My building has roaches, mold, soiled mattresses out by the dumpster, homeless people getting into the building and a broken buzzer. When I moved out they charged me for being unable to clean (as there was a power outage). They also charged me an extra $27 every month to use rentcafe to pay my rent - which they increased $200 over two years. They are scammers and slumlords. Don't rent from these people. read more

I've been in my apartment for three months and immediately I started to see cockroaches. I called right away and they told me they would have an exterminator come in and take a look. That was 13 weeks ago and no exterminator has been brought in. I've called multiple times, sent emails and nothing! They refuse to bring someone in. At the beginning of November my neighbour moved out in a mad rush and I asked why. She told me her apartment was infested with roaches and management wouldn't bring anyone in. And sure enough, that week, another roach in my apartment. I emailed right away so I would have everything in writing, and I was told they just got a new pest control person. Great, when should I expect them? No response, no exterminator. November 16th I get a call from Joseph, who made a copious amount of promises that he was going to get this taken care of. NOTHING! I still haven't had someone come in! Now November 26th, I've found yet another roach! They are becoming more frequent, which means the colony is getting bigger. I've spoken to multiple residents in the building and they all have said they have roaches and management isn't returning their calls. Stay away from this company. So many other things are a problem and they refuse to deal with any of it. If you look at their facebook page, they are congratulating each other on jobs well done. Edmonton, Alberta, Hazeldean Ayre & Oxford are managing the townhouse I live in, as Christenson sold the units a couple of years ago. These people paved the parking lot and put in new sidewalks and stairs at the front of the buildings. New furnaces and new triple-pane windows. These are terrific improvements. When I first signed a lease 12 years ago, we were in a unit that had a nice yard, with trees. Christenson promised new carpets, as ours were very old, stained, and frayed. They said they would fix the bathroom and kitchen counters, which have separated from the walls. The linoleum is peeling up from the floor around the edges, and the melamine, or whatever it is, is peeling off the counters and the vanity. When Ayre & Oxford took over, we were assured by the then-resident manager that our flooring, cupboards, counters, and bathroom would be done within the first year. It's been two years and these issues have not been addressed. Christenson Dev. permitted us to make a raised-bed garden, which we love and have now had for a decade. Ayre & Oxford grandfathered that in. We are so very happy about that! Last year, the resident manager quit and was replaced by a manager who is not a resident but is available. Her name is Monika. I called Monika the Friday before thanksgiving as our stove had shorted out and fried the circuit board in the thing. Monika said she didn't know where she could get a stove for us on such short notice but she would try. I said call any time, as Thanksgiving dinner is so important. Monika called at 9 pm on Saturday (the next day, she had called during the day to say she was looking.) Here she was from 9:30 to after 11 pm, with a crew, who removed the broken stove and replaced it with one from an empty unit. This was done on her day off. And we had a wonderful Thanksgiving because of her tenacity and hard work. Our sink faucet was leaking badly, The day after I called, There was a new tap installed. Monika replies promptly and gets the job done. When the flooring and counters in the kitchen and bathroom are addressed, I will bump this up to five stars. read more

