Don't waste your time or money. For a "luxury complex" the only luxury is the maintenance staff being on their game & helping at any time of any day. Asides from that, if you want a complex with garbage overflowing the garbage rooms & storage area, animal feces in the hallways/stairs/areas they aren't supposed to be, a pool that's hit or miss on being open in season, grills/elevators/garage doors that are not functional at any given time ... then this is your spot! Management doesn't care, building manager doesn't even recognize you after 6+ meetings after 3 years, you might be greeted with "welcome to the hood" when you sign your final paperwork ... and getting taken to church on your security deposit when you leave. An upscale living community for sure. Loved the double bedroom apartment. The bathroom in one of the bedrooms is spacious and has a double sink with a standing shower. I seriously do not even know where to begin with this so-called luxury apartment. We were beyond thrilled when we first moved in August of last year into this new building complex. Little could we have imagined what a nightmare this would turn into. If you read anything, read the next paragraph. It's an unsafe place to live. We're moving out in a month, and I wasn't going to write this review but this morning really took the last straw and I feel potential residents should know. Two cars were stolen from the building, and multiple cars were broken into overnight, including INSIDE THE GARAGE. The detectives investigating said they couldn't believe a building this size, especially by Avalon, a billion dollar corporation did not have cameras in the garage. Yes, cars were stolen from both inside and outside. I pay nearly $3000 a month to live here, Id like to at least think I don't have to worry about my car being stolen but I guess Avalon Boonton can't even manage to ensure that. To add insult to injury, please read how management responded to the situation, 7 HOURS LATER... by telling residents not to invite crime by leaving belongings in our cars, IN THE GARAGE, and by selecting a deductible we're comfortable with in case our stuff gets stolen and we have to file a claim. Management is incredibly ineffective. Issues are constantly brought up by residents and it's not until someone threatens legal action, or threatens to move out that anything gets done. There is absolutely no parking for all the vehicles in this insanely large complex. Cars are constantly parked in the loading/emergency areas because you will not find a parking spot past 8 pm. There's 4 visitor spots for 400+ apartments. Don't let them tell you there's plenty of parking. Even if you pay for an extra indoor spot, it's not even guaranteed because they couldn't be bothered to give everyone assigned spots. If it's a snow day, you may suddenly find yourself without a spot if everyone decides to park indoors. There's been multiple bug infestations in the building. The latest one of millipedes is so bad you can barely walk down the halls. Residents are killing hundreds in their apartments, and despite complaining for over two weeks, they're STILL all over the complex, and management has YET to even address it with residents. The building halls were vacuumed for the first two a month ago, after we had lived here for over 10 months. My dog got sick from the building dog park because it's turf, and they have never bothered to clean it. She got a very serious pneumonia infection that took her 2 months to get over, as well as giardia. The park smells like feces and pee as soon as you walk in. I spoke to management about it, as well as other residents, and they responded with "we treat the park like a public one, no need to clean it." Why do we pay $55 pet fee a month for then? On top of the $500 pet deposit? The package room where deliveries happen is TINY for a giant building, and it's constantly overflowing because management can't be bothered to put in place a notifying system for residents. Please please please find another place to live unless you like bugs, want to have your car stolen, and want to have your dog run around in an actual cesspool of germs. read more

We moved in 8 months ago and they raised our rent from $3000 to $3500. This has been done to many of our neighbors. It is unfair because they know moving is tough and we wouldn't want to go through a move so quickly again. Although the building is nice it is not worth moving in here as they will raise your rent pretty quickly. One of our neighbors unfortunately got raised by an additional $1100 to their already high rent prices. This is outrageous and unfair to say the least. read more

