Do not move into this apartment under any circumstances. They use various tactics to charge you more money beyond the deposit. For example, when we asked them to fix existing issues at the time of move-in, they said it wouldn't be a problem. But after we moved out, they claimed it was our responsibility and charged us for everything. When we inquired about it, they said that because we don't have written evidence, it's our fault -- and went ahead and billed us for all kinds of things. There are a lot of pest control issues which they do their best to handle but a lot of residents dump food around the buildings and parking lot which is a nightmare if you have a dog. Management is completely useless and the leading department is possibly illiterate. It's less safe by the day here. Drugs. Prostitution. Are you wondering why all the Google reviews for this place are all positive? Yes they are marking all the negative ones as spam because these apartments are disgusting. Do not live here. If I could give this place 0 stars I would. First of all, they let residents smoke in the apartment here weed, cigarettes, etc. So if you are pregnant, have a newborn baby or a dog that stays in the apartment all day, it's a safety hazard. I would come home from work and the apartment would be hazy from the downstair's neighbor smoking all day. The apartment they put me in also had bed bugs. When I moved out I had to get rid of literally all my bedding, mattresses, couch- everything. Also I had people knocking on my door almost everyday for no reason, literally jiggling the door knob. For the price every month you can find somewhere else that is safe and doesn't smell like a factory. read more

I wouldn't recommend getting an apartment here unless you want to get scammed out of money on your security deposit and hear everything your upstairs neighbors do. I would get woken up in the middle of the night to whoever lived above me. It's not worth the high rent prices. The parking is awful. If I got back past about 7pm at night, I would have to try to find visitor parking spaces that were a pretty far walk from my place. Upon moving out, I called to specifically ask about the process of dropping off my keys, parking pass, gym fob and pool pass. I was told by the office staff that I could leave all of my paperwork and keys/passes in the dropbox. I spent the whole day moving, and in the evening, I double and even triple checked my envelope to place in the dropbox. A month later, I received a return check for my security deposit. I was charged $150 for missing keys and passes. I've filed a dispute with Avalon's Customer Care Center, but after speaking with the office today, I was told that the gym key fob, parking pass and mail key were missing. At the end of the day after all of the stress of moving, I can't believe that I'm being charged $150 for the front office staff's incompetence. I don't know how hard it is to take things out of an envelope and account for them, but the staff apparently can't do that well. I'm not sure why I was advised to use the dropbox if such carelessness is exercised there. I definitely would have thoroughly documented and handed my things to someone in person if I had known how ridiculous this would be. Who knows - at the end of the day, they still may have found a way to scam me. Live somewhere else or literally sit down, hold their hand, and watch the office staff account for your things. read more

Bright side: We had a 2bd 2 bath roommate style. Huge apartment, 2 balconies, plenty of room, overlooking the golf course. Downside: 1) If you like to seek a parking spot for 20 minutes every night and park a mile away, that's your new home! 2) Insane charges after move out. Not only did the office staff try to swindle $90 out of me for a lost parking pass, the pre-move-out inspector had the form filled out before ever arriving at my apartment. When I asked to meet with the person doing the final inspection, their form was waiting for me when I arrived back there. They will hold your refund for an unbelievable amount of time and then charge you for things that don't exist. The crime on this complex is HIGH. Car break-ins are the norm. I thoroughly enjoyed my 18 month stay at Avalon at Fairway Hills. The staff was excellent, the apartment was roomy, and our back yard was a golf course - not bad at all. It's pricier, that's for sure, but I felt like I was paying for how safe it was, how close it was to the mall/freeway, and the decent size of the apartment. Could you potentially buy a townhome/apartment and pay less on a mortgage? definitely. However, for someone who isn't staying on the East Coast permanently, I really enjoyed my time here. Cons would be the extreme lack of visitor parking, and the singular trash compactor for all the apartments that was constantly broken/overflowing. Other than that - nothing too bad at all! I'd recommend it to anyone, though I'd note that it IS pricey. read more

