Most disgusting apartment complex in Memphis' most expensive suburb, Collierville. My NEW apartment was/still is Filthy, w/dirt left uncleaned (after 2 supposed cleaning crews went thru) from many previous tenants, black smelly ice from out of fridge, front door lock plates falling off and completely unsafe. Outside sliding doors, frames bent and don't shut properly, UNSAFE. LOOOONG hair visibly painted into walls surface, paint flakes coming off everything adding to dirtiness. Kitchen cabinets from 1980s so small I can't put olive oil upright in the cabinets. Rusted and broken bath fixtures, broken faucets, dangerous power receptacles with pieces screwed in upside down, loose and missing. Smoke detector from 1981, and on and on. I have 100s of photos and I am scared to unpack from my move. And to top it all off, paper thin ceilings and walls. I hear every step my banging, slamming, hammering upstairs neighbors take. I think they are practicing kick boxing with opponents and then jumping up and down just to really show they don't care about others. Hi Dugan, With all due respect - no, it was not due to paperwork or requested documents, it was the incompetence, the incredibly poor technology system, and ON TOP of that, not handling things in a timely manner. And I stand by what I had sent to the BBB. I believed I was lied to and this is intolerable. See the timeline below: Jan 18th - I created my Bailey Creek apartment profile to begin the process on my own Jan 20th - We previewed the apartment with Stephen helping and completed application Jan 21st - I reached out to Stephen because the system was not properly connecting my application with my roommate's Jan 22nd - We went out of our way to go back and sit down with Stephen. We had to come IN PERSON because of Bailey Creek's system glitches. Stephen, Kristen, and another brunette lady was all there. They were eager to kick Stephen out from helping us and he KINDLY stayed to make sure it was resolved in the system. If he didn't do this, we couldn't have even applied and paid! Jan 25th - First reach out from Kristen. She informs me that my "screening" was done and that my deposit will be Full Market Value of the apartment based on MY CREDIT SCORE THAT WAS NEVER RAN. I send information on the false pretenses that I was "screened" Jan 29th - My Landlord completes the rental verification February 3rd - was when my credit score was ran. I only found this out in HINDSIGHT after I called them on the 7th because it was on the paperwork!! February 5th - I emailed - no response February 7th - I called and got a response from Stephen. He lets me know that the whole email system was down for three days. Even if this was true - don't you think you should reach out to the people who are trying to move in the NEXT week? Kristen has my personal number and she used her personal email to email me a few times. NO COMMUNICATION GIVEN STILL. February 10th - SUPPOSED MOVE-IN! Can you PLEASE explain to me how it took 1.5 weeks to run my credit score when I was told it was ALREADY run? Because "BASED ON MY CREDIT SCORE I HAD TO PAY FULL MARKET VALUE PLUS $150 FOR MY DEPOSIT" Kristen asked me this directly on the FIRST CONVERSATION JANUARY 25TH!! BEFORE I could move forward and send my documents in!! That was a downright lie to say she checked my credit score. Just as quickly as I had responded to your response (within MINUTES) is how I responded to requests and calls. How I meticulously spend my time outlining and being detailed is what I do for a living - and have come back to make sure what I'm stating is correct and understandable. I have attached proof of calls and emails to the BBB and they shall review to really see if I was the one not being communicative enough. -- To everyone else reading: We sent rental verifications and documents immediately and on a near daily basis for 1.5 weeks and yes, due to Bailey Creeks inability to process quickly, it was dragged out much too long. Our landlord had reached out in perhaps 3 days time to verify rental history from when it was sent to him. I was extremely proactive to reach out several times through email and call to make sure if there was anything else and I know Stephen and Kristen's responses & voice. What was improperly done was when everything was received three times over and nothing was said for 3 days - I sent an email, then I didn't get a response until I called again 2 days later. the room upstair above us got flood make the big hole through our ceiling ( it happen in the middle of the night) they dont have no room for me to move out , i had to stay there untill they fixed it, it smelled bad , and crazy,so i had to find somewhere else to stay, they took mine 1300$ deposit and chargeed me 500$ for fixed the flood room ( and it was not my fault) and i had to paid extra 2 more months, thats so horiible, please watch out for this place!!!! read more

