I see a whole bunch of one star reviews, mostly focused on the issue of the security deposit. I've lived in a Bel-Cross Property for not even two months, and have an 18 month lease, so that won't be my concern at this point. All I can say is I love the property I now call home. It's a 1904 4 bedroom 2 bath house with a basement, attic and double size yard. I have more deer for neighbors than humans and live less than a mile from downtown Morgantown. I moved in right before the sub zero cold snap. The house was cold and the gas boiler system couldn't adequately heat the house, but maintenance showed up with two space heaters I used for the unusually cold days. It go so bad I even had a water pipe burst, and maintenance was there in an amazing 20 minutes. I recently had a minor gas leak from my stove. Again, within half an hour I got help and everything is good as can be. So yes, it's an older home with some of the inconveniences and issues that arise...but Bel-Cross also compensates for that with on the spot maintenance. Previous to this home, I lived in a Morgantown three bedroom apartment that was supposed to be smoke free. I was probably the only non smoker in the building. I had to drive to the laundry room (and pay for every load), drive to get the mail, and walk quite a way to the garbage...up and down very icy shaky wooden stairs. So now I have a much bigger house, with my own washer and dryer. Mail is delivered right beside my front door, and garbage and recycling is at the curb. I also have three large off street gravel parking spaces to use that I share with no one else. And the rent of this house is $79 less a month than the awful apartment complex I lived in! So five stars so far, and I'm just not worried about the security deposit at this point. What's more important is does the property management firm properly manage the property? read more

If I could give less than 1 star I would. During our lease we had a roommate with a severe mental illness and Belcross ignored us entirely when we tried to not only remove him from the lease because he wasn't paying rent, but all attempts at trying to work something out with them. We then were charged for NUMEROUS things that were either missing, or were there before before we even moved in. They charged us for holes in the ceiling, a missing towel rack, blinds, holes in one room that don't even exist, and $900 for PAINT. Absolute awful company, awful employees that offer no sincere help other than trying to grab as much money from you as you possibly could no matter the situaton. Any review above 3 stars has to be fake. EDIT: To add, they deleted our accounts for the website when the lease ended, so we had no way of viewing our bill until they mailed a letter to us 2 months later. Also to say that the apartment was "not up to standard for living" is ridiculous. It was very obvious there was no maintenance done after the previous tenant left when we got there considering 90% of the charges that were put towards us were for things that were issues when we first moved in and MADE NOTE OF THEM. I write this review only to give an account of my experience with Bel-Cross, maybe then they will listen, and if it helps someone form their own opinion then great: During my search for somewhere to live in Morgantown, I came across 2 properties by this company. Initially they were ok as all communication was via email, and the broker was great at responding. The first disappointment was the utter refusal to accommodate anyone wanting to see properties during the weekend, when all other competitors were willing to do this. I lived out of town, and work prohibited coming in during the week. Their solution was FaceTime tour, which we managed to arrange but the broker never showed her face throughout, which I found rather odd. Luckily before signing I was in Morgantown for training for the job I accepted, and was able to see the space beforehand. The place was NOT cleaned at all, the front landscaping not done, some lights were not working, with scoffs on the walls and some minor work in the kitchen needed. I asked the broker to get this fixed, of which she said she would. When the lease came, I emailed once again to get confirmation that all matters were sorted prior to moving in as had been agreed upon. I had multiple back and forth with the secretary, finally with the broker I had been dealing with chiming in saying "I told you I would get this done" and nothing much further. On move in day which was roughly 2-3 weeks after, none of the work was done as had been agreed upon, the carpets were filthy and the walls had markings on them. I had no key to the garage door. Some of the electrical sockets were not working. 