Let me give you a real review, from start to finish, about Beach and Ocean from a tenant that paid rent on time every single month. My first time touring, I wasn't given a code to enter the building and there's no way to call anyone directly since there's no on-site leasing office. I had to reschedule after driving all the way from LA!! I still gave them another chance and came back for a second tour. Again, no one was on-site to answer questions and communication is basically limited to text message. The apartments themselves were decent and reasonably priced, so I decided to lease a studio. (Hindsight, bad idea) During my lease, I dealt with an ant infestation, a broken toilet, and the AC going out in the middle of summer for 2-3 days (they had to replace the entire unit). Guest parking was a constant headache. They required printed guest passes but didn't provide a printer LOL so I had to go to FedEx or coordinate with their off-site office near Pacific City just to print one. My friend's car was towed twice because of this costing us about $1,000 total and management offered zero help. They got sooo many complaints that they later switched to an app that charged $10 per guest parking!! That adds up fast. When renewal time came, I considered staying because moving SUCKS. When they showed me my renewal costs they decided to double the package lockers and bike locker fees... not a small increase, but they DOUBLED it. They also wanted to increase my renters insurance by DOUBLE which didn't make sense to me?? especially since I was still covered under my existing policy. I asked questions and received no response for 3-4 weeks. At that point, I decided not to renew. Now its move out time, I hired a cleaner through the app they recommended, Amenify. The cleaner (HER NAME IS CHOC, BEWARE!!) took my cash $50+ tip and left without cleaning anything. As a result, I was charged nearly $300 in cleaning fees by B&O. Also I moved out on December 20th (the last day of my lease) and was somehow charged for December 21st. I asked why like 5x and of courseee no response. I only received $124 of my deposit back with no clear explanation of the additional charges. I know they charged like $120 or something for hole patching from stuff I hung up but aside from that.. no clue. After months of texting and emailing with no answers, I gave up. Would I recommend this place? Absolutely not. There are plenty of apartments in Huntington Beach and I beg of you.. don't waste your time here. read more

I have been looking around other UDR properties as I have lived there in the past, and I was pleasantly surprised by how amazing beach and ocean is. The office is located at another property, so I was expecting the property to be somewhat unkept. However, this is the cleanest and nicest property I've toured so far. It's very beautiful and well kept, it looks like a small resort. The overall feel of the building, the apartment, and the ground just look so dang nice. I ran into the maintenance guy, and he was super friendly. I think his name was Francisco or Fernando, and he showed me how to get to an apartment. The apartment was super nice. Corporate Runaround Behind a Polished Front UDR's Beach and Ocean apartment complex might look polished on the outside, but dealing with the corporate structure behind it can be frustrating. While the on-site manager, Francisco, is friendly and helpful, the company itself operates with little regard for tenants. They didn't show up for my final home inspection until the day before I moved out, leaving me no time to fix anything to recover my security deposit--it felt poorly planned and unfair. They also entered my unit weeks after a repair request was submitted, without notifying me, and later referenced it as if communication had already been handled, even though in the past they always gave notice. These kinds of inconsistencies make the experience feel impersonal and disorganized. It's a nice place to live, but the corporate side could definitely improve its communication and transparency--especially considering I have a three-year-old daughter they did not take into consideration. read more

