Booked through Airbnb to host our family group while we laid out Navy Veteran to rest at sea. Pricing: -You will be charged additional fees for EVERYTHING +Before and during the stay there were options made available to add nights prior and after check out. That was nice. -Overall for the quality and the services rendered, it would have been cheaper to stay in an actual hotel with consistent amenities and breakfast options. Amenities: +Walking distance to the beach. +It was nice that almost every room had an adjoining bathroom. +The room rental had a killer view of the ocean. +Theres a lot to do in the area +There was a hot tub on the third story that was neat. +There were several balconies within the unit, some facing the ocean and some facing the city. It was nice to have different spaces like this. Host Communications: -This is not an independent home or individual running location, it's a corporate operation that's using Airbnb to host their properties. We had a contact person but everything was through "Beachfront Only Vacation Rentals." -Maintenance had to come three different times during the course of a weekend stay. At this point a hotel would have knocked fees off, upgraded you, moved you rooms, no efforts were made to make this right for us. When you have guests that experience as many issues with a rental as we did; you have a responsibility to make that right on your end. This wasn't a summer beach vacation. This was a Navy Veteran funeral service. Services were at several places nearby and at sea, but all of us stayed in the rental. The last thing any of us had the head space for, was extra issues during an already difficult time. The night before the funeral we were going to make pizza for our group. No oven. By the time the handyman showed up there wasn't time to do this and we had to scramble to feed a large group at the last minute, with no compensation for the evening they ruined. Issues: -Not handicap accessible (the shore is accessible over rocky terrain and not during high tide at all). There are stairs all over the house and an elevator you have to pay additional service fees for. -Older appliances. Despite the listings offering a newly renovated atmosphere, you can tell corners were cut and several of the appliances didn't work; like the fire pit, TVs, oven. (I'm wondering if they disable the oven due to all the reviews I've read about similar issues). -Tell tale signs of rust and wear. Throughout the house in several places, things are rusting. I know the salt content in the air makes this happen, but I shouldn't have to worry about tetanus when I flush a toilet. -Cleanliness was not up to par. The floors turned everyone's feet black. There are hardwood floors throughout the rental, so you constantly feel like there is dirt and things stuck to your feet. Bathrooms didn't seem clean & one of the showers had mystery spots in it??? -Not adequate supplies for larger groups. Our group was well below the maximum occupancy and we ran out of towels the first night. Soaps and toilet paper in some bathrooms ran out as well. -Everything electronic (lights & A/C units) is run on timers and will not stay on longer than 30 minutes. We had one of our family members slip and fall during our stay because lights in the shower turned off. -The rentals are built so close to each other that having windows open or being on balconies doesn't offer as much privacy as I would have liked. -Everything is wet and humid. I'm aware that ocean front humidity is uncontrollable. For some reason every other location I've ever stayed with didn't have this issue. Swim clothes didn't dry, even after being hung out for days at a time. Books and papers warped, everything felt damp. The rental gave us an opportunity to come together and take care of the main reason we were there. The host issues and state of the Airbnb though made all of it a lot harder than it had to be. In a city where you are spoiled for choice when it comes to accommodations, more care and consideration should have been given. Good luck guys. read more

I am pleased with my stay at a Beachfront Only rental. I shared a house with another family on the south strand in Oceanside. Although we didn't have beach access since we were on the rocky side, which was all clearly in the description, we all still had a great time. For two families with three kids altogether, I felt safe in the home. The kids' room was all the way at the far end from the front door, which is what I prefer for their safety. The kids didn't even use the room, as the little nook was far more appealing. Garage parking was available, but it's very tight and you'll have to move cars around with the other units you'll share the garage with. Best to park on the street. There was a generous supply of beach towels, bedding, and pillows. Not having to clean up is always a bonus (although I usually like to clean up and make it easier for the cleaning crew), which lessens the stress when checking out. There were also plenty of outlets throughout the house for all to plug in their devices. The process of checking in and out was fairly easy. I did stub my toe and was pleasantly surprised that a first aid kit was available. Check under the kitchen sink. An addition of a hose on the patio or shower station to wash off sand, would be great. A tub of water is provided, but it could only rinse off so much when getting into the hot tub. The WiFi connection wasn't the best, but it wasn't a big deal. This little getaway was meant for offline activities anyway. We will definitely rent again and I already have my eye out for one particular house. read more

