The inspector was supposed to give me a call 40 minutes before he was leaving so that I could meet him over at my new place to review his findings. I called them on a Tuesday morning, April the manager was very responsive and knowledgeable on the phone. There were no games, up sale during the process. I asked about a Veteran discount and was given an additional $25 off. The setup of the inspection was all arranged by April and her team. The next day the inspection was being done and the inspector text messaged me and my agent at 8:14am that he was on the way. At 12:25pm he messaged me that it was completed and to expect the report in a few hours. At 2:36pm the same day the completed and detailed report was in my email for me to review. One too many starts. Avoid this business at any cost and don't take any chances. Don't be fooled by the few positive reviews, but you always have to questions the sources. I will share with you my experience without a lot of details, but first I would advise anyone getting an inspection regarding what company to do the following - Make sure you get a good recommendation from your agent - Ask a lot of questions - if the inspector tells you a repair price get that in writing in his/her report. Also, get a specialist to quote you a price - Make sure your agent work for their commission and make sure they read the report and address all the concerns with you. - Don't rely on the guarantee provided through a third party company The Porch guarantee is a scam and the people working there are rude and combative. Not only was the inspection lousy, but the fact that they had no decency to return my calls or answer my question or offer any help makes it clear that they don't care about their customers. After telling me that the crawl space repair would be around $150.00 I ended up paying over $6,000.00 and I am not done. Their inspection manager called me back once, but once I shared my concerns with him, he stopped returning my calls or answering my emails. I filed the papers with the guarantees company The Porch Guarantee, but they denied the claim and accused me of hearsay when I filed a complaint with the BBB, Pro-tech never responded to the complaint and their rating is at C. So let me set the stage in my now home in the kitchen there was a dried water patch on the ceiling, it was very small. The home inspector looked at it and said it was nothing. I said I wanted it noted in the report and he said it's nothing important and that it can be painted over no problem and no cause for concern. Fast forward to today, I have a leak, at that same spot coming from the upstairs hall bathroom. Do not let these people inspect your home. They are horrible. I wouldn't let them within 1000 feet of my home or any house I intend to purchase going forward. Protech thank you so much for wasting my time and money. read more

Horrible service!!! My realtor recommended this company and the price was right. After moving into a home that Pro Tech inspected, I noticed that three out of six bedroom outlets aren't working, the roof was missing a flashing resulting in water damage to the ceiling, I've had plumbing issues, the siding on the chimney was rotten, and now my AC isn't working (just paid a tech to clean my coils, install a pan under the unit as water was dripping on the floor, install a filter rack, and move the unit slightly). What was the purpose of an inspection if you're going to miss major things???? Management has done nothing to fix the problem besides cause the client more frustration. The warranty company that ProTech referred me to is also a joke. Cheapest is not always best. Do your research even if you trust the person giving the referring. read more

My husband and I were very pleased with the courteous and prompt service that we received from ProTech Home & Property Inspection, Inc. We were able to have an inspector come out the very next day upon ordering the inspection. Andrew our inspector was very thorough. He took time to address any concerns we may have had, as well as note things that he identified during the inspection. In addition to explaining his findings, he immediately emailed us the inspection report the same day...within minutes of leaving the property. He included lots of pictures in his report. These home inspectors are a joke. They said our septic tank was fine and it wasn't. They said our roof on our new house was fine and it wasn't. They said our garbage disposal was fine and it wasn't. Now we're out of pocket for all these items that they put on the report has being fine. I called and talked to one of the staff at this company and he was very rude, didn't care what I had to say. Protect home and property inspection advertises are a scam, and they says that you have 100 days warranty. FALSE, when I called their secretary said that the website is being updated but the paperwork sent during the transaction clearly states the same thing. The inspector did not do a good job during the inspection. It is costing me a lot of money to fix the issues they missed. They will not respond to the written letter sent to them as it says on their contract to contact them within 10 days of the issue, nor will they return the phone call. DO NOT RECOMMEND! read more

My home was inspected by this company that the buyer choose. Not sure if the buyer picked this company themselves or if their realtor referred them but either way they did not leave my home the way it was when they arrived. Not to mention this inspection was done during the pandemic, based on how they left my house I'm not even sure the inspector was wearing a mask or gloves. Mind you, my home has been professionally cleaned prior to listing my home and it went under contract pretty quick. Prior to each showing, we made sure the house was show ready! After the inspector left, my AC was turned back on but not the AC fan. So in 90 degree weather it was 76 in my house when I arrived back home! I have a 9mth old! But inspector claims on their card that they leave after each inspection that "it was left to original settings." No it wasn't. Also, dirt was tracked all through my home including my garden tub!! Again, I have a 9mth old that is a crawler! I've called this office twice, manager not available, left a message, never received a call back and it's been 2weeks. I'm a real estate agent myself and I've never heard of this company and now having experienced them, I will not recommend them to anyone. read more

