We chose the property primarily because it was one of the few that accommodated our large dog, and we've appreciated the prime location with convenient access to restaurants, shopping, and Interstate 4. While there are definite upsides to living here, we have encountered a few issues that have impacted our experience. Our air conditioning unit has malfunctioned multiple times, and even after it was replaced, we have still been without AC for several days on several separate occasions. More recently, our upstairs neighbor's AC unit failed, resulting in water pouring from our garage ceiling onto my car at 8:30 PM. We had to quickly move all of our belongings from the garage into our apartment to prevent damage. Additionally, when the previous upstairs tenants moved out, the repair/painting team worked on the apartment until 1:00 AM, which necessitated a call to the emergency number due to the unacceptable noise level late at night. We have also found that the noise transfer from the upstairs unit is quite significant; we can hear nearly every footstep and the sound literally vibrates the ceiling, and with new tenants having just moved in, the noise from their children has become particularly noticeable. On a positive note, I want to commend the maintenance team. They are always very responsive and efficient in addressing any issues we have reported. We are moving out soon but wanted to pass along this review for others who are trying to find a temporary home.

Management's "solution" was to store our food in a vacant unit not even in our building, leaving us responsible if anything happened in a space we didn't rent. In that time, we lost over $175 worth of frozen groceries and had to spend more than $250 on nonperishables and takeout just to get by. Their answer to all of this was a measly $75 credit -- which didn't come close to covering our actual losses. * Black mold in the vents: We found black mold in the vent of the room that was supposed to be our baby's nursery. I submitted multiple work orders, but they kept closing them out as "completed" even though no one had set foot in the apartment. When maintenance finally showed up, they tried to just paint over the mold until we pushed back and demanded a proper fix, to which I had to wait several more days for them to finally remove BLACK MOLD from the vent of an INFANTS bedroom. * Unfair move-out charges: Upon moving out, management claimed that a small urine stain in one room required replacing the carpet throughout the entire apartment. Even though we paid $85 for professional carpet cleaning, they still charged us an outrageous $1,500 for carpet replacement. They also were unable to admit proof that the stain was urine, they assumed and in their best judgement, decided to replace the entire apartments flooring. * Unprofessional property manager: The property manager, Dawn, was extremely rude and unprofessional. During a phone call, she outright called me a liar to my mother-in-law, which both my husband and I witnessed firsthand. She has since denied this several times, despite us being present for the call. In another phone conversation regarding the unlawful move-out charges, Dawn repeatedly spoke over and cut off my husband, insisting, "It's my turn to speak," while also accusing him of being rude -- even though he patiently let her finish every one of her points before responding. These are just the major issues, but there were many more along the way. The management is unresponsive, dismissive, and quick to charge residents unfairly. With everything we went through, I would strongly advise against renting here.

My husband was attacked in the parking garage by another resident while putting his elderly mother in the car. They charge you for every little thing that they require, example you pay for valet trash pickup, and they charge you 25.00 a day to leave the trash can outside the door for their valet pick up, crooks. The hallways stink and the carpets are nasty in the hallways. They leave the dumpsters sitting out front 24/7 so trash goes everywhere. When packages are delivered, ha good luck on ever getting it, they throw them in the mail room and people open them and steel them. The absolute worst place to live.

Some that are out of their control. The question that should be asked is to what degree these issues are handled. For me, I've experienced a great staff working for the best results - together. The Office Manager, Merci, is excellent! She make's herself available to speak with residents throughout the day and even the weekends regarding issues. You can also tell she has a great rapport with her staff. I've noticed that personally. So from the Management team, Merci, Juan and Stephanie to the Maintenance staff, Marcos, Danny and Angie, I give 5 s ! Kudos!!