We were told that the remaining move out balance would be taken care of in October 2019 and have a statement that shows $0. Just now, Nov 2020, a collection agency started calling. Cathy Dove from Ayre & Oxford, sent the kids to collections. You cannot trust a single word that this company says. Of course, what they say goes. Even though its not a large amount, we may still go legal. It also takes forever to have any maintenance done after putting in a request. HARMONY?! More like disharmony. What a joke this company is. Like how rude can you be? Key fobs stop working on and off, so after working a night shift at the hospital, I come home and the fob stops working. I call the property manager who doesn't pick up. Call the emergency number provided and a guy named 'Mark' answers, who you can tell right away is not happy about me calling him at 11pm. I tell him the situation and how I am locked out and the property manager isn't picking up. He then proceeds to come up with various scenarios over the phone as to why he can't let me in the building, such as "maybe you're crazy and want to come in the building to beat up your boyfriend!" In my head im thinking "wtf," but I tell him how I just got off work and my boyfriend is with me, and the fob does not work. I ask him what I'm supposed to do, and he says it's "not his problem," and that I'm gonna have to figure out another way because this isn't an emergency. He says to me "this isn't a fire, flood or death, is it?" I said no, but I'm locked out, do you except me to sleep outside? Or in my car? I don't understand how you can work for a company and be so completely rude and unhelpful. Isn't it your job? He then begins to argue with me about how it's my fault that my fob to the building isn't working, like I wanted to be locked out? Finally, I tell him he's a miserable person and to have a good night. I call the property manager again who this time answers her phone. Thankfully she lets us in, very rudely about being woken up too. I get it, no one wants to be woken up at night. But it is your job, isn't it? It's amazing how unprofessional this company and its employees are. Ayre & Oxford, if you're reading this, please do something about the professionalism of your employees. This company is ridiculous! I just received a letter that not only contained an increase in condo fees (again!) but also a lovely bill for $7000 for "special levy" for balcony repairs for the entire building. This money is due in 21 months and half is due by end of 2021. Did someone forget to mention to this company that we are in a pandemic where no one is making money??! How do they expect people to have an extra $330 a month for 21 months lying around that they weren't expecting? Why the hell do we pay condo fees if we need to pay extra when maintenance needs to be done?? And an extra $7000 is ludicrous!! I am seriously considering selling my condo now. Moved into Westbrook Manor Red Deer, Alberta December 01/21. The "New" bldg Supers started about the same time. Since then the building has been vacuumed twice. Spraying air freshener down the hallways isn't exactly what I call cleanliness.! I take a broom & wet cloth with me to do laundry so I can wipe down the machines & sweep the floor before I do my laundry. The front & back door should be frosted so you can't see the handprints. This is a pet friendly bldg. so you see tufts of hair in the elevator & down the hallways. They wash pet bedding in the machines and never wipe out the hair. I complained to the Super - he just said it's better having your own. "Really"! The walls were so clean when we moved in & now there's scuff marks scratches coffee spills. The parking lot has weeds in it 3 feet high. They Weed eated them once bouncing stones off the cars. "Never heard of Roundup"? There has been a guy on first floor doing autobody work on an old truck in the lot since December. Grinding sanding fiberglassing and painting! All against the lease rules. I could go on & on WHAT'S the sense? It's just a cash cow for the Bldg Superintendent I know from experience how to maintain a rental building. This is definitely Not the way. We used to have surprise inspections from the Management Company. This one needs one. read more

I own a townhouse in Edmonton in a family oriented complex that Ayre & Oxford is the property manager. I have to say they are the worst property manager that I've ever had to deal with. They have issued me almost $2500 in fines over the course of the last year and a half for apparent noise violations, half of which were not the fault of my kids or I. They fined me for having to call for emergency assistance on a couple of occasions, one because someone was trying to break into my unit and another incident that I was physically assaulted by someone and required police assistance. There were also days that I was issued fines when I wasn't even home but they automatically assumed because I had a group of teens that come to my home in the past for a safe place to stay that the teens involved in said incidents were coming from my unit. They are biased, don't have any compassion for people who are victim of crime and automatically assume that because I have teenage kids that my unit is a "problem". When I asked to talk to the board directly, as it is a right I have as a unit owner, I have been denied every single time (and I've asked about a dozen times now to fight the numerous fines they issued). Many of these fines I didn't receive any sort of notice or letter for them until the next fine was issued and then they sent them all at once. And now they have referred my account over to a collection agency or lawyer with the demand to pay these fines within the next 10 days. Ya that's not happening especially since I'm a single mom and am struggling because Covid has come through my home 3 separate times in the last 2 years. I'm also not paying anything until I've had my chance to appeal all of the fines with the board or in front of a judge. I can't wait to sell my unit and get away from these horrible property managers. Do NOT buy any place that they are the property manager. Save yourself the trouble and keep looking! read more

