Our mailbox unit was knocked down on February 19, and more than two months later, it still hasn't been replaced. I live in the North Bluffs Townhome Association, managed by Associa Minnesota, and the complete lack of action and communication is unacceptable. I've attempted multiple times to work with the HOA Community Manager, but it's been nothing but silence. The last update we received was on March 24. Since then, we haven't seen any follow-up, timeline, or accountability. I escalated the issue by sending a certified letter to the Board of Directors on April 24. Even that hasn't been picked up, which speaks volumes about how little attention is being paid to residents' concerns. Meanwhile, residents are forced to pick up mail at the post office, which takes at least an hour each time due to travel time and long lines. As a community management company they select certain vendors and providers to service the community which they are contracted to manage. They receive a monthly managment fee for their service. In addtion they contract with providers who for example charge $1,000 for say a repair. Unfortunately, they do not "shop" for the best and perhaps less expensive providers and simply pass on the $1,000 to the HOA but pay the vendor only, say, $800 pocketing the $200 difference. This is a total conflict of interest. In addition they do not respond in a reasonable fashion to phone calls. Avoid them. read more

It is now March 2025 and this issue has still not been resolved. Associa fails to respond to email or calls. And now drywall inside my unit ceilings has been torn up for two weeks. And Associa is claiming they were not aware of this issue. Why would you tear out ceilings and drywall if you were unaware of a leak. My auto payment didn't draft correctly when dues were increased by $11, so I was assessed a $25 late fee. They sent one notification via mail, which I didn't receive until after the grace period was over. Associa was kind enough, once the right people were involved, to promise to reverse the late fee. They also gave me instructions on how to keep my auto-payment updated and receive alerts if I'm past due. They turned a negative situation into a positive experience. read more

AssociaMN is unfairly targeting me. The current manager intentionally takes days to respond, even in emergency issues. When I've contacted the general AssociaMN email for support, they only tell me to work through my neighborhood's manager. Associa mismanaged the budget of our community so poorly we now have a 205% increase in our HOa dues. The DID NOT pay a vendor for 1.5 years. Like others, we had multiple "managers" of our community over the years and could never get anything accomplished. Do not use them. read more

AssociaMN incorrectly charged me past-due assessments. The accounting department does not respond timely. I had no idea why I was charged a late fee at first because the letter did not explain why. It took my many phone calls and visits to the office to understand why there was a late fee. It was not even correct. The checks were drafted from my bank every single month and have never been late. Save your money. DO NOT hire Associa... I've listed the reasons to avoid them based on our experience at the Beach Condos. 1. Associa paid the building's insurance late causing us to be dropped by American family insurance.... The premium went from 79,000 to 280,000 yearly. 2. The new management company we hired said the financial documents associa sent were so messy and incomplete, they "couldn't make heads or tails of the information." Associa has been unresponsive when the new company followed up. 3. Our board has been asking for newsletters and financial statements to be mailed out for over a year and associa never followed through even though they said they would. 4. Our board ended our service with associa in October even though we're still paying our contract until December. The board said "we didn't want to deal with Eric and associa anymore, it's gotten so bad we have no choice." 5. Eric failed to show up to the last board meeting, sending a last minute excuse before the meeting. The board said that he had been completely checked out months before anyways so his presence wouldn't have mattered. The room literally cheered when they said we only had 11 days of associa service yet. 6. Associa cashed checks from the owners late, or lost them all together. One owner stated that they took 3 months to cash their check and associa attempted to charge a late fee to the owner. 7. Associa has been accused of predatory behavior. I've personally experienced this many times , the most recent occasion was on October 23th 2020, associa was forced to reverse a fee of $632 that was wrongfully charged to my account. I'm happy to attach the emails from Eric Gronli and his lawyer Amanda 8. Eric Gronli screens calls, and doesn't fully read and comprehend emails before he responds. You will get partial answers, and a belligerent attitude. He accused my elderly disabled tenant of breaking condo property, she could barely lift a gallon of milk... 9. JoAnn Borden, the president of Associa MN does not return calls and accused me of running a "smear campaign" and harassing her employees when I tried to alert senior leadership of the issues we've had. 10. Na Vang, the city of Brooklyn center property inspector said that Eric and Associa were the "worst property management company" he's ever worked with. Eric ignored his calls and e-mails. The city needed to condemn parts of the building in order to get repairs done. When asked about this, JoAnn's response was "we are only agents of the board." As if to shrug off responsibility. The truth is, the board had been asking to get the work scheduled and Eric had been "dragging his feet" according to our board president melody. read more