I have been at the Avalon since August of 2020. Granted, I moved in during the height of COVID, I took a lot of the challenges with a grain of salt because I was understanding. Now that tensions have eased, I expected many of the issues to be resolved... But they haven't been. 1. This is a smoke free community but no one follows that rule. If you move in, expect your apartment to smell like cigarettes because your neighbors smoke on their balconies or in their apartments. I have voiced my concerns multiple times to the leasing office but they have not solved the issue. 2. Parking is all fine and dandy until a snowstorm. If you park your car in the garage, expect not finding ANY parking because everyone parks their unauthorized vehicles in the garage. Just wait for it. It's going to suck. 3. When I moved in 2 years ago, I was paying 1700 for a 1 bedroom. Right now, I'm paying 2200. If I stay for another year, my rent is going up to 2900! RIDICULOUS! Also, there's no negotiating. Give it your best shot... But they won't budge on pricing. 4. The good reviews are not to be trusted. The Avalon pays for their reviews. Major flaws with the building: 1) Parking - after 6 pm it is impossible to find somewhere to park outdoors. There is not enough parking for the community as it was not accounted for in the design. Management pretends to enforce parking by threatening to tow, but never actually do anything so it's a free for all. Avalon asks residents to take pictures and send to them so they can ticket the resident instead of enforcing themselves. Also, I signed up for a reserved indoor spot over a year ago and still have yet to get a spot indoor. 2) Walls - are thin and you can hear everything your neighbors are doing. Poorly constructed/insulated. 3) If you lose/break your parking pass, the one that they give you for "free" outdoor parking, they will charge you when you request a new one. It is a little piece of plastic with a sticker. Also, the pass you pay for is for Avalons convenience. No one else looks at it as there is no outside enforcement company. 4) management seems to pick and choose who to enforce community rules upon. 5) they charge a ridiculous amenity fee, even during covid, for amenities that you can not use. They gave a minor discount that doesn't even put a dent in it. Do not recommend moving here. They will nickel and dime you for everything and honestly, the apartments are only nice at first glance. Let me first start by saying I was so excited to move to this brand new building. The apartment we moved into had never been lived in by anyone and was all brand new. My boyfriend and I loved all of the amenities and that the facility was so dog friendly. Fast forward to today and I'm sorry to say I cannot say enough bad things about our experience here. First, the butterfly matrix system that allows you and your visitors to enter the building was a nice idea but never worked. With this system you can create a pin for someone like a dog walker who can access the building. Well our system was down at least once a week for days at a time and we eventually lost our dog walker. They were tired of having to waste so much time entering the building. Next Covid happened, and I understand the unusual and hard circumstances that came with it. Our amenities have been shut down since March, we are now in July and I have paid our amenity fee for every month but have not been able to use any amenities. We only had amenities available to us for five months throughout our time here but I've had to pay more than that. Next, the millipedes in our apartment. These started in early June after the landscaper put down bad mulch. Since June I have had hundreds of millipedes in my apartment. Also since June I have been asking the office to supply us with materials that we can place under our doors to help alleviate the problem. We still have not received anything after a month of calling and then promising to bring us supplies. We have also asked for maintenance to fix the wide gaps under the entryway doors that our apartment is so close to and that has yet to be done also. We have had to live with a bug infestation for over a month now with no help from the leasing office. We paid to live in a luxury apartment complex however this is quite the opposite. I've lived many other places before this and NEVER had the issues that I have had here. The office will call you back and listen to you complain but will never actually do anything for you. Don't be fooled by the amenities and the smiling faces when you come for a tour, it is all a facade. We lasted about 7 months here. Would not recommend. Everything is great for move-in, once you're in its a disaster. Crooked light fixtures, missing tiles,broken towel bars, seems like they were desperate to get this going. The water lines were put in the wrong place for the washing machine and they ruined my clothes. The management office is nice but the customer service is HORRENDOUS. They say one thing, and next thing you know, you are being charged. They are money-hungry. There was an issue with bugs and they would call me at work multiple times instead of handling the issues. They say it was an isolated incident, but its not. People had little tiny bugs crawling all over their silverware and walls. Its gross. The office is not proactive at all, they wait until people complain like crazy in the facebook group before even addressing the issues. They should be making sure the hallways and trash rooms are clean. There are stains in the halls and this is a brand new building. There is garbage in the garage, the courtyard is a mess. The parking issue is a big