Due to this company's failure to comply with FS 718.111 and its subsequent inability to rectify the outstanding issues regarding the flood insurance policy, the sale of a property in Pembroke Pines was unable to completed. Luisana Carrizo was contacted via email a phone call by multiple parties telling her the importance of a prompt response. Multiple emails had to be sent to remind her to respond, even the threat of litigation was not enough to get her to care. I feel bad for whoever is managed by this group. Their inability to properly ensure that their residents are protected by having the state required insurance makes me wonder what else they aren't doing in the best interest of the properties they "service." read more

I was sent a citation to clean my roof and gutters a month ago. It was my second notice according to them. I never received the first notice however I was given 14 days to comply or face $1000 fine. I called and no one returned my call and I emailed and was told I would receive a reply. I finally got a reply yesterday. It said that according to the rules and regulations that if they say it needs to be done, I have to comply! Well that doesnt work for me! The vendor said my gutters were clean and I want to know how they determined that the work needed to be done! I'm not happy with a management company that responds this way and talks to me this way! Associa spent a lot of energy promoting that our HOA members using townsq.io for everything HOA related -- except, apparently, responding to violations. That they still require you to send responses to their byzantine email reply address to show that you've addressed the violation concern -- not very user friendly. They should add a means to attach documents to the actual violation -- or if there is a way, provide a quick reference guide on that process. read more

Buyer beware! Our Broward County Condominium Association had the misfortune of being conned by the salespeople of Associa. They were hired as our property manager. When it came to having a licensed community association manager assigned to the condominium association it was a revolving door after the first individual had to go because he was a nice person but overwhelmed. Associa had him managing several properties. Association Services of Florida required him to do more than he was capable of doing. Our condominium did not receive the contracted services Associa was supposed to supply. He was replaced every few months by a new LCAM. The revolving door made the situation dysfunctional for the Board of Directors. Meetings were called with Regional Management to try to resolve the contractual violations (failure to provide services paid for). Things got ugly when the Board and the unit owners received the CPA prepared Annual Audit. It became apparent that Associa had failed to make the legally required deposits into the Reserve Funds. They violated Florida Condominium laws. Furthermore, when it was time to have the CPA prepare the next year's Annual Audit, Guido G. a Regional Manager for Association Services of Florida failed to provide the CPA with the necessary documents so the Audit could be prepared by the deadline required by Florida Statute. The unit owners did not get the Annual Audit in a timely manner because of Associa's accounting department's incompetence. Individuals within Associa are now being asked to respond to a State Agency for their most inappropriate and perhaps illegal actions. Please understand, you get what you pay for. If you pay very little for a property management company then they will provide very little in return. You will likely end up extremely dissatisfied looking for a new property management company soon! read more

