    Avalon Park is a great little neighborhood that is very family friendly. It has a quaint little downtown district including a town square, large park with amphitheater, a YMCA, Publix, a gas station, banks, and many businesses making it a self proclaimed "live, work, play" community. The community hosts many events throughout the year that draw pretty large crowds. Turnover can be pretty high in the business and restaurants. There is a lot of potential, but a lot don't make it, even before the pandemic. We try to support as much as possible when a new business opens. *this is the reason for only 4 stars, btw. I really wish we could flourish the way Baldwi n Park has for comparison. There is a new restaurant opening hopefully in January and there has been promise of a food hall type concept that's definitely been delayed by the pandemic but I'm really looking forward to that opening. For those not familiar with the area, Avalon Park is in East Orlando with Avalon Park Blvd running from Alafaya Trail to Colonial Drive. Most would consider the area running from Alafaya to Colonial "Avalon Park", but you'll be swiftly corrected by residents that take offense to being lumped in with the rest of the commoners that live outside "the bubble". I kid, but it's a topic of contention in the neighborhood Facebook groups. LOL For the record, I live outside the bubble, but we do a lot of our shopping and dining there and take part in a lot of the events. The schools are well rated and there is a good mix of homes ranging from townhomes to large single family homes. I definitely recommend the area even if you're just visiting to frequent our businesses and events. There are lots of local owners that would appreciate your support!

    Avalon Park is Tucktaway between neighborhood and right across from the Avalon market place and a row of restaurants and cafés. Parking can be tough to find in that area. There's bench seating available some under trees for shade. It encompasses about a city block and has a cute, pond right in the center where brave/friendly ducks swim and waddle around. Those ducks are the main character in this review. While waiting for a to-go order from a restaurant across the street, I decided to walk around Avalon Park to kill some time. I noticed a sign on a post just off the sidewalk and decided to walk over and read it, hoping to learn more about the area. The sign was actually placed there to inform visitors not to feed the ducks bread (because it really is harmful) and instead feed them certain other fresh food. I saw that there was a paddling of ducks swimming around in the water and left them alone to enjoy their day while I read the sign. I noticed when they decided to come out of water and started waddling my way towards the sidewalk near me. At first glance it was very cute. Granted, they are a little funny looking. Nonetheless, I was excited that they were coming closer but to my surprise, they surrounded me in a matter of moments. I wasn't sure if they were friendly or if they were going to try to steal my sneakers, but I walked away slowly and they followed until I wound up in the middle of the street near the restaurants. They all kept their eyes on me. For a few minutes we just existed in the same space. It was a relief that they didn't start pecking at me, but I do assume they were hoping that I would feed them. Overall, it was a nice walk around the park with on a rainy day. The lesson I learned was that if I return to Avalon Park for another stroll I will not come empty-handed. Next time I will most definitely have some cut up seedless grapes for those little fellas that swim in the lake. Also - be sure to stop in at Russo's in the Marketplace across the street from the park (it's the first on the left inside) for a delicious morning coffee -- their cappuccinos are fantastic!

    I love this area! Downtown Avalon Park is very quaint with a slight European feel. My only complaint is that it is not within walking distance for me...Oh, how I wish it were! It is very clean and full of neat little restaurants and shops. I like just coming down here to walk around. When the weather is cooperating, it is a nice place to enjoy an outdoor snack/meal, a picturesque view of the pond or hang out in Founder's Square or Town Park.

    Great community events, good restaurants/bars, and overall a very family friendly environment. AP has basically everything you need in a small 2 mile radius. AP is very walkable depending on where you live.

    This is a really cute area with a lot to offer. There are lots of fun and yummy places to grab a bite or drink (Juice Bar, sushi Place, Avalon Perks, Starbucks, Avalon pockets and even health services. There's a YMCA, a vet and lots of areas for you to walk, geocache and chill. Also, they often have events for the while family.

    Love my community. Renting for now, but plan on buying in Avalon Park. Great place to raise a family. Plenty to do, good places to eat, never have to go far to get what you need. Hope to live here the rest of my life. Did I mention that I love this place?

    My neighbor drilling his garage at 6am to make it bigger to store car he fixes and runs engines late at night and early in the morning!!!

    Under new management..All the new flowers are pretty but please do something about all the broken gym equipment, broken front gate etc.

Angel (one of the leasing…read morestaff) was super professional and kept in touch with me every step of the way from just viewing the different apartment types to a virtual tour via a YouTube video. He provided me with a very descriptive list of things I should get done before moving in (such as paying the application fee online, getting renters insurance etc) which I followed to the "T" and got it all done. He always assured me which parts were done and what was missing to complete my application. Even up to the move in date, he explained lots of other things and gave me some pamphlets to read and keep myself informed about trash pick up, pets, etc. I actually asked Andre (the assistant manager) how long Angel had been working there because he seemed so great and professional that I assumed he had been working here for a while. Shocked it was only 3 weeks. You def have an amazing employee with Angel. Also wanted to give Javier (one of the maintenance crew) a shoutout since he helped me with some stuff in the car and put it in my apartment. Super nice of him to help out. Overall great experience so far and very quiet neighborhood even though there are tons of stores and restaurant just 2 blocks away

Don't waste your money paying over $2000 for these apartments. I have had to contact their corporate offices on several occasions to get things done. Sloppy paint job, broken stove and damaged microwave. The dishwasher is literally tipping over with the white stuffing showing due to poor installation. The washer & Dryer smelt of mildew. My apartment wasn't clean properly before I moved in. Bathroom window had black mold. I had to call their Corporate Offices in Texas several times to make sure that I got my appliances replaced and that my trash wouldn't be skipped. I have to keep on top of this place or nothing will get done. Barely been here a month and I want my money back!

They are willing to work with you all the time, if you are clean and organized then your apartment will reflect the same thing. I put in my application and my deposit 6 weeks before moving in, I was…read morecoming from missouri and when I arrived 2014 21st at 3pm I was informed that my apartment wasn't ready and I would be forced to wait all after a 18 hour drive! So their idea was to put me in a model home with one bed for 2 nights, for three adults with no bed sheets, towels, toilet paper and no way to cook without compensation. After two days we moved in to a house that wasn't cleaned and several things broken. It took my mother in law 3 days to clean the entire apartment and took them about a month too repair the broken things. furthermore the kitchen sink was broke for five months even with the weekly call to the office to try to get it fixed. Fast forward to June my door gets busted in too with all my belongings stolen in the middle of the day! There repair consisted of fixing my door with liquid nals. So the next day went to the office to tell them we want the door fixed correctly and they promised me that would fix it. 8 days have passed without the door being fixed so I set appointment with the manger at 10am. After making me wait untill 1050 am she finally talked to us. Instead of being sincer and comfortmating after my place just got robbed she only wanted to argue with us in a very unprofessional manner. Finally I just said "I'm leaving this is worthless and your wasting my time. Her reply to me was" Good I want you to leave stupid @ass". Today I'm having a meeting with the regional manger. During my time here my apartment got broken into, my car broken into, and a package stolen off my front door step. *** I will be posting videos on u tube listed as lake view Pointe nightmare, were I recorded all conversations from the start to end and including police visits.
