This is long...but, totally worth it! MY FIRST EXPERIENCE with Banyan Bay Apartments was during a family transition close to 3 years ago. They were under different management and it was less than enjoyable. It took me 3 years to revisit the idea of Banyan Bay being an option for our next move. We were coming from a very small home and needed more space for a family of 4 and a dog. The new space needed to be within close proximity to the beaches, affordable, spacious, pet friendly, and safe. After not finding anything close to what we needed I very reluctantly contacted Bayan Bay. MY CURRENT EXPERIENCE: When I called the office the lady (Danyelle Crooks) who answered the phone was very cheerful and open to our concerns with apartment living. She listened to our questions, took our needs and our lifestyle into consideration, and never once put me on hold. I was only about 3 minutes away and decided to go ahead and go by to take a look. To my surprise, the once drab and rundown previous look of the property was shockingly beautiful. It was obvious that they recognized the issue with the curb appeal of the previous state of the complex and took a good bit of effort to turn that around. The pool area is inviting. The club house feels like a resort style lobby in a swanky hotel. Danyelle and the staff were more than welcoming and enjoyable to deal with. My children were engaged and welcomed as well. The unit she showed me (3 times btw) was exactly what I was looking for and in the price range we could afford. It met all of our needs and exceeded our expectations. I filled out paperwork that day and we moved in a week later. Danyelle and office staff were quick to process our paperwork and answered emails and phone calls in a timely manner. They were both kind/respectful and efficient. They made moving as easy as it could be and made us feel welcome in every step of the process. OUR FIRST 30 DAYS here have been a wonderful experience. Here are a few things we have enjoyed. THE FLOORPLAN: UPGRADES ARE AMAZING!!! 9Ft ceilings throughout. New, well built appliances, fixtures and cabinetry. The unit shares minimal wall space with neighboring units cutting down on the noise from other homes. We have walk in closets, big rooms, big bathrooms, a laundry room, big bright windows, and a nice screened in lanai. We are on the second floor (which I requested for safety) and our stairs are inside our unit. We also chose to add a garage to the unit and have enjoyed having a safe space to store our bikes and tools. AMENITIES: The pool and Jacuzzi have been a God send! It has always been clean and in good working order. It is open dawn to dusk, which I like as well. There is a beautiful lake in the middle of the complex which has a nice long winding sidewalk that is great for walks with the kids. about half way around is a dog park that our little pup has enjoyed. There are complimentary poop bags and trash cans which are maintained daily. WHAT WE HAVE NOTICED: The staff and new management company takes pride in their work and serves their community. The property has been beautifully updated and is consistently maintained.The maintenance staff is quick to respond and happy to help. They literally replaced the drip pans in my stove within 5 minutes. While they were there they even changed a lightbulb for me being that I am shorter than most. One thing across the board is respect and kindness. I have seen this not only in their interactions within the community, but it shows in their work. They take pride in their property and it is obvious. They are constantly improving. The fitness center and the business center are currently being renovated. I am excited to see how they turn out! They hosted an impressive back to school pool party complete with a barbeque, prize drawings, contests, and a DJ. They invite the occasional food trucks to the community and send out mass texts to residents letting them know what's cooking! Overall, from the beginning we have enjoyed our experience with Banyan Bay even though we did not expect to. I was a sceptic from the beginning due to my previous experience and disappointments. I am happy to say my opinion has changed. The property is beautiful, the staff is pleasant and enjoyable to deal with, and the community as a whole has been welcoming. Surprisingly, we feel more at home here than we did in the house we moved from. If you have doubts, you should come visit and see for yourself what a great community we have right here in the beaches area! read more

What a joke this place is Let me just start this out with how TERRIBLE Banyan Bay has been. We hated every minute of living here. If we could give zero stars we would absolutely do so. The neighbors were very friendly and that is about the ONLY good think I have to say about this place. It's easier for me to make a list of all of the reasons why you may not want to live here besides the fact that it is extremely overpriced. 1. The "security" gates only worked about 10% of the time I lived here. But even when they did work it didn't stop anyone from coming in! 2. Management and employees were not friendly 90% of the time. (Only when it was time to sign your lease of course!) 3. There are WAY too many break ins to count. I, as well as MANY others residents have had our vehicles broken into in many different ways. (Glass being shattered, doors being pried, etc.) 4. People come and wiggle your door knobs quite often to see if anyone's doors are unlocked. 5. Rambunctious kids (who we think are selling drugs in the community) are wild and loud. 6. Someone in the community was drunk driving late at night and was Slamming on his horn waking everyone up at two in the morning only to get out of his car and fight four young individuals. I personally caught it on camera and showed it to management and they assured me that he's the nicest guy but they will not be taking further action. Even though the gentleman was shining lights in peoples windows threatening to kill them. 7. Most of the handles on the railways for the stairs are rusted and sharp. 8. I've gotten stung by wasps on four different occasions on the stairwell because they will not go and remove the wasp nest that I have called about. 9. The dishwasher in the kitchen turned all of my pots and pans completely rusted and I asked the office to come and take a look at why it was happening and all they did was give me cleaning solution which by the way didn't help. 10. Don't plan on parking anywhere near your apartment unless you want to pay extra for a " Reserved parking spot or garage" 11. Everything in an apartment is cheap as dirt. There is nothing luxury about this place. The carpets are cheap shag that stain as you open the door. The paint is awful. It completely just chips all over the walls. All of the apartments have an uncomfortable foul smell to them. My AC was dripping for months and ruined a lot of my personal belongings. Hopefully this helps you. read more

