We were shown a specific unit at a price we could…read moreafford, but when we asked for the application link we were sent a different unit that smelled like cigarette smoke. We were then told to pay a second set of fees ($50 application + $350 admin) just to reapply for the unit we were originally shown. After meeting with the property manager--who led us to believe we'd get that unit at the quoted price--we were contacted three days later by ROSIE and told the price had jumped an extra $250. The whole experience felt like a bait‑and‑switch and an expensive runaround. Why is there a housing crisis? These companies use an algorithm‑driven pricing that can swing dramatically by a $1,000, which makes it hard for working families and essential workers to secure housing. My husband teaches in this county and it's disheartening to see educators and other middle‑class residents priced out! Housing, like healthcare, cannot and shouldn't be a publicly traded industry or it at least needs strict limits, like banking. Teachers, medical personnel, first responders need to be able to afford to live near the communities they serve. Prospective renters: insist on a written quote with the exact unit number and rate before paying any fees. We didn't receive the consistency or transparency we expected. Thank you Rosie for supporting your community in this manner. Also they like to hide negative reviews on google. I wonder why!

Soon after it switched to Home Property management. Not only did our rent, after living there for 3 years, continue to rise (almost $100 this past year alone) but the staff in the office continuously prove they do not care about the people who live there. One time, our puppy ate something toxic off the lawn at the complex. He got extremely ill. Since there are other dogs and children in the complex we felt as if the office should be aware. The woman was immediately on the defensive. We were not blaming them we wanted to give them a heads up. However, I was told - "we never told you this was a safe place to have an animal". There were also chewing tabacco pouches, glass, trash and cigarette butts all over. Even though we told the office aboit those. Another thing that was poorly taken care of was the gym. Do not let the photos fool you. Everything was usually broken or dirty...very dirty. Over this past summer one of our bikes was also stolen. Again, not blaming the complex just letting them know, we told them and they couldnt care less. We felt like a notice should have gone out to the residents since a lot of them, especially one the first floor, keep things on their balcony. It is really a shame that this place went down hill so fast. They could certainly use someone in the office who is actually friendly and at least pretends to care about resident concerns. When we told her we were thinking about leaving, again after 3 years, she told me I could hand my letter to her right then. She didnt even attempt to keep us as residents. We would have loved to stay. It was our home for so long and it would have been great to keep it that way. I think all people want is friendly staff and some indication they are being heard and that the staff cares. Being rude and brushing people off will never get anyone to stay there. There are plently of other places right in the area to live.

Leaving after one year and 3 months. Living there was nice, people, and the service team is very…read moreattentive and friendly. I can't say enough good things about them. Unfortunately, the management is very rude, unprofessional and most of them don't know what they are talking about. We got out of the contract early and paid the penalty which is two months' rent. Then we were told that there would be a cleaning fee of $189, so we paid as well. A month after moving out we received a final moveout receipt for $612.82 for various things like sewer, water, carpet replacement, paint and so on. (Why did we pay the cleaning fee??) Random people will come into the community and drop their trash, and the renters end up paying for that. (check your rent pls) Overall, the experience of living there was good, but I would not recommend Camden Farm Ashburn to anyone.

While it is lacking in the amenities (no movie room, no real "great room" to hang out in, small gym, etc) in comparison to other properties in the area (such as BLVD Loudoun, where we moved from), it definitely makes up for it with the cleanliness of the grounds, the privacy, location, and again...the quietness! *** I VERY rarely hear my neighbors. We sometimes hear this one couple scream-fight, but thats not on the complex hahahaha. At BLVD Loudoun, we couldn't even open our windows without having to scream over the sound of traffic. Here, we open the sliding glass door to hear the birds chirp, crickets, etc. LOVE that. ***We have a dog, and walking him here is so nice. Paths go around and through out the complex and link up with paths that go around Ashburn. APARTMENTS THEMSELVES: ***We have an updated unit. That means we have dark laminate wood floors, cream colored (sparkly!! :D) granite-like counters, upgraded stainless steel appliances (including a massive sink), and dark wood cabinets. Very nice! The only thing we don't like about our apartment is the built-in book shelf/tv stand thing. Its a monster and takes up SO much of the living room without having much functionality. The bathroom is updated (laminate wood floors in here as well, same counters and cabinets, updated fixtures). HUGE shower. Bedroom is carpeted and perfectly fine. Large closet as well. I love the layout of our apartment. Couldn't ask for much more in a rental! Love it. FEES: .. Ok they do have some hefty fees here, I will admit. *** Valet trash fee. This one is worth it to me. $30/month and someone will pick my trash up from my front door 4 days a week?? Ok! The only thing about this that irks us is that we get a separate, additional charge on our rent/water bill from the city, charging us for picking up the trash from the dumpsters we have on the property. Can they not pay for that with our $30 fees? That seems a bit much. If you are charging us for trash.. it should cover everything in regards to trash removal. Otherwise, spare me that $30 and I will walk it to the dumpster that is only 30 yards from my door! ***Required Comcast tv/internet package -- a whopping $90/month. This one really sucks because Comcast internet BLOWS. It also sucks because they know we have to pick them and charge us way more than other consumers. Our friends that live one street up in a townhouse have Comcast and pay $40 less for faster internet and more channels. Marketplace competition...it helps things. I also just don't understand why they wont allow Verizon Fios to wire the area so that we have an option. Fios is EVERYWHERE else in Ashburn.. we are probably the last community to not have that option. In summation : Fios= GOOD. Comcast=BAD. MAINTENANCE: ***Has been great so far. Our AC was not working when we very first moved in, they came that same day to fix it and it has been perfect ever since. They even installed a ceiling fan that we purchased. Wonderful guys. OFFICE STAFF: ***Very friendly and patient. No complaints at all there! Very friendly, sweet women. They definitely go the extra mile for you.