This Yelp review is specially for the tour service provided by UDR and specifically for Ayana. The service is so confusing and she kept saying she was so busy assisting other people with tours - I waited over an hour at a different UDR property before she ever provided a way into the unit. Then today I am asking specific questions on pricing and I'm just sitting there waiting for a reply and then her reply repeats something she has said or misses the mark completely on my questions. Then she asked me start being respectful lol. I asked for a phone call multiple times and never received one. These people need to be trained to do a better more proper job. Or there needs to be people Andie just tours and then people that actually know what they are talking about with money questions. And when you ask to talk to a human one on one that will never happen. This is the worst set up I've ever experienced with a property management company. Not once was a I ever able to speak to a human being although I asked numerous times. Now I am so turned off to rent with UDR just because of Ayana and this service of only texting regarding leasing. I've lived here for 4-5 months which has given me plenty of time to gauge the in and outs of the community and how it's managed. I have learned that a community survives the tests by how effective the staff is. Just like any other business, the team that leads it determines its success. Let's get to it. Pros: Proximity to necessities such as grocery and dining is very nice. You're able to literally walk across the street for what you need and the immediate area of this property means I never have to leave the little bubble which is very attractive. The community is gated which gives a sense of security but isn't fool proof. It doesn't matter where you live but if you do not have a guard at the gate, people who want in will come in however, I have noticed that the residents here take pride in making sure the community stays safe. I have personally taken note of this numerous times by neighbors informing me of someone suspicious etc. Always get to know your neighbors! The community is well taken care of and it's always tidy. The roof deck is amazing and all the amenities work (grills etc). You get an assigned space with your unit and additional parking is available at a price. There is guest parking in the garage and out front (not during business hours) which I've not had prob with so far. I *think* residents who do not pay additional parking abuse this but it's hard to manage that. My work orders for getting things repaired have been quickly worked and done with professionalism. Recently I had a snafu with my freezer and the whole thing was replaced with a new one. What was most surprising was the professional way of which the ordeal was handled and even the cleaning staff came to mop my floor after the install was completed. Amazing. Prior properties have left massive messes for me to clean once they left. Everything just works here. The manager Cindy has worked here for many years and is very tuned into what goes on here. Her employees also seem to be long term folks as well which tells you a lot. She is direct but professional which I admire. There is Parcel Pending on site so your packages are secure if you're not home (I love this). Every floor has charging units for us who have electric cars (1$ /hr). Amenities are nice but hard to use due to covid, otherwise the gym is nice and so is the pool area. It's a smaller community and I love that. Smart home package...stackable washer/dryer...modern.. Cons: Beach Blvd. enough said. It's noisy but I knew that coming here BUT the windows are doubled paned and you hear nothing unless the windows are open. The pedestrian gates seem to be a tad dated and need updated so that they stay secure. The one by my bedroom is very loud when it slams shut. Minor details that can be mitigated. I also wish that it were harder for people follow me into the gates when I pull my car in, but not sure how that can be avoided unless a secondary gate arm were to activate until the gate closes. Again, the neighbors take pride in self policing people we do not recognize, as it should be. I wish the master bedroom was bigger (I have a cal king) and the closet is a bit awkward with French style doors. That's it! I love it here. I'm very picky and this feels like HOME. WARNING - DO NOT MOVE HERE! We were so excited to move to Huntington Beach, and even more excited when we found this place. However, after 5 months here, we had to move do to a job relocation. The management was unwilling to work with us, unprofessional in procuring a smooth move-out process, sending us more than 1 bill with the wrong amount, and would take days/week to get back to us with answers. I am not sure if there is even anyone on site at this complex, it has been so hard getting a hold of anyone. On top of that, the unit appears nice but the appliances, drawers, light fixtures are cheap and the carpet they put in the rooms are hard to get stains out of. I am disappointed in myself for choosing to live here. I have now moved out and I cant even explain how much happier I am. Reply to Beach and Ocean- I would hardly call taking days to respond back staying in constant communication. Lol. I would also advise not responding back to people that have issues with your community in a defensive manor. Your reviews are clearly getting worse and worse from the looks of it. I would probably take this time to look within your management team and fix the issues at hand. The manager Cindy Lagunas is very unprofessional and rude. She seems to be bothered every time someone complains about something. Whenever I had to go to the office to ask anything, she seemed annoyed. Not only she is rude but also very inefficient. The amenities rarely work. Jacuzzi and fireplace are always broken (way before the virus), the sundeck whole entertainment tv and music has been broken since I moved here (more than a year) and whenever I asked, her answer was just: "we are working on that". Seriously? How long does it take to fix something like that? Why they charge for "luxury apartments" when nothing ever works? Residents I have spoken to, and also our friends that live here agree management is terrible. Won't recommend UDR to anyone in the future, specially because customer service is terrible! read more

This complex is cute and fairly well maintained, but those are the only highlights. The UDR company recently started charging residents for a "technology package" that includes the unreliable, super slow internet service called GiGStream. If you work from home, attend school online, or need reliable internet for any reason at all, UDR and GiGStream will disappoint and frustrate you with the continued outages, delayed response to outages, and no compensation for the outages. Additionally, the complex removed the community computer and printer from the conference room / Ocean Club, but still requires residents to print physical guest parking passes or their guest will be towed. This is incredibly outdated and inconvenient. Of course, like most apartment complexes, the rent significantly increases every single year, but the "amenities" aren't increasing or being improved. Overall, if you need a decent place to live and don't mind unresponsive staff, unreliable internet, or paying the management company for services that you still need to outsource, then you should apply to live in a UDR community. read more

