I had a short term lease with them, I paid a 150 dollars cleaning fee initially, when I moved out I got charged 225 in cleaning fees again. Could not get in contact with the management company to question this. When I finally did, I was told it wasn't dirty by an employee, theres pictures taken, and the manager told me it was for doing the laundry and cleaning the place, which is why I paid the initial cleaning fee, no where in the lease did it mention more cleaning fees after move out. read more

I moved from another state and this management company is the worst customer service is horrible took a whole week after move in to get a wall fan unit. They do quarterly checks on furnace filters and fire alarm but no bug service. They try and charge for things that they DIDNT DO like trash take out on move out itemized list. Then they try to charge for a re-paint for their properties own leaky ceiling and a small paint chip from cleaning baseboards in general. Their fence vents I found had little phallus's but I sure they charged the previous tenant for "house keeping charges". Ridiculous headache the whole time living under triple e. Also I forgot to mention the water turn off that happened for 5 days and I have children lucky we had a place to go and just started to move out sooner than expected because I didn't trust the water source. The company did not care. Do not rent from them. That's why they have so many properties available in Indianapolis. They are x listed by locals. Oh ps do NOT pre sign for a rental if you have not seen it the first rental I refused to take lease over on I gave the property the deposit and because it was longer than 48 hours and did not take the lease they kept the DEPOSIT. This company is absolutely horrendous to deal with. 16 month lease, in that time I had frozen pipes at least four times. I spent $70 out of pocket for insulation, plywood, and some other small things. I sent an email concerning this issue as it put me with no water for an elongated period of time and also asked if I could get reimbursed for the insulation and plywood. I received no return email. The "maintenance" staff will call and set up a date for a repair and over show up. They will reschedule numerous times. All of my smoke detectors were over ten years old. I had a tree fall on the garage to where I could no longer use it for two weeks until this said maintenance department came and put a band aid on the frame where it snapped the trusses. I had a massive flooding issue in the home due to frozen pipes. It took them a couple days to come see it for themselves after I extracted most of the water already. They did no mold tests after and did not replace flooring. After a month of the flood a piece of the floor came up and they took it out of my security deposit which leads me to my move out. My security deposit was taken due to: 1- dirty/broken blind 2-housekeeping 3-paint not matching 4- floor repair I have a four minute video time stamped and dated showing no broken/dirty blinds, the house was clean as I do not live in filth, paint on the wall matches just fine as I didn't even paint. And the floor repair wasn't my doing in the first place. I hope they either refund my deposit or I see them in small claims. Stay away from this company and these greedy people!! read more

I've never encountered such a money hungry management company. They poorly maintain their units and put the well-being of the tenant dead last, but they will make sure to collect that rent. Please refer to my previous review. I had to add another one because shit unsurprisingly got a lot worse. They ended up replacing the broken fridge( damaging the walls in the process). They replaced the smoke alarms and sink. But there is still an odd crack in the floor( that I alerted them to shortly after move in) that only widens and sinks more as I step on it. Also the living room door shortly after move in kept on getting jammed. I would have to forcefully close it. A week ago I forcefully closed it as per usual and was STUCK INSIDE. I had to call the fire department late at night because I was trapped in my room behind a bad door and couldn't get out! How embarrassing for me, and an inconvenience to my neighbors. After informing triple e they eventually sent someone that came the following weekend and sanded down the door. Also the archaic kitchen fan that I sent a service request for remains inoperable and unaddressed A new issue has arose that they of course have no real urgency to address. On Mon September 23rd, I sent a service request for a weird clicking sound coming from the oven when not being used. Mind you this is a very old oven and probably has been here since the place first existed in the early 1900's. It looks like it is on the verge of breaking down as well. Every time I use it I have to pray to God, Jesus, and my ancestors that it doesn't blow up or an electrical fire occurs. After a week passed I didn't receive any type of response so I sent a second service request and called Laura. She informed me it needed to be assigned to a service tech and they would contact me. She also closed ALL my service requests( duplicate and original) which I was confused about. When I called back to inquire she explained it was because I had submitted duplicate request and even though the requests were closed they were working on it and would see me. I explained that it would make sense to close the request once service was actually done and informed her i was putting up another service request. They deleted my request again and another woman reached out explaining why they had to delete my request and to be on the lookout for an unknown number. She explained this may be one of the serviceman trying to contact me. So now I wait... read more

