LionRock Properties did a…read moregood job managing our rental house during most of the lease, but if you plan to have them manage your property until you SELL it, be aware that they may not return your property in the same condition you turned it over to them. We hired them to manage a nice house in Maple Grove and we turned it over in beautiful condition but the final tenants left it dirty with trash and personal items left behind. LionRock insisted that their responsibilities were done when the final tenants moved out. They kept insisting that when the owner intends to sell, they "don't do a normal turnover process." We couldn't find anywhere in their documents any explanation of what that "not normal" turnover process was supposed to be. For 24 days into the next month we insisted that we just wanted them to do a walk-through, manage the damage deposit charges, and then take care of cleaning and trash disposal so that we would get it back in the same condition we turned it over to them. We did not want them to help renovate the house or stage it for sale or anything unreasonable. Just give it back to us clean! Their move-out packet instructs tenants to leave it that way, so we had high expectations that if tenants failed to do so, LionRock would see that it happened. It took 3 weeks of email exchanges to make it happen and only then did they tally the charges to the tenants, disburse the security deposit accordingly and then arrange a cleaning service and trash disposal and we got the house back in "move-in" condition. Now why was that so hard?

Then I got a letter in the mail that said "right window frame broken. $1000". Nothing was broken and signed off. I tried to fight it but I was young and dumb and they threatened me with their lawyers. I didn't realize I had a really good case. I paid them, then they tried to up the bill again. Please stay away from them.

Here is what Mary N. (KMS MGMT said.. "f. Unit Reconditioning Fee i) Will be charged to any Resident who vacates prior to residing in their current Unit for less than eight (8) months ii) Fee is based on the size of the Unit; Studio/1BR $175, 2BR $200, 3BR $250 Reconditioning fees are to recoup a portion of the cost incurred when we have to "turn" (paint, shampoo carpets, etc) apartment. Standard leases are for 12 months so turning an apartment happens once per year. We certainly understand that a shorter term lease is necessary for some people so we do offer them however this fee would be incurred. Once you have lived in the apartment for a minimum of 8 months, this fee would no longer apply." Mary N. also told me that I absolutely was told about the fee and that it is in my lease...Really? So after I sign and receive my lease it is then in the fine print under sub section f (see above). I talked to Breanna and applied etc etc..asked about fees too! Never was told about this at all. I applied from TEXAS and came 2200 miles and arrived that day to sign paperwork...do you really think I would have time to read sub section F??? When I asked about fees this should have been told to me RIGHT when I said I wanted a 6 month lease! So the take away here is that you cannot believe what the leasing agent will tell you-at all. You know what? I wouldn't be as upset with this if the apartment was cleaned, painted and in good repair when I moved in. It wasn't. Please also know that, once again, I've lived in dozens of rentals and this is THE FIRST to charge such a bogus fee because, with shorter leases, isn't paying extra rent FOR the short lease enough? It was for every other place in Dallas, San Antonio, NYC, Miami, Las Vegas. etc etc....not here though! Mary N. told me that the rent I paid was 'market appropriate' but failed to explain why people who rent short-term pay higher rents than people who sign a year lease AND PAY A $200 FEE??? I cannot stress it enough that, unless you are extremely desperate, do not consider living in this place. It is the worst I have ever lived in-period.

And for Aaroosh to be appalled by the negative reviews is just hilarious. We asked to meet with Aaroosh and he always had an excuse as to why he was unavailable. The tenants ended up finding our contact info and reaching out because Aaroosh was MIA. Thank God for good, ethic tenants or we would've been screwed. Your best bet is to believe all the horrible reviews because each one is TRUE!!! He's a fraud and vacationing is his priority. Believe Peter, Sunny, and whoever else posted a negative review. Your home is a major investment. Don't waste your time with this fraud.

When we moved in to our Saint Paul rental back in 2020, the previous tenant had just moved out an hour prior and it was disgusting. We were told to call a cleaner or do it ourselves. Being the summer of Covid during George Floyd protests, we had to do it ourselves and let me tell you... the amount of hair, cigarette butts, grime, etc was appalling. We were compensated $200 for our labor. Aroosh left the company and Tyler took over. Way more professional and responsive, we were hopeful things would get better. I'm sure for property owners, he's great, but we were screwed upon move out and got only $57 back from our deposit. Was not expecting the full amount but got charged $600 for cleaning (cleaners from PPM) and almost $300 for flea treatment. FLEAS?! We did not have fleas and left that place 100x cleaner than how it was received. Renters, beware. Another company to nickel and dime you when it's time to move out, and not take care of the most basic things. Property owners, if you care about finding and keeping quality renters, do not hire them.

This is a daunting process to say the least, but Doro managed to make it not only survivable, but fun! Mike and Aaron provide the perfect combination of light heartedness and comradery to keep you sane and professionalism to govern you a flawless buying and/or selling experience. They seriously know their stuff and they work fast!!! We found a house we loved and Aaron managed to get us a same day tour, somehow had all the comps and info to us within an hour, and then helped us write up an ultimately winning offer before dinner that night. When it came time to sell our old house, they provided much needed guidance on list price and then helped us negotiate the 7 offers we got (because of their killer marketing) to ensure we got the best deal possible. If you want someone who knows their stuff, are killer negotiators, and will work their butts off for you, Doro is it!!