This place is not even worth 1 star. Look at the photos! Gated community? No it has a gate at the entrance that's broke half the time. Cars broken into 2-3 times while here. This place is not worth $1,500 a month. Maybe $1,000 at the most. Everything is in need of updating or repair. They bend you over backward when you go month to month. Almost everyone you talk too has problems or has had problems. All but one girl in the office is helpful. Rest are rude and get snippy. Move elsewhere. Every time it rains my apartment floods. It starts in the second bathroom against the wall that I share with a neighbor. It starts there and goes to the master bathroom, from there it goes to the master bedroom closet and finally the bedroom. I moved into this place on October 2021. I have been informed that this was a recurring problem. Every time it rains I have to move everything from the bedroom and closet to the living room and the dining room and other bedroom so they can place a wet vac. It has been 6 times as of February 28, 2022. I can't take it anymore. I may have to lose my deposit ($1450) but cannot tolerate this. I am lucky that I have a sleeper sofa or I would have to sleep on the floor Today is March 22, 2022 and my apartment has flooded for the 7th time even though did the front of my apartment as well as the back. I have got to get out of the lease. She agreed to the reply at the bottom of this comment but she won't put it in writing. No one should have to put up with this. I told the management that I was going to move to another complex. I wanted her to put it in writing what she agreed to give me back all my deposit ($1450). She refused and said I would have to her a move-out date. I am on a waiting list so I can't give her a time. I don't trust her. They knew about the water damage before I signed the lease. Today is May 22. I had rain damage again. It's the 11 time. I got approved at another Apartment Complex. I move in on July 15th. Shelly, the manager, still will not put it writing. I don't trust Shelly. She said that once I had another place to live she would completely refund all the deposits. I would not suggest, as a resident I am facing a lot of problem that they are not willing to help on. once you sign your lease they are not going to help you at all. Photos of these apartment looks good but when you move in you will see its an old property and need many fixes which they don't do. When I moved in there were mice problems in my unit and I even shared dead mice picture form my room to them and they came to solve it after 3 days. Their dishwasher is also designed in a way that even if you don't use it the water from the sink backs off and stays in it and stinks, I called maintenance guy and he said its a problem with the design and cannot be solved. Now I have an issue with the ceiling noise which come from upstairs as the floor is old and make noise when people walk upstairs I called and open maintenance request on their portal but they closed it without even looking into the issue and when I called they are not willing to even diagnose the cause and said me to move to another apartment with the fee of $300. They are not helping by any means. They are not even giving any contact information of the property owner or person who is responsible or can help. Once you sign the lease you are trapped you can't do anything except paying fees for termination of lease of move fee. VERY DISAPPOINTED. I have posted the above review 2 weeks before and the management called me and told me they will work on it and also told me if I can take the review back so I did but even after that call they didn't reach out or try to resolve the issue with the noise coming from upstairs. I called 3 days back again to see what happened and Leslie Lax told me that she is going to put a note on her table and will get back to me the next day but same the next day she didn't call me or did anything then I called again and she said she will be coming next day to check the problem but again yesterday she didn't show up or even followed up on the issue. Management is not helping with any issue and is very bias. I would not recommend this property to anyone. Please be aware. I will now need to go ahead and take help from authority from the county department hope that works. VERY DISAPPOINTED. read more

Moving from Boston was a shock but finding a great place to live made our relocation much easier. We chose an apartment complex for the sense of community and we certainly got that. Our neighbors are friendly and very welcoming. The playground and swings are great for our son and there is lots of space to walk around and relax. The employees and maintenance teams have been great. They respond in a timely manner and keep the place looking great. Bailey Creek is centrally located and near lots of stores, restaurants and supermarkets. I couldn't think of a better place to have chosen for our new home. read more

This property is amazing, the staff is friendly, extremely clean amenities, always quick to fix things and I've felt at home with day 1

The grounds look nice and the complex is nicely situated far enough away from businesses but close enough to get to. Now the down side; open the door to you apartment to find that it stinks of Indian Spices either from the prior resident or the residents below or beside me. The painting of the apartment prior to my arrival was a hot mess, all the cabinet doors were painted shut, oh and the cabinets are circa 1990's to match the appliances. The cooktop for the oven was stained from food splatter burned in to the enamel. The floor that did not have carpeting has faux wood laminate of the wall paper variety. Definitely worth the price for a two bedroom , under $1,000, but please dont rent it sight unseen as I did because of a tight scheduled job transfer. Look around you will probably pay more but english will be the primary language. read more

Great staff, outside looks wonderful, and very cozy!!!! The inside of the apartments are a little outdated but I could not let that make my decision. I move in next week thanks to the leasing staff and their hospitality. read more

One star because zero was not an option. Terrible front desk/ customer service. Outdated property. Security gate is a joke and never works. Apartments were old and cheap. Cheap and outdated appliances. Bottom of the barrel fixtures / carpets ect. Backs up to a wooded/ forest area hope you enjoy Mosquitos, bees, wasps. And the garbage dumpster at least once a month sometimes more would be over flowing and overfilled and laying over the sidewalk / cement. Much better properties near by with better price points. read more

I have lived at Bailey Creek Apts for several months. I would never, I repeat--never, in a million years renew my contract here. The staff is very rude and totally unconcerned with tenant issues. What does a person have to do to get maintenance? I have asked for maintenance for the same issues 3 times over a two month period and haven't yet been able to get any work done. For someone who is peace-loving, the situation seems to be lose-lose... I could go AGAIN to ask for maintenance and risk being ignored (or a bad attitude, or excuses as to why my concern has been ignored...) or I can just suck it up and deal with a leaky dishwasher and a clogged dryer vent. Since both issues have the potential to cause major damage to the apartment complex, the personal property of others, and even to personal life (in the case of a fire due to clogged vent), I would think it would be most beneficial to management to respond, but they don't.... Also, the apartments aren't really that nice, very apartment-ish and not "homey". We only had a short time to find a living place since we were relocating from out of state, so we did not have the time shop around. Now that I know the area better and the quality and service that other apartments offer, I would do things differently. I'm warning you now... go somewhere else. People are leaving here in droves because of the terrible way tenants are being treated. read more