DON't DO IT. Significant rent increase year after year and here's the kicker. When you move out they slap you with outlandish bills that were not disclosed in the rent agreement. Was specifically told any holes from pictures etc smaller than the size of a dime was normal and would be covered. No issue when I moved from one unit to another a year later. But when I decided to get out from under them, they issued a statement for over $1k for repairs. They will not listen to you and just threaten to send you to collections if you don't pay. Not worth the headache so avoid all UDR properties. Living accommodations aren't bad, but don't plan on having any guest joining you unless they Uber. Parking is very limited. read more

I was a resident there for almost two years. But had a few incidents with the apartment complex that made me move eventually. Although It is very close to the beach, the amenities inside are very badly made. The bathroom rack keeps falling after multiple time fixing, the drawers in the kitchen start to break down after a few months, the worst case is the fire alarm keeps going off in the middle of the night, I mean literally 2 am or 3 am on a Friday and Saturday night at least three times for at least half an hour. A few months ago, there was human poop showed up in the elevator in the morning when I was on my way to work, God how did that happen, I can't believe it! And the garage door was broke as well resently so no one can get into the garage at a Saturday night, that's the only door they have... read more

You do not want to rent here! The fire alarms go off constantly in the middle of the night and there are thefts constantly in the parking structure. In the last month alone, there were 3 car break-ins (smashed windows, etc). The property management does nothing about it. The building is not safe. You've been warned. :( read more

Beach + Ocean was a nightmare from start to finish. Within two weeks of renting my apartment, my washing machine flooded and left the laminate wood flooring bubbling and lifted. I was promised for a year the flooring would be replaced and it never was. There is dog urine inside all the stairwells, the parking garage and no one picks up after their pets anywhere near the property. The fire alarms go off in the middle of the night and in the early morning. If you plan on renting here, just know you will NOT get your security deposit back, so don't bother cleaning the unit or patching holes. You will be charged no matter if you do that or not. They also tax on nonsense charges after you move out. I am extremely dissatisfied with Beach + Ocean which is why I was only there a year. We moved into a 4th floor unit facing the pool, west. We moved to HB originally in 2015 and we've previously lived at some of the other luxury properties in Surf City including Boardwalk by Windsor and Elan, I can say without a doubt "Beach and Ocean" stands apart from the others. The community here is very quiet, people are friendly and personable. The pool facing units are wonderful because you get very little beach BLVD traffic noise to speak of. The property is kept in immaculate condition with cleaning crews on site 7 days per week. Now speaking to some of the most common points made in some reviews; I've done a thorough walk of the property, 90% of all the amenities are working perfectly. There are currently (2) TV's out of service and (2) grills which don't seem to light but there are many, many others working around them. I've only been on site for 10 days, hopefully all of the amenities will be back online soon. My only real complaint is that our unit specifically said that it featured an "Ocean View" - there is absolutely no ocean view from the unit. When I followed up and asked Sol (property leasing agent) and the on site maintenance about this specifically they both just kind of chuckled and laughed it off. There were several units available when we were looking to lease, we decided on the 4th floor and the most expensive unit because it said that it featured Ocean views at the very top of the unit description. They had other 2 bedroom units which were larger for less money per month. Had we known the unit we selected didn't actually feature any type of ocean view what so ever we would have selected a different apartment. I would say if an ocean view is important to you and the unit you're looking to lease says that it features one, verify that it actually has a real ocean view before you sign the lease. This experience should have been much easier and way more seamless regarding teh application process. It is almost 2024! Applied for the apartment, which requires the full deposit even though you are just applying. You don't even know if you got approved yet or not. During this time, we applied for another apartment that looked much nicer and were approved so we withdrew our application. They take your money for the deposit right away from debit or credit card.....HOWEVER..... when you cancel yoru application, they have to have corporate MAIL YOU A CHECK! That makes absolutely zero sense give it is that simple to take the money, which should essentially just be a hold on teh money, not a full transaction. It has now been over a week since i canceled my application and still no check mailed. When people are moving, they need their money right away. Unprofessional and horrible customer service experience. On top of that, I sent 4 emails requesting a date in which teh check had been mailed....all emails were ignored. I have moved 6 times in my 9 year career as a young professional with my same company. LA, SD, OC counties. Out of all the locations the place I would call the most home was Beach & Ocean. The location is less than 2 miles from HB pier & pacific city. Take your bike or roller blade! The amenities are very nice and the place is very well up-kept. Albertsons right across the street along with Great places to pick up a bite! Management very reasonable and is always there for you. Only complaint is with very few of the tenants being disgusting with their pets. The stairwells is the place where you will find a nice little surprise from occasion. Beware it is not a truffle so don't eat! There is always cleaning crews daily detailing the property so the truffle does not stay there for more than 12 hours. The tenants will also leave their trash outside the trash chute rooms because it requires a fab to unlock the door and they are lazy/disgusting. After reading this review my hope you take away; it is a great place, management is reasonable, property is up-kept and tidy, and the amenities are very nice! I feel obligated to put something negative as nothing is perfect. Happy management & maintenance/janitorial take pride in their jobs on the daily!!! Control what you can control and this place does! I have had a very negative experience with this business. I applied online for one of their units over a month ago. A day after, when I stopped by to confirm the location and outside view of the appartment, I witnessed a very unpleasant and disturbing event that I had to cancel my application immediately. I explained that to the on-site manager and called the move-in specialist multiple times through phone and email and confirmed my cancelation. As it happened within 24 hours, by law, UDR must refund the deposit. After many phone calls and emails, I spoke with their move in specialist which she did not provide any help and simply asked me wait 2-4 weeks to get the refund in a mailed check. Now it is over 4 weeks and despite my multiple emails, voice mails and calls have not recieved any response from them. This has been the most unprofessional experience I have had with a company. Obviously everyone hates their job in this company from onsite manager to the corporate staff....I am going to wait a few more days to see if they will get back to me. I will otherwise move forward with disputing the amount and come back to update my review. read more

