Whatever you do DONT MOVE HERE or rent from this place they are scammers!! In it for the money and that's it! Rent is insane for the apartment size and quality ( plus it's going up since no one will rent from them and they're not making money) and they do not care. [[HIGHLIGHT]]I've lived here for a year and have never once heard back from the management about any issues, NOT ONCE![[ENDHIGHLIGHT]] i communicate solely with the maintenance men who are the only people that seem to care about the residents living conditions! [[HIGHLIGHT]]when we moved in they failed to set up out wifi, and of course would not respond to our messages about how/where to go to get one.[[ENDHIGHLIGHT]] We ended up having to contact the company ourselves and scheduling a time for them to put in our wifi....almost 3 weeks after moving in. Had to pay out of pocket to extend my hotspot and they refused to pay me back for their mistake. They will enter you apartment and turn off the water without notice because they "forget" to send them out. They allow dogs but there's broken glass ALL over the property that I repeatedly have to clean up. For most of the winter they didn't clean our sidewalks and my boyfriend or the downstairs neighbor would go shovel and sand so people didn't fall. We have a large problem with theft in the mail/laundry rooms and had to create a petition for the management to even consider putting up cameras. Now it's been almost a year and still no cameras but supposedly they are coming. Rent wise they charge us an extra $32 a month for "resident benefits" that we never get anything from (supposed to be coupons or free stuff from local spots) and i just found out I also have to pay annually for my dog to have a pet account each year which is another $35 on top of the $100 a month it cost to have him + $600 pet deposit that you don't get back. [[HIGHLIGHT]]Overall they don't communicate or try to improve their properties AT ALL and wonder why no one wants to move in.[[ENDHIGHLIGHT]] They also have people pretending to give them 5 star reviews on google to trick people into thinking some people like them. One of the most significant problems was the refrigerator issue. I went without a working fridge for three long months. During this entire period, there was no sense of urgency or compassion from Atwood. Each time I reached out, I was told someone would come or that parts were ordered--but nothing actually happened for months. It was not only inconvenient but also a clear example of poor management and disregard for tenants' basic living needs. 5. Maintenance is supposed to provide support and ensure livable conditions, yet they repeatedly failed to show up or complete jobs as promised. I lost count of how many times I was told they would arrive, only for no one to appear. It's hard to have any trust in a company when their own maintenance staff can't follow through on simple repairs. 6. [[HIGHLIGHT]]What made matters worse was the retaliatory behavior. If you challenge them or prove them wrong, it feels like they take it personally.[[ENDHIGHLIGHT]] Instead of addressing concerns professionally, they become defensive or uncooperative. That kind of attitude is toxic and unprofessional in any business, especially one that deals with people's homes. 7. I should not have to worry about being mistreated simply because I spoke up for myself. Tenants have every right to request proper maintenance, fairness, and honesty. It's not retaliation-proof to expect the services you're paying for--it's basic decency and part of the agreement we sign when we move in. 8. [[HIGHLIGHT]]This entire situation has left me with deep disappointment in Atwood's operations and how they handle tenant issues.[[ENDHIGHLIGHT]] The lack of responsibility, professionalism, and care is something I would never want anyone else to experience. Too often, tenants are treated as if their voices don't matter--and that's exactly how I felt. 9. [[HIGHLIGHT]]I hope Atwood takes this feedback seriously and reviews how they manage maintenance requests and tenant communication.[[ENDHIGHLIGHT]] Ignoring or retaliating against tenants who raise valid concerns is not just bad business--it's unethical and could easily border on legal misconduct if it continues. 10. For anyone considering renting or working with Atwood: think twice. I would strongly recommend looking elsewhere. No one deserves to wait months for essential appliances or deal with unprofessional behavior. I'm sharing this so others know the reality before they go through what I did. In my time living at an Atwood apartment, they have tried to fraudulently fine me thousands of dollars after their negligence caused significant risk to my health on multiple occasions. 1. They do not monitor the vaccination status of animals on their property, leading to me getting attacked by a neighboring tenant's dog which was NOT vaccinated for rabies. Following the attack, the owners of the dog did not let her out, leading to piles of feces building up in the basement. I reported this abuse/biohazard to Atwood and they did nothing as this continued for almost a year after reporting it to Atwood. 2. Their contractors left a neighboring apartment's door wide open for days at a time, even after I contacted them about it. This led to a significant mouse infestation and mouse urine all over my apartment, which carries serious and hard-to-treat diseases. It also lead to significant apartment damage, which they are claiming I caused despite the damage occurring where the mice entered and were caught entering the apartment. 