The customer service for this company is absolutely atrocious, and judging by the majority of these reviews, they have done nothing to improve their image or service quality. In my case, I paid for an access card for the outdoor park services they created (tennis court, basketball court, playground). They treat the space as though it is Fort Knox. Fine, I accept it and paid for this which I was supposed to receive in the mail two weeks later. I am approaching 2 months without access. I can't call anyone because they do not answer the phone (which apparently is widely known and expected) throughout the community of Monarch Lakes AND their staff). When I inquired about it, the response I received: "Yeah, the answering service company doesn't work). Imagine that. Because I never received this key, I leave work early (again) to get my key. I get there only to be told that they do not know why I didn't receive it, and that the manager will call me because I am the THIRD person to come to the office that day for the same reason. I am the Treasurer of Faircrest 14 located in Tamarac Florida. I have to warn anyone who wants to have Associa handle their Management, run fast and quickly from this company. We have employed them since Nov.2023 and have had problems getting our staff, vendors, insurance and water paid in time. As a matter of fact, at this time a majority of our vendors are still not paid! Our water was shut off and our money has still not been transferred to the new bank Accounts that they set up. Looks like they are only paying what they can out of our monthly maintenance fees which still aren't adding up to what should be coming in each month. We started with them really in Oct 2023 to prepare for Nov Launch. All calls and emails are getting ignored generally. Not we have gotten our attorneys involved. The other company was bad, but they were a pleasure compared to Associa. We will look like fools if we change know but if it continues; we are going to be forced to change. These people do not return emails, calls, etc. I have been addressing a problem with the dumpster by my unit for months already, and no actions have been taken. I have mentioned in multiple occasions what a health hazard this is, and nothing. They have a website (town-square) for owners to post requests for maintenance, etc. I have some there that are still open since September 2019, and some others that were closed without being solved. I am so frustrated with association services. I was not able to get through the gates on Pembroke road on Saturday September 14th. I had to drive to the main entrance on Red road. There was a line of cars all the way to Red Road. I waited for 40 minutes until I finally reached the call box. I found my name tried to dial in with no luck. I do not have access to the main gate on the residence side, which I have reported twice, I gave up. All I got was an email from Andrew nothing was ever done. Cars were cutting in front of other cars on the residence side to get it, which is what I ended up doing. It was a very dangerous situation. And I had my two young grandsons in the car with me. I called yesterday and explained the situation to Ilene. I asked for the number for the office in Miramar and she said she didn't have it. I asked her to have someone call me from the office, she said she would. I did not want to get another email from Andrew and of course I just received one. Believe all the negative, 1 star reviews. Our community has had Associa for 10+ years. Our long-time CAM left and we were given an inexperienced CAM who previously managed a pool. We had not had an annual audit in 3 years, a reserve study in 8 years, an appraisal, etc. Our website was out of compliance and there were so many FL Statutes we were not following it was scary. Our accounts were/are a mess with one being $60k off and still not reconciled. We recently had a small assessment and Associa messed that up too for our entire community. They debited those with direct debit even though they were not supposed to without authorization. Those that did not have direct debit were charged a late fee AND a demand letter fee for not paying despite having 3 months to pay. The whole thing has been a MESS! We have since terminated our contract with Associa and their end date cannot come soon enough. Upper Management is no better- the blind leading the blind here. Select any other company. read more

This company is not trustworthy to say the least. I have reached out to them after submitting a payment of $1,000 yesterday through TownSQ. The next day I found that I was charged for $10,000!!! I try to reach out to TownSQ, and being immediately directed to them. As I call I get answered by an offshore rep who literally doesn't care about my situation and doesn't try to help, they hanged up on me twice as I tried to get the refund back. After a lot of back and forth they have refused to cancel the payment or make a 9K refund, and simply made a financial decisions for myself and my family even though my balance was lower than 2K before the payment. This company is a joke of a company, I never experience so much incompetence. Stay away from this property management company at all costs. They took over our community in Portofino Shores Ft Pierce Fl about 3 weeks ago, I received a letter with an application to set up an electronic auto payment for our monthly dues for the HOA just like I had with the previous management company. I followed all the instructions on the application, I emailed the app. with all the required documents to the address listed on their app. and couple days later I get an email that my app. was not process as is missing information without any explanation to as what exactly it might be missing since all the requested information on the form was filled out. I called the property management company to get an explanation on what could be missing that they might need since there is no explanation in the denial email received from them to let me know what else might be needed other than what they have asked me for, and I already provided. The person that answered the phone basically told me that they don't know what's missing, that their accounting deals with these issues and they don't have a way of contacting them, that there is no phone number where they can be contacted to see what the issue might be, and the only remedy is to apply all over again and send the application directly to them. Instead of the property management company doing their job and follow-up with their accounting department they told me that I have to do that, regardless that we are the ones paying for their services. Without getting anywhere a few hours later I redid the app. attached the voided check just as instructed and emailed everything to the new email address provided by the management company, allegedly to the accounting. To my astonishment instead of receiving the acknowledgement from the accounting that my application was received and updates regarding the status of my app. I got a blank form and a request to submit the application all over again. I'm plainly getting the run around, for something as simple as signing up for direct payments for an HOA. I been at this emailing and waiting for someone to actually do their job for about a week now, with their total ignorance and total disregard for the fact that we have lives, jobs and cannot be keeping up with these idiotic unorganized of a company. I never seen so much carelessness, gross incompetence such a low-quality services in my whole life. The property management company has NOT delivered on the promises they made to the Board of Directors of the Condominium. The fiasco started with their inability to accurately account for assessments collected the first month. This has been followed by a lack of supervision of the 2 workers they hired to perform routine cleaning/maintenance at the condominium. Associa does utilize a program that permits Unit Owners to post concerns and suggestions. Unfortunately, the follow up by Associa is extremely slow or non-existent. Associa commits to an action then does not do what it says it is going to do. The worst thing I experienced personally was calling Associa. I was either disconnected from the representative I was speaking with or she hung up on me. No way I would waste my time calling back. I always try to think of something good to say, but I have never met any employees of Associa in person. All my past interactions have been less than satisfactory. I am hoping Associa is going to provide better service to the condominium, the Board of Directors and the Unit Owners in the future. read more