I would have lived here 3 years next month but unfortunately i am not renewing my lease this time around as they are trying to give me a 10% increase for a 1bedroom apartment. I moved in here in 2018 and the first year was easy and smooth sailing for me. The managers then were Amy & one other female that were amazing and helped me while i moved in. I never had an issue within that first year of living here. Then those amazing ladies left and we got a mew manager with a military background that tried to run this place like the forces. I didn't have issues with him but just the way he was trying to run things. He didn't last long before he was out. Oh let me add after my first year i got a little increase in rent when it was time to renew which i didn't mind as i know that happens. Then come in Cindy Lagunas which is the current manager & not a good one might i add. Since she came into the complex it's been horrendous. Every time you talk to her whether it's about an issue here or just to say hi she always seems so bothered and for someone to be in a manger position i think that's very unacceptable. Not to mention, they gave a new tenant MY PARKING SPOT and one morning i woke up to my car gone from MY SPOT when i was getting ready to leave for work. I then proceed to ask her about the whereabouts of my car and turns out the new tenants had it towed because apparently it was in their spot. I then obviously had to miss work because i didn't have a vehicle, so I'm outraged as why i wasn't notified my car was gone. I bring in my paperwork that states that was my spot since i moved in 2018 and she said that's not proof, which is ridiculous because it's the paperwork the complex gave me when i moved in. She tried to persuade me that i was in the wrong spot and that she was correct. I have neighbors that could vouch for me and she didn't budge, she even tried to make me switch parking spots after being in my spot for 2 years. And i obviously said no. They released my car but i still had to go get it at the tow yard 30 min away from the complex AND STILL MISS WORK with no reimbursement for HER MISTAKES. She's a liar and doesn't own up to her mistakes. They also charge you to replace the water filters on the refrigerators that are THEIRS which doesn't make any sense honestly. Now fast forward to pandemic time. They didn't let anyone know they were offering some help with payments unless someone asked about it. They stopped charging late fees for sometime but didn't let anyone know but then brought back late fees with no notice once again so we just randomly see a $100 late fee even tho we are still in a pandemic. Pools closed. Gym closed. Sky deck closed. All with no reimbursement or discount as we pay for these amenities. Now it's time to receive my renewal notice. I currently pay 2499 for a one bedroom plus about $60 utilities with them so roughly 2560ish. Now i get notice they want to up my rent STILL DURING A PANDEMIC 10% to $2740!!! Plus my 60$ in utilities which would be 2800 for a one bedroom. But yet my unit goes online for what I'm currently paying? Ok cool. So kick me out after 3 years to bring someone in to pay the same exact thing I'm paying? Doesn't make sense. I called Cindy and notified her about this and she says "sorry we don't negotiate prices" after i heard first hand they tried to bribe a previous tenant to stay with a $500 gift card and keep that tenants rent the same. Cindy likes to think she is above everyone here with her nose up in the air and that's not a good look for someone in a management position. It's been nothing but negativity since she stepped into this community. On the plus side, the only good people here are the cleaning ladies that always greet you with an admirable & warm smile. Also maintenance guy is nice as well and very caring making sure everything is good. So think twice if you really want to move here, yes I'm a current tenant but only for about 2 more weeks and i honestly can't wait to move out as i don't feel welcomed anymore. Rent is ridiculous, management is ridiculous, plus there's an older lady feeding stray cats in the complex where we take our dogs to potty & my dog has gotten fleas from that situation and other folks has had the same thing happen to them. Beach & Ocean has been a pleasant surprise ever since I came for the tour. I was originally living at another UDR property which was a terrible experience from day 1, but I am so glad I gave Beach & Ocean a chance. Sol, the Resident Services Manager, is simply amazing. She has always gone out of her way to make sure I am settling in here and feeling welcome. The Maintenance Supervisor introduced himself on day 1 and I have never had any issues. The property is always clean, well-maintained, and honestly feels like I am living on vacation when the breeze is coming through the hallways. I am in the process of moving back to CA from out of state. Before moving, I experienced online fraud so I put an alert with all of the credit companies. My application with Beach and Ocean was approved pending proof of identity. I already paid the application fee and initial deposit and was told after the fact the my application is being cancelled since I cannot provide my social security card within 48hrs... all of my documents are in storage out of state. All staff members that I spoke w were extremely rude and refused to listen to my circumstance. I would not recommend. read more