When I raised serious concerns, management and ownership retaliated by officially listing me as a "bad guest" and giving me a bad review instead of addressing the problems. Multiple guests reported the same issues. This company is unprofessional, defensive, and unwilling to accept feedback. Do yourself a favor and rent elsewhere. They gaslight people that provide feedback and reverse the story to say you were a bad guest. Seriously, do yourself a favor and go to a different rental property. I have used this company before and have always referred friends and family. Until now, I recently booked a home through them and due to it being more of a last minute thing I had to physically visit the office to check in m, which I had no issue with. I arrived at the office and the lady in the front was having issue with my credit card I used because I didn't have the physical card. Even though I provided a screenshot with the full card number, CVV, and expiration date, she wouldn't accept it so she went to get the manager from her office. Then both ladies were explaining that they can't accept the payment even with me logging in and showing them it's in my name and my card, so I understood and offered a different card, which I then explained I wanted a late check out and she specifically asked me if I wanted 12pm or 1? I opted for the 1pm and she then asked me if I wanted to know the fee first which i replied no, I don't mind the fee and just to charge it. At this point I felt discriminated against because they were both questioning me about my reservation as if I couldn't afford it. So I drive to my reservation and check in get settled even with the elevator not working. Then the next day one of the managers show up to the site and apologize for the elevator and offered me a late check out for the inconvenience and I explained that I had already requested a late 1pm checkout so he offered a 3 pm and I thought the was kind of them to understand and be accountable. Then I get a call from a rep to confirm my 3 pm checkout. However now Sunday morning day of my late checkout, they text me and start questioning me about the "conversation" with both ladies in the office about my late checkout. And all of a sudden they state I never requested it and my account isn't notated for a late checkout. They then text me to tell me I have to be out by 1pm, this is by far the most unprofessional behavior I've encountered through this company and I'm highly disappointed. My family and I have used it for years and have spent significant amount of money to use them. To be treated this way and questioned consistently throughout my stay is unacceptable, especially to text me instead of calling me to tell me you are now changing my checkout for an error on your employees behalf. Mind you I still have both my cards charged for the one reservation. I highly suggest you be careful with who you speak to and how you make arrangements, make sure you document all communication because apparently they won't hold their employees accountable for their mistakes and they will definitely judge you and question you. Horrible company ! Where do I start ? My family & friends rented the condos to celebrate my aunts milestone birthday. One of the units didn't have hot water. No compensation offered for the inconvenience. In the unit I rented, my friends were locked in their room due to a broken door lock. The cellphone reception is terrible, so they couldn't contact me for help for a while. No compensation offered. In another unit the oven didn't work. I must also mention they wanted to know the ages & occupation of each person in the units. I have never had that questioned before at any hotel or Airbnb properties. A drone hovered over the balconies to spy on us. That was simply disrespectful to responsible paying adults. The check out time is 10am. We requested to check out at 12pm, the company said they would charge us $488 for the additional 2 hours. There are other issues that would make this review way too long. However, I will have to mention lastly, my husband accidentally left his AirPods at the property. They charged him $25 because they found them plus shipping and handling. The shipping fee was to be expected, but charging someone because you found their lost item is just insane and greedy !!!! read more

I recently had a 3 night stay, (there were six of us) at one of the properties in Oceanside, 811 S. Pacific, managed by Beachfront Only. The Pros: The view is awesome! Everything was clean; kitchen(s), living space, bathrooms, bedrooms, including linens. Beds and pillows were really quite comfy, great pillows! The Cons: Some of the windows were missing screens or were bent, one of the two TV's was not properly set up to use (maintenance helped fix that) and there wasn't a folder (like most AB&B's have) with printed instructions/directions for everything (especially the TV's) emergency contacts etc. a guest would need to know. In their defense there was online access, but quite frankly it didn't have to be so difficult. Who wants to go on vacation and have to have maintenance show up? The unit really needs to be updated, for top dollar prices one might expect more. The photo (on their website) of the unit we chose showed the jacuzzi with a beach front ocean view and this one was in the back of the unit. Although this unit came with 2 tandem spaces, they are very tight. We had 2 SUV's (Rav 4's) and there is a foot of space on both sides. Don't expect an ocean view from all (7) bedrooms, only the largest one has that, along with a balcony, very spacious. The beach directly in front of this unit consisted of a rock wall so if you want to put your feet in the sand or go in the water you have to walk around for beach access. One last thing, we chose this unit as it was on the top floor. This is partly correct. In actuality, there are three levels to the one unit, so that was unexpected. We were constantly walking up and down the stairs. I ran this review by the other 5 women in my group and feel this is a very accurate representation and not exaggerated. read more

