Benchmark Property Management -- Professional Appearance, Disappointing Performance!!!! I don't know who's running things over there, but communication, transparency, and accountability clearly didn't make the employee handbook. Every time I reached out for help, it felt like my concerns were dropped into a black hole--no answers, no urgency, and definitely no sense of responsibility. And honestly, I have no idea what made my HOA choose this company in the first place, because my experience has been nothing but delays, unanswered questions, and preventable frustrations. Nothing about the day-to-day interaction makes that decision make sense from a resident's perspective. What makes it even worse is the total lack of an accessible HOA website or online portal with documents, records, or community information. In 2025, I shouldn't have to chase down basic materials like bylaws, budgets, or minutes. Most communities are moving forward with resident access and transparency--Benchmark feels stuck in a different era. Trying to get information here is like pulling teeth while blindfolded: slow, painful, and unnecessarily complicated. On top of that, the accounting and payment process still feels outdated and inconvenient -- as if modern online systems and streamlined homeowner access never existed. Keeping track of payments or getting clear answers becomes more work than it should ever be for residents who are just trying to stay current. Calling them "property management" is generous; half the time I felt like I was managing them just to get basic responses. Emails? Ignored. Phone calls? Sent to voicemail limbo. Follow-ups? Only if you have the stamina of a triathlete and the patience of a saint. The level of disorganization is unbelievable. Simple requests turn into month-long headaches, decisions feel delayed until the last possible second, and when something finally does get done, it's rushed, unclear, or barely communicated. Transparency should be standard, not a luxury. I've dealt with other management companies before, and I've never experienced something this exhausting. My takeaway? They started out as a great company over 20 years ago but have progressively gone downhill. They supposedly got a new accounting system and our association has not been able to get a monthly accounting report out of them since January 2026. As an unit owner, I want to know where my monthly assessments are going and why some of our invoices are not getting paid. And after reading other reviews we are not the only ones experiencing this. What happened to them I don't know, but they need to get back on the stick and serve their customers well with respect and acknowledgement. read more

I SENT THE CHECK AS I ALWAYS DO 2 WEEKS BEFORE IT IS DUE..I had an extremely rude woman who told me that was not a good way to pay? I asked then why do offer this option? Instead of helping m she blamed Covid?Uh mail did not stop during Covid!!!I have been sending in checks for years and I have never had an issue. Our community, Montage By The Lake, pays over $20,000 annually for their services, yet we consistently experience poor communication and fundamental errors. Recently, our property manager, Perry, issued a threatening email March 06 2026 regarding Florida website statutes--incorrectly citing Condominium laws (Chapter 718) instead of the applicable HOA laws (Chapter 720). Despite multiple attempts to rectify this, management has gone silent. The company lacks knowledge or they fail to comply with Florida HOA statues. They do not read or know the HOA Bylaws. 4. They will take your money and provide no service. There is NO follow up! I've had a very disappointing experience with property manager Jesse Argueta. She has shown blatant disregard in responding to the multiple emails and phone calls I have sent regarding an ongoing issue. The one time I was able to reach her, she was extremely rude and dismissive, even asking me "what do you want from me" about a matter that was entirely out of my control. As a property manager, communication and responsiveness should be a top priority, yet Jesse has demonstrated the opposite. Residents deserve respect, timely updates, and at the very least, professional courtesy. Unfortunately, that has not been the case here. Jesse needs serious improvement in both her responsiveness and the way she communicates with residents. read more

We are renting an apartment and we have received great service, specially from Andrea Torres, who had managed our requests, such as making appointments for the tenants with the A/C and heat pump services twice a year. Company has 1 STAR! LAUGHABLE..... Do they even see these reviews? its SAD. I pay my HOA online through Benchmark's portal, where they keep records of all payments. They claim they don't have one of my payments. Despite submitting bank statements as proof, they won't accept them! Different employees have given me conflicting information about which payment is missing. (Suzette C told me 12/2021, Melissa D told me 6/2023) and now as of yesterday i was told a THIRD date. I've been dealing with this for over a year, and they can't provide an alternative proof of payment. They suggested I go to my bank, but even the branch manager at Chase was baffled at this situation. My bank says a statement is the only thing they can provide me. I've tried hard to settle this, but sometimes they stop responding to my emails, then send another letter weeks later. This has been unprofessional and frustrating. I've never missed a payment, yet they focus on me instead of those who haven't paid at all!!!!! I hope that in the near future these people have their own HOA issues that drag on for months/years :) read more