I came home after being away for a week to find all the external locks for my apartment building and lock to my suite changed while I was gone. I found out they'd changed the locks with 2 days' notice and slid new keys under everyone's doors. I was beside myself as it was late, I had my dog with me, and I just wanted to get into my apartment. When I got ahold of the building manager, I asked why they hadn't called or emailed residents of the building as not being able to access my apartment was a huge shock and inconvenience. I didn't get an answer. I have never experienced this level of inconsiderate, neglectful service from any company, retail outlet, or business. It seems like a cruel joke but it's real-life incompetence. Update: this is the most incompetent company I've ever encountered. I called to inquire as to why I hadn't received my damage deposit back. They claimed I hadn't provided a forwarding address. I had - I'd emailed the property manager twice and written them a note with my new address (which I photographed in case something like this came up). They also threatened to evict me because my neighbour's new dog was barking incessantly and they thought it was my dog (which had lived in the building with me for 2 years and never received a complaint). A few months later I got a note stating I hadn't paid rent when they had given me a receipt and I had bank statements indicating my rent was paid. I complained so many times about loud, drunk, terrifying fights occurring in the suite above mine. The guy was literally wielding a knife over my balcony and threatening to kill people. Multiple arrests occurred during the 2 years I lived there. Ayre and oxford did nothing. This company does not care about the people who live in their properties. Complaints go unanswered and good, responsible tenants are treated like garbage. read more

Well, my review is positive. My outdoor faucet on my condo was defective. All I was getting out of the faucet was a dribble of water. I called Christine Sheskey at Ayre & Oxford with my problem. She contacted a plumber immediately. This was on a Thursday and the plumber was at my door Monday morning. The faucet was replaced at their expense and I didn't have to jump hoops. Absolutely, hands down the WORST management company in and around Edmonton. I've received a couple notices from Ayre Oxford regarding bed bugs in the vicinity of my condo that has resulted in having to have my unit sprayed a couple of times (seems to be common in their properties from what I have read online). But I know that's out of their control. When I tried to contact the company, I left messages and made several calls that were unanswered and not returned. I had to call the reception 5 times in a row before someone finally picked up and when I finally got to ask the questions I had, I was greeted with rude responses and just overall very poor customer service. Unfortunately over the past year, I have had regretful experiences with Ayre & Oxford and the on-site maintenance manager. My building is WestPark Condos in Callingwood. 1) Ceiling issues 8 months ago the neighbour above my unit had a mulfunction in their dishwasher and caused leakage and flooding to my unit. The on-site maintenance manager Wayne had told me he will take care of it and charge the unit upstairs. After months of contacting Wayne, there was still no timeline to complete this. I then contacted the Condo Manager Danika who said it will be done, and mold will also be investigated. Now it is 8 months later, and they have gone back against their word, that an investigation of mold will be now my cost (while I have it in an email that they say mold will be investigated). If the ceiling was dried and fixed within the first month, mold would not be a problem. But they have taken 8 months and have not fix this problem yet, whose responsibility is it to complete this in a timely manner? Whose responsibility is it for the safety and health of the occupants? 2) Buzzer When my new tenant moved in, I had requested the on site maintenance manager to connect the buzzer to my new tenant. Now after 12 months, this still has not been done. He is saying he's dropped off the "form" under the door, but my tenants said they have not seen it. When I asked the maintenace manager to please knock or call to ensure both parties mutually have the understanding that the form has been dropped off, there was no response. 3) Unwarranted complaint letters We have gotten 3 complaint letters on noise, smoke smell from the unit and allegations of cigaratte butts being thrown from the balcony. a) Noise In any hardwood floor units, walking will cause creaking. My tenants are not making any excessive noise. They are doing everyday thing to live like make supper, shower, live in the space. b) Smoke smell from the unit My tenants do not smoke in the unit, I have been to inspect the unit many times and do not smell and smoke smell inside the unit c) Cigaratte butts being thrown from the balcony My tenants have a big ash tray they use at the balcony, why would they then throw it from the balcony? These complaint letters are accusations, and there is no evidence or merit. They have made my tenants feel very targeted and discriminated upon based on their race. I pay a lot of condo fees monthly and it is very disappointing and disheartening to get this type of service level. This is the worse condominium management company ever. Four of my tires where stolen at my underground parade. The area has surveillance camera. I reported the incident to the Edmonton police service. The officer in charge contacted the manager and she refused to forward the footage for the officer to conduct his investigation. I contacted her several times but she stopped responding to my emails. Secondly, this company charges unit owners for snow removal but the services never provided. I contacted the manager again but nothing was done about it. No don't do shit but charges unit owners. I am pretty surprise how they got this job in the first place. I have contacted a majority of the owners and the plan is get rid of this stupid company. Please don't hire these guys. They are scammers. read more