As first time home buyers, we sought to get a great inspection. We were buying a home from the 90s, and of course we were concerned for any issues because of the age being what it was and some things we had noticed. Of course, since we are new at all this we didn't know what we know now. We were worried for settling of the home (it's on a large slope and there was concern for erosion). We mentioned this to our inspector and brought our concerns to him. They were dissuaded with the assurance there was absolutely no settlement. None whatsoever. Our home wasn't going anywhere, as he put it. Little did we know, we were lied to. As naive new owners we didn't realize what we ended up buying. Our inspector noted cracks above doorways, sticking doors, and a window that did not close properly. He noted them as normal issues from drywall or how the door was hung, and the window just needed WD-40. Later we discovered that this was all due to a massive issue below our home. After we purchased, I got some WD-40 and tried it. After two times of opening and closing the window, it was clear the window was crooked and there wasn't a way for it to ever close right. How many brain cells does it take for an inspector to notice that? Not many, yet apparently more than the one they sent me has. He told me he had opened it and tried to close it himself a few times, yet he didn't see this? We trusted him because of his confidence and his outright assurances. Our concerns were dissuaded and we felt confident buying our first home for our future children. Now we have come to a 20 grand repair that we cannot afford. When I reached out to ProTech for help and assistance, I was met at first with friendly conversation and suggestion to get some companies come look at it. Then I was shut out, unable to get anyone to talk with me and an outright refusal to take responsibility for their lies. Their "inspection warranty company" was incredibly difficult to deal with and they turned down my claim immediately despite obvious proof of their negligence. I didn't even get the money from my inspection back! This company will not hold up to their claims to a homeowner in good faith, and they are plain out awful. How can you lie to a first time buyer like this, and refuse to even admit you were wrong?? They are deceptive people with no conscience, clearly. Thanks for nothing! read more

I would not recommend this company. We used ProTech on two home inspections. The two inspections were very different (different inspectors). The first, they were training someone, so they were very through. The second, we felt was very rushed and we had to tell the inspector about problems that he later added to the report. We paid $110 for the septic to be checked. All that he did was take a picture of the valve and run water from our showers and sink for half an hour. Totally not worth the cost. Hire an actual septic company. When the owners had the tank serviced, they had to dig up the yard to fix it. (the inspector did not catch any issues). We closed on our home after addressing all of the issues on the report. When we moved in, we flushed the toilet only to find that water poured out of the base. Then we checked the other toilets and one of them would not flush. We called out a plumber the day we got the keys. There was about $1,400 in plumbing issues. The issues were (the shower leaking beind the wall, the water pressure coming into the house was twice the limit, and needing to rebuild two toilets). We contact Pro Tech to address the misses on their part and they gave me the run around for two months. I finally was given the claims offer department and waited another month to hear that the claim was denied. I was very disappointed in their customer service and huge misses from the inspector. read more

Had them inspect our home before we purchased in December. The inspectors failed to notice a valve leak in the crawl space that made the house have low water pressure, and left the crawl space wet. (The inspector did go into the crawl space and the water was on). They also missed a hole in the floor, that was very visible from the crawl space. The hole had just been covered up with carpet. When we called to discuss things, no one ever returned our call. read more

My inspector failed to point out that the plumbing in the home was polybutylene pipes. Polybutylene pipes are known to cause major plumbing disasters. The pipes are uncovered and clearly visable, yet they were not notated on my inspection report. My realtor reached out to the owner of ProTech. He promised to call me to arrange a date & time to inspect again. I never received this call. I have made several attempts to speak to the owner, but I am always given an excuse of why he could not currently speak to me. I am always told that he is aware of this situation and will call me back but the call never comes. This has been going on for more than 3 months. Really???? I used Protech end of October 2012 as a reference from my real estate agent. The results were extremely disappointing. Here is the list of items that I found after I closed on the house and was not listed on the report......2 places of rodent entry with the dead squirrels still in the attic, 7 rotted window seal trim boards, a partially detached eye-bolt that holds electrical wiring, and water damage. I would avoid this company at all costs if you value your money. My termite letter arrived late as well when it should have been issued on site. Basically you will be given a fancy notebook with your report that looks nice but is backed by shotty service. The person who manages the company was extremely slow to admit fault and did not return my phone calls until I got a third party involved. read more

My inspector missed cracked tile in the master shower,a major indention in the knee wall, a crack in the master bath countertop, and most importantly, rot in the roof around the chimney. Oddly, he bragged about the roof being in such great shape and that it would be a lifetime roof(metal roof). After the first hard rain I noticed water spots on the ceiling. The roof was leaking within 1 month of moving in and a roofing company found the rot around the chimney (improper installation 11 years prior) and some of the bolts were in need of replacement (threads were too small to hold the bolt secure). Approximately $1700 later the leaks appear to be repaired. I have called numerous times to speak to the owner of Pro-Tech and he has yet to return my calls. He is either in a meeting, out of town or has a family emergency. I don't think this is acceptable and would never recommend this company. read more