We stayed for about a week in April. Very unimpressed with the amenities, customer service, and security. Amenities: they do have anything you would need in the kitchen the spices were very gross filled with dust and many bonding together inside the jar. Two beds were great, one was made for a child and you can tell they keep fixing it with screws instead of replacing it. The hot tub was nice the 10 minutes that it worked, it does not stay hot so if you're looking for a kiddie pool here ya go. We were unaware of the parking situation inside the garage. They expect you to park on a lift that moves your car up or down to access very hard to unload/load your car especially with pets or small children. There is no space between your car door and the caged lift you're required to use. Customer service: We called every other day about our hot tub not working and this was the main reason we choose this property. They would come and drain the hot tub and refill it but as soon as you get in the water temperature declines without the lid on. Extremely frustrating and they never even gave us a discount or refund for the issue. We had nonstop issues with having to message the property management. The other problem was the gas tanks for the fire pit and grill. They were low or missing and we had to keep calling meanwhile we couldn't cook and they don't respond until the next day! Security: They told us the homeless come onto the patios and steal the gas tanks. We also had a skateboard missing. Don't let the photo of the patio door fool you because they are all broke and anyone can access them from outside. They had a woman screaming on the beach and the cops came and arrested her one night we were staying there. You have no privacy from your neighbors. Me and my sister were in the hot tub and there was a creepy dude staring at us from the next house over on the second floor. This is no place for family, maybe a college party hang out. I give BFO 4.5 star. We had a blast! The property was clean. They heated up the jacuzzi before we arrived. We couldn't park 2 large SUV's tandem but they were able to accommodate us with an empty units parking. They sent someone right away to fix the sliding glass door but one side was still hard to open and close thus the half star off since we decided not to use that side. No others issues and the condo had everything we needed and more! We knew the condo was on the rocks which was fine since there wasn't as much traffic walking by. Beautiful view of the sunsets and the dolphins! We would stay here again! read more

NEVER AGAIN. We arrived for a 4 day stay the day after Christmas (Dec 26, 2021) looking forward to a relaxing visit. Imagine how we felt when we walked up to the unit for the first time and saw 6 large holes (see pic) in the screen of the window next to the door. The place itself was very drafty on the cold rainy days of our stay, not quite clean with peeling paint in places, a gapping hole next to a dirty wall a/c unit (see pic), the second bedroom had a very uncomfortable futon instead of a real bed and there was a lovely large black rat trap box right outside the window of the futon room (another view spoiled). The shower had no water pressure whatsoever and was almost comical. None of the windows had proper locks/latches on them and the secondary lock on the door which they advise you to use at night for safety was missing the part that actually bolts it shut (they came out the second day and added a hook lock to the door when I notified them). The unit is isolated right on the beach and we were 2 women who didn't feel quite safe with these filmsy locks. I notified them of the issues via a detailed email when we got home (we actually left a day early because we wanted to get home to a real shower and not spend another night being cold and feeling we were in a dirty environment). One high point of our stay was there is a nice tv! I received a voicemail from a "Peter" at a blocked number on NY eve telling me he "understood we were not quite happy" and he would "try" to call me back the next day...New Year's day... and at that point I had enough. No...I could not call him back at a time that was convenient for me because he blocked his number. Wait a minute..I paid THEM $3,600 for a 4day stay (after all the extra fees they charge were added)... and they put us up in a dump and I was going to have to chase him down to tell this Peter what I already clearly outlined in an email? Bottom line is THEY DON'T CARE. End of story. I will never rent from them again. The ocean was beautiful but when we got home I told my daughter I felt like we had just been on a camping trip...a 4 day $3,600 camping trip. There are much better places to stay where you can get what you pay for that are clean and well kept. read more

If you like pot smoking, partying, drinking people outside your window urinating in public by your car at 1:30 in the morning then this is the place for you! If you are with your family with young kids then I would suggest staying away from Beachfront Only and south Oceanside altogether. The beach here attracts potheads and sketchy people like dog poop attracts flies. There are WAY better options south of here (Carlsbad) When we contacted Beachfront Only about getting our money back, they only offered credit for a future stay ( yeah, that ain't happening) they did offer us to switch to a way smaller cottage. When we went to check it out, my daughter said, "Ewww! There's dead flies all over the floor!" (Dead flies= natural gas leak FYI.) They had other (more expensive) properties available but they were not willing to upgrade us. They would rather leave a property vacant than demonstrate good customer service ( we were willing to pay a little bit more for an upgrade), so I asked to get a callback from the General Manager (that never happened) We made the best of our time in Oceanside, probably from the contact high of walking to the beach. Parking is not bad, but as you can see from the picture OPD sometimes take up the parking spaces while investigating criminal activity in the area. I have no problem with homeless people. I know there a numerous folks struggling with mental illness and addictions. But just to let you know this is the reality of staying with Beachfront Only in south O'side. Good luck read more

I rent one of their long term rentals and this is by far the worst property management company I've ever had to attempt to deal with. I say attempt because it is IMPOSSIBLE to contact them for anything needed in my rental. Leak in my sink? They don't respond for days. They hire roofers without notifying me anyone coming, drop nails and sharp metal all over my backyard where me and my dog walk.. they do and say nothing when I send them pictures and address this concern. At this point I'm not sure if it's negligence or just simply them not giving a shit about any of their tenants but I would never recommend i this business to anyone. read more

