Nothing has been done to maintain this home so it has become very unsightly due to no mowing or other outside maintenance. I've invested with Ben for about 5 years and have watched his company skyrocket, which is no fluke or accident. Ben is a genuinely good, extremely hard-working person running an honest and straight-forward operation. He delivers exactly what is promised, on the timeline promised, consistently with no surprises. These negative reviews are a real shame, because each one seems to misunderstand the very nature of the wholesaling business. Ben sends a LOT of mailers to generate new client leads. That's how he is able to do such a large volume of business and ultimately offer what he does. This is not a personal affront to homeowners, simply the nature of the business. If you don't want to sell your home, throw the mailer in the trash and move along with your day. No, you will not receive retail price for your home selling as-is. What you CAN expect as a seller is a quick close generating a guaranteed amount of cash on a guaranteed date, period. That's not something that can be said of just any wholesaler. As a home buyer -- whether for flip, rental, or to purchase on contract and live in -- you can expect honesty, transparency, realistic ARV estimates and comps (not pie in the sky dreams like some companies), and professionalism throughout the process. As a cash investor you can expect payments like clockwork. I've done a number of deals with Ben and find him and every member of his team to be extremely responsive and professional. Just don't with this company. Predatory is the word that comes to mind. I have an ACTIVE purchase agreement with an elderly lady, at market value no less and a 3% EM deposit and BBH came in and pressured the lady to sign an agreement with him for 24k LESS than what I was giving her (she told him she was working with me but she refused to show him the PA so he told her I was a scammer - I HEARD him tell her this again days later on the phone). The lady asked if she and her sister could discuss it and get back to him. He said, I'll step out of the room and give you a few minutes, he put a lock box on the door; they won't put the key in it. They keep telling him they don't want to do business with him. He calls and calls. They filed a "notice of interest" against their home to lock up the title basically. When the lady told him I'm not selling my house, I'm not signing, they had their attorney send her a letter and demand she sell to them. Mind you this lady weighs about 90 pounds and it's VERY clear she just had brain surgery. This my friends is: Ben Buys Houses. Seem nice and sincere at the beginning, then never called and had to call to follow up while taking time out of my day. Never apologized and then gave the feedback. Nothing distinguishes them From the rest from the top two pages of Google Searches for "buy home". However, They were the only company that came back with repair costs that were 300% of the actual posture (house is mostly complete) and then set up call to articulate. Never called and sent an email. There rep focused on the $40,000 repairs to try and qualify their low ball offer. We don't have to sell and not desperate, so they jettison is. If I could give no star to write a review I would. Don't waste your time with this company. What is said on the commercial and phone conversations is not what happens when a representative shows up to do a walk through. My appointment was with Kaleb but Josh showed up in his place. During the walk through, Josh took pictures of each room. He didn't come prepared to make me an offer. He tried to look up comparable homes sold after he showed up to my home. He couldn't come up with anything because nothing compared in my area. After almost two hours of wasting my time, Josh finally said that they (Ben Buys Houses) were a small business and was not able to give me an offer other than paying off my mortgage loan balance. Basically I would be handing over my home to this company and getting nothing in return. I was flabbergasted and appalled that he would sit in my home and make such an ridiculous and offensive offer. He did offer another option to list my home, however I could do that with a realtor. The point of contacting this company was to not go through the conventional means of selling your home. I thanked him for his time and he gave me his card. He said he wanted to take pictures of the outside of my house. I don't know why, when the company won't be acquiring my home. You have a much better chance of getting more money going with anyone else. He will say his terms are better, and that may be true but the best terms are more money. He can offer good terms because he is Lowballing so hard. If you absolutely have to have the money this week, he may be your man, but if you can wait a couple months go with Anyone else. I told him I thought his claim was slightly misleading, he told me he was educating people about contract terms. Use a Realtor, sell As Is, Get Earnest Money, Sell For Sale by Owner, but don't use this guy. Not only is this a disgusting way to do business, he didnt even do his homework that the property was sold and closed weeks ago. FURTHERMORE, I dont even live in Indiana!!! I find Ben to be a real jerk to find properties in this way by intruding on people rather than advertising his business in his own city and state so people locally can call him if they choose to ues his services. I have not personally used Ben Buys Houses but am not a fan of his business practices. My father passed away within the last year and my parents lived in the same home for 30+ years. My mother continues to reside in the same home. It appears that his company seeks out obituaries or issuance of death certificates to send out communication as no court contact was made for months re: estate. My mother received the first letter from Ben Buys Indy Houses a month after my father's death. We received several contacts from companies but this letter in particular was very aggressive in presentation and at what appears to be an attempt at empathy "the stress of needing a cash offer" came forth as condescending. I initially wanted to reach out about the letter but let it go. All of the other companies sent one letter or contact but Ben keeps on going. We recently received our third letter and with each letter is increasing aggressive and suggestive.