2 days after the electricity in all the bathrooms stopped working. My main concern was an electrical fault in the house. I placed a work request, and followed up with a phone call the day after to make sure, as it was the weekend. I called a further 2 times that week with no one actually coming out to the property to try and fix anything. Finally I went in person, and was told "it was moving in week and they have many properties so could not promise anything to be done quickly". I explained the concern for moisture build up, and was told someone would come work on this. Someone did come but certainly not timely, and only focussed on the bathrooms. The rest was not done. I had to call in multiple times again. Finally I resorted to speaking with the property manager. Who informed me the landscaping was my responsibility, even though it was not done prior to my move in. She mentioned they "have 300 properties and so have to prioritize". I did tell her this is not something a client wants to hear, and if they cannot manage 300 properties then maybe they need to give up some of them. I need to mention that getting her to respond to emails is next to impossible as well. Anyhow, someone finally came to fix some of the issues present PRIOR to move in, however it took multiple attempts, speaking to multiple different people, some friendly, some not. The landscaping job itself was very subpar and half-assed but at this point i realized they were not willing to actually put in good work to it. Now my bathroom electricity is out again, of which I called in at 10AM this morning, and the request was "received" at 5PM, so lord knows when I am actually going to get this fixed. I love the space and proximity to work, but I am constantly finding little troubles and have voiced concern for electrical faults multiple times. Right now I am stuck due to the lease, but certainly am not happy with the service from this company as I feel they are not upholding their end. I feel like in an emergency, I would not be able to count on this company to pull their end of the bargain as landlord. This is my experience, and I have only been here 2 months. When it came time to get my deposit back, I did everything to make sure we got it all. I hired a professional bathroom cleaning company, and I paid $600 to have the carpets steam cleaned. The carpets weren't bad as we vacuumed twice a week BUT it was in the contract that we had to steam clean. Belcross ignored that I did that even though I sent them my invoice for it. So, they paid for someone else to do it and took it out of my deposit. Also, the house was not clean when we moved in. I did a lot of cleaning myself and hired professionals. They kept $1000 out of my deposit and it felt very much like stealing as the house was in much better shape when I left. read more

Literally the worst company I have ever rented from. Barely ever came to the property in the time slots we selected when we requested maintenance. My roommates and I bought our own blinds for the house because we were told they would not put new ones in when we moved in, then charged us for blinds once we moved out from our security deposit. Also charged us for our gutters when it never stated in our lease that we were responsible for cleaning them. And other BS charges.10/10 would not recommend renting through this company. read more

I cannot imagine dealing with a more incompetent company. All of the reviews run with the same theme of this company taking advantage of tenants. I took over this lease from someone while I was in another state, so I moved into the place sight unseen. Big mistake. The living conditions were absolutely disgusting from day one. A few months into my lease, the fridge broke while I was away one weekend. Of course, several garbage bags of food were ruined. I immediately contacted the property manager about this and they determined that the 1996 fridge needed to be replaced. No kidding... So in the meantime, they provided me with an Igloo cooler as "replacement." I figured it'd be a day or two to get the new fridge, but to my amazement, it took over a month!!! I didn't have refrigeration for over a month (unless you count the Igloo cooler which I refused to buy ice for). I never received a dime of compensation for lost food or for the inconvenience. There were no discounts given to me on rent for that time either. And then I finally got to the end of my lease in May. I was so thankful to be out of there, and cleaned the place to perfection so I could ensure that I'd get my security deposit back in full. Of course that wasn't the case. It is now about to be September and I'm still fighting to get this deposit back. They ended up billing me for a full paint/patch (for things that were fully documented to have existed before my arrival), for a new CO2 alarm, and for new parts for the oven. Complete and utter nonsense if you knew how well taken care of I had that disgusting place. I have sent a demand letter and called them several times. They are unresponsive and full of excuses. If I don't hear back from them today, I will be suing tomorrow. I'm sick of dealing with this and would absolutely tell anyone to steer clear of this fraudulent company. What they do with the security deposits is against the law in WV and I don't know how they've made it this far as a company. I have never hated a company as much as I do this one. This is a leasing company that will ask you to sign a lease two months early because of high demand only to let the