one. They promise you two spots. One outside, one inside. People have to park wherever they can fit now. They assigned 10 visitor spots for the WHOLE complex. There are over 300 units. When you ask the office what your guests should do, they say " find another alternative" WHAT ALTERNATIVE? We live on the top of a hill in the middle of nowhere. The security is non-existent. The building is at the top of a dark hill. At times they leave the garage door wide open overnight. Any person or animal can enter the garage and wait until someone vulnerable gets home at 2am. Its awful. No cameras in the hallway. OH and the fire alarm!! They have a malfunctioning fire alarm that is constantly going off. When I first moved in it was at 12:30am and people had to come out with their kids. We all gave them the benefit of the doubt because they're new, but 7 months later the alarm went off at 7:30am during the weekday. The building is not thought out, and the management office is not equipped to take care of the residents. Don't do it. read more

Don't rent here.. They claim "Luxury Living"... nothing could be further from the truth.. the only thing luxury here is the price.. With an astronomical 24% increase on our renewals this is a joke. Pool not opened, because they claim no lifeguards are available to hire meanwhile all complexes around have lifeguards. Smoke free development is also false. Marijuana smoke fills the hallways and cigarette butts can be seen all over the complex grounds. Even though w have to supply a DNA swab for every dog here there is poop all over the grounds, cause some tenants do not picking up after their dogs, yet there is no enforcement by management. The parking garage is a complete free for all. We pay extra for a reserved spot yet tenants will park in my spot and yet again no enforcement or help from management.. Please listen to all the reviews and find someplace else to rent. We have an Avalon Facebook page and people are literally horrified at the experience at the Avalon. I was horrified at the insane increase in rent a few months ago, therefore, I was forced to move out. Now I am horrified at my recent experience. I moved out On July 7, 2022. I accidentally left high end products in the medicine cabinet, equally $2,395. When I went back to the Avalon leasing department to collect these items, I was told that they should have them because they keep items left behind for 30 days. Maintenance was sent up to retrieve the items and then I was told that they were thrown out. This contradicted the original statement so I checked the lease, which is attached. The lease states that they hold items for 30 days. Avalon told me that they are not responsible and that I did not leave these things. Not only did Avalon lie, but they contradicted themselves. What really happened: I paid for Avalon's Clean Sweep cleaning service to clean once we vacated. The cleaning service stole the items. For example, I am pretty sure they wouldn't throw out a Louis Vuitton Epi Leather travel case for perfume that retails for $675. They wouldn't mistake that for trash. Avalon knows that they screwed up and doesn't want to pay for the stolen items and is placing blame on me that I didn't leave anything behind. This is 100% completely inaccurate. These items were absolutely left behind. I know this because I am an extremely organized person and I placed all my items on an excel spreadsheet checklist. Everything was checked off once put into a box. The only items that were not checked off were the items in the medicine cabinet, which as I stated earlier was $2,395. Avalon should have followed what was written in the lease and kept the items for 30 days, but the items were stolen and they won't take responsibility for it. Avalon is a terrible company. Please know that you will have a bad experience and be extremely upset at SOME point if you rent here. read more

BEWARE - DO NOT MOVE IN HERE UNLESS YOU WANT TO DEAL WITH PEOPLE WHO ARE MONEY TAKERS, AND NOTHING ELSE! We moved into the Avalon while they had a bullshit "$100 deposit" promo going on. We didn't get approved for this promotion (and neither had anyone else we spoke to thereafter) but decided to move in anyway. Everything seemed okay at first. We overlooked the paint spots on the carpets, the molding that didn't seem to match up, the scratches on the walls and counters, etc. About 2-3 months into living here, our neighbors upstairs moved in and they were LOUD. When I say loud, they would wake up at 4am Monday - Sunday and run around their apartment. I thought there was a child living upstairs, only to find out it was them and their dog. The dog would bark at all hours and we began to get NO SLEEP! After about a month, we decided to talk to the office about transferring apartment. We had spoken to other tenants who had transferred due to the trucking company next door (also all hours of the f*cking night!) only to be told that we had to pay a transfer fee of ONE MONTHS RENT + A NEW SECURITY DEPOSIT. This would equal almost $6,000 to relocate WITHIN the building due to noise. I went back and forth with the Community Manager regarding the fees and she said the best she could do was lower the transfer fee to HALF. This was after I told her that we knew several people moved without paying any fee, to which she replied "it must have been within the 30 day period.) I'm sorry, but HOW was I suppose to know who would move in upstairs?? We ended up deciding to break out lease, take the loss for our security deposit, and move out. Guess what? Apparently there is a "move-out" fee equal to two months rent, PLUS over $1,000 in additional fees you have to pay. CAROLYN had the NERVE to tell us that at this point we should just transfer since the fee is less. BEWARE. DO. NOT. MOVE. HERE. There are other communities that are better, cleaner, and more accommodating. read more