The worst company and management to deal with honestly! I moved in harmony at walker lakes apartment south Edmonton location. The whole year I stayed there was a nightmare !! 3 managers changed over the year who were never in the office . Every time there was a problem there was no one to talk to. Anne , Johnny and amber. Me and my wife had been very patient the whole year and now when the lease ended we decided to move out it's been over the time amber the new building manager promised the damage deposit should be given back to us. when I called amber who is the rudest person ever says she doesn't deal with it anymore even though she never told me the first day .. tried calling the head office to talk to Donna who promised to call me in few minutes . Never received a call and when I called back in their working hours she is gone for the day.. Their own maintenance man makes a mistake then charges the owner of our suite for an inconvenience fee! No matter what you say to them, they do not care and say that their word is law. Absolutely horrible management tactics. They have been renovating our building for months and cannot even finish a floor of carpet. They hire contractors who cannot get the job done then continue to inconvenience tenants with noise till late hours, months after the job should be done. Avoid this company. We bought a new home in a newly developed town home complex and the builders turned over the management to this company. Since then, its been a HUGE hassle to get anything done. Took them half a year to get a parking enforcement company to removed an abandoned car in our parking lot. This winter, whenever it snows, the snow clearing company they hired piled the snow in visitor parking and Ayre & Oxford refuses to have it removed there. Our already limited visitor parking has lost about 75% of the parking stalls. Horrible horrible company. read more

This is one of the WORST companies my fiancé and I have ever dealt with! First we signed the lease while the building manager was smoking a joint, which we overlooked because we liked the building and the neighborhood. Then that building manager left and a new incompetent manager was hired. After that we could never get a hold of him, we had a bed bug man come unannounced and he never could answer our questions about what was going on in the building (including the bed bug outbreak). Then all of a sudden we get a notice saying that we need to get rid of our dog or we are evicted. So we move out and give the manager our notice and our forwarding address. Now almost 6 months later a collections agency contacted us for $400 saying that we didn't give enough notice. When we talked to Ayer and Oxford they claimed they didn't get our forwarding information. DO NOT RENT FROM THIS COMPANY! They rent to questionable people, have horrific building managers, and rude office staff. read more

I totally agree! I have had several problems at this building. First I was assured that it was a ADULT BUILDING and it was SAFE!! Don't get me wrong I love children (I take care of children for a living) but when I get home I don't appreciate having toy drums banging every night and kids running down the hall. The building has been broken into, people have been stabbed, drugs are prevalent and I have even had clothing stolen out of my dryer that still have time on it! I moved into a building "managed" by A & O. Three months in, a pipe burst on one side of the building. I asked the manager what was going on and if I should prepare my unit in case something happened, and she assured me it was a fluke. 3 hours later my unit was flooded too. Apparently the building was not insulated properly. They half-ass-mopped my room, in the process chipping my bookshelves with the mop handle. They brought in some kid to cut a hole in my roof, covering my bed and bedroom in insulation. I told them I wasn't comfortable living there anymore, and the then-property manager Shelley said that we could break our lease without penalty. Since the unit was littered with insulation and water everywhere, we asked to move to a temporary unit until we found alternate living arrangements. She said they would hire movers to move us. We said that that wasn't necessary but she insisted that we "shouldn't lift a finger". We thought that was redeeming for A&O. After a week of us calling and asking her when the movers were coming (keep in mind, I was sleeping in the couch since the insulation was everywhere in the bedroom). We asked if we could at least move our beds and she still said no. She finally got us movers a week later. We lived among boxes in the temp unit. After a month or so, we both moved out. We got our out-inspection, it was 100% perfect. We got a notice from A&O that we would receive our damage deposit back in full. Imagine my surprise when I opened it and it was $1023 short... They decided to charge the movers that we didn't want to us. I went to the Landlord and Tenancy Dispute Resolution Services for a hearing a few weeks ago and won. I called them asking about when I would receive my cheque. Today they told me they are disputing my dispute to waste my time some more... Absolutely slumlords. Do not rent with them. read more