apartment sit for two months without cleaning, finishing maintenance, and halfway painting the apartment upon tennant moving in. A leasing company who will disregard strict and specific instructions not to fix one of the 100 problems in the apartment without notice because of a house pet needing to be watched only to show up and let the pet run around Morgantown for 4 hours because they left a door open. --- And then leader of the low IQ's, David told another worker that he should fine the Tennant for the dog not being in a crate. As of February the company has not fixed the heating/cooling issues acknowledged in August i.e. no AC in summer / poor heat in winter. Get a winter coat if you rent here. Clerical issues are okay when they send a lease with the incorrect $ amount which they will request you ignore their incompetence and re-sign without specifying the issues but they are not okay when the system they use to collect automatic payments doesn't cooperate. That is another fine despite their own fault. In summary, this is the worst leasing company in Morgantown and it's not even close. They will nickel and dime you. Don't bother contacting this company. They will never contact you back. Two separate people from my family tried numerous times to view a rentals and no one ever contacted us back. Also, they are closed on weekends which makes it impossible for most working people. They do want working people, right? Spoke with a few different people at their office over a three week time period to proactively look at rentals available for the summer. The only people I would recommend asking for and speaking with are Arthur and Ashley. They are both amazing and will make you feel like a friend/family! They truly listen and understand what you are looking for! As for the others, they are sometimes tough to understand or just seem confused when asking to look at listings within your budget, it was just very odd. Ashley was great, she took the time to look for what we were asking and matched us best she could with the properties they managed until she found us perfect matches. Her effort made it seem like she truly cared and we appreciate her taking time out of two days or her busy schedule to show us around and what would be available in our time frame with our budget. If there was a problem, I could just call BelCross, and they would have it fixed right away. Bit of a miscommunication on move in date, but no problems other than that. Very friendly, and knew my name when I walked in. When I moved in, I listed things that were wrong with the apartment on a form, and they came right in and fixed them, as well as repainted. Edit: The day after my lease ended, I called the power company to find that the new tenants had not put the power in their name. They told me to call my landlords and inform them that the new people had not put it in their name. I did so, but the woman at the front seemed very confused about what I was asking. Although I explained the situation, she kept telling me "but you are off the lease, what's the problem" and telling me "you weren't apartment B, you were A", and "could it be in your roommates name?" Although I had to repeat myself a few times, I kept my voice down. Finally after we found my old lease and she understood, she handed the phone over to the old guy, who proceeded to SCREAM at me, telling me to call the power company and have them take it out of my name. I told him to calm down 3 times, and that I was just doing what the power company told me to do, but he continued to yell. If you go with these guys, be sure you only deal with the young guy. Pros: -Pet friendly! (I have a rabbit, the person below me has a Great Dane) -Quick response -There when you need them -Fair price -Plenty of parking -lots of storage space Cons -slight confusion on move in date causing me to have to wait in my car for a few hours until they could give me the key. -Edit: Older gentleman screaming at me after a non-escalated call. I know it may be unfair to lower the rating 2 stars, but yelling at a young girl for no reason is just ridiculous. I lived in one of their apartments last year and it was awful. The place was practically falling apart. We had problems with ants, bees, pretty much any bug you can think of. THEN i cleaned that place from top to bottom when i moved out. Shampooed the carpets, filled all the holes in the walls that i didnt even put in there, and scrubbed all the hard floors. Yet, they still deducted almost $200 from my security deposit for "deep cleaning". What the actual fuck. I left that place 10x better than how it was handed to me. If you can rent from literally ANY other property, do it. And, if you already are renting from these people, dont even bother cleaning at the end of your lease. A year ago I would've rated it a 4 star. But things have changed since then. A couple of months ago, I moved in to one of their more economic homes and service hasn't been the same. The new apartment I moved in was carpeted with dust and full of faulty malfunctioning things. I have a dust allergy and so suffered immensely because of the dust.This was particularly unacceptable because they have rigorous policy that makes previous tenants clean before they leave and fines them if they don't do a good job. So having spent hours making my previous place spotless, it felt really bad to move in to such a dirty new apartment. When I complained to their office, they said they'd fix it immediately but no one came for the next two weeks. When I complained again and mentioned my particular problem with dust, a woman in their office asked me if I had so much problem with dust, why I didn't get sick when walking the streets. To this day, they haven't cleaned the apartment or fixed the majority of the things they were supposed to fix. read more

