I have lived here for 3 horrible weeks. I was given word of Samantha Malone, my apartment would be completely ready for me to move in. never happened, carpet looked like herd of buffalo had run over it. Called office, she came and vacuumed. I needed to wash clothes, washing machine was old and filthy, dryer old and covered in gray paint, and had some taped to back wall inside. I called office and notified them. 2 weeks later after several more calls and sending photos to Laura Siemsen, she sent a maintenance lady to try and clean. lady took one look and said no way to clean this mess up. Laura Siemsen then told me she was going to try and get washing machine from another unit or try to get a new set. This week on Wednesday, new washing machine and dryer installed. The day after I moved in, discovered 3 electrical outlets on kitchen counter, did not work. I was told by Samantha Malone that maintenance was short workers, due to illness. The truth was , complex maintenance was preparing for an inspection by U S HUD. all maintenance was busy sprucing up complex. Last week walking into my apartment, found a maintenance man trying to repair electrical outlets. he finally said he would have to call contractor. Next day electrical contractor showed up, had to cut 4 different holes in wall in dining area, hallway by washing machine, bathroom and linen closet. I asked electrician, if I needed to make maintenance request, she said no,they had reported it to office . I called office on Tuesday, and was told next day holes would be taken care of as well as washing machine and dryer installed. Holes and patchwork, 2 areas were partially done.Bathroom and linen closet not touched. Yesterday I called office at 2:47pm and was told this problem would be taken care of by 5pm yesterday or today. it's 6:48 pm now, no notification, no maintenance, nothing done. This place is a nightmare, poorly maintained and very poorly managed. I urge whoever reads this, do not consider moving here and going through the problems I have endured. I wish I could rate North Beach on Kernan more than 5 stars! I love the floor plan, amenities, and warm atmosphere. The complex is very well maintained, always clean and neatly landscaped. The staff is very friendly and quick to respond. I highly enjoy taking walks around the beautiful lake! The apartments are conveniently located near several restaurants, shops, and super markets. ‼STEER CLEAR‼ There's a long list of things I absolutely hated about this place. Beginning with the rules. I understand they're apart of an organization and whatnot, I also understand and do appreciate the rules, the problem becomes when they are only enforced when it is convenient or becomes a greater issue. You're telling me I'm paying all this money to be told what to do in or around my dwelling? Great ! Next, the bugs. Pest control is covered with your dime, now I'm not sure what they do but it barely works. I understand what state this is & that bugs are more prominent in this area, this does not negate the fact it is still an issue. There are also bugs slipping in through the cracks of the apartment's floors due to whoever's poor construction, and when you go to put in a "maintenance call", they will just say it's "completed", not mention anything to you about it and go about their days. Upon the 3rd week living here I'd inputted roughly 4-6 maintenance calls for different things. Now I'm not a rough person, I don't have any children, it is just me, things here break often. The walls are quite thin so if you love the first floor like me, try elsewhere. There is mold problems in the bathrooms that they will just wipe off. The toilets for whatever reason leak consistently around the base of the toilet causing the floor to rust?(im sure it's not rust I just dk what it is ) Did I put in a maintenance call ? Why, Of course! They "tightened" the bolts and went about their day. Did this fix the problem? Of course not. North Beach on Kernan don't really care about ther residents/tenants. I have noticed if you're having a hard time with payments for whatever reason they will quickly evict you with no remorse all while not accepting partial payments. I believe they only have their best interest at heart and are only worried about money. They buy cheap equipment and up charge for "amenities" that barely work. They also make the tenant pay for everything, I.e trash, replacement water filters(which are $60, money order or check ONLY), admin fees, sewer, and water. There is nothing included in the $1733 rent that I pay monthly. I believe these problems stem from above the management and maintenance team that we interact with so I'm not faulting them at all because they are kind people who are great at their jobs. They're just doing their jobs unfortunately, which is why I gave the extra star. I absolutely hate this place I advise everyone to go elsewhere seriously you can get more for less. If I had a chance to do it over, I WOULD NOT MOVE HERE. This isn't as much of a management problem as this is a clientele problem. I don't know what changed but about 6 months ago the property began to go downhill. The people that live in here ARE ANIMALS. The trash on a day to day basis is absolutely disgusting. I don't blame this on management or maintenance this is pure laziness by the people who live here. I don't know what happened to the criteria that USED to be required by management for tenants, but there is no way it is still the same as when I moved in a year ago. The walls within the apartment are paper thin. We have no idea what our upstairs neighbors at all hours of the night are doing, but we hear it. The gate hasn't been operating in about 6 months. Although I am unhappy here, I have to give credit where credit is due. Maintenance here is fantastic. They are always quick to solve any issue you need. All in all, I would not recommend living here to anyone and I wish I had not renewed my lease. read more

