We lived there for 2 1/2 years. Pros: We had the best neighbors! The complex itself is well landscaped visually. Large pool area (when it's clean and available for use). Close to to everything and in the nice part of Eugene. Cons: Homeless consistently hanging around and causing conflict with innocent bystanders by screaming profanities at them....usually in the McDonald's driveway across the street, but they do venture in to the complex and get confrontational with residents. Office staff won't do anything and instead tells us we need to call the police. High turn around of office staff resulting in previous agreements not taking place, lots of loose ends. Frequent passive aggressive emails from office staff about "rules" that they don't enforce, such as people who let their dogs out off leash or not picking up after their dogs. Dog "park" covered in feces. Gym is not regularly cleaned and they expect residents to clean up everything, yet are consistently out of sanitizing wipes, paper towels and tissue. Lamp posts have never been cleaned and are covered in cobwebs. Upstairs decks are unstable and in fact my foot went through one of the planks completely. Had to have maintenance come 3 times along with a plumber who told me the pipes were old and I had to deal with my kitchen sink trickling water out. When I took a 10 minute video showing the faucet on full blast and still didn't fill my sink, only then did they replace the water heater and fix the problem. A handful of communication regarding rental agreement and concerns went unanswered even though I was told by the manager that she would see what she could find out and get back to me. There is a certain resident there who will block you from parking after a long day at work if she has a broom in her hand and wants to sweep the parking lot. She doesn't work there and it is a safety issue, but she continues to be allowed to do it and she gets confrontational about it. Website advertises hot tub year round. It is not open year round. It is not hot and hasn't been despite many complaints. It is luke warm at best. Sheldon created a parking problem shortly after we moved in, when there wasn't one initially. Used to be open parking until they created 50 parking spots that have to be paid for at $15 per month. Only now is there a parking problem. They do nothing to enforce people who park in others' spots. Abandoned cars sit for a minimum of 4 months before finally being towed. Mass emails sent out to enforce rules such as no smoking within X amount of feet of each building, overhang parking on to the pedestrian sidewalk, stray cats, etc but trees fall down and no caution tape is put around it, no email to warn residents (a couple of whom are blind) to avoid the area. I'll attach pictures. Oh also, sneaky sneaky tactic to keep deposits! For one, I got my deposit back a day late....a week after I received the deduction list with no receipts, no back up of damage. They charged me for carpet replacement and when I asked for proof of damage, they provided me with pictures of underneath the carpet, after it was ripped up. The underside of the carpet was not on my move in checklist, so it should not have been included in the move out checklist. I ended up getting more of my deposit back. I have lived here since Spring 2019. The application and move in was very easy. My apartment has a lot of closet space, the layout is nice and things hardly ever break. Management has always been responsive to my needs even through the change of the management guards. During Covid, when my lease came up for renewal, they didn't up my rent like most places would have done. It was considerate and kind. Even now, the management is so kind and takes time to hear any problems out that I may have. It's rare I need to reach out. I find it to be an enjoyable place to live. read more

Not impressed. I have lived here for about 10 months and I'm already tired of this place. Which is unfortunate because the staff really draws you in with their friendliness and cooperation. While the landscaping and outdoor areas are relatively clean and well kept, the apartments themselves are rather disappointing. They start off by showing you their beautiful model room, with all updated appliances, freshly painted modern grey walls, hardwood floors, and great lighting. However you are not allowed to see the apartment you are actually signing up for. When I walked through the door my heart dropped. I was greeted with outdated, beige wall, popcorn ceilings and carpeting. All the appliances in my kitchen look like they're from the 80's. The bathtub has a eaten away groove from years of standing water. The bathroom floor was spongey from water damage, and the toilet had to be replaced our first day moving in. There was caked on dirt and fingerprints on the closet doors and window sills throughout, chips in the cabinet doors, and the apartment is very dark, no natural light at all. I am mostly disappointed because I was told by management that they only replace appliances when they break beyond fixing. So while all residents are paying the same amount in rent, some residents get great new appliances, while others get old, ratty ones that hardly work correctly. Which seems unfair. I would be content with the old stuff if I was paying a cheaper price. But for a $1000 a month for a one bedroom I would have liked to have the same nice appliances they show you in the model room. Also there are no parking passes or anything, so the parking lot fills up, especially when the high school next door has football games and such, and you are forced to park really far from your apartment. Some units get really big patios, others are very small, some are completely closed off while others have hardly any fencing at all. I just wish I had gotten what I thought I was signing up for, but that is not the case at all. There's just a real lack of consistency between units, so some people get the short end of the stick, and there's no way of knowing if yours is going to end up being a good one or not. read more