We're pretty confused reading the reviews here as our experience cannot be easily reconciled with what others have posted. We just moved here a little while ago and we are having a hard time adjusting here because of the circumstances. Here is a list of the some of the things we've had to deal with: -The place reeks of paint everywhere and it is causing my wife to cough a lot. -While everything looks nice on the first glance, the unit we moved into has so many defects and it is a brand new unit! My wife took so many pictures to document the poorly finished apartment so that we don't get charged for it when we move out. We've started noticing the poor quality finishes everywhere in the complex. For such high rent and it being a new complex, this is not acceptable. -Our apartment was ridiculously dirty. The carpet was full of dust, pieces of wall, debris, and bugs; even after 3 rounds of vacuuming, it still does not come out super clean. The blinds were caked in dust. The floors have paint stains. -We had to file a maintenance request because the bathroom door didn't close in our unit and the AC could not be shut off; they claim all requests will be followed up within 24 hours but it took about a week to get any attention. -Certain doors and garage doors are always unlocked, meaning any non-resident can easily get in; this is a security risk. -Discourteous behavior from the staff. There are no rules posted anywhere nor is it in the lease nor do residents have to sign anything regarding the number of guests that residents can have in the lounge; my wife and I were having lunch with family (as a non-private event) in the lounge one day and the community manager very quickly came in and was trying to make us sign and pay to reserve the lounge. After asking where in the lease it says that we cannot have guests in the lounge, she hesitated and then referred to the "rules" that are posted in the lounge, saying that only 2 guests per resident are allowed in the lounge; my wife and I were so embarrassed because they were basically kicking us out if we didn't pay in front of our family, so we had to leave. We checked later in our lease and also the posted rules and it says absolutely nothing about a number of permitted guests. After sending an email to the staff explaining that they should make residents sign something that acknowledges the existence of these "rules", they simply replied that they reserve the right to make anyone reserve the lounge if they feel uncomfortable. Regardless, instead of just making a beeline for us to sign and pay for a reservation, the staff could have explained the situation and made some suggestions like possibly eating in another common area (the poolside tables or the courtyard). Were it not for the friendly demeanor of the community consultant who showed us the complex and assisted us with the lease signing, we'd rate this apartment complex a 1/5. Find a better quality place and don't go through what we have. My fiance and I moved into this apartment in April and had to move out in August because it was infested with mites inside the walls. They were eating the green lumber and green feces were falling out from behind the door casings onto the base molding and surrounding floor area. they also came out of the cracks behind the moldings and got into all of our personal belongings including kitchen cabinets food stored in the pantry bathroom vanities and all of our bedding and clothes. They tried to show us other units to move into but the last unit they showed us also had the beginnings of a mite issue as we could see them crawling on the walls and doors. Avalon terminated our lease without penalty and returned my security deposit back in full as well as a pro-rated August rent. Upon going to them to have them pay for the professional cleaning of our belongings as well as the cost of the move and furniture storage until we find a new place to live I was told they would give us only $250 which doesn't even cover the cost of my dry cleaning bill. We gave them every effort to find a new apartment or to settle this amicably but they have chosen that money is more important to them then the people who live in their apartments. my fiance and I who are less than two weeks away from getting married we're very happy living in our apartment in that brand new community up until this issue came about. From what we are reading online these mites come in on the brand new building material and get trapped inside the walls and continue to breed. Do yourself a favor and just stay away from this building no matter how good it looks on the outside because looks can be deceiving. read more