I lived at Beach and Ocean for 2 years and unfortunately, I cannot recommend the community. Overall, I had a mixed experience, but the community has been degrading in quality more and more over the past several months. The good: -The units themselves are quite nice in appearance and have many neat bells and whistle (smart thermostat / smart lock) -The common areas stay quite clean due to the hard work of the cleaning staff -The maintenance crew is responsive and fixes issues promptly -The amenities (Pool / Gym/ Study / Sky Deck) are nice when they aren't shut down to COVID or over-run with loud children Mixed: -Location is close to lots of grocery stores / restaurants and a short bike ride / car ride from the beach (only a couple miles to the main pier), but Beach Blvd is incredibly loud and busy street and I would not want an apt facing the street as you'd never be able to have your window open without sirens or loud exhaust The bad: - Despite all the gating and electronic locks, the building is not secure. There has been an uptick of car break in, bike thefts, and very sadly homeless sleeping in the stairwells most mornings which is not what you'd expect from a "luxury" complex -They will nickel and dime you for silly things that most other complexes don't charge for such as: ($20 to park your first car and $120 for your second, $10 to park your bike, $5 for parcel service or else you can't receive packages). With the amount they charge for rent you'd think they can absorb or blend these costs in but they'd rather nickel and dime you -If you are a young professional without kids such as myself, I would highly recommend looking elsewhere unless you want to hear kids running around and shouting at all hours of the day. - As you probably see from other reviews UDR will screw you on your moveout deposit no matter how clean you leave the unit. They will even try to charge you for things that are nonsensical (in my case they tried to get away with charging my for carpet cleaning when my unit didn't even have carpet) they basically will throw whatever they can at a wall and see what sticks or hope that their residents are too tired / stressed form moving to fight them on it. To make this practice even more gross, I know firsthand that when I upgraded units, they charged me $300+ in cleaning fees for a small studio apartment and the new unit I moved into was substantially less clean than the unit I left behind. It's a clear money grab by UDR and if you call them out on it they play dumb or are just unapologetic about the practice. -After your lease is up they will 100% increase the rent on you (even in the midst of a pandemic) and if you reject the rent increase UDR in their infinite wisdom will list the unit online for a LOWER rent than they offer you while offering 2+ free weeks of rent over the top. They try to take advantage of you being comfortable and not wanting to move but are willing to take a loss if you call their bluff. TLDR: Don't be fooled by nice modern looking units, there are much better places to live in the area. read more