I have been trying since June 2021to resolve misapplied funds of 7,634.95. Associa they should have applied that money to my 4 units as stated on check accompanied by the payment coupons. They have transferred money from this account using codes that no one can explain to me Today I called again. Ms. Britney was helpful but she could only see what I see on line. She referred it to her higher ups, This afternoon I get a email from Ms. Vera telling me my account is up to date. But only up to 8-14 2008. I did not own the condo at this time. Also no explanation of what happened to my funds. I was on the Board of Directors yet I was unable to get any help with this problem . I am going to let my lawyer take care of this problem. I had a terrible experience here. They increased the HOA fee without notifying me, and I paid less than the full amount unknowingly for 18 months and not once was I told the amount increased or that I had a balance remaining. When I inquired about this, I was turned away and told to pay the balance immediately. I tried reaching out to all levels of management, even to the president of Associa, and no one ever replied a single one of my emails or letters. I waited 7 months to get this issue resolved, and went to the office no less than 15 times over the course of this time. Such terrible customer service and a lack of care for the customer/tenant. I'm the President of Emerald Lakes Townhomes Homeowner's Association of Miami Inc. We had the misfortune of hiring Associa as management company in November 2023. Associa sold to the Board of Directors a pretty picture, very far from reality and we did our homework, we interviewed 11 different companies. Associa did not have a resource to assign to our community and ended up assigning a "senior" manager that was a disaster. This manager left Associa on 3/8/2024 and we are on week 3 of not having a property manager assigned to our community. Yet, Associa continues to deduct their management fees from our bank account. They promised a smooth transition to their systems and here we are, entering in month 4 of the year 2024, month 5 after Associa was hired, and we don't have financials. The violation process does not work, overall is bad, really bad. Do not hire this company! Do not believe a word of what they tell you. And please, if they leave a comment asking to contact an email address or phone number, do not bother. We send emails every week to that same email and all vice presidents and senior CAMs you can't think of, and no one responds. read more

They took over association management for Montoya Estates about March 2021. I have made payments every month for years and years. They keep sending a bill but are missing a payment. I called them twice, sent cancelled check images and they responded saying it was handled. Now, I get ANOTHER bill saying I owe them money and late charges. For 2 years they claimed I owed them Over $650 which was paid in full in 2020. Contacted them with over 20 emails, proof of cashed checks to at least 5 or 6 different agents (Their turnover sucks for obvious reasons). So bad that half the time no one even answered their phones. If I could go without stars I would. Dealing with this organization leaves much to be desired. I tried to replace a missing pool key for 10 weeks following a process which did not work. They lost the check I sent in the post. I had to cancelled it. I requested an alternative way of making payment and apparently in this modern age where money can so easily be transfer via different means they had no alternative but to request another cheque be sent to them. We have been locked out of the pool for the last 10 weeks and they confirmed today again that sending a new cheque to their offices is still only way to replace the key. It has also been brought to my attention that other residents were able to secure replacement keys without following the process so it appears that they are failing to hold all residents to the same restrictions or rules. read more