Be prepared not to receive your security deposit back tons of reviews have the exact same experience as me, they also raise rent by 7% every year you stay there, don't think about moving across the hall to beat the system they charge you a transfer fee, basically they will take money from you someway somehow and you will end up losing in the end. I have lived in the "Fields" community for over a year and a half. I have been very satisfied with this apartment complex. From the beginning, the staff has been very friendly and professional, they are prompt in responding to any concerns or questions that I have had. The maintenance team here is amazing! I can't stress enough how fantastic they have been. The majority of the time, if I submit a maintenance request in the morning, the team has completed the work by the time I get home from work in the afternoon. When we received a large amount of snow last winter, the team was out tirelessly clearing the sidewalks for the residents. I live on the first floor and as expected, we do get some occasional noise from our upstairs neighbors, but nothing too intolerable. Our appliances in the apartment are old and outdated but for the most part they function as they should. When our fridge did completely shut down on a Saturday night last summer, the emergency maintenance team was there within 45 minutes to repair it. Our neighborhood is quiet and is always kept clean. The landscaping is always very well maintained. Our complex always has open parking, even when coming home late at night. The amenities included are nice, the gym is small, especially to be shared by 3 different complexes, but I have only had to wait for equipment a handful of times. Overall, I have been very happy with our time at Avalon and I would definitely recommend these complexes to others. read more

Great place to live! I'm only writing this review because the amazing maintenance man has once again asked me to......if I found his service excellent. Well once again it was!!! Maintenance man, Chris, is top notch! I try to fix minor issues myself but when I can't, I put together a long list of major and petty things I need done. He always listens to my problems fixes them and replaces parts and filters that I don't even think needed replacement. He not only helps make this apartment a home with fast and courteous repairs, he takes time to pet my dog and get to know my dog (other complexes I lived in ignored my dog so he had to be crated when worker came in). No, this man actually let's my dog smell him, then he actually pets him and my dog is happy and so am I !!! I only take one star away because of neighbors! They are petty!!!!! Police were called on me for play wrestling with my daughter the first month I lived here. Will never forget that awkward conversation I had with police that night 3 years ago! Laying on the floor and laughing with my child is a crime? Uh no! The same neighbor called police and leasing office on other neighbors for things like smoking in common areas , littering (leaving trash bags in hallway), showering\ running water too late, music too loud when merriwether is the obvious problem. My wife and I have been at this complex for 3 years now. Aside for the egregious price increases every time we renew the lease and the consistently-broken lock on the gym entrance, this complex is great. Well kept, not too much trouble, and good scenery for walking the pups (as long as you pick up it's poop). The real reason I am writing this review however is to give a shout out to the maintenance department - more specifically, Vilson. This guy has been top notch since day one, and I mean every day since day one. The day that we submit a ticket, Vilson comes and does a 10/10 job - that day, no questions asked. We never have to ask for someone to come back and redo the work as I'm sure everyone has had to do in an apartment complex at some point. Vilson (along with the rest of the maintenance department) are friendly and never forget to wave when they see me, my wife, or my dog outside. Vilson is truly the epitome of who you'd like working for and around your neighborhood. Don't lose this guy! read more

I compared 4 other apt complexes in Columbia before making final decision. - Location: I commute to Baltimore everyday and being so close to highway 29 and being in a quiet and safe neighborhood made this place very appealing. Also, you can get to most places in Columbia in 15 minutes. I enjoy shopping at the Asian supermarkets at Ellicott City. - Price: The monthly lease is competitive considering the space and location. - Staff: They are very friendly. Kevin in the leasing office answered all my questions and was very helpful and pleasant in showing us several apartments. Vilson in maintenance helped fix up a few things in a timely, professional manner. I appreciated him wearing shoe covers when inside the apartment. - Amenities: Very competitive facilities. 24hr Gym, swimming pool, and outdoor tennis court. Parking is first come first served, but I have never had a problem finding one in front of my building. They designated a separate area for guest parking. - Water pressure in bathroom/tub: Pretty satisfying. However, I noticed that if I stand in the shower for too long the water starts to get colder. - Noise: Very quiet. I live on the top floor and usually all I hear in the morning are the birds chirping outside. - Cons: One downside regarding apartments in Columbia is that most places do not have elevators... I have to admit moving all my stuff up the third floor was a pain. After a couple of days though, I got used to it. Also, I moved in in early March, and a month later now, I am starting to see more bugs, mostly small spiders and solo ants. UPDATE: 8/1/13. All has been resolved amicably after we sent a strongly worded letter and filed a complaint with the MD consumer protection division. We don't know what was effective in the end. Avalon called to apologize and to tell us they retracted the charges. We just received our refund check in the mail. All in all, it's a pretty nice place to live, but keep on your toes with the financial/legal end of leasing with them. This is all unfortunate, since we lived there pretty happily for 5 years. The grounds and apartments are clean and well-maintained. The on-site staff and maintenance personnel are all very pleasant. Maintenance was very prompt. Grounds are well kept. Entryways were cleaned and vacuumed regularly. Perhaps the parking area could use some more lighting, but while we were moving out, we did see that the management was working on significantly improving the exterior and grounds. The only problems we had were with the legal/financial end of AvalonBay. Every time we were sent a lease renewal, they tried to raise our rent by large amounts. When we moved in 5 years ago, we were paying $1200+/month. Every year, management would offer a renewal rent rate with a 6%+ increase. Fortunately, requesting a lower rent increase with the on-site staff usually worked as long as we were willing to sign a 12-month lease. They would sometimes say no first, but with a little push, they will talk to the main office for you. Always negotiate! While we were house-shopping, we did not choose to renew a 12-month lease and instead went to a 3-month lease. That raised the rent from $1400+ to $1900+ (no amount of haggling worked). After the 3-month lease ended, our month-to-month rate was $2100+. read more