A long time resident with the truth about what B&O is like these days... 1. Rent is way to much - $2400 for a 1 bedroom (700sf). 2. Parking - you pay for your 1st spot, and a huge premium if you need a 2nd - even if you rent a 2 bedroom. 3. You won't live alone - cockroaches around the building, ants and swarms of flies (even on non-ground floors) inside many apartments. 4. Packages - my last was delivered to the office and they sat on it - never told me. 5. Always shattered glass in garage and back of building no matter how much the issue is raised. I have literally had a shard go in my foot. Not cool for pets. 6. Homeless come and use the front of the building as their toilet, and the back to shower at our pool area. 7. We once had security at night - which now has disappeared. 8. Management promised a dog run at the end of May - it's August and still nothing. WARNING TO ALL FUTURE RESIDENTS: Stolen packages is a common incident here. Now, it has gotten increasingly worse as cars are being broken into. Management's response is to only send emails to warn residents rather than increase security and install additional cameras. We moved into this apartment over 2 years ago and it has just gotten worse over the years, even though rent continues to go up. When we first moved in, there was an onsite security guard but they must've discontinued this service as we haven't seen a guard over a year. We had a package that was delivered to our front door which was stolen shortly after and management told us to resolve it with the courier instead of addressing the real issue that stealing and robbery is common here. The only cameras that are available in this entire complex is the front entrance and exit of the building. To make matters worse, they only keep the security footage for two weeks before they delete it. Also, this isn't the first time we've had a package stolen. What is frustrating is that we previously lived in an Irvine Company apartment before and we never had issues with stolen packages but it's common here and we pay more for rent! I moved in about 3 months ago and my experience so far has been great! The staff is very friendly, and the grounds are always nice & clean.

I'm one month into my 13 month lease and I have buyers remorse--this doesn't stem from the property as much as it does the residents. Since I chose to lease here during COVID, I had to give myself a self guided tour (for the safety of myself and the staff here at Beach & Ocean) however, this tour was scheduled during a week day around noon--I should have toured after 5pm on a Friday or weekend. There are young children (under the age of 10) everywhere--who ride their scooters and bikes inside of the hallways, screaming at 7am. Since the hallways are concrete you can hear the wheels of the skateboards hitting the divided cement floors. If you try to go to pool, at any given time you are outnumbered 5:1 by children--i feel like I'm at a Disneyland hotel (not in a good way). The sky deck is directly above the pool so you can hear the children screaming from below you while up on the roof. There are just children everywhere, I wouldn't recommend this place for single adults or adult couples who don't want to live in a child dominated complex. When the children finally tire out and go inside, the young (20-21 yr old) neighbors are drunk and in the hallways screaming with their groups of friends. I'm not sure if this is something due to COVID, so these specific neighbors don't have jobs to go to anymore, but I still work as usual and it's hard to maintain a conference call during the day from the screaming children in the hallways on their bikes (which my dog barks at every time they ride by the door) or get any sleep from my drunk neighbors at 4am (who I've told twice in one month to go inside). The apartments themselves, I have zero complaints, but it's the community that makes the environment and not the building--it's a shame this is the demographic of residents. I would prefer to pay higher rent in a different community that was made up of working professionals and not live in a $2500 daycare. read more

Completely dishonest management company (UDR). If you check Google reviews for UDR, you will see the average rating (at the time I'm writing this) is 1.1 stars, so I'm definitely not the only one who has had a negative experience with UDR. My main issue is that I had a lease extension with a written lease contract that did not have a lease break fee, and after I moved out, they sent my an invoice with a lease break fee of two month's rent, so now I have to sie them in small claims court which is a hassle and inconvenience in order to resolve the breech of contract. Ad for the apartments themselves, they might lookok on the surface, but everything falls apart once you start using them, especially the drawers and cupboards which are so delicate and weak that they break constantly and I gave up trying to fix them. Maintenance is not only non-responsive, but difficult to even get hold of, which is the case for the entrire management team. Good look reaching anyone for help as they simply do not have a phone number to call for current residents, ony future prospective residents.. The list of problems goes on. I would not recomment the apartments, and definitely not since you have to deal with UDR.. read more