We really want to like this place. It's just not happening. And we don't think it will. We moved in over this summer to a brand new unit. There are some nice things....like its all new. No one else's living grime when you move in. Decent location. For us. Pet friendly. Fairly nice layouts. We have a decent sized patio. Community amenities are new and fairly state of the art. There are some smaller details overall that show thoughtful planning in both the units and community. And Amazon Hub, handicap pool access, continuous bathroom venting to prevent moisture problems. Elevator buildings. That's about it for the good stuff. Now lets talk everyday here. Fire alarms. Lots of them. Due to new construction issues, high sensitivity and maybe a few dumb people. At all hours. They go on a long while. If you have a pet this is doubly worse when it upsets the furbaby or you need to evacuate with them and wait for for the fire department. Again. Likely in the middle of the night. Au natural sleepers.... BUY A ROBE!! You'll need it! Holy noise Batman!!! The warehouse next door and the incessant screaming and kids in the courtyards with bikes whistles skateboards and whatever noisy thing they can find and did I mention SCREAMING and HOURS of screaming!!!!?!? .....ugh The loading at the warehouse happens ALL hours. You hear it anywhere and EVERYWHERE in the building including coming through your mattress when you want to sleep. Doesn't matter if your unit faces inside to the courtyard or outside the building towards the parking lot. You still hear it at ALL hours. These parents who refuse to show respect for others and don't teach their screaming kids manners or how to coexist peacefully and respectfully in multifamily housing without righteouss self entitlement need to go. Hours of screaming. Everyday. Ask them to tone it down and they ratchet it up. Not only does it bother people residing around the courtyards but you'll get a symphony of barking and upset animals as well. At dinner. In the afternoon. Well past their bedtimes. Weekends. While your kids need a nap. While you nap. While you are on business calls. When you want to share a quiet moment or simple dinner with your someone special. While going to the bathroom. Basically anytime you want to enjoy your home. You can't because of, well, incessant prolonged SCREAMING and noise from misbehaving and unsupervised children!!!!! I have the utmost sympathy for whomever resides next to their units. Let's do math quick. Yelp allows for up to a 12 second clip. I uploaded two pixelated (protecting others' privacy) clips. We listen to this screaming and nonsense on average 3.5 hours each day minimum while parents are either nowhere to be found or drinking or playing on their phones in the courtyard and not supervising their children. Despite other residents scowling, closing doors and windows and moving inside from patios and balconies. Despite the upset barking of dogs etc it never stops!!! Despite polite requests for common courtesy. It never stops. So, 3.5 hours of this screaming and excessive noise is 210 minutes per day minimum .... which is 12,600 seconds. Which means you can listen to either of these 12 second clips on repeat approximately 1,050 times EVERY SINGLE DAY!!!! There is absolutely nothing ok about this. Obviously. Some of the other not so luxury living. They didn't clean the unit well for move in. Lots of construction dirt dust etc. Appliances I doubt were fully tested as there were still packaging materials in and on them. That became a problem too. People are kinda pigs as they are in common areas. It's a shame because the amenities are actually nice. Or should I say were intended to be nice. But people are pretty grungy leaving messes behind etc. Not cool. There is marijuana smell by the parking deck and in the halls and stairwells fairly regularly. In a no smoking complex. It does get in to apartments. Yuck. And yes. There is a bug problem. And management can't figure this one out either. But we keep getting community emails that it's not a big deal. Whaaaat??? Just look at some of the other reviews and pics and tell me it's not a big deal if that were your "luxury" home. Cmon now. Some of the front office office staff are clueless about real customer service, professionalism and maturity. A number of them are simply very "inexperienced". Good luck dealing with them aside from fake pleasantries if you're used to professionalism. And you can forget about good followup. It's typical bs lip service and no thoughtful action, and lots of blame shifting and denial for any real issues. So tread carefully if you find yourself considering renting here. It's not what it appears. There are far better properties whose management understands and delivers professionalism and genuine customer service. And doesn't tolerate riff raff and disrespectful tenants. read more