I would give them a zero star if I could. Rental 807-1, or 807 A, "they have it labeled differently ". Upon check-in this place was a nightmare. We waited until we could check-in at our designated time and once inside found the unit to be dirty and not ready for our arrival. Imagine a family of 12, traveling from all over the nation waiting outside after our check-in time to get in, while my wife is trying to contact the office to alert them of the basic expectations not being meet. She got nothing but the run around on the phone and almost felt inclined to have to go down to the office and have the discussion there since no progress was being done. Not knowing if they were going to relocate us to another unit or have someone come down and clean the unit. This company has the " hiding behind the phone, or Allison is not in, or she will call you back but never does, down pat." Even a week after our checkout they refuse to contact us. Allison, are you there? We are still waiting for your call... even though we have called once a day for 5 business days The deliberate snub on any basic communication is the most frustrating part of our experience. After an hour of waiting outside they finally tell us they will not relocate us and to enter the property and they would send someone over to clean. The pictures were misleading and several issues came up during the stay. This was a 50th birthday/family reunion. Plumbing in one of the rooms, a door handle for another room, thermostats in multiple rooms are a few of the stated issues reported to them. They changed the door code on us the day before we checked out. Our party standing in the rain waiting for them to respond to our calls to gain access again. On separate occasions they sent people to fix plumbing, which didn't get fixed and and to figure out us being locked out. They guy that showed up for the lock issue was a gem. Had a total attitude and of course opened the door on his first try and was trying to make us feel dumb. The reason it worked for him is he had the correct door code. They changed our door code in the middle of our stay without informing us. Have you ever had a hotel change your room key in the middle of your stay? How does this even happen? Take a look at the picture attached. This is the door to our unit. Missing a striker plate. Anyone can jimmy this door open with a screwdriver or a credit card. Lol, Does it look like it's secure to you? Would you feel comfortable with 12 people's belongings inside while out and about beautiful San Diego? One of our couples couldn't leave the unit waiting for 45 minutes for the plumbing to show up only to tell us they couldn't fix the issue. Would you feel comfortable having strangers inside, unmonitored with everyone's possessions inside? The tenants in the unit above us were loud, selfish and rude. It was the "me-show" for them. It was only about them in a shared environment. The garage and driveway. They parked a 4th car on the property essentially blocking our 3 vehicles in, on two separate occasions. Even in the contract it states in several different places that additional parking is less than a half mile away or a quarter block up the hill on the street. The second time being blocked in at 5:45am when one of our families is trying to get to the airport to catch a flight. Picture attached. How this place has only one trash can for two units hosting up to 28 people is of concern as well. Trash and recycling overflowing both bins by the end of the first night. With 4 cars parked in the garage and filled trash bags and recycling strewn all over the garage floor was a safety concern having to manage around or over the built up pile. You have been forewarned about planning any event with this business. We feel we paid way to much for the experience, service we received. read more

I stayed in a beach front unit which I booked with VRBO. Had it not been for the dishonesty of this agency, I would have given them a much higher rating. I had a 5 star experience in a 3 star room with a company who posted a false customer review under my name adding positive comments to my stay. That is dishonest & while I did consider renting from them again, I now would NOT trust them with any of my personal information or credit card info. And that is why I am giving them a 1 star review. Our beach front cottage was a great location. Parking sucks but we were right on the water. I didn't mind that things were old. The amenities made up for it. The unit was well equipped for a short stay. I did mind that the window seals are so broken down that you can't see the ocean without opening the sliding glass door. (Kinda the main point of a beach front stay). You can't open one bedroom window & the other bedroom is next to a common area that is loud. Lots of foot traffic late into the night. Even in the flaws I would have done it again because I enjoyed myself a lot. But after I left I was notified that "my review" was posted to VRBO. Strange because I didn't write a review. I was actually going to. I was going to give my real stay 4 stars despite the flaws. To my surprise a review had been posted in my name with 5 stars as well as comments. Not only did they add two comments to my review but also responded to "my 5 star review". I flagged the activity with VRBO, but this was an extremely shady business practice & it would make me think twice to give them my personal info directly. The rentals are desirable & lovely. My beau and I just returned from Oceanside, staying in 835 S Pacific unit 9. It was simply AMAZING! The place was all about LOCATION!!!!! It was really darling, clean and had everything we could have needed! Extra large windows for viewing. But the oceanfront patio?!!!!!! Spectacular!!!! We spent almost all of our time there!!! The king sized bed was VERY comfortable and the bedding was great quality down. I can't complain about one thing...well, except it went by too fast!!! The staff were friendly and helpful. The tiniest little 'fix' was handled immediately and well (it didn't effect us, we just actually reported it to be good renters... but they were ON IT!). All in all, this rental gave us everything wet needed!!! We will DEFINITELY be back!!! We weekend travel a lot and rent from the typical air bnb etc. Thank you so much Beachfront Only, for giving us another great choice of beach front rentals and ultimately better experience!!!!! read more