I applied for this unit and was then contacted by Samantha and was told that unit listed online isn't actually available and corporate hasn't gotten back with them if they can lease this apartment to me. So she said she can cancel my application and refund me money via check and I would get it within 30 days, since it was being mailed from the corporate office in California. This happened at beginning of August. I waited till the end of September to reach out asking where the check was. No response from Samantha. I reached out again a week later and asked where the check was, again, since I gave her my address and I never received it. Finally, jay answered my email and said my check was just then processed (even tho it should have been processed in freaking August) and I would get my check in 15 days... that email was September 27. So I'm expecting my check within 2 weeks. I never got it. So once again I reach out in the middle of October asking where the heck my money is?? This time, someone else named Bennie reached out and just so happened to personally enter the check request for me, this time around. WOW! I thought Jay did that since Samantha didn't!! Well I waited..and then I had to reach out AGAIN in November. When jay said on November 7, the accounting team cut my check of $315 and sent to my address. He said Check number 306 specifically was sent out. Well turns out that was bull crap because I never got it! When I started calling the apartments asking for my check, they said oh sorry we have a new management company now so we're not responsible for your check. I'm sorry what??? The several months I was waiting to get my money back, they were changing systems on the back end. So the new company is saying they aren't responsible since they weren't in charge when this issue happened...so I called the old company and they are saying they aren't responsible either because they don't manage those apartments anymore. But while they were managing the apartments, MY MONEY WAS OWED AND I NEVER GOT IT. I have yet to get my $315 that I am OWED!!! they will steal your money and give you all the excuses in the world to not pay what's owed. How can a company that makes plenty of money per year, not be able to pay $315?? So glad I didn't end up living here because imagine how horrible it would be having to deal with these employees/management. I'm still waiting on my check!!! Who the heck is responsible in paying me what's owed? I don't care how much time has passed since this incident. It should of been taken care of A LONG TIME AGO!

The following are reasons I'm leaving MAA Heathrow after about four years: 1. Sound a. Tenants and staff armed with high frequency dog deterrent devices, and I have a severe loss of hearing high frequency sounds, requiring hearing aids. I hear non-stop clicking and ringing inside the apartment and while out on walks. b. The rear of building 17 faces Savoy Place, a busy street on The Reveal Heathrow property, subject to construction, landscaping equipment, delivery trucks, maintenance workers' golf carts, and normal tenant ingress and egress. I've been told there is no way to distort the sound with trees or bushes due to inability to install sprinklers, but you'll notice trees, bushes, and walls covering the fence along the property line on Savoy Place. I hear constant ringing in my ears from the sound of car engines bouncing between cement buildings. c. It is not healthy for me to continue combating the ringing and clicking with speakers. 2. No one enforces Chapter 20 Section 20.17(b) of Seminole County, FL Code of Ordinance, which states dog leashes must be 8ft max. There are 30ft retractable dog leashes EVERYWHERE I look, and there is no way they are all service dogs. 3. In unit 17-104 specifically, a. History of termites (reported February 2024) treated locally because finding and treating the entire colony was costly. I hear clicking in the walls that could be tinnitus but my guests have confirmed hearing it as well, so I think it's likely wood cracking. b. Uneven floors - there are cracks and water spots inside the apartment that have been reported and painted over in the past. c. I have put in a few requests to fix a drain/gutter on the building's exterior near the front window that creates puddles and contributes to water damage near the window where the termites were reported. 4. MAA Heathrow is not a medical marijuana friendly location.

I'll share what happened with me in hopes that it keeps others from moving here. When I decided that I'd be moving from Ballantrae for a change of scenery, I was asked to complete a roommate release form with a $200 fee. I understand being charged high fees if I was breaking my lease; however, I fulfilled the length of stay I agreed to with the lease. I questioned them as to why I was being charged a high amount. The answer they continued to give was, "In order to process the roommate release form, there is a $200 fee." They were unable to provide an answer behind my question of "why?" A friend of mine in the local area is an apartment complex manager and is well-versed in their industry. They explained the $200 fee is illegal for them to charge. Thanks to my friend who put pressure on Ballantrae's office staff, they dropped the $200 fee. There were other issues besides this incident. Untrustworthy office staff actively taking financial advantage of their tenants. Couldn't get out fast enough.

Was told a…read moremonth ago they ordered new mailbox keys for everyone and didnt know when they would come in. I call today to ask about it and the lady had no idea what I was talking about. Just said she would make a maintenance request. Which they have done now 3 times in 2 months. No one knows whats going on. The leasing staff are a joke. One person says one thing and someone says something completely different. No communication between the front staff. Not to mention they are rude and disrespectful. I pay a lot of money to live here only to be told I cant come into the club house and get coffee that they provide. The gate is always open. What is the point of a gate, and we live right in front of the gate and even had someone enter our apartment. The lack of communication and care from the staff is ridiculious for the amount of money I pay to live here.

They overstate their amenities. They don't have a car wash; they have a vacuum cleaner. The pool was dirty, freezing, and filled with leaves the last time I went. The barbecues are also filthy, and their gym is a joke. But the cherry on top was when one of their smoke detectors, located 20 feet up on the ceiling, started beeping at 3 am. I called the emergency line seven times; they sent someone six hours later. I listened to a fire alarm beep every thirty seconds for six hours before they finally sent someone at 9 am--most likely to avoid paying overtime to their maintenance staff. That, or they're just incompetent. This place has a rotating door of tenants and now I see why.
