I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. We were told that we had 24-48 hours to send the wire for the down payment on the rental. Meanwhile, the woman we were corresponding with was ON A CRUISE and didn't reply to us half the time. So, we texted that we had to wait until Monday as it was a weekend and we were waiting to settle things with the buyers of our house. I was told that was fine at then at 1 on Monday, I got a text from Megan asking when we can send the money. I told her we were still waiting to hear back from buyers and she never replied and then two hours later canceled the whole contract and refused to give us our application money back. I told her I was going to find out that day, which I did. So at 1, I had until either today or tomorrow to send the money and then two hours later, I am told, oh no, too late. bye and then cuts us off without informing us she is canceling the contract. I have never dealt with such unprofessional people in my life. The woman is on a cruise and is NOT corresponding with us and then all of the sudden, she is back and it is URGENT. Ridiculous that we didn't get to deal with someone else. Is there a shortage of employees there. The communication for this place gets an F! And the customer service gets an F! Ryan the one in charge of the listing was nothing but an unprofessional coward who would screen for my calls to not answer them. I left multiple voicemails and even stooped to leaving a text message only to be still ignored (maybe turn your read receipts off Ryan!) It took calling from a different number to find out that he was truely dodging calls because he couldn't be professional enough to call back. Talk about sleepless nights and anxiety waiting to see if I had a house or not, only to find out that he "moved on" after telling us we would be processed. Save yourself the time and just don't bother with this company!! Update: the below response is false per Ryan who said we were the first and contingent upon getting our info to him by a deadline we would be processed as first that we were. Central Florida property management is performing well. - The tenants that they selected are paying on time, and there are no complaints and no excessive maintenance requests - If there is a need for repair (it's been a year now and the only request was related to the sprinkler system) they would ask for my approval and offer to obtain competitive bids - Excellent detailed financial reports, monthly and year-end - Most important - the individual they assigned to my property is a very good communicator. He couldn't have dealt with the early exit of a tenant better. He very quickly found a new tenant. He is also dealing with the cumbersome HOA regulations in regard to new tenants. I encountered CFPM as I was on the back end of firing a different property manager whom was failing me in just about every manner possible. Steve and his team were a joy to deal with compared to their predecessor (RPM), which I would describe as a giant in the state. Because of the former property manager, we had to evict the previous tenant who wreaked havoc on the property and left it thoroughly uninhabitable. I think that I'm very lucky to have reached out to CFPM to try and clean up the mess. Within a week of signing the papers, Steve's team was able to assess the damages and propose to me solutions geared towards getting things fixed up. In addition, their advice was invaluable to securing a financially stable and reliable tenant. When it comes to attracting quality tenants, CFPM also does an excellent job. After getting everything repaired and habitable again, we were able to get the unit rented what seemed like almost immediately. In addition, the team is excellent at maintaining communication. I'm sure they have plenty of properties they are managing, but at no time have I ever felt that my property wasn't 'big enough' to warrant attention. E-mails are responded to within 24 hours, phone calls are returned in a timely manner. If there is an issue, I am promptly notified and CFPM takes the time to fully explain to me the issues and offers solutions as well as the costs associated with each. These things seem so obvious, but apparently CFPM does this with ease while larger firms consistently struggled with it. On a final note, I really appreciated the simplicity of the paperwork. When working with the larger firm, there was a litany of fees, loopholes, and other 'gotcha' contractual tactics to ensure they were taken care of and it was all mostly at either my expense or the tenant's. CFPM was far simpler and for the most part just facilitated the signing of a contract between myself and the tenant, which I appreciate. From time to time, I would think about hiring a property manager. When my last tenant moved out, I finally made the decision to hire a property manager. I searched the web and read reviews about various management companies in the area. After this careful analysis, I decided to call Steve Simpson at Central Florida Property Management. All those great reviews I read about Steve were spot on! I am so happy that I made the decision to use a property manager. I am especially happy that I chose Steve Simpson and his company. Just like the reviews said, Steve is a great guy, very knowledgeable and very responsive. I had decided to do some general work on the house myself prior to advertising it for rent. During this process, Steve was very prompt to return phone calls, emails and texts when I had questions about things to do that would make the home more attractive and inviting to a potential tenant. He gave me lots of very good advice. His knowledge and experience was really helpful in the decision making process regarding appropriate rent to charge, pets vs. no pets, etc. When the house was all ready to rent, Steve took some excellent photos and posted them on the appropriate websites. It was such a treat to not have to answer phone calls and interview potential tenants. He did background checks and found a perfect tenant in under two weeks. Doing the paperwork was a piece of cake, he sent it via email, and it was very easy to read and sign electronically. The rent is about 20% more than I had been getting before. Previously, I was paying to have the lawn cut, but, after talking it over with Steve I decided not to include lawn service in the lease. So, the new tenant is handling the lawn, it looks great, and I'm saving $100 a month - not to mention the hassle!!