My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

When we arrived to check-in at the rental unit we were APPALLED at how DIRTY it was. Considering they charge a hefty cleaning fee compared to other rentals of $160+! There was a grayish film of dirt over the flooring, food/coffee was exploded all over the kitchen ceiling and walls, every-single light-switch had smears/dirt on them, furniture and fixtures were caked with dust and felt sticky. I almost stepped on a RUSTED NAIL on the bedroom's floor. They left an EMPTY USED toilet paper roll on the rusted holder, and there were insects crawling or fluttering in every room. When we inspected the bedroom, and pulled down the "clean" bedding, the entire underside of the comfortor, all of the under-sheets, and the mattress protector were COVERED IN STAINS/BODILY FLUIDS. It was HORRIFYING. The entire bed had to be stripped down to nothing! This particular unit has NO AC, but BeachFront guaranteed us before we booked it, that the ceiling fans were ample. This was proven to not be the case very quickly. The two ceiling fans hardly spun fast enough to circulate any air. They had a couple portable plug-in "fans" in the closet, but they might as well not have been there at all. They were actually space heaters, and had the "optional" fan choice. The unit has LIMITED OUTLETS (1 in the living area, 1 in the bedroom) and we unraveled the most disgusting extension cord provided with the unit (Assuming because others complained about the lack of outlets). It was hard to tell that it was once white. After discovering all of this, it was extremely DIFFICULT TO FEEL COMFORTABLE in the unit. Considering we had checked-in later at night, we had to sleep with the 1 blanket that we brought with us. Additionally, during our check-in, another vehicle was parked in our driveway spaces and we notified BeachFront. However, we were awoken bright and early by them THREATENING to TOW OUR CAR if we didn't move it immediately. We frantically ran out to check if our car was there and reminded them that it was OUR ASSIGNED SPOT. We thought it was ridiculous they didn't confirm this before sending us this threat! (As they later replied back we were indeed correct.) Instead of BeachFront having some consideration and sending us prior notice, we arrived back after a long day out, to maintenance working in front of our unit. They set-up a large ladder directly in front of our only door. They had ELECTRICAL WIRE HANGING, TOOLS spread out on our private patio's lounge chairs and table, and BLASTING MUSIC from their radio. There was BANGING AND DRILLING against the outside of our bedroom's walls for HOURS. (Note: it was only to replace and rewire a new outdoor light - no emergency service). Due to this, we felt TRAPPED INSIDE and had to draw and shutter windows/curtains, because our dog was EXTREMELY NERVOUS with the commotion/stranger! Subsequently, as this particular unit has NO INDOOR TABLE OR CHAIRS, we spent our last dinner eating STANDING UP, and unable to use our PAID-FOR-PRIVATE -PATIO. It was incredibly frustrating as this was also our last night at the rental. Our check-out was the next morning - so we're not sure why this couldn't have waited until 10 AM next-day! BeachFront's customer service is considerably lacking, as they stated their management doesn't work weekends. Our vacation was a short-weekend trip, so no resolutions were provided until it was over. They so kindly refunded us the $160 cleaning fee, since we cleaned their entire unit with our personal supplies for free! :) However, they've REFUSED to refund any additional compensation for the outrageous number of issues we experienced and had informed them of. They've re-iterated they can only provide a $178 CREDIT towards a future stay. But, they cannot guarantee their availability or any pricing changes. We left extremely disappointed and unsatisfied with their lack of consideration. It's as if they only care about the money, and not those who are renting their units, or their experiences. Bedbugs and bad management! My group paid more than $8000 to rent one of their beachfront "high-end" properties. My friend got 52 bedbug bites in the first night and because he was allergic had a terrible reaction that he still seeking treatment for. The management company and the owner offered us the equivalent of about $80 per person as a refund in order to not write reviews that mentioned the bedbugs. Which we did not accept because I found it ridiculous. After many interactions with the management company I didn't get one sincere apology. After mentioning I had not received a single apology the last manager apologized to me in the most half hearted way possible while suggesting that I was stupid for not accepting their crappy refund offer. On top of all that my son cut his finger pretty badly on a broken glass brick on the patio. Also- no apology. So if you want to spend a lot of money to be treated like crap and I totally recommend this company. read more