Why I'm bothering to write a review when clealry at 2.7 stars, they don't really seem to care. I moved into Banyan bay at the beginning of this month under the notion (which I reconfirmed several times before signing) that I was getting a remodeled unit. We weren't able to see the unit before signing due to last minute things on both ends. But let me assure you the unit I got was far from remodeled. On the contrary the carpet is appalling, the cabinets in the bathrooms and kitchen are warped as if they had been sitting in standing water too long. Porch light didn't work, we apprently have a nest of "ghost ants" under our kitchen sink and to top it all off, our promised "remodeled" unit has not had working AC since we moved in. It is currently 44 degrees in my apartment and apparently the heat doesn't work either, we have no power because the maintenance man came and said he had to shut off the breaker until he could get the part. That was 2 days ago. I of course turned the breaker back on for power. So this morning he came and shut it off again saying it needed to stay off until he could fix it. It's been hours and several calls to the office now and I'm still waiting in my ski attire. I'm sorry but if your renting out shit show apartments just tell me that when I sign so I don't promise my 8 year old daughter a beautiful place to live and then have to explain this nonsense read more

We enjoy the location. Besides the jerkoffs who speed up and down SanPablo. Parking is never an issue. The buildings are sturdy and you can barely hear thru the walls or floor.. only early mornings or super late night can you hear frisky business. None of our current neighbors smoke in their units but previous tenants we could smell theirs. Hurricanes.... weather.... never out of power cause JEA WANTS THEIR CHECK! No issues with fire alarms. No issues with the gate. Many military families and civilians live here who will use their 2nd amendment rights. Night time walkers for security. We lock our doors so don't try that mess. Pets and service animals welcomed! Gym very nice great hours. Resort style living without the linens or soaker tubs ( please next remodel can we get a deeper tub?) Maintenance is prompt. Very clean. Never leave a mess. Super friendly. Always able to go out the way to help and get the jobs done. Also respect you privacy, pets,and children. Office staff is involved. They setup monthly events. Stuff for the kids..adults...food trucks!!! Even send a treats for birthdays. I wish I could be friends with them... they always seem to enjoy working and try to get the community involved. We plan to stay until a house becomes available in this area... very highly doubtful.... or our families needs change. Will update if any changes happen! read more

First we move here from Puerto Vallarta, Mexico and came for a visit in May 2019, and we fell in love with the place, the resort like setting , its closeness to the beach, and nice size and spacious apartments. We were treated with respect, professionalism and given a timeline to move in come July 2019. We were able to make a move across the globe without a hitch. Once we moved in, we were very happy with Banyon Bay Apartments, and have lived here for year. It is nice big complex close to the beach, but not too close, and it basically quiet, and well kept. Only once had a noise issue caused by a tenant above us playing music way too loud. We informed the front office , it was handled effectively, efficiently and professionally. All emails were always answered within 24 hours. I was very happy for my one year at Banyon Bay, and would recommend this apartment complex to anyone who wants a nice place to live at a fair price. Sometimes I will read some of these and I am not sure where the negativity is coming from, but I know that most of the time , the staff here is going to make 9/10 people happy, and that's a good rate of success in my book. My girlfriend and I are moving up to Jax sometime towards the end of the year, so naturally we are looking for places to stay. So far, out of all the places we've toured, this property has by far exceeded all of our expectations. When we got there, a girl named Katelyn took us on a tour and she was extremely thorough in pointing out all of the amenities that I am already looking forward to. Coming from a place with 1 treadmill, 2 ellipticals, and a bench with no weights, it's easy to say that Banyan is already a huge upgrade in that regard. We are also very excited about the spacious units and the fact that we will finally have a nice washer and dryer! It definitely helps that the rest of the girls in the office were very nice and helpful with us before we even went for the tour (I want to say their names were Angela, Alexis, and Jessica?). Definitely a big shoutout to Banyan for recognizing the fact that hiring nice people keeps tenants happy; I wish our place in orlando had the same practice. I have been extremely happy with this apartment complex since the day that I moved in. The ladies at the front desk always greet me with a smile and jump to assistant as soon as they can. The maintenance team is awesome! They get request done same day or next day and always have a smile as they drive around the complex in the golf carts. It is just an overall great community. I have lived here for several years now and have no plans of moving anytime soon. They have even helped me find garage/storage units near my apartment which has been extremely convenient. I am happy to have found this place and call it home. There have also been recent paving of the parking lot, new sod all around the complex, and a renovation to the pool. The complex is always quiet and clean. Spacious units with updated amenities. Lastly, I love the location. I am close to the beach, shopping plazas, and restaurants. Can't beat this place. Searching for a new home can be hectic, but the staff here at Banyan Bay made the process very easy. With a friendly staff, easy access to the beach, safe living, a clean atmosphere, and great people, I knew immediately this was the place for me to live. The leasing agents Allison, Wilton, and Katelyn are some of the most friendly and genuine ladies I have met. When I came across this property and talked with them, they made my process easier and found the perfect apartment for me. Along with them, the maintenance staff is great. They report to any problem in your apartment in a timely and professional manner. I am from Pennsylvania, and decided to pack everything up to move to Florida. I lived here for a few months over the summer, went back home to finish school, and knew Banyan Bay was where I needed to be. I am currently living here with no problems and I am loving every bit of it! read more