I was going to wait until I have been living here for a little bit longer before I give my official review, but I want to commend Avalon at Fairway Hills and its wonderful staff! I have only been living here for 2 weeks so I will update this review if my opinion on this apartment complex changes, but so far I could not have chosen a better apartment complex than this one! To begin, all the staff is incredible! They are very helpful, they listen to you, and go above and beyond to fix anything you ask. The maintenance staff especially has been very reliable! I've had two of them help me (Chris and Andy). They have been so kind and helpful. Everyone in the leasing staff is very polite, nice and they greet you right when you walk in. I previously mentioned how they go above and beyond to fix/ accommodate you. Well, during my move in, I mentioned a couple of items that needed some updating (rusty bathroom sink drain hole, rusty dishwasher drain hole, and rust on the oven drawer). I did not expect to get any of those items fixed, but I did! The NEXT day they replaced the rusty bathroom sink drain hole, removed/ painted the oven drawer, and ordered a NEW dishwasher for me. (By the way, I'm completely shocked that they ordered a new dishwasher for me). Chris just installed it today and did a wonderful job! As for the community, it is very well maintained. The pools are kept clean and have a lifeguard on duty. The BBQs are gas and work (they overlook the pool). My only suggestion is to move the bbq so they can be used when the pool is not open, but that's a minor detail. I'm still able to access the bbq. There is plenty of parking spaces (unassigned). The tennis courts are kept up. The gym has a lot of equipment and is clean. The area is very quiet and located on a golf course. My apartment has been great no complains. When I moved in, you could tell that the carpet was cleaned very well and looks new. The walls were freshly painted, and everywhere was clean. Everything inside the apartment works, but I know that if a problem ever occurs that I can rely on the staff to quickly take care of it. The worst. Everything from customer service to maintaining the grounds, Avalon is a complete let down. As with any apartment complex, Avalon is on board with screwing the man and trying to suck every dollar out of you the best they can. We recently moved out after being residents for 1 year. Prior to us moving in, they had replaced the carpets. Of course they are holding our security deposit to "replace" the perfectly brand new carpets. Our car was towed in the middle of the night and we had to pay $150 dollars to get it out only after finding out it was the apartment complexes fault and they wouldn't reimburse us. The facilities and appliances are old and breaking down. My hot water heater burst and for 2 days, we lived with industrial fans and folded up carpet. Then, the kitchen counters flooded 3 different times due to a blocked dishwasher hose. Then, the washing machine broke down. Rusted handrails and horrible lighting on outside. Recently had issues with my hot water heater leaking and flooding my kitchen. One of the maintenance men, Chris, was at my apartment within a half hour of me reporting the issue. While our stay at this apt was great (responsive/ polite front desk staff at the community center, generally quiet neighborhood, we did not experience any crime), the manner in which the company handled the "repairs" to the apt following our move out was NOT. During our final inspection two weeks prior to moving out, we were informed that the carpet would need to be cleaned for a fee of $95 and that a few stains may cost extra, which we expected and agreed to. The carpet was in decent condition and there were no large or dark stains on it in any of the rooms. One month after moving out, we received a receipt for the replacement of the entire carpet of the apt (which we had NOT been informed about) and the total amount was almost $600 which is close to the entirety of the security deposit we paid when you also add in the clean sweep service we opted for. While living in this community is pleasant, they unnecessarily charge former residents for repairs/ replacements without informing them. We would not recommend living here if you expect to have your security deposit returned to you. read more