The properties are clean and easily accessible, and the team is very helpful. Parking is convenient along with places to eat. Worst VRBO rental and customer experience ever!! We had a family get together recently and rented out 12 rooms at 825 South Pacific unit A and B. One would assumed that paying $2000 a night would get you modernized luxury- that's not the case!! And we didn't noticed all these other charges like $700 host fees(they didn't meet and greet me with white gloves on). Another $600 for VRBO platform fees- why does the renter have to pay for using VRBO website (rip off!!) Checking in: we were shocked when we checked in that the bedrooms were not what the pictures advertised!!! The units were dated and all of the appliances were old and broken as if they haven't been replaced since Y2K!! There were multiple beds that were supposed to be King sizes were only Full (fault advertisements people!!) the floors throughout the units were dirty (where the heck is the cleaning fees going into? - definitely someone's pockets and not to clean the units)!! Back to beds situation, the beds were like sleeping on box springs and if you tossed and turned, it was like playing laser tags with pellets coming at you! Maintenance: God forbid if you had to call Maintenance to fix anything, you had to wait for hours if you are lucky!!! We had a laundry list of items that needed to be fixed but too late in the day to find hotels that could accommodate all of the guests!!!! What kind of luxury homes don't have a garbage freaking disposal- a mess!!! Anyway, too many wrong to make this right!! The only consolidation prize to this whole experience was the ocean view. Just BUYER BEWARE!! it's the only reason why I'm taking my time to write this review. Don't fall into the trap of fault advertisements from this rental company!!!!! For the price of this vacation you expect what you pay for. Arriving to our beach house 1919 s. Pacific street Oceanside we paid for early check in at 2. When we arrived the place was not clean and housekeeping was still there until 230. The windows had handprints all over it. I had to clean the windows . Microwave didn't work No vacuum but they brought one. Bonus dog friendly Bonus lots of rooms for family to stay The gate outside is missing wood slabs and the gate doesn't lock . When we arrived there was people in the backyard fishing on the rocks . They eventually left. Friday night around 2-3pm we had intruders in the backyard. Very scary ! They stole our fishing poles and some personal belongings. They even threatened my family after we confronted why they stole our stuff with gang violence. We called the police. The house is right next to an 8ft wide beach access where people hangout do drugs, drink, look over the fence. Saturday more harassing occurred at 5 pm while enjoying the fire pit. Trash and cig butts always throw over fence. Peoples food , broken beer bottles. House is beautiful. We came here to celebrate my fathers 80th birthday. Access to public beach walkway with no privacy and harassment is why we will never stay here again. read more

BEWARE! From the moment of arrival to how property management handled the issues we experienced. The company that manages this property has multiple properties on the lot and they could care less about your experience. I'd urge those who are looking to stay here to look elsewhere especially given how pricey it is per night. Although this property looks luxurious, in actuality it is very run down and poorly maintained. - There was a fly infestation that made it difficult for us to cook because the sink was filled with bugs; the kitchen was not clean and still had trash from the previous guests - The bbq grill was broken and despite having full propane, would not exceed above 300 degrees. It was 4th of July so we were disappointed to not be able to use the grill. - The jacuzzi was also broken. The jets were not working. This was a big selling point for us when looking at the property in the photos but we weren't able to enjoy it. - The large sliding door in the patio was also broken. We managed to open the door but the door would not close. It took two people and 1hr for them to get the door shut. That said, we weren't able to open the patio door after that - A couple of my family members were bit by bugs in the bed At first, property management sent maintenance to address these issues. We spent the first 5 hours of our time continuing to call for maintenance. I was told by property management that the Manager would get in contact with me to help resolve all the issues we experienced. They never called so we had no choice but to call VRBO. With such a stressful experience since check-in, we wanted to see if we could check out that night and receive a refund for our stay. Since the property is managed by Beachfront Only, VRBO had no power to issue us a refund. It was after a 2 hr call with VRBO customer service that finally Beachfront Only manager gave me a call. He explained that a refund would not be possible and continued to insinuate that we had broken everything -- saying that all had been working properly before we had arrived. I was appalled that they went to lengths to put it back on us esp because we had been in contact with them on all of these issues since our arrival. I was told I would be contacted for some sort of credit and promised a visit from the manager. No contact and no response to my email. Was expecting a nice trip with my parents but sadly it wasn't. read more

I left a review on the Beach Front Only (BFO) website for the home we stayed and BFO never added it which doesn't surprise me because they don't want negative reviews on the own webpage (which they control). We stayed there in April 2021 and paid a lot of money for a week and the home was in such bad shape and did not look the same as the photos. - carpets were filthy with large stains and a large hole in the carpet -power went out because the electrical was bad so went a day without power in part of the unit -mold in the bathroom -dresser falling part - tv was about 24 inches and we struggled to see it - gate lock was broken -dishwasher broken which I ended up fixing after they weren't successful -filthy curtains For what we paid, I would expect the property to be in tip top shape and I spoke with the office many times and they were supposed to either move us, credit us or give us a future credit but they never did anything. They said they would call and never did so I sent another message. Still nothing. This has now been about a month and still waiting. While we were there, we noted other vacation rentals that were not associated with BFO so we took all the information. I won't ever use BFO again. We go at least twice a year to Oceanside so they not only lost our business buy our family and friends business. They need to work on customer service and listening to customers. I am sure I am not the first to complain about this unit. What a shame. I wish I would have taken photos of everything but I didn't but did include a few. read more