We moved in last spring place was brand new construction. The quality is very poor and they make you sign a waiver for the hot water taking up to inert seconds to kick in which is always the case and you have to pay for your water basically just throwing money away if you wanted to take a hot shower. The air conditioner from neighbors unit is in a closet behind the master bedroom of our unit that makes a horrible buzzing noise day and night impossible to sleep unless you like to sleep inside an airplane cabin. And the topping on the cake is there are tiny bugs that infest the entire apartment and you can get rid do them. It's impossible to live in this building. Management is no real help and just tell you they will get back to you. The building looks beautiful but honestly that's where it ends. Renter beware. We have rented here for the past 4 years and it seems issues are never changing. This building has too many issues for the amount they are charging. The price may reflect "Luxury Living" but the byproduct is living at ridiculous cost. Just this past year they had a rent increase from $400-$800 per month, depending upon which unit you rent. According to management and Avalon Corporate this increase was due to the Housing Market increase. For the second year in a row they are not having the pool open everyday due to not being able to employ lifeguards and have not refunded any of the Amenity fee. Parking is atrocious and there are not enough outdoor parking spaces and they cannot keep cars that do not belong in the parking garage out. This is supposed to be a Smoke Free Facility and they can't keep tenants from smoking either cigarettes or marijuana. And now that marijuana is legal it is truly out of hand. Extremely poor and ineffective management teams are put into place with little to no change. The Apartments are nice and if all the amenities were to be open are great with a high amenity fee. But for the amount each unit rents at there are way too many issues that are never solved. Before renting here do your due diligence. read more

Best place I've ever lived SERIOUSLY!! Take the "bad" reviews with a grain of salt! I read them myself and asked the leasing office about it when I was thinking of moving here. They were always available, attentive, and pleasant whenever I had a question or concern. Especially Carly who held my hand every step of the way to make sure my move from New York was seamless. She was absolutely incredible! The days Carly was not here Jasmyn and Carolyn took over and did an exceptional job in helping me with anything I needed at all! Love them! This place isn't just another "apartment" complex at all. Trust me I've lived in them enough to know. They make sure this is not just a place to live but your "HOME". Everyone is friendly here when I walk my dog (p.s. SUPER DOG FRIENDLY!!) and in the halls you hear good morning from the other tenants. AND IT'S SOOOOO CLEAN HERE!!! I don't know why a review said they never clean oh my gosh!!??! They clean DAILY!!!! I constantly see the cleaning staff and we exchange hellos. It always smells so good here. Also they clean messes up immediately as I have seen an accident with a soda pop in the elevator and it was cleaned within minutes. Now that I have lived here for 2 months and unpacked, I needed a couple of maintenance items taken care of. It was so easy to submit online what I needed and within 24 hours it was taken care of. The maintenance guys are PHENOMENAL!!! Jeff was here first to fix something and my dog LOVES him and for good reason as he is sooo nice! He had it fixed within minutes like magic. Then the second time John and Mike came in to fix the last of my tiny items and they were also GREAT! It was more like having family members come fix something in my home as we chatted and they made sure I had no other items before they left. Definitely the BEST maintenance staff ever, knowledgeable and super attentive! Also, I have seen two separate residents moving out. I asked if they were moving out and they BOTH said yes but just to another apartment within this same building as they were upgrading after living here for more than a year. SO THAT TELLS YOU SOMETHING!!! That really made me happy as I already love it here! Every picture you see on their website is spot on. It really is that beautiful here. I have not seen any bugs and I feel super safe here. There are TONS of security cameras by the way. I lock my car doors because it literally takes me 1/4 of a second to do that and as an adult it's the smart thing to do as there are people out there who are looking for easy targets, like unlocked cars. We moved here in July and love it. The outdoor pool is great and the other tenants are really nice. Since everyone is relatively new there are no 'clicks' so easy to meet people. The staff in the front office are great and so are the maintenance people. And if you are an animal person this place was pretty much built with you in mind. We cook on the very nice outdoor barbecues all the time. Our only criticism is the loud air conditioning that makes it impossible to use the balcony in warm weather if on a courtyard. But for us this is not a deal breaker. read more
