Baldwin Harbor looks great from the outside, but I have experienced many issues since moving in. They constantly need access to your apartment and give extremely vague time frames and information as to why they need to access it, then tell you there's nothing else they can do about it. This does not make me feel safe about the security of my apartment and my belongings. Fire alarms constantly go off, whether for testing or when they malfunction in the middle of the night, and an entire walkway on my floor has been blocked for well over a month which raises concerns of fire safety. Unfortunately, I'm going to have to give this apartment complex a negative review. I've tried contacting the office multiple times for multiple issues-- I've even visited the office, and still my issues have not been resolved. I'll consider changing this review if I can finally get some clarification or resolution of these issues. read more

I love this place! I've lived here since 2020. The staff is responsive. Any repairs I submit a ticket for are done within 24 hours. I do get critters from time to time but we're in Florida so I expect it. They've always had pest control out within a day if I see anything. The rent is kinda at premium prices but this place is freaking gorgeous. It's in the heart of Baldwin. There are TONS of restaurants within walking distance and there are often events along new broad like food trucks and little market events, jazz festival, taste of Baldwin... just all so cute! The pool literally feels like a hotel spa! There are cabanas and pool chairs, and even little chairs that you can sit half in the water half out. They have a little place you can watch TV with couches and they have a picnic area with grills which lights up with little patio string lights at night with two grill areas. There's normally an attendant there to make sure there are only tenants using the pool which is nice because people try to sneak in all the time since it's so nice and near lake Baldwin walking trails. There's an ice machine you can use anytime. A little "dog park" on the property where you can take your furbabies (but of course it kinda smells bad around there I think...). There are little fire pits around that are started on a timer which is so cute with rocking chairs around them. And even a practice golf swing simulator! What?! So neat. They have a great resident portal too. I've really enjoyed that. It's easy to put in tickets. They do need better responsiveness to parking lot issues - the security there sucks and I feel like cars get broken into and they don't care. Someone stole my parking pass and makeup in my car and they just told me to report it to the police and then and only then when I had a police report would they replace my parking pass free of charge ($70). I mean, I get it but they didn't seem sympathetic AT ALL about it. I felt like i was treated like I was lying... which is awful when you just had something bad happen to you that felt like a violation. So that was the most crappy thing that has happened there. Oh and if you get locked out it's a $150 charge to get you back in... yea, I know. But honestly, I wouldn't change much about the place. It's clean, beautiful and overall feels very safe. It's in a wonderful area in the HEART of all the action and within walking distance of so so so many amazing things including the picturesque 2.5 mi Lake Baldwin! It's just such a great spot. I don't know what happened to my review, it is not showing any more, so I am updating and reposting. ++ Side is the location, BUT is only really a place to visit, not to live. Crime rate as it turns out is fairly high. My bike was stolen my second week here, even though was locked up and in a secure area in the parking garage. I also had an Amazon pack stolen just last week from my front door (inside and presumable secure, maybe was a neighbor??). The delivery photo shows the packages, then when I show up the top one is not to be found. But... the main issue with this place is the poor construction and noise transmission between floors and walls. You never really feel at home with all of the noise. Thump thump thump above with the walls shaking on what is simply just normal walking. I am cognizant of this, so I try to not cause the neighbor below too much annoyance, but the floor still shakes. You don't realize how quiet other places are until you live in a sub-standard building. It feels remarkable cheap in construction. The halls are solid concrete, so the noise (ALL of it) just bounces right into your front door. Doors are loudly slamming all the time. Last point. They market this as luxury, they charge a luxury rate, but in reality, it is very low quality with cheap countertops and cheap cabinets. Went here for a Pool party with friends. The pool in building two is like a resort style pool. It's gorgeous and so relaxing. My friend took me to see her apartment and it was sooo beautiful. I will be trying to move there next year as I had no clue this little gem was in Baldwin park. The rent is a little price but the amenities alone are amazing in my opinion. read more

ROACH INFESTED. I cannot believe I'm writing a review because it takes a lot for me to write a negative review but we moved in October 4 and we've had a consistent roach problem. (It's now November 5) We've had Massey come spray (4 times) and use all of their tools and we are finding ALIVE roaches in our kitchen, bathrooms, and all over the house. We've probably found 50 since we've moved in. There's also dead ones. We are CLEAN people. So clean. We don't leave food out ever. Speaking to management & leasing and them telling us that the Massey company told them there was no infestation... how is this possible when we have multiple requests for pest control help which are DATED with notes over the past month. I understand it's Florida and there are roaches but I've never experienced something like this with virtually no assistance or sympathy from management in fixing our issue. Clearly there is an infestation. We pay 2,700 a month to live here & when we talk to management they basically play it off like it's not a big deal. I'm pretty sure no one wants to pay almost 3k to live in a roach infested apartment. Please there are other places that are HALF the price and aren't roach infested. Maybe the management will actually help us once they see their business might be affected with this review. save your money!!!!! read more