Attention: The reality has nothing to do with the description on the websites. The website says e.g: "Enjoy an unforgettable family vacation in this newly renovated ... oceanfront duplex. Sit outside on your balcony ... and enjoy laying back in one of the loungers in the common area beach space. This vacation rental is a home away from home. Each room has character, and everything is professionally decorated. ... We have stocked the kitchens keeping in mind you might be cooking a Thanksgiving feast. Just imagine all of the memories that will be made on your vacation on the beach!" That´s what we booked. What we received was a stay in an very very old house in a very bad shape. We have never seen a house in such a bad shape during our 6 month trip through the US. You can see that somebody tried to make it look "renovated" but also this renovation is made so poor, that it feels like staying in an unrenovated house. And the quality of everything done is so poor. There are holes in the walls, fireplaces are not working and in bad shape, the terrace is a mess, the garden with sand was under construction, all greens are plastic beside 2 dead rosmarin plants at the frontdoor. And it was dirty as well. Unfortunately. The sofas outside and the terrace you could not even us at all because everything was so dirty. And there is no design. There is no "professional decoration". We booked a beachfront condo with 3 levels Friday 12th, 2021 and arrived around 8:30 - 9. The view was Amazing, the house seemed clean and fully stocked with all the essential needs. We enjoyed ourselves despite this INCIDENT, the ONLY REASON for two star is because of THIS otherwise would have got five stars.... Once we got settled in, we started talking, laughing having good time on the first level. few hours later, as where in the in living quarters someone sees the door open(at this point everyone who needed to be there was there) a MAN enters that NO ONE recognized says that he was the property manager with NO MASKS on his face possibly exposing all of us to COVID-19.(I have children I have to return to and I pray my test is NEGATIVE) Once he was confronted about his mask, that's when he did gestures with his face & eyes as if he was irritated by the fact he was confronted about his mask. THIS action was in COMPLETE disregard to the CDC guidelines, and whatever safety policies BEACHFRONT ONLY has in place for their employees. NOT ONLY did he not show CONCERN and RESPECT for are safety, he didn't show CONCERN for his own SAFETY. NOT to mention he ENTERED the property that we OCCUPIED, WITHOUT an  EMERGENCY(There was nothing in the paperwork that we sign that WARRANTS someone other than the LESSEE to enter at any given time (VIOLATION). It was very TERRIFYING for the women who's PRIVACY WAS VIOLATED. As we started to discover what encouraged his VIOLATION of entering the property, he stated for someone called in a complaint about loud noise(mind you, since we arrived NO ONE stepped foot outside, we were all inside). In the registration form, under Noise Regulations states "no OUTSIDE noise from 10pm-8am." No one could explain his to me, other than saying applies inside as well, which a VERY broad statement. If this is true that may mean WE adults must retire after 10pm. (Back to the incident) the guy now identified as Peter Rodriguez steps outside with police present, at this point he continued with HIS unprofessional conduct being passive aggressive, using UNETHICAL terms that clearly misrepresented tone and character, one stating that we were being combative in the presents of police officers. I was recoding the whole thing and clearly if that was the case there would have been arrest made....THIS IS ABSURD! I felt Demoralized, Decriminalization, Defamation Of Character, LESSEE Rights VIOLATED, HEALTH PUT AT RISK...etc. NOT to mention that the women felt UNCOMFORTABLE using the jacuzzi on the third floor, because they noticed a camera hang on the roof  toward the JACUZZI (I took a picture of it), the few days we were there no one was comfortable using it. We are reasonable individuals and understand being courteous, respectful, considerate, to those around us, that's why for the rest of our stay we retreated up to the second level (as a courtesy) before 10pm inside our condo to show respect to those below us, because their was no one to the left of us that night and one family to the right of us. With the ocean sound that was pretty loud, when you walked the pathway that separated the two condo you couldn't hear anything coming from the two units. So CLEARLY it was those below, and some of the things that were mentioned when the complaint reported was totally FALSE, it was said that we were SLAMMING DOORS. I will get the report and body camera footage(if applicable) thorough a public records request. Also, the wireless connection (even on WIFI) on the first was HORRIBLE, certain spots we couldn't make or receive call, nor here the door from kitchen/living area(which was about 10-15ft from the door) unless someone knocked hard. Peter Rodriguez DIDN'T have LEGAL probable cause that WARRANTED him entering our RENTED OCCUPIED CONDO. When entering his mask was not COVERING his FACE, possibly exposing all of us to COVID-19, his whole demeanor, was not CANDID and clearly UNPROFESSIONAL . He needs to be held ACCOUNTABLE for his UNWARRANTED ACTIONS IMMEDIATELY It Almost slipped my thought. Rodriguez also gave entry to a guess couple who was not on the list when no one was THERE. The couple stated: as they were standing in front of the condo, he approached them from behind and ask if they were trying to gain entry into the house, the couple replied yes I think we have the code, they proceed to put the code in as Rodriguez watched and it was wrong. At that point Rodriguez could have called or emailed conformation to the LESSEE to confirm the couple, instead proceed to enter the correct code to give them access to the condo. The couple was very APPALLED by stating "how did he know we were with this group, we could have been burglars, he didn't confirm our entry." The only way we would strongly displace from taking legal action from all of these VIOLATION is if our CONCERNS are Strongly handled ACCORDINGLY, and that the 1000$ that we were wrongfully charged be refunded. What an experience! First time in oceanside and first time beachfront! Rented the 819 #5 unit! It is exactly like the pictures! I had lots of????? Some days they responded right away and sometimes they didn't. Overall loved the property! It's about a good 20min walk to pier. There were kichen items I wished they had: Tongs, coffee and tea Loved the concierge services! Took advantage of toddler's travel and bike rentals from keys concierge! Love and appreciate the delivery and pick up services! There was a separate parking lot for additional parking. It would be best to drive another car bc it's a little too far for to walk back. 1919 S Pacific St., Oceanside, CA | Have you ever wondered what it would be like to pay tens of thousands of dollars to stay in a dorm room with no insulation? Beachfront Only Vacation Rentals can provide that experience for you! Upon arrival, it was like picking up a new Lamborghini Murcielago from the dealership while they're still putting the finishing touches on it...we could see the exterior was beautiful, the location was great, and the ocean was just steps away. But it was as if the Lamborghini detailing team had just taken a bunch of sledgehammers to the interior body, yanked out several wires, and left sawdust all over the floorboards. No joke, they were still doing construction for two hours after we arrived, meaning we sat in our cars and watched them carry doors into the property, remove debris, etc., all without wearing masks during a global pandemic. We have high-risk people in our group and although we did a thorough cleaning job upon arrival, it felt like a slap in the face to see this level of disrespect for fellow human beings. To put this plainly, we arrived to an unfinished home that was nothing like the photos from the listing. I cannot stress this enough: Beachfront Only Rentals falsely advertised this property. They sectioned off several bedrooms so they could greedily stuff in more college kids who don't mind sharing a bathroom with 7 other people. Speaking of which, our toilet was conveniently located mere inches behind the headboard of a family member's bed, with nothing but a window as a barrier. We're close, but no one should have to be *that* close. Whenever I used the restroom, I was looking directly at unfinished, gaping drywall that had not been painted over. Yikes. Their premium package, which we certainly received, also included interesting architectural choices such as: - an upside down restroom door handle - unfinished tiles - broken windows - exposed wiring on the walls - missing smoke detectors - and more! As I mentioned, I stayed here with my family recently and I'd love to share a little more about my room, the VIP suite. With its floor to ceiling windows on two sides, it's clear our room was originally the sunroom adjacent to the primary bedroom. Upon entering the bedroom, we saw that the third wall--where our headboard sits--is ALSO a giant window! Whenever I wanted to change clothes, I had to do it under the bed covers for privacy's sake. I felt like David Blaine in that plexiglass box stunt he pulled a few years back. I am deeply disturbed by whoever allowed this place to transform in such a short amount of time from a beautiful family vacation home, capable of infinite memory-making moments, into a low-rent-looking motel mid-construction. Now that I think of it, perhaps Beachfront Only Rentals is hosting a new reality show? One where they stuff up to 28 people in a home with only four bathrooms (I *wish* I was exaggerating) for a few weeks, "Big Brother" style. One by one, we'll see these seemingly low-maintenance contestants crack under the pressure of being in an unfinished home with dozens of other sandy, sun-drenched people looking for their next summer fling. Beach access gate is broken, garage lock broken. Someone tried to burglarize our room while were sleeping by climbing into the second story window. The window lock was broken. They almost made it in but slipped and fell. Management could have cared less, with no concern for our safety. They did not even contact us though police arrived and they cared more about about the unoccupied first level room. Forgot my $250 glasses (yes my bad) in the room and management did nothing to help return them to me... Never got them back. Never again at BFOVR read more