CANT GIVE ZEROS BEWARE They are a trash company to rent from they don't inform cockroach infestation you get so many different people no one has an idea what's going on with your property. they only fix what they want to fix. besides health code violations there are housing violations like covering electrical with flimsy boarding. don't replace ceiling tiles. they don't actually separate properties and when they do they don't put your furnace on your side, but they charge you to replace filters. Where to begin! Moving in process wasn't smooth because my property manager was a bit unprofessional and hard to communicate with. Currently dealing with them trying to invoice me $130 for fixing my ONLY TOILET after they sent a tech out to fix my sink, which he for some reason touched my toilet while he was at the property. Then suddenly my toilet wasn't flushing correctly for the rest of the day, so I had to put in another work order specifying the toilet had stopped working after the tech was there. Next day they say I owe them $130 for the fixing of the toilet because it was MY FAULT! Haven't ever had to deal with such a ridiculous thing renting from anyone in my whole life. This is my first house renting and I regret it, I should have just stayed in an apartment. They also do inspections every quarter which is really annoying and a lot more than other places. Will not be renewing and will be trying to take this to court if they really expect me to pay. DONT WASTE YOUR TIME! A landlord is supposed to provide you a safe and working living space, apparently they think you have to pay for that on top your rent. EVEN IF ITS NOT YOUR FAULT. UPDATE: Anytime I have needed a maintenance request that they should be providing, they will still charge me $130 every time! And I renewed my lease because I can't afford to move right now, and they hadn't included my pet and water utilities with the rent when I signed so I thought it was the same amount. They let me pay the wrong amount for TWO MONTHS until they told me and now they say I owe them all this money. All they care about is money, they do not care about providing a safe home for you. I wish I could give LESS than one star! They are absolutely horrible! I have never rented from anyone who charges their tenants when they need help. I am clean, responsible, and take care of the property I am in. There is no reason I should be charged the way they keep charging me for things that a landlord should just provide, I don't know why I pay rent for if they can't even simply do that! Update to add, they force you to show your home before move out up to 45 days so be prepared for that! Invasion of privacy. I have never received such unprofessionalism, I was speaking to Mus***e, and was put on hold while talking. I place service requests they close them as resolved, I had to contact the board of health and notified them of my actions to get results. They lied on me to the board of health as if I am not cooperating but I checked the box on each service request that if I am not present they can enter dwelling for repairs, so that is no excuse. They filed a false eviction without notice. They have changed my mind all the way about dealing with other black companies as a black woman because of how 3E has no sense of urgency, customer service is horrible, follow up is horrible, no sense of urgency. read more