Don't rent here!!! ZRS Management is incompetent, particularly Simran Singh. What manager would send a certified letter the same day they send a final statement???? Any reputable company would provide 30 days to make payment. I sent a check the same day I received the statement which management processed and 2 weeks later they try to collect payment again!!!! I posted a raving review 4 years ago. Unfortunately, a lot has changed since then. Don't move here. The apartment staff is not friendly and doesn't care about their tenants. I went from being the biggest advocate for this complex (I've had 3 different leases here and have referred 2 different friends to the complex), to being the first to speak ill will of them. There have been constant situations of car theft yet they still won't put cameras in the garage. There's also been minimal, if any, communication about this to residents from the office. Plus, the gates in the garage rarely work. If you live in the second building and like to work out, be prepared to always walk to the other building. The air conditioning is never working and there's no wifi, so good luck streaming a workout video or music. They also used to always to appreciation events, but now those events never happen. Rent is incredibly high and only continues to increase. Additionally when we first moved back in, we splurged for a unit with a yard. Come to find out, it was fully covered in rocks even though they knew we were getting a first floor unit to have grassy space for our dog. When they finally replaced the rocks with turf, they left stones and rocks and the space looks unfinished. It was not as advertised or promised. Lastly, their are bugs everywhere. Constant insects in the kitchen, bathroom and hallways. My recommendation for this apartment would be to change management fast. Find people who are customer-oriented and don't just hide behind emails. read more

After friends recommended Baldwin Harbor to me, I was blown away by the quality of the apartments and the grounds of the building. Little attention to detail like the Nest Thermostats really make a difference. The neighborhood is quiet and feels like a haven in the city. Meghan East was my fabulous leasing agent who took the time to ensure I was happy with my choice and made herself available for all my questions during the leasing process. I felt like I had a real friend in my corner, versus some of the terrible people I've worked with in the past at apartments in NYC and visiting other places in Orlando. I've moved several times with my company and this by far has been the ABSOLUTE BEST EXPERIENCE!! Meghan East was phenomenal to say the least. All of her recommendations were spot on and she made my moving experience pleasurable. The facilities and amenities are everything that is described and as advertised. Baldwin Harbor is the most relaxing and friendliest community one could ever imagine. From the awesome lobby to the resort type pool not to mention the beautiful lake, what more can anyone ask for. So I can't even imagine that a building facility with this many units not to mention that the same owner has another development right up the block has no on site building super !!! Crazy!!! We got locked out of our apartment at 11:00pm with absolutely no way to get back in or contact anyone??? What if we had a young child inside??? Or a stove on?? What if a water pipe broke?? A fire?? Anything?? With no way to contact anyone onsite but to call the police or the fire department This is absolutely reckless and irresponsible!!! I moved here about one year ago, having sold my Windermere home of 15 years and downsizing. I had not rented in decades, literally. This is a terrific apartment complex. I recommend it highly. Meghan helped me with the intake, and I have not looked back. But the entire management and maintenance team here (I invest in properties like this one) are superior. I definitely feel I get excellent value. All the problems of renting decades ago have been eliminated . . . smoking (nope, nowhere on the property even one time in one year), noise (nope, gone with onsite management and new construction techniques), and the other associated problems with renting and renters are gone now. And compared to a house, this is a far far better deal financially if you run the numbers. It's not even close. I recommend you check it out. read more