I agree with all of the complaints left here on this site. After calling and emailing multiple times, it became obvious that my calls were being screened and my emails were being ignored. After FINALLY getting in contact with the person that was assigned my case, he was unprofessional and uncaring....and then went back to ignoring my calls and emails. Thankfully, my HOA decided to switch management companies (for obvious reasons) but now I have to jump through hoops to prove payments that cleared my bank account last year. The resale disclosure package fees are a rip off!! They don't let you order them early because it says it is required to have the buyers name on it, and then if you want them in 1 day its $225 per document to expedite and $125 in 2 days. Ask for multiple HOA references before contracting with this company. Ask them how responsive the company is, how they manage work being done, and how well they follow up. Ask the HOA's about the quality of work done by the contractors this company hires. read more

You will pay them $300 a month to send you another bill next month for $300. Shoveling will happen half the time, you might get your lawn mowed. This year they're doing the roof on my unit and I was to cover the cost of new windows. The initial bill was $3200 and I was given 10 days to get the 50% deposit to the contractors. The "board" wasn't satisfied with the itemization of the work to be done and they've had my check for 10 weeks now. I am now getting a new bill for for the insulation portion of the roofing project. This was originally rolled in with the cost of the roof but some other residents that had to pay for insulation in the past "became upset and started making demands". The nails used in the roofing project will likely be my next bill as they weren't explicitly listed as the associations responsibility. The lesson learned here is; become upset and make demands. I have been a resident of a community using Associa for over 10 years. Still the same issues. 1) Lack of transparency. A letter once a year from the organization reminding us how to fix our own lawn. No account reconciliation statements, no receipts or acknowledgment of dues received. No discussion of community interests. It's a black hole. 2) Cost. The budget seems ridiculous. How much we are spending on fire suppression?! Our community fees are over $400/month now and for what?! Compared to other associations in the area, our fees are exorbitant. Not great for resale value. 3) Terrible Customer Service. Every email has a standard "I'll transfer you to someone you can help" or "Thanks for the email, we will look into it." No follow up. No response. Call and the person you need to talk to is never "available." The other reviews say it crystal clear. Associa shows no thought for the consumer. They will respond to this review and ask for me to contact them AGAIN so they can "resolve" the issue. But history will repeat itself and they will fail to follow up and resolve that email as well. Why bother? Hopefully we can get the residents together and vote to hire a new management firm. read more

I was on the Board of our HOA. In the 4-5 years that we were with Associa, we had five different managers. One only lasted about a week. We always had to check the books and our treasurer often found mistakes. It took multiple emails and phone calls from homeowners and the Board to address every issue and it took months for them to resolve concerns. The managers were sometimes unprofessional in the way that they communicated with us. The Board often had to deal with issues ourselves because Associa would not get back to us or would give up rather than pursue alternate ways to address concerns. We broke our contract with them and have found a wonderful new company. read more

I think Associa at this location give a very good "sales pitch" with to get the job, but once they get the job offer subpar service to the members. My Experience: Communication via phone or email for me have been difficult. If I'm lucky enough to get a person on the phone I'm always referred to the "Community Manager". Regarding communication via email my experience have been that its slow to get an answers, even slower to resolve the issue and lots of frustration because of the constant follow up. Over the past few years I've have worked with 3 different "Community Manager" at this location pretty much poor service. This association as crooked as they come. For the past few months I have been noticing a late fee on my account I tried to contact them over 2 dozen times with no response. I finally had to get the BBB involved then they finally respond after 4 months. I show them my payments were made on time according to my bank account and when they cash the checks. They then tell me that. Since the first false late fee wasn't paid I was being charged another late fee each month the false late fee wasn't paid. These people are scamming home owners! read more

