Please god to not live here unless you want every single package you receive to be stolen by other residents. I've had thousands of dollars worth of things stolen and management company will do nothing about it or hold anyone accountable. On top of that; the Building is right next to low income housing and they party all night blasting music at insane hours. I should have known not to move in here when a person from the management team kept lying to me about the units available and what they looked like (I went into a unit myself to see the flooring after being told he went into and checked the finishes on multiple units and it was completely different than what was communicated). Also random kids and people from the low income housing unit will come into the gym and hang out by the pool and they're extremely rude and out of control. We have been dealing with an ongoing ant infestation in our apartment since February 10th and have submitted multiple pest control tickets regarding the issue. The ants first started appearing in our living room and then spread to the bathroom and kitchen. They had gone away in the bathroom for a period of time, but have now come back. We have also noticed cracks in the molding, walls, and cabinets where the ants appear to be coming from. Pest control currently comes ONLY once a week, but this has not been enough to resolve the ant infestation. The same spray and bait methods continue to be used, but the problem keeps returning. The ant infestation continues to make it near impossible for us to use our kitchen. We also have a dog in the apartment, which makes the repeated spraying and ongoing infestation even more inconvenient. Communication has also been frustrating, as the call system relies on voicemail callbacks that are difficult to coordinate when residents cannot answer during work hours. While we appreciate the sympathy shown, we have not received clear solutions or meaningful progress. We have also spoken with residents on multiple floors who said they are experiencing ant problems as well. read more

I've been renting here for 6 months and now had 4 packages stolen while living at Avalon Rockville Centre. Deliveries are routinely left either outside the building or directly inside the unsecured front entrance where anyone can walk in and take them. This has become a serious security issue for residents. Management needs to improve package handling, secure delivery areas, and building access before more thefts happen. The only real positive about this place is its location (close to the LIRR). Otherwise, I have many issues with this community. 1) The "office" is pretty much useless and while nice enough, they are in no way helpful. 2) Amazon packages are all thrown in the main entrance area with no organization whatsoever. Do not be fooled by the Amazon lockers you see as they don't bother to use them. Pls reference video/photos attached. 3) At LEAST one elevator is NOT working at all times. And they are slow and loud when they do work. 4) There are no cameras in the hallways, garage, etc. raising serious security concerns. 5) The apartments themselves are outdated in all respects (appliances, cabinetry, bathrooms, etc) 6) There is a constant smell of weed in the hallway. I will say that the maintenance has been pretty responsive when needed but that literally is the only redeeming quality. Renter beware! Other than the apartments looking nice and nice neighbors, there is not one good thing about this place. The management is truly awful, I'm not sure they have ever heard of customer service. More importantly, it isn't safe. There are no cameras, no cell service in the underground garage and generally no sense of security in any way. If something happens, like cars being stolen out of the garage or the package room being ransacked, they do nothing!!! The floors and walls are so thin, good luck if you have a baby, the sound machine needs to be turned up all the way. You can feel the noise from the other apartments. All this said, you are better off almost anywhere else. Hope this prevents someone else from making the same mistake we did. read more