I just moved in less than 3 weeks ago so this is to be viewed in that light. So far, maintenance and staff have been nice and prompt in their response. The price seems right to me for the location and square footage. I moved from a more expensive apartment so this was a breath of fresh air for me. The only drawback is that the sliding door in the living room has no screen door so bugs can come in if left open. Then disposing trash is a hassle because I have to load it up in my car and take it to the receptacle about 2 blocks from me. Inconvenient, but doable. I have lived in the Avalon at Fairway Hills since 2017. The floor plans are dated but so is most of the housing in Columbia unless you live in the newer condo/apartments. I enjoyed living in my apartment until the next door neighbor decided to move out and leave her teenage children to live in the 3 bedroom with 2 balconies apartment next door. At first everything was going fine but then the marijuana smoking started happening. They seemed to smoke all day and most of the night. You could smell the marijuana when they would leave the apartment to go somewhere. It got to the point that the only place that we could be without the smell of marijuana was our bedroom. We were paying around $1600 for a 1 bedroom and 1.5 bathroom to be held captive in our home by marijuana. The funny thing is that we DID NOT even care that they were smoking marijuana. The problem was that I was pregnant and inhaling the marijuana fumes that were coming into our apartment. We complained to the front office and called the police multiple times about the situation. We were calling and going to the front office so much that the staff knew us as soon as we entered the door. The apartment community did send notices to all of the people in the building and place a notice on their front door. But it never changed ANYTHING! I even had the community manager walk from the front door of my apartment all the way to the entrance of the bedroom. She told me she could smell it as soon as she entered the apartment. But it still never changed anything. The police also entered the apartment and could smell it but the did not do anything. All that we were told was due to the decriminalization of marijuana in the state of Maryland that there was nothing that could be done. The community manager told us that she would call us numerous times and she never did. To make a long story short the only way we were able to get away from the situation is because our lease was up. So we moved to another section in the apartment complex. By now I am 7.5-8 months pregnant. It was about 3 weeks and there is was.........THE SMELL OF MARIJUANA. But it was a faint smell and it happened very very infrequently. We reported it but we tolerated it. Fast forward ...............my baby is 6 weeks old and the smell of MARIJUANA is in her nursery. Once again we complain to the front office and call the police. We are following these procedures because that is all that we are being told to do in the situation. I took it a step further and started knocking on my neighbors doors to ask them to stop smoking indoors because I have an newborn. My family is constantly sitting in, coming home to, cooking in, going to sleep and waking up to the smell of MARIJUANA in our home. My elderly parents have gotten nauseous and had headaches due to the odor. We have opened windows and purchased air purifiers that have mildly help the situation at times. The front office sent out notices again. Then finally told me that this is not a smoke free community, that there is nothing that they can do, their hands are tied and that it is all in our lease in case we want to refer to it. The sad part is the community is not in a bad place and you can access everything from it. But the complete disregard for my health, my family's symptoms and my baby's health is where my issues lie. It's a business but this is supposed to be a company that with integrity and that cares. All AVALON cares about is filling an empty apartment and collecting the rent. We are in the process of challenging the legality of this situation as our baby is a minor and others, including the property management, are exposing our to illicit substances without our consent. Regardless of whether marijuana is legalized or decriminalized, a minor cannot be given a illicit substance against the parents' wishes read more

The rent is outrageous and does not include any utilities. They might start you out at a low rent, but when the lease is ready to be renewed, watch out. They dont work with you. Parking is inadequate. They allow two cars per apartment, so the spots fill up quickly. Recently, for the past year, there has been alot of crime (apartment break in, car break-ins, etc). All they do is put a note in your door to keep an eye out. What a joke. I have probably gotten about 15 of those notices. They refuse to get any type of security to drive around the properties. The apartments arent well insulated, so expect high utility bills. Package delivery is another nightmare. They open late and close early, so if you come home to a package noticed, you cant go get it at the office bc it is closed. The only good thing is the community amenities such as pools and exercise rooms. All in all, STAY AWAY is my opinion. read more