"I would strongly advise against renting from this company if possible. As a family-owned business, there appears to be a lack of accountability for their errors. In my experience, they imposed fees for issues that were the result of their own mistakes and left little option for resolution other than pursuing legal action. For example, I endured raw sewage in my basement for five days before they addressed the issue, and only after I contacted the health department to intervene. The foundation to the property is cracked, i have asked several times for it to be repaired to no avail, my utility bills are outrageous, they send repair workers who do not speak English, so you are unable to properly communcate your issues, and when you try to speak to someone in a professional manner they hang up on you. I have asked to speak to the owner several times and only heard from him on a bad review posted on google. Tax season is nearing and people are desperate to move, I would not choose this company. I had the worst rental experience of my life with this company. We lived on the property at E 10th St, and I wouldn't tell anyone to live there. The viewing was fine, but we realized later how much they hid by saying the electric wasn't turned on so they couldn't turn the lights on (when we moved out, they said we had to keep the electric on so they could show the house). In the application, they asked for my social security card. I had never had that, and didn't feel safe just sharing it on a website, so I didn't include it. They then made me email it to them, would not let me mail a copy or come to any physical location (which seemed very sketchy). They contacted all my previous living places and workplaces, and had multiple of them let me know after that they were apprehensive to answer the questions because they were so personal. I can't be sure that there is a correlation, but my credit card information was stolen multiple times while living here. I still regret emailing them my social security card. There were holes in so many places, letting bugs/termites/mice in. On the day of signing the lease, they let us know as we signed the lease they would need to come by 4 times a year to check to see if we had changed the air filter, that we had to buy. Setting up those viewings turned out to be impossible, and only one ended up happening, which was a huge waste of time. The closet in the main bedroom wasn't attached to any studs in the wall, so it fell out of the wall repeatedly, even with very little on it. Communication with them is nearly impossible. I got left on read on numerous occasions, and there is no physical building you can go to. Emailing was okay, but if you emailed the wrong person they would not tell you who to contact. Random people from the company texted me frequently, with no verification of who they were. They have no weekend or evening hours, so they were constantly asking to come when we were working during the day and could not adjust. Multiple times people from the company could not figure out how to even get in the house, or said we had to be home because they couldn't get a key. The garage has a widening crack and the floor of the house is uneven, making me think (but I am not sure) that the foundation is messed up. The house is so poorly insulated, which made utilities very expensive. They told me they switched the utilities over to them once we moved out, but lied about the day they did that and could not answer if they had been switched when I saw the bill went past when we moved out (until I got to the 3rd person who finally knew). It seemed nice to get a whole house and garage with a yard, but it turns out it's not well kept and really was a negative living experience. I'm sad to give a local woman owned business a one star review, but I researched and didn't see anything warning me when I was moving in a year ago. I can't speak for all properties, but I can speak for E 10th St and the poor interactions I had with nearly all people in the company. read more

I am giving a 5 Star Review to Triple E Property Management and Real Estate because they deserve it!!! I have worked with Edwin Watson for almost 2 1/2 years on the property management side. I was very careful to interview a Property Manager that not only does what he says he's going to do - but one that takes ownership in your problem. Edwin was God sent. I came from a very very bad Property management company in the Indianapolis area - who was simply terrible. Because of those bad actors - I had received several fines and penalties on my 2 duplexes. I decided to go with and hire Triple E because Edwin was confident he could turn my properties around. Which he did!!! I hired Edwin late on a Friday night and he was at my property that very next working day. Edwin is efficient, takes really good notes, is personable and works on obtaining the best affordable price for any and all repairs. This year I hired his company to sell both my properties and both escrows went very smoothly! I come from the Title and Escrow world (40 plus years) and I know who is good and who is bad - as far as a realtor. Edwin is not good - but is great. I also want to give a shout out to his assistant Veronica - who always had great follow through and communication. As far as real estate investing, I'm out of the Indy area for now - but if I go back, it's Edwin Watson and Triple E Realty and Property Management hands down!!!! read more

Triple e is the WORST company to ever have to work with. We moved into our home in December everything within the first 2 weeks is already falling off the walls and vents out of the ceiling, one of the showers only has cold water, we didn't get the log in code to make maintenance requests until after the first month of us living there. Which all of those have still not been addressed at this point after being told they would be around 2 weeks ago and tomorrow is February. Then our furnace completely goes out after a month of malfunctioning we had to call the emergency line and when the maintenance man fixed it he said it was improperly installed the whole time. Come to get our electric bill it's over $700+ and says we used 5600 watts of power which just isn't possible, and when we ask for some compensation on our rent to help with our bills since it was THEIR fault we get passed along like nothing we are saying matters and denied. We have been calling over and over trying to get in contact for the passed 2/3 weeks where everyone could seem so disinterested in everything we have to say. For some reason you can't speak to a manager or any higher up you can only speak to the person who answers the phone and then gives absolutely no explanation for why just a straight up no. We are so upset we have to finish our lease out here with this company absolutely horrible and would NOT recommend it's obvious all they care about is money and not the comfort or well being of their tenants. read more