We have lived here for 6 yrs. Having read some other negative reviews we must be lucky. We have not had any major issues. And service has been very responsive. And we are overall satisfied Concerns though that are starting to sound relevant are packages being stolen, dog messiness, unruly children and exorbitant lease renewal prices . I am not not easily shocked but I am still appalled by the cheap, shoddy, and unattractive apartments I toured at Avalon Rockville Centre. All of the finishes and appliances are of low-end quality. The flooring is the cheapest laminate and is scratched through. The tubs are stained. In one of the apts the refrigerator is dented in several places and the countertops and cabinetry is cracked. The hallways are absurdly dark and dreary. There are dog feces throughout the grassy areas outdoors. I have seen college dormitories nicer than this. An offensive sham. This place is over priced! It's suppose to be luxury! Not! Dishwasher was very loud and soap dispenser wasn't opening. I had to place work orders several times before they agreed to replace it totally. Refrigerator would not cool had to request several times to finally get a new one. Stove spray painted black in areas that were damaged. Lighting at entry and kitchen dim covering was oxidized as well. Asked several times to fix but my daughter was told that we could change that ourselves. By the time we moved neither worked. I had a flood in my apartment due to a hot water heater leaking. After all of that they had the nerve to attempt to increase my rent by 600 dollars. I was denied a move out inspection and had to ask for a move out packet twice. Local management is very slack. Now I'm being charged for carpet damage due to pets ( minimal) and I paid a monthly pet fee. I am so glad I left this place. I will neverrrrrr rent or refer anyone here. I sent an email to Resident Recovery in reference to my bill, I never received a phone call or return email. I finally called the recovery number and Tamara sent the pictures of the damage which is minimal. I am being charged 1528.00 for carpet that I'm sure they are not replacing after paying pet fees. Tamara from residential recovery tells me I cannot talk, write to anyone and that this matter does not warrant a manager. I never heard of a customer service rep telling a CUSTOMER what warrants management to contact a customer. You should never make your customer feel stonewalled, even if it doesn't turn out in their favor. This treatment is unacceptable. MY concerns should be addressed. DO NOT MOVE HERE. BULLY behavior on Tamara's part! Price gauging, robbing the working class and the working class is helping this company get away with it! Such as Tamar B in resident recovery department! My wife and I have been renting here for the last 13 months. Our lease is up on 7/28, and we wanted to renew your lease for another 12 months. A few days ago I received a renewal offer from Avalon. I signed my renewal, but it was voided by SERGIO, the leasing manager who apparently has some type of issue with my wife, and I. This is a personal situation apparently, and I never met the guy until last week so I'm not sure what it could be. He lied to my face and stated that we were served a nonrenewal of our lease in April, but when I spoke to Derrick in leasing he stated that the non renewal was put on our account on 6/20, which was the day went to Sergio's office. There is no reason for the non renewal. We have no complaints on our account. We have been late sometimes, but never have missed a payment. Considering my father had a massive sudden stroke, was in a coma for months, and then passed away I think some factors should be considered. My wife is three months pregnant, and all we are asking is to renew our lease for a year considering the fact that we love the community and my wife is a high risk pregnancy. The stress and anxiety that Sergio is causing us with his unprofessional behavior is totally unacceptable. Not to mention our apartment leaks, hallway leaks, washing machine busting and flooding the whole apartment. The outside water pump in the boiler room busting and water being everywhere thank god I called maintenance as soon as I realized because if I didn't there really would have been a big issue on Avalon's hands with several units. In any case I just want the right thing to be done, and be able to renew my lease for 12 months even if its for a different unit because it would be very hard to move at the moment considering our situation. It's not that we love our apartment so much we love the friends etc we have built here, and its very tough to move when your wife is a high risk pregnancy at 3 months and you have to figure out new living situation with everything else that were going through. Its not much to ask for considering every month has been paid. Not to mention there are 38 empty units, and the rent is actually cheaper then what were paying at the moment. We're not sitting here trying to live in our apartment without paying all were asking is to be able to continue to rent and continue to make payments for another year so my wife can bring our first child into this world with no unnecessary nonsense to surround it. We love the community and have made so many friends with other couples everyone has nothing, but good things to say about us we don't disturb anyone, and we pay our bills what is the issue here? We don't deserve the treatment from Sergio and the leasing office that we are receiving. If we actually did have a non renewal how come I was sent a lease renewal offer a few days after the "non renewal" was put on our account? Once I accepted the lease offer, which I have saved as well shortly after Sergio voided the lease. I called the maintenance office to say that I have a leak in my apartment from the washing machine that is leading down to the downstairs apartment. Being concerned from my neighbors I called the Avalon maintenance office and spoke to one a woman who appeared to not want to listen to the situation. She referred me to another phone number but when I dial the number it led back to her office. Again she refused to help me. I checked my phone to make sure I dialed the correct number and I did call the emergency line for service. I explain to her that her phone number that she gave me let me back to her desk and confirmed that I called the number she gave me by looking at my call log. She did assured me that she's gonna take care of this right away but 24 hours went by nobody came to my apartment. The water was still leaking. I called the number on the refrigerator magnet that the management company put on my refrigerator in case there's an emergency, like a leak. Again, I was given a complete run around and the person who answered the phone did everything she could not to take the request. Bottom line, the Avalon asks for more money then the place is worth. It was time for me with another review and compliment and thank the Avalon RVC staff. We have lived at the Avalon RVC now for 9 years and have just signed another 2 year lease. From the moment we moved in Gina has been a constant source of welcoming support and information. She helped us with a welcoming attitude and demeanor and anything we have needed during our time at the Avalon RVC Gina has been there to help us with any of our housing needs. Gina has indeed fostered a sense of community at this Avalon, and it is testimony to her skills that so many of our neighbors here are as long term residents. We do indeed have a sense of community thanks to Gina and her staff. HJK I also just wanted to take a moment and compliment one of the maintenance staff here at the Avalon RVC. John has been to apartment several times this past few months to touch up some paint chips in our apartment and do routine maintenance work. He is neat, efficient, professional and courteous. While he was here to change a burned our lightbulb that i could not reach, he did not just change the burned out bulb, but checked and changed all of the bulbs that are hard to reach and required a ladder. It is this kind of attitude that John consistently exhibits that makes our apartment in the Avalon RVC our home. John is just one of the competent staff here at the Avalon RVC the has made our 9 years here the lovely place we call home. HJK read more