I was really disappointed in Bel-Cross. I was in an apartment when Bel-Cross took over the management of the building, and over the next few years I watched the quality of the building really go down. While they did mow the lawn fairly regularly, there was little to no other landscaping done. The bushes weren't trimmed back, the gravel under the bushes was never raked, and most importantly little bits of trash (mostly cigarette butts) that would accumulate around the building were never cleaned up. When there was a problem with trash blowing out of the bin because it was being constantly overfilled, Bel-Cross's only action was to write the tenants a letter telling us not to overfill the bin. The previous landlord had done a really good job of finding quality tenants, but Bel-Cross didn't seem to put that as a priority and it really showed. By the time I moved out I had people above me that would either be loudly fighting or partying all night long, and police breaking down the door of an apartment in the building. The main reason I gave Bel-Cross 1 star instead of two, is dealing with them to get my security deposit back. When I turned in my keys, I asked how long it would take to get the deposit back and I was told 45 days. That seemed like a long time to me, but I it was fine. After nearly 60 days I called to see where my deposit was. After getting the man on the phone (the woman who answers the phone is never able to do anything), I was told "we wrote out your check this morning, it will be in the mail tomorrow". They did mail my check a few days later, but I completely believe that if I hadn't called I wouldn't have gotten my deposit back at all. It really left me with the feeling that they are a really sleazy business. read more

They didn't care if we were college students and said that the fact that we didn't sign the lease by NOVEMBER when our lease was up in June was our fault. They are rude and have no communication skills at all. They said it is our problem we no longer have an apartment with them. We couldn't move in a month after we already signed our lease because they didn't paint within the two weeks that the apartment was vacant and they also didn't shampoo the carpets in time and we saw no compensation for that. Do not rent from these people under any circumstances. Rented from them for 18month contract. Dishwasher, dryer, and air conditioner did not function at move in. The AC was the only appliance fixed promptly (a week perhaps). Dishwasher took several reports and was not repaired for at least 7 months, I think it was actually 11. Was told the dryer needed parts and that request was then closed. Apartment had damages and was not clean AT ALL at move in, and they withheld the "repair" and cleaning fees of $500 despite my having steam cleaned and scrubbed. I have photos that I will post if needed and scans of their copy of the move-in condition form documenting the damages they charged me for were already present. I do not normally write reviews - do not trust these people as landlords. At all. Ever. They even charged me for a lightbulb I noted was out on the condition form when I moved in, and as a 5ft tall postdoc, that was not worth me buying a ladder for, but at least that singular note was semihonest. read more

My husband and I rented an apartment managed by Bel-Cross Properties from August 2015 to July 2016. Shortly after we moved in we discovered a pest problem, we contacted Bel-Cross and they had an exterminator there a few days later and the problem was remedied. We didn't really have any problems with the apartment itself while living there. The main reason we chose to move was due to noise from a busy roadway beside the building and because some of our neighbors were a little out of control with partying. This is Morgantown though so I don't believe there are many places you could live and avoid that. The only problem that I would say we had while living there was not being notified when people were coming to look at our apartment while it was listed for rent. And a few times maintenance also showed up with no notification which really wouldn't have been a big deal but two of the times I was just getting out of the shower. We did get notifications for air filter changes, annual ant spray and roof replacement though. We also got our security deposit back so all in all I would recommend others to rent from them. read more