I wouldn't even give this experience that I am having one star!!! I am left totally confused concerning this company and I'm totally shocked that anyone in their right mind would leave them a good review of any kind. It has been nothing but problems from this company the moment we took possession of the property (we rent). Your lucky if they even return your phone calls. The day we signed the lease we conducted a walk though and pointed out all the (small) things that needed to be addressed before our move-in date (which is part of the normal rental process). We were assured by Phillip Brady these things would all be addressed and taken care of before we were handed the keys to the property. A full 2 weeks later we came to the property to take possession and get the keys and not ONE thing had been done. We were told that a maintenance man had just quit and that our property was one that had "fallen through the cracks". That might or should I say, should have been a red flag, but we understood that things happen without warning and accepted the explanation after being reassured that all things would be handled before the day we "officially" moved into the property. As it turns out, this was not the case. It took a span of 2-3 weeks to get things addressed and still to this day, not all things were completed. (We have chosen not to even fight it, because of the simple fact that we can't get the more important maintenance issues addressed and repaired) Phillip Brady is most unprofessional and is found to be completely unorganized! I also have not had a good experience when dealing with Edwin (owner of Triple E Mgt) either, which is truly disappointing. Anytime we have a maintenance issue with the property, either they tells us that it is not covered under warranty to fix and that we will have to pay for the repair ourselves or they simply ignore the claim altogether. Once, while having a plumbing issue, they sent the realtor (Phillip Bradly) out to the house to asses the issue instead of a plumper. Then when he "attempted" to fix the issue he didn't have any tools to complete the repair and had to borrow tools from us. I mean, really!?! Does it get anymore unprofessional than that??? Who sends a realtor out to fix a plumbing issue??? Is he a certified plumber on the side? Does he carry certificates in plumbing? I was even told "You know, your not living at Taj Mahal", just because I wanted them to fix a leak in my shower. I am left wondering "Am I renting from a Slum-Lord, or is this company that terrible? When we rented this property we were wanting to stay for several years, but the way it is heading, we will be out when our lease is up. I have rented homes from different companies off and on for the last 20 years, and this is, without a doubt, the worst company I have ever had to deal with!!!! I would highly recommend not to do any business with the company and if you hear or see Phillip Bradly coming.... run the other way!!!! I love this house and I love the location, I sincerely hope that either the landlord goes with a different company or I am given a new person to work with and that they address the legit repairs that need to be fixed in a professional timely manner. read more

I would not recommend anyone to use Triple E Property Management. I gave my deposit for my location a whole month prior to me moving in. When I came in the unit was completely torn up there holes in the walls the refrigerator looks like it has some kind of a burn mark on it the carpet is old and worn there's no water coming out of the shower heads no shower rods and all of this should have been fixed before I gain possession. However the day of move-in we went through and I pointed out everything that needed to be repaired. I was told that a maintenance person would come and make the repairs before I started moving my items into the residence. Well that never happened. I have been in this home for 2 weeks so far and only a few things have been checked off of the list. There were also other things that were noticed once we moved in liked my door keys do not work, the oven does not heat to the appropriate temperature to bake, items. They did not give me a garage door opener to a garage and told me I have to buy my own. They did not give me a mailbox key and told me I have to go to the post office and get in myself. There are still holes in the wall and there is an infestation of gnats in the master bathroom, which they told me I would have to fumigate and get rid of them myself. This is the worst company that I have ever dealt with and I wish I could break my lease, however I cannot or they will not only keep my deposit but make me pay to move out of this place. I am stuck and bound here by the lease contract. My family and I planned on staying here for at least two to three years until we saved up our money for our wedding and to purchase a home. But us being here these past two weeks, I can very clearly see that this is not a good business relationship and we will not be here after this year is up. read more

