The damages were not present when doing the walkthrough but upon move in day I walked into a unit with bubbling, disgusting paint, and a wet smell. I notified the property manager immediately but nothing was done until a month later when contractors came in and painted over the visible mold... less than 24 hours after the paint job, mold started pouring through the walls. I got professional testing done to gather information for my health, and got the heck out of there. Stay away from this building and especially any units on the top floor. Unit 1001 likely has not been remediated and still has an ongoing issue.

The quality, current new leasing management, service quality, tenant concerns, complaints/return calls and quality value of their units are absolutely horrible. No updates to the rental units, no repainting, creative landscaping of their properties, very cheap owner, repeatedly raising the rent every two years, slow to provide maintenance. They could care less about the quality abd appliances update inside and outside their leasing units. The monthly leased rental amount are not worth the quality of the units. The tenants I have met at Elgin, IL PW Townhomes do not rent there for long periods, they are in and out within a year. Most previous tenants told me the leasing office suck. Very Poor onsite tenant service and extremely slow to react to tenant concerns. Avoid PW Townhomes and CH Ventures leasing by all means! You have been warned! Beware, don't be fooled like i was.

For months, I have repeatedly provided documentation, followed up by email, and requested confirmation that my account would be corrected. Instead, I have been met with silence, delays, and a complete lack of accountability while incorrect charges continue to sit on my account. No tenant should have to spend months chasing property management to fix a straightforward billing issue. It's exhausting, unnecessarily stressful, and creates an environment where you feel ignored rather than supported. At this point, the issue is no longer the original error--it's the refusal to communicate and resolve it. Property management should be competent enough to handle basic accounting corrections, respond to resident concerns, and follow through on commitments. None of that has happened here. I pay my rent on time and have done everything asked of me. In return, I've had to repeatedly fight to have an obvious mistake corrected while being forced to wonder whether my rent payments are even being applied correctly. This entire experience has demonstrated a level of incompetence and indifference that I would expect from neither a professional management company nor anyone entrusted with residents' homes. If you're considering renting here, understand that when something goes wrong, getting a simple issue resolved may become a months-long battle. This doesn't even touch on the hostility of the property manager that comes to on-site.

This is the warning I wish someone would have given me…read more If you are an investor interested in wasting a ton of time and losing a lot of money-- these are definitely your guys! In 35 years of holding all kinds of real estate, from condos to multi-unit buildings, I have never encountered this level of incompetence. But it's actually worse than that. A lot worse. They also lie and steal. Seriously- they are thieves. I brought them a beautiful condo in the Chicago Loop- compete with professional photos and excellent on-site management. They talked a big game: high-end rent, top-level marketing, MLS placement. They literally did none of it. I looked for an ad and found none. When I inquired, they lied-- said "Everything looks good at this end!" Which is, of course, much different from "We've had it on the MLS for weeks!" When they were called out, of course they placed an ad-- but by then, my unit had been sitting vacant while they tried to sell me on thousands worth of unnecessary repairs. If it's like this for an investor, I wonder how they treat tenants? Long story short-- I fired them, hired a real realtor and the place was rented inside a week. I had already deposited money with them -into my 'repair' fund. They said they'd have to keep some of it, as I broke our contract early (for cause, but okay). Do I even need to say it? They kept ALL of it. I mean, Of course they did. If companies like GC didn't steal, they'd never make a dime. Mark Ainley, John Rosa and company-- good riddance. And GFY.