This is an updated review on what a transfer and move out is really like here. First the process of the transfer was a nightmare to begin with, but without writing a 10 page review I will just keep it short with pictures. We were charged 120$ for cleaners and 60$ for carpet cleaning - both fees are gauarteed when you move out so don't expect your full refund from the start. "We typically instruct residents to not bother cleaning unless they hit every area because when we have to send in the cleaning crew, it's one charge, whether the apartment has been pre-cleaned by the resident or not. " is what we were told when we complained about the status of the new apartment on a higher floor that we moved into. Dirt on every window - black dust on every base board - rust on the oven racks - and the list goes on. The problem goes far beyond being charged for cleaners to come in - the problem is that they will charge you all this - while at the same time turn over mildly clean apartments to new residents - all money in their pocket and out of yours. The resident relations manager of UDR that we sent pictures and voiced our complaint to offered to have cleaners come back - only to talk to the on-site management and be told that we already did a walk through and didn't complain then so it's too bad. And here are the pictures , enjoy! It's unfortunate to have leave a negative review on an apartment building that we still live in - especially since we've only been here since September of 2019 - and it has already left us disappointed. Let me start by saying that EVERYTHING Tim said below is 100% true. The reason why I am leaving this review is because of an attempted break-in that was grossly brushed aside. We live on the first floor and there was visible attemptedforced entry and damage to both the window screens in both bedrooms. We have wood blocking on all of our windows so fortunately they were unable to enter and do any further damage. I tried to post about this on our community forum to warn others and make sure everyone is as safe as possible and was told by management that the forum is "not for stuff like that" and that they couldn't make any "assumptions" about what happened. I will post the pictures below and you can make up your own mind about what happened. We asked if we could move to an available apartment and were told that we would need to pay 750$ just to move to a different unit - give a 30 day notice- put down a different deposit- and pay the rent at the price that that unit was going for. We were then told if we presented a police report (which we got) that it would be sent to their legal team for review and determine if they would waive any fees at all. Which could take a week or more. She also said they could change the lock on the patio- but not to a different stronger lock.. to the same EXACT lock because all apartments have to be uniform- which is understandable but shows how little they care as that is the only option they presented us with. We were also told that something like this has "never" happened- when as you can see from Tim's review number 7 - that is a lie. They treated this situation not like a safety issue but like a nuisance and an opportunity to make money. The safety of their tenants comes last to filling units. We feel that it's important for people who live here now and for those who might move in to know that precautions need to be taken especially if you sign for a first floor unit - because unlike UDR and Beach and Ocean management - we are concerned for the safety's of others. read more

