I am actually very impressed, with their lack of ethics and integrity. As well as their non existent respect, health and safety of their tenants. Almost immediately after moving in, I started asking questions about the shower water pressure and why the water came out of the shower head and the tub spout at that same time. I was told to pull the tub converter steam up harder!! Then I noticed some moldy sleepers under my bed! Next a moldy expensive purse in my closet I sent a photo to the maintenance people, basically " I don't see any leaks " is the blah, blah, blah I received. After approximately 18 months of living there I walked into my walk-in closet it smelled like a cat had been living there, I looked down and saw several pairs of boots. They never helped me move anything, offered to move me in to 2 different units both with a history of plumbing problems. Told me the mold was gone. We scrubbed room walls, ceilings with bleach etc. Mold test came back black mold and several other varieties. They have now turned me over to their collection company. My cost to date $ 25,000.00 and counting. It also made my dog very sick with lots of vet bills. read more

BEWARE. This is one of the worst management companies I have ever dealt with. They do not maintain their units properly and will try to blame you when you report a problem. We had a small flood in our garage about 3 weeks after signing our 1st 12 month lease. I called them immediately, no answer or call back. Put in an emergency maintenance request, no response. They didn't come out for several days, by then there was not as much water and a manager at the time tried to tell me maybe I had a water jug bust. I said i think I would know if that happened and it would have to be multiple bottles for the amount of water. They ripped out a small section of drywall that was soaking wet in the garage to look under the unit. They left it open for weeks and said they didn't see an active leak so they closed it. I continued to have water damage and was in contact with maintenance and management on a regular basis about my concerns. They had a roofer come out, roofer couldn't find a problem. I was still having signs of water damage in the upstairs bathroom. Bubbling and peeling paint, warping and soft floors, all the drains backing up, the toilet had issues. Ultimately it took over a year and black mold for them to finally listen. Turns out the overflow drain was never connected and had been draining into the wall and down through the 1st floor and garage, for years! They refused to send a mold remediation company and had handymen do the work. They did not do a proper or thorough job and we continued to have mold. On multiple occasions our unit was left open by maintenance staff. Including our garage left open overnight during the bathroom repair. We had water damage from the front door leaking (never fixed), as well as a leak under the sink that they didn't address for over a month. The dishwasher stopped draining, maintenance gave me cleaning tablets and told me to use those. Obviously it didn't help, told them again. They supposedly cleaned it, I wasn't there. It still would not drain so we took the bottom off to clean the filter. We were shocked at what we found (see pictures). It was clearly not cleaned. It got so bad we had to leave for our health and wellbeing. Eric will deny maintenance repairs that are necessary and lie to avoid doing proper maintenance or repairs. Management doesn't care what maintenance does and wants to stay out of it. They pick and choose who has to follow community rules, dogs are always off leash even after a neighbor got bit by one of these dogs and I reported it. If I could leave 0 stars I would. Terrible new property management. I'm rarely able to get a hold of anyone when I have concerns. There is no sense of urgency to get anything fixed. We had mold downstairs and I had to hound them to get it taken care of. Same with the termite situation. You pay a lot to get 0 star service. They have driven good tenants out with their high prices and bad property management. The only good thing is the location. I lived at Surfside Villas for 18 months before moving into a single family home just up the road. The whole time I was living there, they did nothing but accommodate every need! Anytime I had a service request, it was scheduled and taken care in a very timely matter. You will love the location with walking distance to downtown Main Street, Beach and Pier. Don't give them a penny until you're holding the keys or they will cancel your lease agreement after receiving your full payment, scheduled key pickup the night before move in, rent to someone else for $1000 more a month and keep your money. This complex is good located and have a wonderful neighborhood! I would like to point out a negative side of it though and this will be the reason I only rate this as a one star. The Manager ,which lives there, is very rude and complain everything. In most cases out the reason of his complaining is about what is more conviniente for him and not for the complex which is not unfair for people who live there. It is very quiet place super chill to live, also in a awesome location however the manager always wants to find a reason to make this place the HE wants and not which is more helpful for everyone, this would be the only reason why I wouldn't recommend this complex. His actions and how he talks looks like a person who is homophobic and xenophobic. It is a bad energy in that place when he is around. The guy who works there, Gustavo, is very attention and efficient always helps with whatever he can and never let you down. I ordered a couple services in my apartment on website and the manager just closed the work-ordens. Poor and anoing management service! I have been living here for 5 years now! The manager Josh is always very friendly and careful with residents. Anything that you need fixed or are having problems he will give the attention needed. The only problem is that the price is proportional with other condos that have nice amenities as pool, Jacuzzi, gym, bbq's. We don't have pool or Jacuzzi, there is a gym but is very small with no ventilation. However we were told that this years the changes will happen and they will start the upgrading construction of the amenities. What I most like here is the location and the structure of the house. Its very close to the beach and main street! The house have an attached garage and a big patio which you don't find easy in other places. I have been a resident at Surfside Villas for almost 3 years now. The complex is well maintained, our property manager is very helpful, professional and prompt, and our service calls are scheduled the day you place them. Sometimes things are fixed that day if you put in the request early enough! However, it's up to the leasee to be available or make sure pets are put away, otherwise maintenance will not enter the property. The neighborhood has a family feel but there are also some young professionals living there. One of the things I love about this place (besides the location) is that it's pet friendly and there are garbage cans with pet bags available for pet waste. The location is safe and very close to grocery stores, walking distance to downtown and the beach! The only thing that can be troublesome is the parking situation if there are more than two cars per household. read more