STAY AWAY from this overpriced pig covered in lipstick! I have a zero tolerance policy for incompetence and would have fired the upper management long ago in an attempt to restore some credibility and salvage the apartment's reputation. Management is entirely condescending and unresponsive. I submitted a complaint for excessive noise, unsanitary hallways due to excrement, and a roach infestation and requested a resolution. The response was for ME to vacate their property because they CANNOT or WILL NOT fix this disaster they call Baldwin Harbor. I should have ran then but had obligations out of state to attend. This is also readily apparent as they "overlook" resident complaints on the resident portal, especially the excessive feces in hallways and security concerns. The living conditions are unacceptable, especially for an apartment that markets as "luxury" living. The Property Management company is horrendous and must have been available at a significantly reduced rate to continue to hold the contract. The trash rooms often smell of death and are littered with decaying garbage, rancid mounds of trash piles, and putrid boxes. Dog feces and urine will collect in the internal hallways on a weekly basis so always be on the lookout and watch where you step. This apartment building is infested with roaches, their pest control doesn't work, and is a waste of time. They just drop sticky boxes on the floor and tell you "one must have gotten in through a window". For those concerned about safety, the security gate in the parking garage is almost always broken and nearly permanently OPEN, we've seen people having intercourse in the garage... multiple times. Homeless people will also meander through the garage and could easily obtain access to your corridor as the doors on the 3rd floor haven't been locked for a full year now and are always partially propped open. On the contrary, the locks into the 1st floor of the building and pool area almost never work so you frequently have to walk a block looking for an entrance that will respond to your key fob. I have personally only encountered 1 homeless person in the building when I exited the elevators, she asked me for money and seemed harmless enough but likely on drugs. The construction of this building is also poor which allows you to hear EVERY decibel of noise from your neighbors including toilet flushes and running water, footsteps will sound like a jackhammer so hope you don't have a neighbor with a barking dog. The fan in the bedroom spins 24/7, even when it's off. Fire alarms are relentless so do not plan to hold conference calls from your living quarters. The elevators broken more often than not. Also, for those that do not heed this warning and move in, they have a clause in the contract that obligates you to pay 2 months AFTER the contract ends with increased rental prices if you do not provide 60 days notice to leave AFTER your lease expires. Fun facts: multiple complaints of bike theft can be found on the resident portal along with complaints of dog poo in the hallways accompanied by photos. Residents have reported multiple concerns about nonfunctional locks with halfhearted and delayed responses from management than span almost a month apologizing for the delay and "inconvenience". read more

We are LOVING Baldwin Harbor apartments so far! Been here for a few months and truly this feels like we are living on vacation. The amenities are great with the pool and gym, grills, all of the grounds and landscaping, plus the lobby area is so beautiful and awesome. If you move into Bldg 2, there are NO rolling bins to help you move your belongings in. You have to get them from Bldg 1, and roll them from there. If it's raining, you're in big trouble. If you are renting until you find somewhere to buy, be careful which option you check, on your lease. You will have to pay 2 mos. rent, if you break your lease. I was told that I wouldn't have to, if BH found an occupant. NOT TRUE!! Don't check option 1 on your lease. BH kept giving me excuses for over a year, as to why they hadn't fixed the volume on the tv in the spinning room, in bldg 2!!!!! read more

The property and the grounds are beautifully designed and maintained. When you tour this complex you are dazzled by the pool area, lakefront view and gorgeous clubhouse. The maintenance staff do a wonderful job of keeping it that way. The apartments themselves are spacious and well designed, although thin walled. Luxury finishings throughout. On the surface it seems like the perfect place to live, however, you should probably get used to the management saying "we're sorry." You will hear it frequently. "We're sorry that the fire alarm repeatedly goes off in the middle of the night" "We're sorry the gate in the garage is broken and has effectively trapped you and your car inside" "We're sorry that the sports simulation room doesn't actually have any usable equipment because it's all been stolen" This place could be great if the infrastructure and support staff was there. There is a lot of technology (flat screen tv's, virtual fitness rooms, sport simulation, wifi), but they are frequently down or unusable. Why not hire a maintenance tech to oversee or at least do a daily check to make sure everything is running properly? Oh the sports equipment keeps getting stolen? Why not implement a system which requires residents to check out the games with their ID and get it back when they return it? Simple solutions that don't require much effort. What good is having and paying for all these amenities when they rarely work? Being proactive rather than reactive would go a long way in this place. read more

Horrible apartments. Poorly built. Worse management. Posted poor review on their website but they only post the positive ones. Garage doors always broken. When they are not the tenants just give their parking fobs to other people to park in the secure area. Wouldn't matter since the doors don't close and are always left open. Tenants don't clean up their dog feces. Feces everywhere. Thin walls. Thinner ceilings and floors. The rhino upstairs sounds like she's going to fall through and the middle age man below is rattling the floor with his crappy surround sound system. Roof leaks down through all the floors. Halls have pieces of ceiling floating through them. Complete rip off. Don't rent here. We have had things stolen from our apartment by maintenance when we were gone.