I live in Brandywine Phase 1 which is part of the larger Shenandoah Community in Davie, FL. Association Services of FL is the management company for the Brandywine Homeowners Association. Under their management, I have watched my neighborhood decline steadily year after year. I doesn't help that the board is all but comatose and allows Association Services to provide substandard services. The common areas look HORRIBLE. Plant beds with half dead plants that haven't been mulched since who knows when. Weeds everywhere. Black roofs, huge boats parked in yards, and garbage bins everywhere. They provide grass cutting but the company(ies) they hire do a horrible job. I don't let them cut my grass because they will literally kill it! Now the manger won't even respond to my e-mails requesting to know the time and place of HOA meetings, which aren't properly noticed. Worst company ever. read more

I owned this property since 1994. Since the Pandemic I moved full time to my Villa since March 20, 2020. I met in person the Property Manager Cisneros in May 2020. I talked to her and explained few of my concerns that I have with Associa. First the billing, always problem charging late fees, not to have a list of owners of the 20 villas, rental agreements during the pandemics, cutting of the grass and trimming of the palm trees and emails that I previously wrote and never received any response, etc.... She indicates that she was going to get back to me. I never received any response. On July 30, after many calls I got in contact with Vanessa Valle and I was informed that Cisneros was no longer the Property Manager. She indicates that she was going to contact the new Property Manager and he was going to call me the next day. Yesterday, August 13 the gardener came and cut the grass and trim the palms trees. I spoke to one of them and I was very specific that I have two palm trees in the back that needs to be trim. The gentleman told me that they were going to trim all of them. They left and they did not trim them. I try to contact via email and phone call Associa. Today, I wrote and email to Admin@associaflorida.com and received the response from Joanne Garcon, Administrative Assistant ,that they are no longer managing this community. Wow! Wow!I found an email that was sent to me by another owner and copy the email to the President and to the new Property Manager. Bad services provided and basically just collected dues and our HOA cancelled the contract in November 2019 and they keep sending out demand notices trying to collect dues months later. And then when you figure it can't get worse, they invoice us for the cost of the demand notices sent to a community they don't represent anymore !!! seriously they posted an invoice for the December demand notices, notices sent 30 day after we stopped the contract with Association Services of Florida. and in January, another mailing of demand letters received in our community. Guess its hard to for Association Services of Florida to realize we're not clients, since service level is the same whether you're a client or not !! Not surprising, they didn't do anything other than collect money so I guess they don't see any difference between a member community and one that isn't. Terrible Terrible run from these people ! My community just laughs at them all, but really not so funny when you think they are supposed to be a professional business. I have been trying to work with AssociaFlorida repair a damaged sidewalk for over 6 months. Basically since i moved into the neighborhood. It's been nothing but a back and forth with the association and no one can get the job done, they have even gone as far to tell me that the sidewalk repair and damages are the home owners responsibility. From the guidelines and legal documents the sidewalk is considered a common area which is cared for by the association. The sidewalk is lifted due to unkept tree roots damaging my driveway and my neighbors. It also posses a threat and liability to anyone walking. I fear for a child or adult trips there due to the lack of responsibility. I am up to my last never in sending emails, meetings, request, town app, to be dealing with unsupportive staff and people who just do not care. I am a homeowner that unfortunately has to deal with my local HOA and Associa Services of Florida to complete a ARC (Architectural Request) to install a simple order for window shutters. This has been the most difficult process I have encountered as a homeowner. They are the worst!!! Two months now and and still dealing with more document requests from the HOA. I have submitted, resubmitted and handed in person all the requested documents but they don't seem to get the forms together, instead they just ask me for their "missing" forms.