This place is fantastic, beautiful townhouses with nice structures! It's a great place to be and live 100%. Located near the beach & a long with great food spots near and around and 5 minutes walking away from a Walmart and it's filled with a lot of friendly people. I would give 5 starts but just one thing I don't like is how the gym is not open yet. I understand the property manager is trying his best to get the A Okay however I do need his boss to allow me and everyone that lives at this residence to use something I believe I and others should be allowed to use. After owning and putting my home on the market a year ago, I was super hesitant about renting again from previous experiences before owning. I toured multiple complexes around Huntington Beach, Costa Mesa, Newport Beach, and Laguna Beach but no other complex even came anywhere near close to comparing to Surfside Villa! I have been a resident here for a year and I couldn't be happier, I absolutely love where I live! Location is amazing, everything is within walking distance but it is very quiet here considering the close proximity to everything. Units are super spacious with garage, washer/dryer, finishes/appliances are all brand new, worth the value of rent price. Neighbors are very friendly, family and dog-friendly, complex is very clean and well kept! What made the community superior overall the other complexes I looked at and the main reason I chose to rent here, is the management and staff! The property and maintenance managers Josh and Gustavo are awesome! Very helpful, friendly, responsive and professional, they truly care about their residents! There is no other community that compares to the management and maintenance staff at Surfside from the multiple complexes I rented throughout Orange County and SF Bay Area. Came to tour these as i searched for apartments in the HB area. Great location near the beAch and pacific city area. Liked the layout of the units and the attached garage was a big deal. The community manager, Josh, was very professional and informative. The upcoming renovation pictures and description sounded really nice. Unfortunately did not join community as I was looking for a 1br and they only had 2,3, and 4br. But if in market for that size I would recommend giving this place a visit. read more

When I first got approved to move in I had never been so excited. I have now lived here almost 3 years and it has pretty much been hell on earth, but it is hard to move because of the cost of living now a days to rent a truck and put down a new security deposit. I've been told things in my home were going to get fixed for 7 months still waiting... I had black mold in my home for over a year before anything was done about it. My leasing manager Josh is a bully and certainly does pick and choose the people he wants to be nice to. I recently lost a roommate to her feeling like he singled her out multiple times and was verbally aggressive with her multiple times. I was promised new wood floors when signing my 3rd year lease back in October because of the extreme rent increase. My carpet is very old and they were making upgrades to units and said mine would be one and instead I'm paying upgraded prices with no upgrades. It's loud ALL the time it doesn't matter what time of day. Lots of foot traffic and parties and the parking is bad. My father is handicapped and there is no handicapped parking on site anywhere. There is no guest parking. If you want a spot for guests it's an extra $75 a month. If you're looking for something nice for your money this is not the place they need new management and they need to have more respect for the people who work hard to live somewhere nice we don't work hard to be treated like crap and live in these conditions. (A side note the review with all the photos with those beautiful looking upgrades that's the leasing managers unit of course its upgraded and nice, none of the other units look like that we have been here 3 years we pay $3500 and we have carpet, mold, and caving in floors) read more