I would reccomend this community because they really put the customer first. I have never been to an apartment they get out gift baskets for moving in as well as your birthday. Secondly when I first got there they were remodeling the pool area adding hammocks and a place for the residents to grill and to truly kick back and relax. I've seen other places say they were doing the same but Banyan Bay really did it and it looks fantastic they are a company that is true to their word and do whatever it takes to make it a place to truly call home. I personally had communications in person, over the phone and through email with Allison and let me tell you she is an awesome person as well as leasing agent. My roommate and I freaking love this place. When I walked into the leasing office, Mical immediately helped me out. Let me tell you about my girl Mical. She made everything so easy! She gave me the tour and I fell in love with the place! I signed some paperwork that day and she stayed in contact with me to make sure I brought in everything I needed to sign the lease. The process took only a couple of days and we got our apartment within a week. They even gave us a cute little welcome home present! Mical was seriously so amazing!!!!! Love her so much! She was the best! She made the whole experience so much fun! Definitely go to her if you want to rent an apartment!! And definitely rent one here! The place seriously looks amazing, everyone is so friendly, and the pool is freaking beautiful!!!! I highly recommend this place! read more

I have just moved into Banyan Bay with roommates and we were surprised that we were able to find such a nice complex for a price that was at or below all the other places we looked in the area. The office staff is very friendly, we mostly interacted with Allison. She was able to answer all of our questions on the spot and was extremely helpful with walking us through the process and being accommodating when it came to making sure that we were all on board and felt comfortable about what we were signing up for. Even now that we have moved in the office and maintenance staff is still helping us and remaining in contact, which I know is a problem at some of the surrounding complexes. We have only been here for a short time but have no regrets and are looking forward to the rest of our time at Banyan Bay. read more

I've been here a year now and it's been by far the best place my family has lived. It pricey yes. The space is amazing. The enclosed patio is an addition to the already beautiful apartment. Hardwood floors, washer and dryer in every unit. Trash is picked up 5days a week. The pool is resort worthy. Allison and Brittany are freaking rock stars, always willing to help and super helpful. They are absolutely the face of the company and makes life living here 10 x better. The maintenance guys are at the top level of speedy services and quality work. PETS ARE WELCOME!!!!! which is very very important to my family. They have events or food trucks every week. The gym is amazing. I wish we had basketball but tennis is good too . I guess I'm saying I'm finally at peace. read more

I am moving to Banyan Bay at the end of the month and my roommate and I cannot wait. Our process was tedious, as we were applying with three people and Mical kept us informed throughout the entire process. Easily the best leasing agent I've had to-date, she consistency kept in touch, was ready and willing to answer any questions we had! If you're looking for great amenities, newly renovated apartments and a great location, I highly recommend Banyan Bay. We relocated from out of town last August and leased our apartment over the phone after doing online research. When we arrived, we were so relieved Banyan Bay was everything the staff had discussed with us! The entire office and maintenance staff and has always been courteous and friendly. The girls in the office even take the time to make our kids feel welcomed. The elementary school is also fabulous and I love the fact we are zoned for Alimacani. Great pool, nice walking path around the pond, and has a little play area for the kids. You can't go wrong moving to Banyan Bay! read more

We have lived in this community for over a year, and it just keeps getting better and better every day. The amenities here are top notch, and the staff here has been extremely attentive to our needs. Don, the maintenance supervisor, and Jose have been great. Whenever we have had an issue, they have taken care of it immediately. They are both very courteous and professional. Any concerns that we have had have been addressed within 24 hours. We would definitely recommend this community to anyone who would like to live near the beach and stay within a reasonable budget. read more

Banyan Bay is such a beautiful property. The various amenities(i.e fitness center, pool, and business center) are just what I need to wind down and relax on the weekends. The office staff is always willing to help in any capacity and they are always very welcoming when you greet them no matter what. The apartments are very spacious and the interior amenities(i.e washer/dryer and stainless steel appliances) are amazing add ons. After having terrible experiences touring other apartment complexes in the area walking in to Banyan Bay was like a breath of fresh air!! The girls Katelyn,Alexis, Jessica and Angela in the office were so nice and helpful answering all my questions and concerns. My fiancee and I just signed a lease to move here and we couldn't be more excited. The complex is beautiful and all of the apartments have recently been renovated. We can't wait to have a fresh new looking apartment. Mical has been helping us with the move in process, and like all of the staff there, she has been excellent to work with.
