I lived in The Emerald Hills community and I would never recommend it. First, this community is…read morehuge and includes a 55+ community (the Villas at Greenbrier). The Emerald Hills people treat them as second class citizens. They are not considered when decisions are made for all and aren't informed when meeting are conducted and decisions are made. This is trans as this is all the Villas at Greenbrier board members complain about excessively.
The people that run the community, from the management (HOA) office to the board members and social medial administrators are clueless, lazy, rude and combative when it comes to how to run/maintain a community and address its fellow neighbors. Executive decisions are made by few without neither consulted nor considered. The 55+ community (Villas at Greenbrier) do not get the say in their own community (they get less than a vote) and they are always arguing with the Emerald Hills board to be treated equally. There's a community pool for thousands yet last year (after pandemic/quarantine) it was open only 3 days a week with limited hours. For their short years, they can't accommodate many and more than 50% of the chairs have been broken/cracked. Their rules are not enforced even after many complaints, kids run ramped, floats all over and kids dive anywhere they want, unattended resulting in the 55+ community suffering and feeling ambivalent to use the facilities. They have a community gym that's as big as an old Photomat and it's in terrible shape. Stained dirty walls and machines, dead bugs in the light fixtures. It gets flooded once a year and never are the machines working 100%. There's always machines not working. It's bad enough they have only 6-7 machines for thousands of residents, Also, there's a community center but it's not a center, it's an empty room. When we try to make it a center (with books, computers, ideas how to and create a community center, etc), it was shut down, without votes, not considering mostly all the people that actually want it. The lack of experience coupled with the disrespect for others results them spending unnecessary money on landscaping and other contracts like snow and garbage removals, higher than necessary HOA fees and things still don't get done. There is NO communication informing other residents the status of repairs that need fixing since the Villas became in existence. Also the president and other board members are standoffish, combative and rude when/if they are addressed with suggestions that don't agree with their views/likes/needs. The board members actually harass other neighbors to create post social media sites because they are too afraid to do it themselves and if you don't agree, you are frozen out, treated badly and ignore their questions because their feelings were hurt. In addition, there is a huge dog problem in the EH and VAG community. There many are inconsiderate dog owners. Many complain on a weekly basis how people do not pick up after their dogs. They allow their dogs to do their business on other peoples properties, they actually lead their dogs on the grassy property, stand and wait for dogs to go and walk away leaving excrements. In addition, they allow their dogs to excessively bark, the crack of dawn and excessively, with no discipline. Also they lock their dogs on balconies for hours in below freezing temps in the winter and scorching temps in the summer for hours, no food/water shelter, jumping so high in anxiety and their cries would echo throughout a section of the neighborhood.
If a community is filled with disrespectful, inconsiderate people that lack communication, common courtesy and respect for others, it's not a good recipe for a success 'community'; hence, I would never recommend a place like this to people that expect better values from their community.