DYSFUNCTIONAL MANAGEMENT "As you may know by now the broken dishwasher was never replaced. The Hot/cold water problem never repaired (the cause was too complicated). The dead rodents not picked up. We had to coordinate with repair people showing up (or not) every single day until we finally gave up on Thanksgiving. It was a ridiculous not to be able to take showers in some of the bathrooms. We really feel this organization let us down. And it made our $20,000 holiday kind of a drag. We asked for half our money back, they offered $600. The place was shabby, beat up and not well maintained. The neighbors hate the owners. Avoid like the Plague. read more

I cannot echo enough the other reviews that have been written about Beachfront Only and their response to the COVID-19 global pandemic. Airlines, hotels, and short-term rentals like Airbnb and VRBO all have standard cancellation policies but have come to grips with the fact that this is an extraordinary situation calling for an extraordinarily human response. Beachfront Only's response is only extraordinary in its complete lack of compassion during these times of uncertainty as COVID-19 cases and deaths continue to rise exponentially. I would urge Yelp reviewers to not only take their business elsewhere but to dispute charges with their credit card companies and file complaints with the Better Business Bureau and the California Attorney General's office. 3/25/20 UPDATE: I wanted to share a promotional email I received from Beachfront Only on 3/21/20, two days after California Governor Newsom issued Executive Order N-33-20 directing all residents to shelter in place.