They will constantly paint the out side of your apartments to try and spruce up the place for a quick sale as this apartment complex is consistently for sale. The pool is open for 3 months out of the year and when it is open it's only open until 9pm. The Hot Tub that is year round has been closed now for over 4 months with no estimate on when it will be back up. This is a problem because they charge every resident in the complex an additional $25.00 per month to cover the costs of maintaining the pool and the hot tub they also claim this is to cover the cost of your water bill as well, but here is the funny part that extra fee they don't tell you about until after you move in doesn't cover anything. Tenants pay their own water bill. The apartments are very well insulated from side to side, but up and down is a different story. You can and will hear what ever your neighbor is doing. If they cough you can say bless you quietly and they can reply. Get ready to feel like you live with your neighbors. I was very fortunate to not have an up stairs neighbor until very recently and I read a review about how thin the floors where and I was like huh that can't be true. Well let me make sure you under stand if your neighbors say decided to talk on the phone in their apartment you will be able to hear the person on the other end of the phone respond to them. If you are being very quite and intimate with your spouse get ready to feel like your neighbors are joining in with you because they can hear your heavy breathing and you can hear theirs. The kitchens are tiny and the maintenance people never do repairs. I was promised to have things repaired when I moved in and still have not had a single repair done to my apartment even though I remind them weekly. O and Best of all the place smells of dog crap, because everyone here has huge dogs and they don't pick up after them and the maintenance people don't clean it either. This place also excepts Section 8 and the permanent section 8 residents here are well lets just say, if you enjoy living around a 25 year old obese man child who lives with his mother and screams f bombs all day and night at each other and get the privilege of watching him at work posted either on his porch or in the parking lot selling drugs to children from the high school next door. If you ever wanted to know what it was like to live in a trailer park this place just might be for you. If you move here get ready to regret making that decision every day. read more

It's a wonderful community. Well priced and pet friendly. They are easy to work with and moving from out of state was made easy with them. My credit wasn't the best when we moved here, but that didn't pose as a problem. There are several laundry facilities on site and they have large pool/spa. There a decently sized gym and the office is constantly doing thing for the residents. From pizza parties to full on meals , they're always doing something to keep things interesting . read more

Wish I could give no stars. Absolutely hands down the worst place I've ever lived. And I've live in some pretty poor places in college. Water damage in bathroom, took almost two weeks to repair, which during that time had no toilet or shower and expected me to pick up the cost of a hotel. FOR TWO WEEKS! Now let's get started on the management company. Oh where to begin. First, they don't care about you at all. The "community events" are a front to make you feel warm and fuzzy. Because when you do decide to move out they will take you for everything. Without going into detail I will be filing a lawsuit with this company. You have been warned rent somewhere else. I lived here years ago, and passed by and noticed the name change. I also came across and add on craigslist- 810 for a 1 bedroom? Are you high??? These units don't even have a washer/dryer or hook-ups, the hot tub has never worked and the walls are paper thin. Mold mold mold, did I mention mold? Yea, for what they are asking in rent you could get a duplex or a house- don't rent here unless you really want to torture yourself. You can put lipstick on a pig, but it's still a pig. read more