LHR was supposed to put something on the garage doors to inform the people when they were going to start on the roof. NO NOTICE was given and people have their cars parked in their driveways who would have moved them had they known. LHR is continuing the work too. They have a "canned" email response to everything, but nothing ever gets addressed. The manager of our set of properties left and went to work for the new lawn service that Associa had hired to mow lawns and such. Very sketchy. They let rental residents blatantly and continually violate rules and do nothing about it. This group takes the money they are paid and then sit around and do ABSOLUTELY NOTHING. And don't respond to this asking me to send an email to you with my concerns, because sending issues to that email is a complete and total joke and nothing, I mean literally nothing, ever gets done. I live in a townhome and our HOA is suffering major financial setback due to the mismanagement of this firm. They charge a late penalty it they could not process my HOA fee within two weeks even though they say it might take several weeks for processing my payment. Sometimes I get a response a week later or not at all, they don't follow our rules and regulations they charge 20.00 a month to drive around the association twice a month don't know if that's really happening 25.00 per late letter haven't seen any copies but yet still the same late fees on a few , for a year Suppose to be free annual meeting but he couldn't make it so had to change to the monthly meeting because he wanted to send someone in his place. My wife and I paid HOA dues annually for many years (2003-2020). When it came time to sell our house, we needed to prove our dues was current with a "dues current letter" from the HOA. The fee to get this letter is $160 (seems kinda high for a simple statement showing we paid...in effect a receipt). Our title company was told to order this letter after the inspection conditions were removed and they ordered it on 9/14/2020 for our 9/24/2020 closing. The confirmation showing the order says 5-10 business days, meaning this could come after our closing, which means our proceeds will be held up until the letter is received. Nobody at the association management company seems to care about this however...unless we were to pay a $225 same day rush fee, then they would get right on it. Needless to say we're still waiting, on a simple document that's holding up a six figure check. Welcome to the world of property management where no problem can be solved without a big fat usury fee. Wish I could give zero stars. Probably the most horrible company I have ever had to deal with! Homeowner response time is 3 months to not at all. When we reached out to Kelsey and Stacey due to having several issues with our yard from ice damage and dead trees. Which Associa blamed on our small ( 15 pound) puppy so Associa did not have to pay for it. We even had the association lawn company come out to say it was ice damage and absolutely could not be dog damage from any size dog. Although, when we would park in visitor parking, or leave something in the yard a violation was immediately sent. The board is a joke and full of bitter divorcee women with nothing better to do than complain about homeowners parking in visitor parking, rather than dealing with real issues or making this a better place to live. We ended up moving and made sure to stay far away from anything to do with this association. read more

I bought a single home in an association managed by Associa MN. At closing I learned from the Title Company that I needed to pay approximately $250 in credits to the seller - requested by Associa MN, and I would be refunded later, no problem. I deeply regret to accept that. After six weeks, 20 phone calls, multiple e-mails, I have not solve my problem. As many other reviews pointed out, you need to be VERY lucky for someone to pick the phone in business hours, most likely you'll leave a voice mail and will hear back a week later. Even if you are "lucky", you'll likely be transferred from one person to another, until the line is disconnected or simply hear the same story and not have your problem solved. If you are purchasing a property managed by Associa MN, DO NOT pay any credits that the sellers may have. I would give zero stars if I could. To build on my initial iteration with AssociaMN described above, I paid the Q1/2020 HOA in later October/2019 at the closing. In late December AssociaMN refunded me the Q1 payment without any communication, and by the way I never asked for that. Then, they charged me a late fee in January. When I called and emailed complaining about it, and they told me it would be fixed. I paid the Q1 HOA again and then In February, another surprise, another $25 late fee. Still to this date (late April) Associa MN wasn't able to solve a single issue described above. read more

If I could give this company "zero" stars, I would, because that is what they have earned. I have called and emailed repeatedly to resolve an issue with my account that was a mistake made by THEM. However, they continue to asses me charges without doing anything to resolve their error. The community manager, Josh Reams, is supposedly the only one who can resolve my issue. Has Josh answered any emails or phone calls? NOPE! Oh, but rest assured, although they don't have the capacity to fix their mistake, they certainly have the ability to keep slapping me with late fees.