We have lived in the community North Beach on Kernan since December. We really enjoy our apartment. The layout is ideal for our needs, we are renting the Tidewater layout. It is 2br/2ba with a washer and dryer in unit. We have a 3rd floor unit with a lake view. Storage is minimal considering we had to store our personal washer and dryer, since they were unwilling to allow us to use our own instead, but you can rent a garage for an extra monthly charge. Upon move in we did a walk through the apartment with Laura. We let her know of our minor concerns (missing bolts on screen, and a missing bathroom tissue spool) and they were taken care of the same day. They wave the deposit and application fee for military. The community is nice. It offers a well maintained pool with grill available on site as well as placed throughout the community. There is a tennis court for those who like to play. A doggie park for furry friends and a small park for young children. My 2 young children enjoy it. There is also a car port in which you can use the personal car wash, vacuum and air. There is no assigned parking unfortunately. The property is well maintained with crew out daily tending to the landscape and other needs. The office staff has been outstanding. They are quick to respond to emails and calls during office hours. Every person I have met in the office has been courteous and understanding of issues when presented. W/S anis not included in rent unfortunately. We did have an issue with our neighbors but it was taken care of quickly and I believe all parties are happy with the outcome. Considering we moved to Jacksonville last minute, I am happy with our apartment for the time being. Once our lease is up we may look into moving into the 3br layout here on North Beach if possible. Update Sept. 11, 2019 We have been living at North Beach on Kernan since December and we have enjoyed it so far! The amenities are amazing. An Internet cafe, gym, tanning bed (we just learned of this), pool & hot tub, trail, outdoor grilling areas, nice dock on the lake, and park for the kids and one for your furry companions. There is also cornhole, horseshoes, putt course and tennis course for outdoor activities! They really know how to take care of their military families, they bypass the initial deposit and application fees! Maintenance is awesome, they are always tending to apartments as soon as a work request is submitted if not the next day! The resident staff is so friendly and accommodating. They make it a point to know your name! They offer community events often, just recently they brought in a food truck and dessert truck for free! I've lived at North Beach for a little over 4 years now, and I have to say everything about this place is wonderful. It's not very often that we have maintenance issues, but when we do, maintenance responds SO quickly, usually the same day or the next morning. The leasing office staff are phenomenal. Anytime that I need something, help with my lease renewal, complaint, etc, they are always so friendly and get things done without me having to call a second time. Noise: I just completed an apartment transfer. In my previous 1 bedroom apartment, it got a little loud with my upstairs neighbor, but nothing that was bothersome enough to complain about. In my new 2 bedroom, I cannot hardly hear my neighbors at all. The events that the leasing staff has been having (food trucks, movies under the stars, etc) are incredible. North Beach on Kernan is a wonderful place to live, it has recreational areas for the family, even if you have a pet, they have a park for four-legged members. It has ample parking for residents and visitors. The apartments are very comfortable and you can choose according to your availability between one, two or three rooms. The complex is located 12 minutes from the beach and also has nearby supermarkets, public bookstore and restaurants. My husband and I will soon renew a contract for the second time in this place. I lived here for 2 years until I was ready to buy a home. I had a one bedroom on the first floor with a lake view. I'm AD Navy and I did not pay a security deposit, so that was very helpful. I think this is an NBOK rule for all AD personnel. When I moved in, the place was freshly painted, very clean carpet, everything was spotless. The community itself is nice people. I made life long friends with one of the neighbors. I didn't have any neighbor "horror stories". The worst I can think of is people not cleaning up after their pets, but that is being dealt with, with the DNA screening for pets. For a while I thought it was really bad then I caught one of the geese in action in the breezeway. (yes seriously) Any maintenance issues were dealt with really quickly, if not the next day. I was a low maintenance tenant but the things that did happen were resolved quickly. I love that the pool guard took his job seriously, and did check if the people were actually residents. The gate was sometimes not working, but the majority of my time there it was fine. When it came time to move out, it was a really painless process. I don't know if Brittany McGriff was just doing her job, or she went above and beyond to help me but I paid a small fee for things I was expecting to pay for (my last Oates bill and something I messed up) and I was out. Thank you Brittany for being an amazing person and for making my move out so smooth, and thank you NBOK. Really an amazing apartment complex to live in. read more