When I first came here to look at apartments I was told that anyone with a 9-5 job would not be affected by construction. 5 months later and I am still being bothered by the insesent banging, beeping and yelling from 7:30 am - 7:30 pm Monday through SATURDAY. Lies from management has become a consistent theme. The fire alarm has gone off more than 7 times since I've lived here due to false alarms from the construction dust clogging the vent, people smoking in the hallways, someone pulling the alarm for "fun" and the worst of all when someone through garbage lit on fire down the chute. Fire alarms go off constantly. At least once a month. Management will not do anything about it. Also, says "smoke free" but hallways constantly smell of cigarettes and marijuana. Residents smoke outside and throw their cigarettes all over. For the price you pay here, management should do something about these issues. read more

please read this entire review before making a decision to sign a lease. i wish i read all reviews in full. i based my decision soley on the yelp 4.7. the purpose of this review is to make prospective renters aware of what really goes on at avalon in rockville centre. i want to first say that i was a resident of avalon rvc in the building located at 100 banks ave. my unit was 1144. there are three buildings in total, 100 banks being the oldest building. i had my lease terminated early without penalty. i moved out the beginning of may. i waited several months before writing this review that way i was clear headed and i wasn't writing out of anger. i'm not going to go on and on about minuscule issues. i am going to list the main reasons why you should reconsider before signing a lease for any of the units in any of the buildings related to avalon in rockville centre, ny. * your not able to see your unit prior to signing a lease * the layout and square footage are not accurate. when they do show you a drawn up layout, pay close attention to the square footage of each room. the newer units seem large, but they aren't. none of them have a foyer which is what makes all the units at 100 banks avenue larger. * their main maintenance guy alex does live on site and is pretty good with responding to requests, but that's about it. be very careful what you say around him. he is very much included in decision making when it comes to how much a tenant gets back from their security deposit and clean up fee (which is so ridiculous to those to leave the unit empty.) the reason i chose to avalon rvc was because their rating was very good and alex's name was mentioned a lot. little did i know that those reviews were given because he gave business cards out asked tenants to write a reviews. if you take out the reviews with alex's name, you will see all the complaints. * their garage parking rules don't apply to everyone. regardless of you pay for an assigned spot or not, they find a problem with something. read more

Someone vandalized my car in the parking garage and AVALON refuses to send out a mass community email, all I asked was for them to send an email referencing of some sort that no one should be touching anyone's car in the parking garage as it's strictly illegal. But clearly AVALON doesn't care if anyone touches/hits/breaks in ur car and they will do nothing about it to alert anyone else in the building to watch out for evil people. I pay $$ for a spot in the garage so my car is safe, clearly it's not safe. Crazy they won't send a community email, yet they will send an email out to everyone over any little thing that happens. A total lack of parking. I had an appointment to do a self guided tour. When I showed up for the tour, not a single spot for parking was available. I called the office and it was suggested that I use one of the two Zipcar spaces. They were occupied. Then when I said that this wouldn't work out for me because I had a car, I was told if I rented there, I could rent a parking space. Umm, the rents are already high, now I would have to rent parking? I don't think so. If rental parking was available, why was I not told to use one for the few minutes that I toured the apartment? Not for me. read more