Don't move in here. The rent is not worth what you get. I'll explain. 1. The whole place smells like dog shit and people don't clean up after their pets nor does maintenance crews. It's smeared all over the sidewalks of the whole perimeter of the complex. Go for a walk and see when you tour. 2. Nothing works. Ask them to turn on the TVs for you in the club house and roof on your tour. They won't. Why? Because they are just their for looks or they just don't care to make them work. They haven't works for MONTHS. 3. Surround sound on the roof. Same story. Doesn't work. Ask them to change the channels for on the tour. 4. The ice makers of the roof seem great but one or both are always broke. Check them on your tour. 5. Don't get fooled how great the rooftop looks. Nothing works and they rent it out to third parties ALL THE TIME and us tenants get an email that says we are not allowed up there. This happens constantly on the weekends, which is the time all of us paying tenants want to go up there. 6. Multiple tenants mail has been stolen from the interior of their doorstep. Why? There is ZERO security here. Homeless find ways to jump the fence and sneak in and steal, shower by the pool, sleep there or sneak up and sleep on the rooftop on the furniture. 7. Tenants have been complaining that people have been attempting to break into their unit with crowbars on the tire shop side. The complex did nothing about it and told the tenant to handle it on their own. 8. If you have friends stoping by, forget it. They will tow your car as soon as they walk upstairs but the people that work here will park their car in the same spot but they won't get towed. Great service. 9. If this isn't enough for you not to want to move in. Then make sure if you do, be prepared for all of the above not to change. They won't let you see the unit you are moving into ever. Make sure you don't move into any units facing beach blvd, everyone here complains on how bad it is it's the race car track noise up and down beach 24 hours a day. 10. If you ask them about these issues above they will say they are working to fix them but that is just a lie because it's been 5+ months since they cared to fix anything and everyone here is pissed and can't wait to get out of their lease and go somewhere where the company actually cares. 11. I have lived here for 4 years and finally leaving, this place has gone down hill quick. Recently in the past 6 months the leasing office has charged residents (including trying to charge me) to fix or replace things within the units and we clearly don't own and wasn't stated renter responsibility. After fighting it and taking it to their legal team, they realized they were wrong and the leasing manager admitted she was unaware of the exact wording in the leasing documents that they clearly sign. Pricing constantly goes up and they even figure out ways to charge you for other amenities, parking was free...not any more, free bike storage, definitely not. Absolutely love Beach&Ocean! I lived in a couple of different communities before finding B&O, and I'm so lucky I found this one. I've been a resident for over two years and planning to stay much longer. The leasing staff, especially Amy are always so professional and super helpful. Amy is a champ. Chris, Maria and the rest of the maintenance staff are such beautiful people. The amenities and the location are just priceless. Everyone in the community is super friendly and neighborly. After coming from the east coast and having no family in CA, made a huge difference moving to B&O. This place and its staff are the best - they have become family. read more

Positives: -maintenance staff is the only solid employees who stay and are helpful -inside of apartment is as nice as the pictures Negatives: -dog feces everywhere -no one works in the office for long periods of time, so management loses everything and can't keep track -no security even though it is listed, multiple people knocking on your windows if you are on the first floor -absolutely no parking for guests so don't bother having people over unless you are picking them up We have recently moved out for numerous reasons and they were unable to refund us certain deposits as the office didn't properly record where the money went. Very disappointing and would like for someone to come and properly train the staff as this could have been a great place to live and stay. read more

Can't get any sleep here to save my life, from garbage trucks at 7:30 am on Saturday morning, to kids yelling and screaming down the hallway at 6:55 am, to my upstairs neighbor running a Zumba class all night long, I thought I was getting a luxury apartment but all I deal with is loud noises all hours of the night & morning from these paper thin walls. To make matters worse, it's time to renew my lease and the hit me with a $250 dollar rent hike per month. Very depressed with the outcome of this apartment complex but it's time to move to an actual quality built place. read more

Pros: - Great location and a nice pool with a hot tub. - Maintenance very responsive and quick. Cons: - too many dogs that pee everywhere, janitors do a good job keeping up with cleaning but they can only do so much. They need to limit how many dog owners can live here - best way to have a guest park somewhere is in your spot after you move your car elsewhere. - they will expect you to renew at a very steep rent increase, $200+. Chris from maintenance is amazing. Super friendly, professional and respectful of the tenants. Every issue we've had (mostly small) he has taken care of quickly for us. Since Mark Hull took over as manager, there is regularly dog excrement In The hallways. A 14 year old residing there couldn't swim in her own pool with her friends. Garbage is often full. Chutes are in disrepair. Property is messy. Management has gone by the wayside and as such so have the tenants. Avoid this place until new management is hired. Manager makes up his own unwritten rules and is weird and threatening to children. Little Napoleon on a tear while keeping the place in horrible disrepair with a place that increasingly stinks more of pot. read more

I moved in to Beach & Ocean 10 days ago and so far I could not be happier! I've already met so many great people, as everyone is extremely friendly and kind. The rooftop is my favorite amenity, as everyone sits around the fire on the weekends and socializes together. It also gives me such a since of security knowing my neighbors and that they all look out for one another. One of my biggest concerns when apartment hunting was safety, and I selected Beach & Ocean because of how secure and safe it is. Everyone in the office has been extraordinarily helpful with my move in. Darbie has been particularly great in helping me with any questions I have! Overall I would definitely recommend this complex and I cannot be more excited to now be a part of it. read more