After owning a condo in a building managed by Ayre and Oxford for three years, here is a chronological summation of the issues that I've had to date: 1. The first letter that I received from Ayre and Oxford was regarding the fire alarm. The letter stated that an inspection of my condo was conducted, my fire alarm wasn't working, and that I needed to change the batteries on the fire detector. I inspected the fire detector myself. The detector is / was working perfectly fine, and the unit is hard wired into the building and does not require batteries. This was the first of many incidents that led me to the conclusion that Ayre and Oxford has absolutely no idea what they're doing. 2. The second incident with Ayre and Oxford pertains to security. I was sleeping in the early evening and two men just wandered into my home. Upon interrogation, I learned that one of the men was a relator showing a unit, and he had the wrong condo. I asked he how he got into my unit, and he stated that he had just used the "available condo master key." I contacted Ayre and Oxford, and they said they had no knowledge of a master key available to realtors. I've since changed the locks on my condo, and I am no longer on the condo master system. Ayre and Oxford is DANGEROUSLY INCOMPETENT with respect to security and they have absolutely no positive control over who controls the access to people's property. If you need to live in a building managed by Ayre and Oxford, you absolutely must change the locks on your door to keep control over who enters your condo. 3. Ayre and Oxford recently instituted a 150.00 dollar moving in and out fee just to use the elevator. 4. In 2015, they ran a 70,000-dollar deficit in the budget. Instead of drawing from the Condo Reserve or an internal fund, they sent a bill to every single condo owner in the building to recuperate the difference. They did this asking for payment within 30 days. 5. In 2015, they raised to the total amount of condo fees per unit from 333.62 per month to 377.44 (12% in one year). 6. Ayre and Oxford employs United Parking Services to monitor the guest parking lot. As with Ayre and Oxford itself, United Parking Services is the cheapest, most ineffective, and difficult to use parking management system available and causes a myriad of issues with anyone who attempts to use the guest parking lot and scares off loved ones from coming anywhere near the building. 7. There is consistent disruption of basic essential services, specifically the water supply, at a frequency at about every two to three weeks. Instead of addressing the root cause of the plumbing problems, Ayre and Oxford and the Condo Board chooses to blame the owners and tenants of the building for the re-occurring deficiency. 8. In July 2016, Ayre and Oxford sent out a Special Assessment for 585.00 to every owner in condo complex. The Assessment pertains to the original construction of the building and the grating, or the sloping of THE ENTIRE AREA surrounding the building, as it pertains to drainage and water run off. The cost of the re-construction project was half a million dollars, and in consultation with an inferior Legal Firm (which Ayre and Oxford charges 75.00 dollars to view the documentation), Ayre and Oxford decided to draw on 350,000 dollars from the Reserve Fund and allocate the remainder of the bill to the owners of the building. Given the nature of the Assessment and the fact that it is an innate flaw with the building, none of the owners will be able to claim this assessment with their insurance. In addition to a bill of just under 600.00, at the time of writing, the building is in absolutely complete shambles. 9. In a VERY conservative estimate, I would estimate that employing Ayre and Oxford as the property management company devalues the aggregate and individual properties by between 10 and 20 percent. You are not saving any money by employing the cheapest, D grade company available. 10. I am a Veteran. I served ten years as an Infantry Officer with the Canadian Armed Forces with one operation deployment to Afghanistan from 2009 to 2010. In addition to the pain of having 1000x more managerial experience than Ayre and Oxford and having to watch them fail at everything that they do, I feel that it is insulting for Veterans be treated so poorly IN THEIR OWN HOME. My message has been truncated, and I cannot include all the negative aspects of this company. In short, I have no idea how this company is still in business, and I will never, ever, buy a condo again because it incites the opportunity to be lichened to companies such as Ayre and Oxford. read more

I went to delvier a letter by hand as I wanted a receipt of delivery. On arrival the office was shut for lunch, the prime time when any full time working person would need to speak to them. I had been told dfifferent times when I phoned to check as well. Anyway, a lady opened the door and pointed to the hour sign, I said that I wanted to hand in and get a receipt for this letter. Her response "its not my job". Brilliant!!! After explaining that all I wanted was a post it note saying a date and that it had entered the office but the 'receptionist was at lunch' and 'it's not my job' The first helpful lady left and returned a different lady. Upon opening the door said 'YES" and that was it. I explained myself for the third time, she closed the door a minute later came back with a photocopy of the envelope with a pencil scribble on it. I was shocked at the lack of service this company has to its tenants and as a landlord myself there is no way in the world I would get these incompetent people to manage my properties!!