We've lived here since 2012 and love it here. There is a good mix of family's, young people and empty nesters. We are the empty nesters. When ever we have something break down or needs fixed the manager Josh is quick to call Gustavo or Eduardo to get fixed. There are some people that do like to party but the management makes sure it ends at 10. It's fun to walk to beach and Pacific city. Pet friendly, garage and town home style. Complex is nice and we have a very friendly neighborhood. We have been here since 2014 and we have no complaints. They have 2, 3 and 4 bedroom units which is a plus in case you need to adapt to family changes... The only drawback is the rent which is very high for a complex that does not offer "club amenities". Apart from the laundry room, there is no pool, Jacuzzi or a decent gym - the gym here is the size of a small bedroom with almost no ventilation. It needs some external renovation to the townhouses but management is taking care of that. So far they have replaced the roof and the first floor windows of all units. read more

I have been at Surfside Villas for almost a year and love living here. The location is great, the units are spacious and private, the neighbors are considerate, and management has been amazing. When I submit a maintenance request, the manager Josh, replies immediately and is very professional. Maintenance requests are handled usually within the same day and he always follows up to make sure everything had been handled properly. I have had a great experience - from location, to timely maintenance responses, to awesome management, friendly neighbors, etc. It's unfortunate rent has increased, but living this close to the beach with highly competitive nearby complexes it makes sense. With this, the complex is about to go through renovations that we are all excited about that will make it all that more worth it. I love the fact I can roller blade to everything!!!! We moved to Surfside Villas back in 2001 and just recently moved out back in June of 2018 . It was a great place to live and we had awesome neighbors all around us so it was so sad to leave but we needed a larger place with 3 bedrooms and a bigger garage, Our unit was remodeled back in 2016 and it was great when completed as was the ocean breeze and the sound of the waves at night...They are in the process of remodeling many of the units and are going to put in a swimming pool and work out room very soon along with many other changes and just think you are only 7/10's of a mile from Pacific City or the shoreline which is only a 10 minute walk away . The Manager on site Josh Adkins is very flexible with you should you need something repaired asap or just maybe you have other issues at Surfside Villas he's always nearby to assist with just a phone call away should he not be in his office . Our move last month went with out any issues or drama like other places I have heard about nearby so I would say if you want to be close to main street the beach or pacific city move into Surfside Villas Huntington Beach Ca and Enjoy ! read more

This place is a rip off! DO NOT RENT HERE!!!! Staff is friendly and nice which is the only positive you'll find there. But they ask for a high deposit and when you leave they pile up all these charges for random stuff. Enough so that they not only keep all your deposit but bill you some more. This place is not worth it, you're better off at the mobile home community next door. Save your money, your time and the trouble.... TRUST ME! The first couple of months living there we experienced an ant infestation in the restroom, wasp infestation in the kitchen, spiders and bugs all over the place, mold in the restroom, broken dishwasher and more! We are all clean freaks so this will come no matter if you are clean. The walls scratch easily and you will be charged for a repaint when you leave, carpet is cream colored and you will be charged for the entire carpet replacement rather than a cleaning. Will not consider or recommend this place to anyone! Not worth it, worst living experience of my life. We were never late on rent but if you are even by one day you get charged a percentage of your rent which comes out to about 250 dollars as a late fee! Find ANYWHERE else to live besides here and save the headaches and all the gross bugs and mold. read more