We have been living here for about 9 months and it's just "okay". You can probably find something a lot cheaper in Rockville Centre. There are a ton of ridiculous "rules" in the complex for no reason. There's also hardly any parking, they basically give you no choice but to pay for a spot in the garage. However, I see a ton of cars just waiting by the garage door and then they park anywhere in the garage for free. The building is nice and feels secure, you have to use your key fob basically everywhere so that's good. Be careful at the pool as some renters thing they own certain spots and have something to say about everyone - feels a lot like high school. I would avoid moving in here now though, there is obnoxious, ridiculous construction going on across the street - I am woken up daily by the sound of construction or (my favorite) the guy taking out the trash in a trailer at 6:30am (that's a fun way to wake up). The construction also scares any dog you may have. Lastly, be careful of some of the people who live here - few drug dealers I have seen do deals right in front of the building. But you get what you pay for - amenities, washer/dryer, dishwasher, etc the units are spacious and nice. Pool is nice to have in the summer, BBQ and courtyards also great. Leasing office staff has always been nice and accommodating. They are pet friendly which is the biggest draw. Alex the maintenance man is a god send and has gone above and beyond for us many times - he is the 5 star of this complex We will probably renew our lease when it's up, as we are anticipating the ridiculous $300+ a month increase they have hit everyone with. They claim it's "market value", which is a joke, but they do tell you to move to another apartment in the complex if it's cheaper. Very sketchy business. read more

Aaaah, the Avalon of Rockville Centre. I basically lived here for close to 2 years (3/4 of that time I was unofficially visiting my boyfriend, the ¼ I was officially on the lease). There's the good, the bad, and the ugly. Let's start with the ugly: 1. Right next to the housing projects-During the day it's fine, but at night it can be a little unnerving. 2. Lack of security-No doorman, no cameras. Basically no accountability for anyone. The bad: 1. The pool attendant-This pool Attendant only came on Sundays when the office was closed. For whatever reason, they only choose Sundays to the check the chemicals in the pool and there was ALWAYS an issue that prohibited us from entering the pool. The pool should be checked BEFORE the pool is set to open. And why is it only checked on Sundays? 2. The Gym Machines-Half of them were minimally broken (like fans and channel buttons). I put in numerous requests to get it fixed, but they never were. 3. Expensive-Very limited space for a lot of money. 4. Nasty neighbors-There was 1 neighbor that complained about EVERYTHING. Things that didn't even affect her. Eating by the pool...why do you care if we clean up after ourselves? Meanwhile, she had no problem smoking in the courtyard which is prohibited. Hypocrite. 5. Unnecessary Alarms-The fire alarm (both in the apartment and the building) are very sensitive. The building alarms went off usually in the middle of the night. Not fun. The good: 1. Very close to the LIRR-5-10 minute walk depending on how fast you walk and which part of the train you want to be on. 2. The gym-Definitely underutilized. Never had a problem grabbing a machine. 3. The pool-A lot of reviews say the pool is always crowded. Yes, it is too small for the entire building but somehow, it was never crowded. If you come at prime time around 1-3pm, its pretty packed but you can probably find a spot to plop down. I went right in the morning and always had my pick of loungers. 4. Dog friendly-There is a dog walk with doggy bags all around the building. 5. Package pickup-Nice not to worry about missing the UPS guy. 6. Laundry machines in apartment-Nothing more annoying than having to sit and wait for the cycle to finish or to leave then come back and find your clothes missing. 7. Dry Cleaning Locker-Very convenient. Just drop off your things in the garage and pick them up the next day. I never really had a problem with any of the employees in the office. They were all relatively nice to me. We may have had a few quibbles here and there but I'm pretty sure they are just following the rules that are set by upper management. It's their job on the line, so I can identify with that. The building is VERY expensive. Of course for the price we paid, I expected top notch service and quality. We didn't get exactly that but unfortunately it's slim pickings in Long Island if you want a modern apartment. When we renewed our lease, they refused to let us stay at our current price even though similar apartments were being sold at a lower price. Basically if we were new tenants, we could have gotten a lower price for our same apartment. They should really want to keep responsible, continuous tenants rather than have people move in and out every year. We chose to do the clean sweep when our lease was up which cost about $300. They did not charge us anything additional and they returned our deposit with no questions. I must say they were very cooperative when we had to move out before our lease was up. I've been living here for about a week now and everything has been great so far. The construction on the next building however is what has kept me from giving a 5-star rating (I get woken up every morning at 7am due to this damn construction). The staff has been great and very helpful except for the delay on the construction of the pool. It was suppose to be done by August 1st and it is still just a mere hole in the ground. They also cheaped out on many things in the apartments such as the fake hardwood floors and linoleum flooring in the bathrooms, (snobbish much?) the appliances are also second rate but they get the job done (Why I think I'm Kim Kardashian I don't know). After taking all these things into account I am still a happy renter for the time being.. the fitness center and covered garage space are great amenities for the area as well. My fiance moved here December of 2017 and he thought that moving here was going to be pleasant because after all, it's supposed to be a luxurious apartment right? Wrong! Lets start with Feroze. First off he is an arrogant liar and doesn't follow through with things he tells you he is personally going to follow through with. Approximately 2 weeks prior to move-in day, I went with my fiance to pay his deposit and Feroze tried to charge him more than 1k more than he was supposed to pay initially. When he questioned Feroze, Feroze stated that the day he was there was the day he was to take possession of the apartment. This was news to him as paperwork he had stated otherwise. When Mike (my fiance) tried to inform Feroze that he was mistaken, he kept telling him that he was wrong and that there was no way the system would allow him to push the move-in date out that far. Fortunately, Mike had emails with said date and showed Feroze. The issue was then rectified. Issue number 2. Mike wanted 2 parking spots in the building his apartment was in. It was winter so walking from one parking garage to the next building was a huge nuisance and inconvenience. Feroze stated that Avalon was issuing only one spot per apartment in the newly opened building but would let Mike know the moment one did open up. About 2 months later, Mike noticed there was a lot of open spots so he inquired about moving his spot. Ashley told him there were spots and allowed him to switch it however one of the spots he chose wasn't going to be available until the first week of March (the construction workers were using the parking spot to store their supplies). The first week rolls around, the spot isn't available. Mike gives them until the second week until he finally said something. It was so frustrating because not only was the spot not available, they gave the spot Mike was parking in at the time to another tenant so Mike was being charged for 2 spots but was only able to park in 1. Feroze was unprofessional because not once did he offer a solution. It was their mistake that Mike didn't have his spot and instead of explaining to the person they gave the spot and finding that person a new spot, they made Mike move and basically told Mike that it's not his fault. He stated he wasn't the one that told him that spot was open. The apartment is nice but poorly put together. When he first moved in there weren't any doors on the bathroom or shower. He was willing to live with this as he was the only person living in the apartment but when the contractors came to put in the sliding doors, they kept falling off the track and one door was put on so poorly the paint scratched off every time you opened the door. One of the hinges on the cabinets above the dishwasher is cracked because it was screwed on too tightly. The entire toilet had to be replaced shortly after he moved in because it wasn't flushing. This place isn't worth the amount of rent they are charging! read more

