If I called on a Tuesday, by Thursday or Friday they would be there to fix it. Unless it was an emergency they would be the ASAP. The employees at Balsam are great, helpful. The grounds are always clean. They have recently have new owners and it's getting even better. I would recommend anyone to live at Balsam Village, unfortunately I am moving out because I am buying a house with my future husband, but I am going to miss it here. Close to all the shops, trains, buses, etc. Great place to live.

They deducted $200 for re-painting. During 12 years they did nothing to my apartment. The manager wrote me a handwritten note promising me my full deposit back. First he told me to just trust his word not wanting to give me anything in writing. Property was purchased by a Brooklyn management 2 years ago and they raised the rent by up to $200-$300 per month. Stairways are filthy. Place is run over by renters with dogs. Some people have 2-3 dogs in one bedroom apartments. Dogs are urinating in the stairwells on a daily basis. The stench of marijuana coming from many apartments is overwhelming. STAY AWAY FROM THIS PLACE! You will be treated like a government assistance tenant. Maintenance is non-existent. New entryway doors are being put in to mask the other maintenance neglect on the inside.

Neighborhood /block we are on is very quiet and clean. Cons.. there seems to be an overall problem with tenants playing music way too loud my neighbor included yesterday when i came home there was two neighbors fighting on the first floor because one of them plays his music too loud for the other I am having the same problem oddly enough...I would recommend management send a general letter to all reminding of quiet hours and noise levels..i bet that would help avoid fights like that. Besides that the place is really a great place to live and very well maintained. Oh, and the porters are really nice.

I found out through another shareholder that this…read morebuilding and its board is notorious for illegally denying sales for prices they deem not high enough. IE: if you're looking to buy a unit that's out of date, or needs a bit of love, and you offer accordingly, the board will deny you. The board WILL expect 1bd/1ba fully renovated to go for the same price as a 1bd/1ba that needs a gut reno. After chatting with friends in the building, it doesn't sound like the board has a great relationship with its shareholders, and there's an unfortunate disconnect. There are so many fantastic buildings in the area. Avoid this one if you want to stay sane.

Smelly Roach Palace…read more Prior to moving in we were repeatedly told how lucky we were to move into such a prestigious building. After moving in, it's clear that prestige died out in the middle of sometime last century and nobody got the memo. I've never had roaches in my life. Upon moving in, we have roaches galore. We're constantly finding them in all rooms of our apartment and all over the hallways of the building. It's absolutely revolting. They're everywhere! The basement absolutely reeks of garbage all summer long, every day I want to exit through the side instead of the front, I have to hold my nose as I walk to the door it's so bad. The water is constantly being shut off due to building plumbing issues. There was recently an incident where the building didn't have water for 3 straight days, we had to rent a hotel room to use the bathroom and shower. No updates were given on the progress the entire time, just that they were "working on it". The building staircases and hallways are poorly labeled, so when you have food delivered or have company come over, it's really a 50/50 shot on whether or not they're actually able to find your apartment. The building doesn't have any modern amenities like a key fob to enter the side doors or washers and dryers linked to an app so you can see what is/isn't in use. Most buildings I've lived in the past 15 years have had these technologies. I feel deeply misled by the realtors and by the board. This building has been greatly misrepresented and I regret purchasing a co-op here. I cannot wait to leave.

The property has a gym and a pool with a nice rooftop and gorgeous view at night. The balcony's are spacious and the colors inside the apartments match well with the vibe of the Buidling. As long as everything is kept up to date and stays modern I think this will be one of my favorites here's in LIC.

Parker Towers -- Unsafe Conditions and Serious Structural Concerns…read more 104-40 Queens Blvd, Gramercy Building Living at Parker Towers has become a nightmare. What was once marketed as a "luxury community" is now a construction zone riddled with safety issues. The building shows visible structural cracks inside the walls and ceilings, and residents have been left to deal with the fallout while management and ownership pretend it's all fine. The ongoing construction has caused vibrations, dust, and damage throughout the building. Health and safety violations are being overlooked, and there's zero transparency from management about the impact of this work on the building's stability. Residents who report problems get brushed off or ignored. For the amount of rent charged here, this is completely unacceptable. Parker Towers needs an independent structural inspection and accountability from ownership (Blackstone) before something worse happens. Until then, I strongly advise anyone considering moving in: don't. The cracks aren't just in the walls -- they're in the way this place is being run.