I would highly recommend avoiding North Beach if you are military or need to move ASAP. My husband is AD Navy and we were in a time sensitive situation as far as finding a place to live and expressed that when touring and before filling out an application here. After placing our application at North Beach we called daily for updates and every time we were told that our application still had not been processed yet so there was no update. This was a bit odd considering most apartment complexes in this area let you know on the spot or within 24 hours in my experience (also a bit odd that no fees are waived for military. almost every complex in Jacksonville has some sort of special). Anyways...after about six days with no update we had decided to move elsewhere and when I called to cancel our application I asked one last time if they had any update and I was told No once again so I then proceeded in telling them I wanted to cancel and have a refund issued...all the sudden I'm being told that we were approved and since we were approved they couldn't issue a refund, I then asked to speak to the manager, Brittany and she was uninterested in helping and unprofessional. I will be filing a report with base housing in hopes others can avoid the frustration of dealing with this place. read more

My husband and I just moved in about a week ago and are extremely happy so far. The property, staff, unit itself are all amazing and state-of-the art. I'm military and had secured a condo up the road and when we arrived(almost at midnight) found the place to have been misrepresented. We were "homeless" for about 3 days and arrived exhausted and frustrated to North Beach. Eva, the leasing agent, greeted us and showed us around. Within minutes we decided that we wanted to live there not just because of the esthetics of the unit & property but because of Eva and the wonderful staff. read more

The Apts are comfortable and have great layout selections. I'm now on the first floor and do not find it loud from the upstairs neighbors. We lived here for one year. My husband is active duty Navy. Initially we enjoyed living in this complex. The leasing agents are extremely polite and maintenance is efficient. Then there was a change in management. Considering that we were paying $1200/mo for a two bedroom, two bathroom apartment, I wouldn't have expected management to seemingly come up with any way to charge residents unnecessary fees. At one point a bathroom drawer broke and I was asked to pay $85 to replace the drawer. I was told the money would be needed upfront "because they had none in stock and it needed to be ordered." I came maybe two days later with the money order and it was replaced an hour or two later(so obviously it was in stock). I had also paid to replace a door that my son broke several months earlier for the same amount. You tell me how a bedroom door and a bathroom drawer both cost $85. I had a friend who also lived in this complex and referred three other couples while she lived there, and management refused to pay her the referral bonus. They claimed in order to receive the bonus she "needed to be present while the new residents signed their lease." This was all regardless of each couple citing her as a referral on the lease paperwork. Another neighbor told me management was trying to tell him that he could not park his truck in the complex, and that if he continued to do so he would be fined, because he had a small logo for his contracting business on the truck. I suspect this was a ploy to force him to pay the extra $150/mo for one of their garages. There were several other major issues we had with the complex, but it isn't worth spending further energy describing. In a nutshell, there are other apartments all over Jacksonville similar in price, with better management. read more

North Beach is a beautiful place to live. Perfect for someone who has an active lifestyle. Plenty of amenities to suit anyone. My favorites are the nature preserve trail I walk with my dog, the large agility dog park, and the tanning bed. I can't wait for summer to enjoy the pool and grill with my friends. What "sold me" on leasing at North Beach was not only the location, great floor plans and complex amenities, but the outstanding customer service I received from Senior Leasing Consultant, Kaity. From my first visit, and subsequent return visits, she was always extremely friendly, professional and very helpful with my many questions. She even took the time to take me over to the apartment so I could take pictures and measurements. I'm still in the process of moving in and I'm looking forward to my new home. My wife and I have lived here for almost 3 years. The most noise I have heard here throughout the entire day is when the landscaping service comes and the industrial-sized lawn mower makes its way past our apartment- Which is just a muffled engine sound you'd expect. I do hear when the lady across the hall takes her dogs out because they bark a little but other than that I rarely hear anything at all! It's great. We had a little issue with silverfish in our bathroom but as soon as I mentioned it to the front office the Turner Pest Control guy was at my door the very next day and problem solved. If we ever have any maintenance issue- usually just need a new AC filter, they'll come in the next day and install it. The atmosphere is great and the landscaping is very clean and maintained well. The pool is always cleaned and treated and the amenities are great! If you're planning on moving here I would suggest asking for an apartment either on the street side, the pool, or nearest to the dog park area- I live on the street side and never seen a child or teenager. I've noticed that the apartments closest to the street or entrance are the most peaceful and quiet ones. When I take my dog for a walk and walk by the ones closest to the car wash area and the walking trail, I notice it looks a lot more crowded and hectic as I've seen more little kids and a younger crowd on that side. read more