I hate this place. I can't wait to move out. I thought moving into a "luxury" building was going to be so nice but this is FAR from a luxury building. The office doesn't respond to any emails. You can hear EVERYTHING through the walls. There are so many "rules" that are just absolutely ridiculous. The gym isn't even open yet. I mean i could go on with all of the issues I've experienced. UPDATE:Since Moving in the quality of the building has gone down. 1.Smoking and Noise policies are not enforced. I can hear neighbors from their front door. Kids running up and down the halls. The aroma of marijuana flourishes the halls. 2. Even though you pay for a spot, they doe nothing if someone decides to park there. 3. The buildings flood frequently. 4. The service elevators and hallways of the NEW CONSTRUCTION apartments have filthy tiles. The building has not been open for a year. It's a beautiful building but management does a horrible job with maintaining it. PREVIOUS: I've lived here over a month and so far the experience has been pleasant. Ashley and Gina have been helpful since day one. Everyone along with maintenance responds in a timely manner. Despite the on going construction they have done a good job keeping the the grounds clean. The only reason I gave 4 stars is because the floors could have been insulated a bit better. read more

I only lived here for 9 months and that was too long. The residents are shady and you don't feel safe in your apartment. Within the first two weeks there was a drive by shooting in the complex behind the apartment. Every morning the hallways smelled like Marajuana, I felt like I was living in a dorm. There were times on a Saturday night when there were people sleeping in the hallways. The pathways around the apartments were constantly covered in dog poop. The weeks before moving out I couldn't use the balcony because the apartment above me would allow their dog to pee on the balcony and dog urine would rain down onto mine. When I contacted the management they stated they couldn't do anything about it but call. When I asked them to come and clean our balcony, they stated that we would have to wait 3 days. This is NOT a luxury apartment building nor is it a safe place to live. I haven't even discussed the exorbitant rent. Rent at your own risk! read more

My wife and I moved in one week ago to a one bedroom unit which met or exceeded our expectations. The move in and getting settled was very efficient . While downsizing from a four bedroom house to one bedroom apartment has its challenges, we love the apartment. Very impressive lobby and excellent security in the building. The staff we encountered were excellent especially Tim O'Connor and Emerald Vickers who made us feel welcomed to the community from the very first meeting. The only criticism I have is I wish the units were a little bigger, but going from 2200 sq ft house to 750 sq ft apt is the main reason I feel this way. read more