First, the good things. Maintenance was always quick to respond and handled the problems efficiently and professionally. Okay, wait...there was only one good thing. Please bear with me while I explain what occurred because I think it's important that people understand what they are dealing with. In April 2014, shortly after midnight, an unidentified man entered my apartment. Apparently the slider on patio had not latched properly (the police who came to my apartment later also had trouble getting it to latch) and he took that as an invitation. My belief is that he had a drug deal pending and his buyer said she would leave the door open for him. He came directly to my bedroom, flipped on the light and announced himself. Whoever he was looking for was not someone he knew by sight so he kept insisting I was her and kept demanding money. Long story short, I was able to keep my head and convinced him to leave the apartment without me getting physically hurt although he suggested many times that there were things we could do while he was there. I was frightened out of my mind. More disturbing was that he kept telling me that he was a neighbor who lived "just a couple doors down." I was new the community and didn't recognize him but I had no reason to disbelieve him. As soon as he left, I called the police. They dusted for prints and took my statement. By then it was after 2 a.m. I went back to bed but of course was unable to sleep. As soon as the office opened the following morning, I went in to tell them what had happened. I gave them the name of the officer and the report number. I also told them that the man indicated he lived in the community. I expected at the very least that they would distribute a notice about what had occurred so others could be aware and cautious. I waited a couple of days but no notice went out. I went back to the office to let them know that because of the breaking and entering and assault, I was no longer able to sleep without medication and wanted to speak with them about moving and I also wanted to find out why no notice had been posted. I was told that the police had not contacted them. Well of course they didn't. They did not have time to contact them but they indicated that someone from the office should call them to discuss who the perpetrator and the person he was seeking might be. That's why I gave them the officer's name and the report number. Katherine Osterritte said they weren't going to post a notice because "afterall, you had left your door unlocked open and nothing was taken and you weren't hurt!" I was appalled and amazed that this was actually said to me! I guess my leaving my door unlocked I got what I deserved and it was perfectly okay for any stranger to to enter an apartment not their own and enter a woman's bedroom while she was asleep and make lewd suggestions all the while demanding money from her. Finally management agreed that a notice should be put out. By this time several days had passed. I told them that I was amazed they wouldn't do this immediately, if only for the fact that their legal liability would be astronomical if another occurrence happened and the victim knew that management was aware that there was someone who was entering apartments without invitation. Then we got to the discussion of me moving. Since I had only lived there 4 months, my lease still had a lot to go on it. They offered to move me to another apartment not on a ground floor or I could move to another Avalon community. However, if I was to move into the exact same apartment in another building, the rent would increase by over $200 because they had recently raised the rent!! They would not honor my original lease! And if I moved to another Avalon community, I would have to pay a nearly $1,000 transfer fee. Of course, it made no sense for me to stay in that community because this man indicated he was a neighbor and I was always afraid I would encounter him again. And I was not going to pay $1,000 to transfer to another community. In the end, they let me out of my lease and I moved to another community. While I was packing and preparing to move to another community, a flyer was distributed about community happenings. I almost threw it in the trash but then I turned it over and saw that there was a notice about a number of cars being broken into at Avalon Fairway Hills and the airbags being stolen. Had I not turned the flyer over, I never would have known what was going on. Since when does it make sense to put a notice about something that involves the safety of residents and their vehicles on the BACK of a bulletin about St. Patrick's Day events?? The staff at Avalon, and particularly Katherine, were completely unsympathetic and unhelpful. I had to fight for everything that I would have considered normal responses to a horrendous situation and I could not stay at a place that cares so little about its residents' safety. read more

