I'd especially caution anybody looking at an apartment facing the expressway. The fire-station being nearby also means that you hear multiple loud sirens during the day and sometimes during the night. There are very few places one can walk to, and the area is in general not very walkable, with no parks or grocery stores nearby. Guest parking: Pretty much non existent, with most spots being occupied by residents themselves and people visiting the nearby food-trucks. The apartment: New floor layouts, a/c, big bathrooms, spacious kitchen, functional gym -- all good!. There were reports of mail theft, but we didn't have anything stolen. Would highly recommend if it was better located or under human managers rather than robots. read more

LS Review My girlfriend and I moved into Lawrence Station in January of this year all the way from NJ and based on a lot of looking and suggestions by new colleagues, we decided to go with this complex, mainly because of how beautiful, well kept, and options they offered like Pool table and a gym with lessons once a week. We toured once with Madalyn and a second time with Cesar to make sure this was really the place we wanted to live moving that far away. We unlike most people read through the lease and asked about 50 clarifying questions which Cesar did a great job answering. Moving across country was a hassle and after discussing with the team closer to move in, the date we would land was on a US holiday and the office was closed. The community manager Toni and Cesar from of the resident manager worked with us and Cesar came over on his day off to let us in the building and provide our apartment keys which we never expected someone to go above and beyond. Moving in wasn't short of issues like moving into any apartment but with a day or so, on the weekend, the maintenance team was able to resolve it swiftly. Right away, I knew this place was awesome and so was the staff but we still had no stuff and no bed and our shipment from NJ was delayed. After the issues we had and our stuff being delayed, the management team bought us a couple blankets from Costco and a Pizza, how awesome of the community team to take care of new residents. We lived here now almost 8 months now and it has been great, even throughout the COVID issues. Often, we can be found sitting on the balcony enjoying the weather or inside in the AC hiding from the weather :) Even without COVID, the general areas had to be shut down but as CA opened up, LS was quick to make sure they had the necessities for their staff and for the residents to be safe. Additionally, they followed Ca guidelines closely and found ways through the rules to open up the pool on a limited basis per person so even though lockdown was still going, residents could still leisurely enjoy the Pool and other elements CA allowed with the limitations on the number of people. They also found ways to keep up the community activities although I haven't been able to participate due to my work schedule. Overall the apartment is beautiful and has enough space for all of our things, was very clean and ready for us to start our life in CA. We went with the one bedroom with a den over the one bedroom for a little more per month which after buying some stools for the kitchen island, we were able to set up desks for both my girlfriend and I for work since she primarily works from home and it was definitely the better choice for our situation. There are obviously some negatives just like every apartment but the positives severely outweigh any negatives. Some things have been birds/ducks can sometimes be loud in the morning, there is a bit of an echo in the pool area, and doors can slam pretty hard if you let them, I don't, that's more of a resident specific problem to me. One last thing is I've had a package delivered by USPS (never seen fedex or UpS issues) stolen but they have been working with law enforcement to correct this and based on previous reviews, it is obviously drastically improved. Even with that in mind, when I let the community management know, they were ready to assist me if I couldn't get a refund or it resent, not many apts will do anything based on a lot of the other reviews I've read at other places. Anyway, back to some last notes, the parking garage always has a spot, sometimes it may not be on your floor but come on, there's an elevator. The trash is fairly close no matter where you are and is cleaned regularly. Speaking of cleaning, maintenance also cleans everything regularly, even trimming the hedges to make everything continue to look beautiful, I was turned off by some places just cause their up keep made it look run down and if I have to pay CA hefty rent prices as compared to NJ, I want it to look as beautiful as LS does. With all that in mind, you should seriously consider Lawrence Station in your next move around the bay. I haven't never met a bunch of people taking care of the community that we're so passionate about making sure the experience is nothing short of amazing. I've lived at this complex for over 3 years now and I can honestly say accessibility to the major freeways and the maintenance staff have been top tier. My AC unit went out two days ago during this heat wave and I can not rest or sleep well in the heat. I put in a work order the night it went out and the following morning I received an update from their staff saying he was going to come take a look at it for me. Not only did he respond in a time let fashion but when he found out it would take another day for the HAVC vendor to repair/inspect he was able to bring me a stand alone AC unit and install it for me before the end of the night. This building sucks for maintenance and security!! Every week there is package lost or package robbery, even from front of your door!! Last week they steeled our shoes in just one hour that we left them at the door!! There are homeless people who have the master key to everywhere and they sleep on the hallway!! They just charge you very expensive rent and do nothing for building!! Every month at least for one week the garage gate is not working and at least one day we have no hat water and guess what always in cold days of winter. Last time we didn't have hot waters for three days during thanksgiving holiday!!!! and they promised us that they repair it and this will not happen again but it happened again obviously because they don't want to pay to repair something fundamentally they just temporary mask the issue. I have several friends living around the neighborhood and none of them has similar issues and they pay less than us for rent. If you do care for your money and your basic needs of your life don't come to this apartment, it is not worth it at all!!! read more

From the outside this apartment complex looks nice. Renter (and especially Families) beware!! There are a myriad of issues at Lawrence Station apartments. Most of which have been ongoing for years and will likely continue far into the future. -Constant water / fire alarm issues (there is an issue with their fire system, which has to keep them under a state of repair very few months, which makes it difficult to work at home) -There is a known rodent infestation problem which the management has attempted to keep secret and deal with as best they can (but you're next to essentially swamp land, so it's tough.) -There is rampant crime and theft over the past few years of multiple cars, and a significant, case of mail and packages being stolen. Multiple USPS letters, Amazon packages and the like have been stolen both from the package mailroom as well as mailboxes. -The inside of the apartments are quite aged. They tried to spruce the place up on the inside, with a new coat of paint, but that doesn't solve the aging fixtures and carpentry. -The dumpster rooms (the main ones downstairs, and the ones on higher levels) are quite unsanitary. The dumpsters are often overflowing and have a pervasive stench. (Hence the rodent issue.) If you're single and working from your company office, this apartment may be ok, but if you're a family and you enjoy spending time at your apartment, I would suggest continuing your apartment search. read more

Moved out after 2 years. 1. Stolen mail is a huge problem since I moved in. I lost about a third of all my packages. 2. Building material is extremely bad. When any neighbor closes their door, your front door will shake. When your roommate closes their door, your door will ramble. Anybody walking above can be heard clearly. 3. We had been living for almost 2 years. Then, we had a new downstair neighbor, who constantly accused us of being too loud every single day. They complained about how we did laundry at night, and they could heard it. Also, on how we walked and on how we closed the doors. The leasing office had NEVER once tried to verify the problem. But, they assumed that we were guilty anyway. They sent emails and called us. Then, they threat to evict us. Even called security on us! 3 times. The security never heard anything but they said that if they got called a forth time, they would have to call the police. 4. No parking space after 6PM even though it was gated and required a permit. read more
