We…read morestarted our journey with a different agent that was assigned to us from a listing service, but were not impressed because they either weren't knowledgeable or did not want to answer our questions - It seemed like they were looking for a quick sale and were afraid of swaying us away from that goal. We regrouped and had to strategize on our needs. We acknowledged our limited knowledge about real estate (which was limited to whatever we can teach ourselves online) and wanted to work with someone who was knowledgeable, patient, and above all else: human. Through sheer luck, I met Chris through the Frelard Run Club and decided to reach out; it was an amazing decision. The first house we toured was a house I already visited with my prior agent. From the get-go, Chris pointed out what to look for on the material condition of the house such as damage to sheathing/siding, how to spot non-obvious frame wear, foundation issues, and hints at pest infestation. For every property we visited, he was able to point out the facts, even if it meant not getting a sale. Chris always lays down the facts and options for us on the properties we visited and let us decide. Most agents want the buyer to pay the maximum price, but Chris took the time to explain how we would be on the hook for any amount we bid over the assessed price/sale price, whichever was lower. For example with easy numbers: if the bank approved a $1 million loan and you found a house asking for 800k but you bid 950k, an assessor would come to assess the value of the property. If the assessor deems the house worth 850k, we would be on the hook to cover 100k (950-850)! The bank loans the lower amount, either the sale price or the value determined by the assessor. The fact that Chris took the time to explain something like this to us is not something that even the bank explained without us asking, and if we didn't know what to ask we would never have known. Good luck finding this info on YouTube! Other than loan and physical property knowledge, Chris has a keen sense of the market conditions. When we bid on properties, Chris would let us know what it would take to win each property. We ended up bidding on multiple properties and Chris' hypothesis on what it would have taken to win each property was accurate each time. Chris never pressured us to be more aggressive with our offers than we were comfortable with, and we were at peace for losing bids because of defects found from Chris' home inspector that were not on the provided inspection report from the seller. True story: we've visited houses that had a rat infestation not on the report, oil tanks left underground and not disclosed by the seller, bowing floorboards with inaccessible crawl spaces, and more. The house we ended up buying after over a month and a half of bidding is a new construction home. This home had minor issues, but Chris was able to negotiate with the seller to resolve them. Even after selling the property, Chris still answers messages and helps us with issues (like the seller leaving the for sale sign after the sale. Yes, this happened). My wife and I are now happy homeowners and we thank Chris for being a part of our journey. He made us feel like a priority- from answering late night texts to returning messages while on vacation, Chris made our home buying experience much less stressful. It is comforting knowing that someone who is experienced, knowledgeable, and human is there willing to go the extra mile to make sure our forever home is the right one, and the buying experience less scary.
