    If I could rate them less I would. Let me list all the problems, which I had many (I have never…read moreleft reviews for anywhere, but this was the worse experience of my life!) 1. Roaches, I have never had roaches in any place I have ever lived. We got an infestation within a few months there; I assume from the insane amounts of water damage. When I mentioned them I wasn't believed, until I showed proof. The exterminators did not stop the issue even after the work they did, I never left food out and hardly spent time in my home cause it stressed me out so bad. AND THEY NEVER GOT BETTER! 2. As mentioned above, water damage. There were multiple appliances that were leaking that I had tried to get fixed by maintance. Either I was told it wasn't going to be replaced OR it was fixed (but it wasn't) as well as a pipe exploding from my neighbors, it was a horrible time. 3. At the end I had massive issues regarding checkout, my refund/bill, and a whole other issue that I will not fully get into here. But just know, they have massively impacted my life by these issues and I had to pay/ wait so much time and money because of them. I have just now received my refund and I already resigned a lease for a different company (it's been 8 months) but I cannot even use the refund I was sent due to billing issues that they have caused. Overall, I should've listed to the reviews when I moved so I really gotta say NEVER rent from them.

    Unfortunately I can't give them 0 stars. Valley Rental is the WORST ever! They are in flat out…read moreviolation of sooooo many tenant laws in ND. They violate tenant rights daily. They do a worthless job of removing snow and allowing vehicles to SAFELY access the property. They have dirty hallways with bugs and filth. The entryway is seldom cleaned. They seem to answer about 1 out of every 50 calls and return 0 out of 50. They do NOT do timely repairs. Tenants! You DO have the right to hire your repairs done at fair market value and withhold it from your rent! You simply give them "reasonable" time to make the repair, document it, provide proof, and hire it done. Or, you can take them to small claims court for being a SLUMLORD and make them pay for not honoring the lease agreement by refusing to do timely repairs. You also should be reporting it to Dept of Labor Housing Descriminatioon under tenant rights. https://attorneygeneral.nd.gov/consumer-resources/tenant-rights I've left reviews, true and honest reviews in Facebook, called them out on it, and they removed the honest reviews, and blocked me. Truly a class action atty is needed to stand up to them and demand they honor tenant rights! DM me for more info:

The cooperate office is run by two very unprofessional women who have actually threatened to evict me over the phone for their own mistakes (I filed with BBB). They've gone through three managers in two years and two repair men- and now don't have one. They couldn't fix the heating in my apt, and one manager said "it's normal for the bedroom to be cold." The construction is poor and the walls are so thin I can hear people talking in the stairwell. Don't waste your time looking at this place.

There have…read morebeen 5 different sets of resident managers ( I am now the longest tenant) and every one of them rolls in with the attitude 'there's a new sheriff in town' attitude. A new set of nasty threatening notes get posted to the walls and doors every time the management changes. The newest manager came knocking at my door three different times because he said he was worried about the pipes freezing. I had my window open in sub-zero weather because its less than 300 sq feet apt and the radiator heat is not well controlled so its all I can do to keep the temp down in the 70's even if it's sub-zero outside. Several residents tell me they have the same problem. But new sheriff had to be told three times before he decided to leave me alone. IDK.

Last year I told them I had a name change and that they should put my sister as the primary person to send mail to because she lives there full time. Well needless to say this year they still sent the renewal letter to me under my maiden name, (and still call me even though we asked them to call her first with issues...uggg) When we first moved in there was some things that weren't ready so they give us an a gift card to a local restaurant. When we went to pay after eating it was a blank card. Last year we decided on a 15 month lease, they still sent us a lease for 12 months, so instead of having to play run back and forth to the office during business hours we just signed it.

On the outside, it looks nice and neat, but heaven forbid you have any issues that require you seek help from the property management, then you're pretty much screwed. Management is either completely apathetic or just biding their time until they retire. I can't decide which. It could possibly be both. However, I can live with apathetic. What I can't live with is why I'm writing this review. You see, I moved down here for a job. I have a dog and I quickly learned that here in Bismarck finding a decent place that accepts dogs is extremely difficult so when I found Cottonwood would accept my dog and NOT charge me an arm and a leg, I was pretty pleased. Sure, it was a bit more expensive than average, but whatever. This is the good part, the part any potential renters should pay attention too. Cottonwood, and by extension IRET, BLACK LIGHTS their apartments but they don't tell you they black light until you're pretty much moved out and they say it as kind of an afterthought, like it's not a big deal. So you wanna know what shows up under a black light? Short list: bodily fluids (urine, semen, blood), anything that contains phosphorus such as cleaning supplies and laundry soaps, Vaseline, white wine, and pretty much anything biological (bugs, spiders, etc..). I did my walk through and the apartment manager was impressed. Basically told me that she had never seen such a clean apartment and would feel comfortable moving someone in the next day. All 5 across the board. So imagine my surprise when I get a big ol' bill and a letter explaining that my apartment has been completely trashed and they had to replace all the carpet, repaint all the walls, and oh, I was also being charged for the 3 days that they couldn't rent it out because of repairs. Yes, I was furious but I was over the place and going on vacation, so I paid it. Then a few months later, I start getting phone calls from a collection agency. Guess what? IRET hadn't received my payment. So after spending nearly 2 hours at my bank, they found the check I had sent them. Guess what? It had IRET's official stamp on the back and it had been cashed. Apparently, they had taken my payment and put it on someone else's account (FYI, they do this a lot, applying payments to the wrong account. Their accounting practices are super shoddy. Keep receipts!) When I sent a PDF to the collection agency, I was told that they would look into it but if they couldn't what account it had been put on, I would still be held liable for the money. Well, it's amazing what the response to the phrase "Not according to my lawyer" gets you. So, rent with caution and remember, black lights and pictures are your friends! P.S. I would also like to point out that I'm fairly confident that the black lighting is so far specific to IRET. I've spoken with friends who've rented from RJR, Goldmark, Gold Star, and privately, and have an uncle who works for Aladdin Reality and they all indicated that they have never been black lighted.