3. They are claiming I owe nearly $2,000 for a combination of damages that I reported at move-in - which they neglected to ever repair and I have timestamped photos of - damages caused by the mice, inches away from where the mice were caught, and "8 hours of cleaning". When asked for explanation, their only explanation was that they had to paint over a scrape in the paint. It should go without saying that this should not take 8 hours of work. They also attempted to charge me $100 for two keys that I was not given. They later admitted that they were wrong to do so, but would only drop the $100 fee - which they admitted was charged on false grounds - if I refused to fight the other ~$1900 of false charges. I additionally believe these charges to be completely fraudulent because the apartment had not been cleaned when I moved in. They did not clean the pawprints off the walls, or even the dead bugs off the ceiling. I am to believe they did $2000 of repairs when I moved out, but couldn't brush away dead bugs for my move-in? 4. The downstairs tenants chain-smoked indoors, and continued to do so after multiple complaints to Atwood which went completely unaddressed. 5. They attempted to enter my apartment on several occasions without notice and without permission during periods where they thought no one would be home, which is illegal. read more

I am one of the very few tenants who made the terrible mistake of trusting Atwood Management and moving into the Silos Apartments. When I initially moved in, I found that my brand-new apartment had noticeable damage. The floor has many stains and scrapes, the particle wood base boards have marks all over them and one of them is already falling apart, one of the doors has deep scrapes, and the supposedly new toilet has brown stains in it. You cannot move 2 square feet without finding damage. If I left a unit in this condition, I would surely not get my deposit back. Apparently, it is acceptable for Atwood and the contractors to leave a unit in this condition. Additionally, there is dried paint on the floor, windows, sink, doorknobs, and pretty much everywhere else. It looks like the painters were blindfolded. [[HIGHLIGHT]]When I brought this up to Atwood Management and requested to cancel my lease, I was told by Brandon, an individual who should clearly does not care about the quality of his units, that he would not cancel my lease as the apartment was not "unlivable."[[ENDHIGHLIGHT]] That pretty much tells you everything you need to know about Atwood Management: The bar for an apartment that they marketed as luxury is so low, that as long as it is "livable," it is acceptable. [[HIGHLIGHT]]Brandon told me that the damages were not Atwood Management's fault, so they would not fix them. He did however promise to contact the contractors who sloppily worked on my unit. I was told that he would try to get the contractors to come and fix the issues, and I should hear back from Atwood within the week. I never heard from Brandon or the contractors.[[ENDHIGHLIGHT]] To top it off, we cannot receive mail at these "luxury" apartments. Atwood chose to allow tenants to move in before they considered mail delivery. All mail and packages get diverted because postal workers do not have a way to access the building. I was told that this issue would eventually be fixed, but that they do not know when and there is not timeline for when we will be able to receive mail. We have mailboxes in the lobby, but they are apparently just for show. Let this sink in: WE CANNOT RECEIVE MAIL OR PACKAGES IN THIS COMPLEX. This apartment is clearly not ready for tenants, but Atwood Management gladly took our money anyway. Even without the many issues, the building looks great on the outside, but on the inside, it is just cheap appliances, shoddy construction, and particle boards. Even the door frames have gaps and look like they were installed by someone without any experience. Do not move here. To Atwood Management, if you are reading this, I will happily take this review down if you fix the issues that you have assured me you would correct. To potential renters, if this review is still up, it is because Atwood Management has not corrected the many issues, and the Silos Apartments still have many "livable," yet unacceptable, issues. read more

EDIT: As of 7/28/2024 my lease has ended and somebody has entered my apartment WITHOUT any notice. This is not the first time they have tried but this time I was not able to stop them. Honestly, don't even get me started on why I would never rent with Atwood again. Let's start out with the fact that one of their employees threatened me and their management did NOTHING. Because of that, I invested into cameras, and I also had to pursue therapy to help because I was constantly in a state of panic. Not only that, I've had maintenance lock my cats out of parts of my apartment, they have touched my clothes, they messed up my external hard drive, they have tried to enter my apartment without any notice. This has all happen within the year of 2023-2024. If you're looking for a home or a safe place, I would avoid Atwood at all cost. Especially if you're a young female This doesn't include the documents they had lost taking over village courts and wanting to charge me $700 for my cats. I was kept in Room 7 at 5 Montrose road Harrow HA3 7DX for seven months of exposure to Crack Cocaine neighbors from Room 10 . Mr Woodley three times made treads to kill me . House was full of drug users and prostitutes . The house wasn't managed by anyone and kept dirty and everywhere were mice . Atwood Management is notorious - in the southern Minnesota area at least - for being the worst for all-around business practice. Overcharging past tenants is their favorite thing to do once you've moved out; you could leave the place cleaner than when you've found it and they'll STILL insist the carpet must be replaced on your dime. If you happen to be put into a situation like me where my roommate and I left and were charged nearly $400, plus an extra collections fee of $250 (after we were told weeks prior in WRITING that $400 would be the amount sent to collections, NOT over $600), do what you can to explain to the collection agency the situation at hand. This doesn't mean that Atwood will let you off the hook; but you certainly will have removed your name in the collections agency database! Expect to hear from Atwood well over 6 months after moving out about an amount less than $50 that you still owe them! [[HIGHLIGHT]]The only good experience I had here was those couple months of no-contact following my departure as a tenant from Southwood Flats apartments.