Upon moving in they had to fix the burners on the stove, the counters were surfaced wrong and everything stuck to them, the screens didn't fully close so bugs would come in and the patio screen door was the wrong size (with tape filling the gap). 3 cars got broken into including mine and when I tried to let my neighbors know so they could be aware I was essentailly yelled at by an Avalon employee to not do that. Another guys tires were slashed and his windows broken with a bat. The gym doens't have those nice towels they may promise you and often runs out of the whipes to keep the machines clean of the last persons sweat. But you may be able to share the gym bathroom with some roaches if you'd like? They do come quickly to fix things but depending which guy you get they will just pull old stuff off vacant appartments so the next person is likely going to get the broken stuff like we did. When my renewal came up I was close to being relocated with work so I didn't want to move for a month so my choices were to pay $2400 for a month to month lease or sign a full new lease at $1240 (raising mine $50 a month). They were unwilling to work with me on either one. A month later I was relocated and had to get out of my lease. I was able to allow them to market the apt and they found someone quickly. I ended up having to pay the difference in this new persons lease and my lease which was $123 a month. Glad they worked with this new person since I would be paying for the difference. They had also promised me that I could pay this $123 difference on a month to month basis which I thought was pretty cool as it would help me get settled at my new place. Upon leaving everything was good dropped off the keys they didn't charge me for anything. The $150 for someone else to clean everything is amazing to just be able to move out and leave any mess. I tried to call them abouut 2 weeks later to find out what I owed them and how to pay it. They said they didn't have that information yet and they'd be in contact once they did. I got a call about 3 weeks later telling me i owed $1400 and it was due in 5 days. I guess I was supposed to get 15 days but they didn't have my new address so I didn't get the mailing they had sent. I put my new address on the envelope with my keys as they had told me to do but by this point i wasn't surprised at all. They also told me I had to pay the total amount within that 5 days or it would go to collections. Guess that month to month thing was just total BS. I didn't think I would have to check my lease to verify what the people in the leasing office were telling me. I had requested my final bill in writing because at this point i didn't trust them at all. A rude person calling from a blocked number asking for $1400 is rediculous. When i told her i'd mail a check she said it would be late at this point and i'd end up in collections. I tried to escalate but she was already the manager on duty and I'd have to wait for her manager to call me. I ended up getting my break down and at this point i just wanted to be done with them so I paid it and am still waiting for confirmation in writing that I have a Zero balance with Avalon. I was promised that by mail by the guy who took the payment. I wouldn't move here if the rent was half the price. I don't like how they do business. Don't like the lies they tell to get your business and make you happy to your face. Moving is hard and stressful enough if you are paying this much go someplace else that will treat you better. After two good years at Avalon, great grounds keepers, quick to respond maintenance crews and friendly office staff, I must say stay away from avalon! After our 2 week prior to exit walkthrough with their staff, being given a clean walkthrough we received the final bill. To my surprise there was a charge for carpet replacement. Why am I being charged for carpet replacement after their staff said everything was good and I wouldn't be charged. I called the Resident Recovery Line for Avalon and the courteous though seemingly incompetent staff never returned my phone calls and then the second time I had to call didn't read the notes about the issues I was having. This was a very bitter ending to our time with Avalon and I won't be back! read more

I've now been at this apartment complex for two months. Community consultant Casey Wertepny was amazing and treated us like family during our tour, he kept in contact and completed our move in. So far it is quite awesome. The only battle is grasshoppers and spiders that tend to think they can live with me.. ummmm No! It is very clean and quiet in my building. The maintenance man came to change a light bulb in my kitchen and he wore shoe covers I loved that. I'm fearing the increase for next year I hear they may go up about 200.00, which would be the only reason I'd move. I'll do an update soon. read more

My family and I have lived in the Avalon apartments for a year & a half, and I LOVE the avalon team! We have always recieved emails on friendly community events, and updates with construction and news regarding our safety in the community. I cant brag enough on how safe and dog friendly the neighborhood feels, there is ALWAYS someone walking there fur family and going on family walks!...But as far as the team specifically goes... Kyle, helped us with our search online and made things SO informative and easy for us moving from TX to MD, and was extremely friendly when we met in person! Aja, who also works in the front office has always been so welcoming and friendly. One time I needed to print some personal items and she had them DELIVERED to my doorstep due to some computer complications at the time AND EMAILED ME TO WISH ME LUCK ON AN INTERVIEW! WOW! Front office is amazing ..AND THE MAITENANCE TEAM BRAVO! (Steve, and Melvin BOTH are more then acceptional) ..they're ALWAYS speedy and friendly with there service! I put in work orders for maitenance and get a response THE SAME DAY, sometimes within a couple hours! I have NEVER had any issues within the time we have stayed here, and would HIGHLY recommend Avalon to be top of THE list choice in apartment hunting!