Robert G. may have exaggerated a bit on some of his issues, but let me tell you, this place is a total dump. I have had the displeasure of living at Heritage Village for the past 3 year. If I had the money I would be gone in a heart beat! The place is old as hell and it shows. My biggest gripe is with the management at Heritage Village. Completely unprofessional! They are rude, disrespectful, uneducated (they can't spell 'matter' correctly!), and never available in the office. Seriously, never available! I would NOT recommend this complex to anyone!...and I live there! Cons: outdated everything (seriously very outdated!!!), awful management, thin walls, they rent to anyone, small apartments, poor ground/facility maintenance (actually very bad), and small coin-op laundry equipment that is expensive. These apartments used to be called Sheldon Parkside Apartments in the 70's. Our refrigerator was olive green and we had green/gold shag carpeting. The wood exterior was natural, not painted and everything seemed fresh and clean. Since we had an upstairs unit, I did not know people downstairs could hear us. I did not hear them until there was a loud argument. There was not a parking problem because our lot was separate from the school. The new neighbors below me drove me crazy as the man claimed he worked nights and he kept banging on my door to tell me he could hear me during the day as I listened to my German language practice tape for school. I had already lived there several years and was not ready to be bullied by him. So I moved and hoped the next neighbor wouldn't put up with his dictating and be noisy. I was quiet and didn't even listen to the radio or stereo. Didn't watch much TV. Things were nice until that happened. There used to be a nice sauna and I haven't heard that mentioned. We never had trouble with management and it was very nice for me since I went to Sheldon H.S., next door. I moved out of state, so have been wondering what Eugene is like now. So I am so surprised by the reviews, but not surprised in a way. Things change. So now my longing to return to the good 'ol days has been brought up to reality. read more

Sheldon Butte Apartments have been a wonderful community to live in. We've lived here for almost 3 years and it's genuinely felt like home. It's been a great place to raise our young son. Changed their name to try to get better reviews as maybe new comers won't realize the change. Mold that comes back after being bleached they just paint over. Lead disclosure must be signed as these are pre 1980's apartments. Carpets are so old and have no padding at all. You'll never hear your next door neighbor because there is a large wall to wall closet however your downstairs neighbors you'll be able to hear snore, fart, talk. It's absolutely horrible as once you move in here you will never get a moment of privacy again. I have never lived in an apartment that has no sound proofing at all. In some apts noise is there but muffled or only in certain rooms ,these are different its literally having your neighbors live with you at all times. Its like living in a 3rd world country. This place has recently been renamed to The Sheldon Butte Apartments and by any other name is still a dump. The improvements under the new owners are mostly eye candy and no plan is in place to help those of us unfortunate to live here with the black mold that grows everywhere. The trees are getting trimmed after several of them fell and damaged buildings a year ago and some very cracked sidewalks have been repaired. The laundry facilities are filthy and out of date as is the "fitness center" The pool and hot tub are out of service and filthy but they are remodeling the office/community room. They will do nothing to deal with the black mold that we are forced to live with and no improvements or repairs will be made to the apartment unless we move out. Smoking rules are not enforced and cigarette and marijuana smoke is constantly blowing in the windows. There are active drug dealers living in the complex that sell to the high school kids from next door. There is dog feces throughout the complex in the grass areas but they promise that they are going to install a dog park somewhere in the complex. The apartments are small, out of date, over priced, and did I mention the mold? I recommend that you look elsewhere. read more

Affinity property management is the worst! Heritage Village has recently just been bought by Affinity property management which is now Sheldon Butte. I would not recommend living here! They lack in so many things. They are not professional at all! The manager & the other employee are so rude & always have an attitude! They either need more training on how to do they're job or just need to not work there. Within these few months they've been here i've had so many issues with them. They never answer their phones, it literally takes over 10 phone calls to get a single answer. The property manager is either never there, gone by 3 p.m or is always"busy". For us people that have different work schedules or get off work after that time she's there it's hard to communicate with the property manager of any issues or lease questions because the girl in the afternoon is no help & always relies on saying "it'll have to get taken care of tomorrow when the Manager is here". They have said "they are making some changes to fix up the property" but all they've done is fix up there office building, but the apartments itself are not in great conditions. They are so inconsiderate and treat tenants so bad. read more