RENTERS AND BUYERS BEWARE!!! I rented a duplex from this company and currently have had an open maintenance list since the first day I moved in. 4 months later they are still trying to strongarm me. My goal was to have a low-cost unit (even if that meant living on a shady side of town (10th & Sherman)) for 12 months. When I moved in, the central A/C kicked on perfectly and it was a pleasant surprise! It was one of the biggest deciding factors for me choosing this particular unit. The landlord Bill said, "You're in luck because the other side doesn't have central air." The first really hot day came so I cranked it up ready to relax and cool down! Nothing... I let Bill know and he informed me they would fix the A/C... Weeks went by with me practically begging them to fix the A/C as well as a long list of other items that were ignored. They had a busted and broken down garage door, broken glass and an unopenable window in the rear bedroom (no windows were operable and one is broken), Gutters unattended for years before I moved in, missing screens, broken folded over fencing that was rusty and dangerous. I made a video of the poor condition of the property and sent it to the company website after being promised solutions from Bill for weeks, only to be ignored. I sent a letter and video explaining my situation and how I was not to be held responsible for mowing the yard when there is a dangerous fence folded all over, leftover trash from the prior tenant, no safe place to store lawn equipment due to the garage door being in an unusable form, and no locking mechanism for the garage door. After sending the video it was like magic! They came out the NEXT DAY and finally agreed to repair the fence witch Bill told me prior to the letter/video was my responsibility. (aka trying to strongarm me) Bill also agreed that the garage door was in less-than poor condition and would need to be replaced as I told him before and was denied until I made a video. (another strongarm attempt) At this time he also agreed to fix the broken glass and inoperable windows in the back bedroom. He shook my hand, looked me in the eye, and said he was sorry and that he would take care of everything, including the central A/C. They fixed the fence and replaced the garage door that day. When I got home I tried to unlock the garage door they had just put on and found out it was NOT keyed the same as my apartment locks. I informed Bill at that time that I needed a key. He asked me to go check the lock, I did and confirmed that the locks were different and I needed a key. He responded that he would find out what happen and get me a key. A week goes by and nothing happens so I called the health department and had them walkthrough. At this point, I needed to get something official in writing to hold them accountable. The health dept. found multiple violations including mold, broken windows, non-working A/C, unattended gutters, standing water, among other things. I was at work when a man with a heavy accent called me saying he was there to "fix window AC" I told him there must be a mistake because I needed the central AC fixed, he said okay and left. This was unanounced and nobody contacted me about then not wanting to fix the AC. They agreed to put in a window AC after fighting with them and finally giving up because how much time of mine these people have consumed. About a month goes by with ABSOLUTELY NO WORD about the A/C or the Key. All the sudden, Bill sends me a text saying if I didn't pay over $750 for the city being called to mow the lawn by Friday (3 days notice) I was evicted... I responded that I still didn't have a key to the door they replaced and locked up. His answer was (it's keyed the same as the door) Well, I'm here to say it's not! And I have proof! So even though I asked for the key for over a month to no avail, they still threatened to evict me. That was on July 9th. (he gave me 3 days to pay $750 or be evicted. I immediately asked him for the eviction notice or paperwork. He ignored me! After texting several times a day and calling 5 and even 10 times in a row he finally answered the phone about a week later... I said, "so wheres the eviction notice?" He said "I don't know, " I said, "Well you don't have a clue whats going on do you?" he replied, "No, I guess I don't" and said he'd get back to me when he knew more. At this time I told him I was going to go ahead and pay my rent (a few days late) since he hadn't evicted me. This is when he said " Oh, you didn't pay your rent, now you are gonna have to pay our lawyers!!! He hung up the phone and sent me his lawyers' name and phone number. I called the lawyers office and they confirmed there was not an eviction filed. read more

I received constant updates aside from my monthly statements. Whenever a repair was required or suggested, I was immediately contacted to discuss options. As such, I was never caught off guard in terms of monetary obligations. The consummate professionals, every call, text, or email, was returned in an extremely timely fashion - even on weekends! When the housing market recovered a bit from the crash in the late 2000s and I decided to sell my house, Triple E obtained multiple offers during its first week of showing with MULTIPLE offers above our agreed asking price. My house sold quickly and the entire was as smooth as I could have ever hoped. Edwin and his team at Triple E are amazing! We rented a beautiful home in Brownsburg for 2 years. It was a great experience to do business with them! My property manager was always available, and always courteous. I cannot say that there were any unresolved maintenance problems. If I called for any issues, my property manager would address it the same day! I would never have to call him a second time. Also, anyone that he sent to do any maintenance would be very professional, and would call to make sure that it was a good time to come over to fix the issue. Triple E really cares about the property that they managed as well, they treated the property as if it were their own personal home, with quarterly inspections, and just to check in with the residents to see if everything in the home was running well, and there was anything that needed addressed.