[[ENDHIGHLIGHT]] I'll say it again for the people in the back: SOUTHWOOD FLATS MANAGED BY ATWOOD. Do everything in your power to never have to work with these people professionally. After months of their greedy antics, I am done being professional at all. Apartment itself wasn't bad, however their inability to resolve a dispute over checkout charges for unreturned keys (which were returned a month prior with tracking info) is an absolute joke. The $100 in charges is not the biggest deal, but their inability to keep their accounting and business practices in line is nothing short of terrible for a company of this size. They have since stopped communication and leaving us out of money we should not have been charged for. I cannot recommend them after this until (if) it gets resolved. Terrible rental company. I kept an extremely clean apartment and constantly was cleaning and scrubbing because these bugs kept showing up. When I told them that I would tell anyone who came to view my apartment the problems and bugs that kept showing up they threatened to keep charging my card rent until they rented the place. Even though I would be moved out and my lease was done. Would not recommend this company at all. No one in the office answers the phones. The worst rental company I've ever had. They sold the property I was living at with no notice, so I was being emailed by a new company about my rent and it was not communicated at all. The are unresponsive to emails and phone calls. My leasing manager was incompetent and did not know the answers to any of my questions. My window was broken and they did not fix it, so it was cracked open almost all winter. Do not rent from them. read more

The worst leasing company I have had yet. They begin by never answering their office phone so it is impossible to voice your complaints in person or even to an actual employee. They do not give 24 hours notice for showings, they just "try to". Maintenance has not showed up during their scheduled time and they charged us to fix a broken window that we did not break, that's $150 that is impossible to fight because you can't get ahold of anyone!! They are very disorganized with billing and payment, our house gets an invoice from a different email address each month which is beyond suspicious. It's incredibly difficult to keep payment history straight and make sure things are done on time because they do not send the proper billing or forms out often. My largest frustration is all the unknown fees. I am paying almost $50 in additional rent each month for fees that do not apply. Also, they have attempted to charge me for my security deposit on THREE SEPARATE occasions. I keep a pretty organized financial record for myself, but you can tell they try to get money from college kids who can't keep up with bills (so they charge them more than once). SO unprofessional. Atwood had me pissed off since week 2 of my year lease. Dont come for repairs, dont have unit done on time or in condition promised, emergencies like flooding took over 72 hours to address. If I could give 0 stars I would. They do not communicate with tenants. There are wasps in the walls and squirrels in the ceiling. Maintenance only ignores the problem or comes up with an excuse. Management doesn't have their stuff together and are constantly mischarging tenants. I have been accidentally charged double my rent twice now. These jokers fined us fifty dollars for have the recycling bin up the driveway by the garage door, out of the way. No warning that we should move it, nothing, just a letter that we are getting fined. And it was only three days ago that they checked things out and took pictures which I have yet to see. This is the worst property management company I have ever rented with. They advertised the River's Edge Town Homes as "luxury units" and they are anything but luxury. They have upgraded counters and carpet, but everything else is cheap. We moved from across the country and trusted the property management company when they represented this as a luxury unit. The first day we moved into the brand new unit (we are the 1st tenants in this unit), it was apparent that many things were not finished from construction or done improperly. The property management company does not return phone calls and just says to contact the contractor, but doesn't give you the number to call. Here is the list of problems we have had in the 3 months we have lived here: First electric bill for 14 days was $130. 18 lights bulbs went out in the first 14 days. Gas Leak. Closet system in bedroom was improperly installed and fell off the wall breaking items that had been stored on it. Shelf in laundry room fell off wall. Parts of trim around windows and doors were not painted. Toilets not flushing without holding the handle for the entire flush. Bathroom sink had no water flow because filter was installed improperly. Bathroom fans are extremely loud. You can feel the entire floor vibrate when turned on. When garage door remote was used it opened our garage and the unit next to us. We were given only one garage opener for a 2 car garage. Black ring around light over shower. Paint has spots where it didn't completely cover the wall. Window above front door left unpainted, so it is yellow and you can see the staple marks from construction. All the other windows are white. Kitchen floor is not level. Base board along the wall touches the floor on the edges, but you can put your entire finger under the part in the middle. Refrigerator is the size you would find in a studio apartment. It is 8 inches too small (width) for