The area manager Kim had my car towed after having a 24 hour warning sticker placed in a spot where…read moreI would not have been able to see it when passing by my car. I haven't been able to drive my car in weeks due to a recent surgery. When I spoke to her on the phone about it, she lied and acted like the tow company had been behind it, acted like she's particularly smart and talked to me like I'm a child. She cited the leasing contract about how cars can be towed for a bunch of different reasons including flat tires. She also stated that it is too hard to email tenants to properly notify people about issues with their vehicles, and that too many cars get towed so notifying people with anything other than a sticker would be "impossible." I'd advise people to not move to a place that tows so many of their tenant's cars that notifying people would be that difficult, especially when they admit so readily that it could be over something simple such as a flat. The application process is also a bureaucratic nightmare including a bizarre facial recognition AI scan. The other reviewer was spot on about the bad situation with the plumbing. To be fair, the maintenance team is great about showing up to fix things, but it's a bummer that they have to constantly babysit excessively cheap appliances.

The pictures online are so much nicer than it actually is. I have to wash my clothes twice to actually get them clean. The plumbing is horrendous. The floor is soft in a lot of places and dips down when you step on it. The blinds break constantly. Lots of bugs. The only good thing about this place is the location and why I can justify giving it one star. I can't wait to move out next year.

After about 10 months, we began planning a cross country move due to my husband's job. Again, they were so helpful and we were able to transfer to a Camden property in California. After living in a few other apartments before finding Camden, we can definitely say that Camden properties are the best. Additionally, they always handled any maintenance request very quickly (same day or next day). The entire property is clean, safe, and comfortable.

I recently moved out of Camden Silo Creek after a 13-month lease. While the maintenance staff is…read moreconsistently professional and friendly, the overall experience was deeply disappointing due to the poor quality of the units and the management's business practices. ​Structural & Living Conditions ​Lack of Soundproofing: The walls and floors are incredibly thin. While some noise is expected in apartment living, the lack of insulation here is extreme. I could hear neighbors talking, cabinets closing, and every footstep. It reached a point where neighbors could hear my ceiling fan and would bang on the walls when my alarm went off at a low volume. ​Poor Insulation: The units are not weather-stripped or insulated properly. I could feel wind blowing through the windows and doors, causing my blinds to move. Management's response was simply that "this is just how the apartments are," despite the impact on utility costs. ​Odor Transfer: Due to the poor sealing between units, the smell from neighboring apartments would frequently permeate my living space with no resolution offered. ​Security and Management ​Safety Issues: There were consistent car break-ins, often occurring every weekend. Management's response was typically an email reminding residents that the complex bears no liability, rather than taking proactive measures to deter theft. ​Communication: The front office is difficult to reach. I often felt I had to reach out multiple times just to receive a standard response. ​Financial and Move-Out Concerns ​Rent Hikes: Upon renewal, the rent was increased by $400. The quality of the "luxury" living conditions does not justify a price point that rivals a mortgage payment. ​Inaccurate Move-Out Charges: Despite leaving the apartment in excellent condition and even performing my own minor repairs (spackling nail holes), I was charged for painting. Per Virginia law, minor nail holes are considered "normal wear and tear" and should not be a chargeable expense. When I pointed out the legality of this charge, their employee continued to insist I pay it regardless. ​Hidden Fees: I was charged a "reletting fee" that was not present in my lease agreement. Furthermore, because the office was closed on my actual move-out date, I was forced to vacate a day early, yet was still assessed additional final fees in their system. When I contacted the office about this, they said reletting fees are something their system automatically does which is a huge red flag they dont input such fees themselves considering in my case it was ultimately determined I didnt owe a reletting fee because of the circumstances. I can't imagine what would have happened if I didnt catch that on my final statement. ​Summary: Between the price gouging, the lack of security, and the attempt to tack on legally questionable fees at move-out, I cannot recommend this complex. The maintenance team is the only redeeming quality of a property that otherwise prioritizes profit over resident retention and building quality.