the area left in the cabinets for it. All the trim had the nail holes puttied, but not painted over. Putty smears were left all over the trim throughout the unit. Cork pads and sticky marks left all over the trim throughout the unit. Paint marks on floor throughout unit. Hand rails were re-drilled, but original holes were never patched and paint. For the amount they rent these units for and for how they advertise them as luxury units, they are a huge disappointment. The property management companies complete lack of concern only compounds the frustration and disappointment. I was told a month ago that someone from the company would call me by the end of the day. Zero. My apt got broken into and over a year and a half went by of us trying to replace my bedroom screen and they NEVER came to fix it. I had maintenance come in once to fix our heat, all he did was turn our dial up (which is obviously what we tried to do SEVERAL times) and he left. Our heat never turned on. Southwood terrace used to have an office in one of their very own apartments, but they moved out over a year ago leaving us with no way of direct contact. We call maintenance and they either don't show up or don't show up for months. Something must be done. read more

I have never had a problem communicating with mgmt nor have I ever had a problem with the maintenance crews. DO NOT RENT WITH ATWOOD!! Especially stadium commons is Mankato! Their apartments FLOOD. The complex next to us had their lower level apartment flood on June 18 so Atwood came around to check on our unit and did NOTHING to prevent ours from flooding, which it did, on June 21. All they would have had to do is reset the sump pump. Then their way to "fix" it was to rip out our carpet padding and put a bunch of fans around our apartment...yes that's right fans...to dry the soaking carpet. So our apartment has been unlivable since June 21 and when we try to contact Atwood they say they are waiting on the landlord but refuse to give us the contact information for him. Also the insurance they make you buy does not cover flooding...imagine that. read more

If I would have known how bad Atwood was I would have never rented from them!! If there was a 0 star option they would have gotten it. I was desperate to find a place to live so I decided to rent with them. Worst decision of my life. They have taken on way too many properties and they couldn't even manage the ones they had before. I have lived in the same house for 2 and a half years now and the BS is getting worse every year. If you have a problem they don't care. They are charging my roommates and I $100 each everyday until we find a new roommate because they evicted one of our roommates for no reason. When we found someone to take their spot Atwood took too long to get a new lease ready that the individual had to find somewhere else to live. Atwood has taken so much money from me for no reason. Atwood won't put you first and they won't help you figure out anything. Their properties are not up to code and they are very run down. WORST APARTMENT COMPLEX EVERI wouldn't give give them one star. But I had to, to write a comment!!! I signed a sublease right before March 2017 and when I tried to get my keys they said I had owed money so they could not give me my keys. When I told them I paid rent and security deposit then they said oh and gave me my keys? I tried to move into my apartment and There was not a room that was empty. Also, the room I was suppose to take over was taken. I went to them and they said they can do nothing about it. They basically told me and my parents to our face that they are only there to TAKE OUR MONEY. THEY WERE NOT WILLING TO HELP ME WITH ANYTHING. THEY WERE ABSOLUTELY RUDE AND DID NOT TRY TO ACCOMMODATE ME. I LIVED OUT OF MY CAR FOR A MONTH DUE TO THEM NOT DOING ANYTHING. On top of all this they would not let me out of my lease or even make an effort to move me apartment houses. I am a manager over at the Courtyard by Marriott in Mankato and i get a lot of business people that ask for apartments. I will bash ATWOOD PROPERTY as much as I can. This is absolutely sad. I will never recommend anyone to these apartments. I am still homeless and have not received my money back or any phone calls at that. I have called them and left them voicemails and emails and have not gotten any back. Meaning they do not care about there residences well being and problems. I go in to talk to them plenty of times and they were never available until I came to pay rent!!!!! I stopped by my apartment today to see if my room was open and the roommates had been smoking in there and I cannot be around cigarette smoke per my doctor. I have my furniture in there and could not remove them today due to THEY SMELL LIKE SMOKE. Now what apartment complex would not try and accommodate you? I have never had a problem any place I have leased or anyone in general. This is a strong statement! I was also verbally attacked by my roommate and she's about 50 years old. I wish the option for zero stars was available. This has been my 5th year renting through various renters (college living) and by far, this was the worst experience I have had. Upon moving into my apartment, I noticed the garbage disposal was broken. A week went by and no one came to fix it. My sink was overflowing and it smelt awful. I contacted the "immediate response" maintenance people. A 15 year old was sent to my door at midnight just to tell me, "looks like you need a plumber". I was then sent a bill for $290 for the immediate response call. To make maters worse, when I moved out, they charged an extra $290 for "moving out charges". I wish I was able to post pictures of my apartment of how I left it because it was CLEANER THAN MY ROOM AT MY PARENTS' PLACE. Although it is hard to find cheap and affordable living in Mankato for college students, please do try to rent somewhere else even if it means spending a little more money.