We paid $500 for a pool to be heated during spring break and pool was disgusting and had to be drained and refilled with 3 days remaining and we only received a partial refund! The pool was never heated! Just clean like we expected during the whole stay not just the last 3 days (oh and there were a bunch of chemicals put in of course so we couldn't swim at all!) read more

Our Coral Springs condominium association has used Benchmark Property Management's services for about 5 years now and we appreciate everything they've done for us. But this week, they really went over and above the call of duty - as they just finished helping us mediate a contentious contract termination (which had been stalled for weeks). And not just with great guidance on the phone - but with hands-on help with the paperwork and accounting. They even offered us the use of their Wiles Road conference room to complete our negotiations. To say we are delighted with Mr. Sugarman's company is an understatement. Stopped in here today to pick of some Condominium documents. I was told that it will be about 100 pages! I politely asked if they could email it to me rather than waste all that paper. I was told no, they have to be printed. So, I asked if they could put the documents onto my flash drive so we don't waste paper and they refused. So I said to the lady behind the counter, "Don't you care about going green and saving the trees?" The lady shrugged her shoulders and said, "no." With that answer and a total disregard for the environment, they get one star. I sent a check for my monthly maintenance in July of last year to their lock box in Miami . In the first week of January I checked my saving and checking account they were totally wiped out to the tune of 2840.00 I went to my credit union only to find out that the check sent to box July reappeared in January the check had been white washed but you can still see what was written on the original check . I called Benchmark and they stated it was not their problem . It is their problem it is part of their process . This is a poorly run company at best . read more

Benchmark Management in Phoenix, AZ called me to say a renter they approved for a property in Phoenix could not make the down payment and if I was interested, we could proceed. Being very interested in the property, Jay in Phoenix, scheduled a tour of the house quickly and we were ready to proceed. I asked him how long it would take to know if we were approved, on a Friday, and he said we would know on Saturday. I was already approved for another property, but really wanted the home managed by Benchmark. On Saturday, I enquired about our application. I was informed the owner was reviewing. I made them aware I needed to know that day. Crickets. No response to 3 text messages keeping them updated. On Sunday I received a generic email stating the property was no longer available. Totally unprofessional. Very stressful having lack of communications from Jay. Do not use Benchmark Management. They are not empathetic to first time renters, not helpful and did not communicate with us. I ended up paying 12-month's rent in advance for a place in Phoenix and my credit is 760. Disgusting, deplorable behavior from "Cindy". Please advise Cindy (she sounded like a much older, geriatric woman), at the Wiles location, to refrain from hanging up on customers. If Cindy and Benchmark employees alike, are miserable, unhappy, and hate being at work, they should seek employment elsewhere. Customer service is nonexistent and employees clearly need to be retrained on how to properly address adults. Cindy has absolutely no phone etiquette, I hate to imagine her in person, yikes! Working there clearly has her stressed out, but leave your personal adversities at home. There are basic, standard manners we learn in grade school; clearly they're lacking it here within the staff, it's laughable. Melissa,, who is one of the office managers is rude, condescending and lacks knowledge to be a manager. her entire staff behaves in the same manner as she does very rude, short and aggressive toward the customer. I believe associations work for her when it should be the other way around. Melissa does not value the customer the customer value her. Benchmark Property Management manages Newport Cove HOA and they are absolutely horrible. There are known cases of discrimination, in addition to the board not enforcing or honoring HOA rules consistently, fairly, or in alignment with the written guidelines. Although the HOA guidelines states in "Section 1.2.....2..... No trucks of a size exceeding "quarter-ton" shall be permitted to be parked within the HAGEN RANCH HEIGHTS outside of a garage ...", the president and her husband own a truck that exceeds this size limit, and have parked it in the driveway of the President's home since the fall of 2019. This is an example of latency in enforcing rules unless they appeal to the board members themselves. We owned a corner lot home and inquired with the HOA ACB on a fence and a pool, to which we were advised no, although our request was well within HOA guidelines and several other corner lot homes had fences and pools! We have since sold our home, but during the selling process, we had several very unfortunate events with the HOA and/or HOA board members. Our first prospective buyer who we were in contract with was at the house doing a walk through and was approached by a board member who proceeded to tell the buyer that they shouldn't buy the house, and it wasn't worth the asking price. This prospect backed out of the contract following the interaction. Our real estate agent confronted the board member demanding that they do NOT engage any further with anyone on our property. The second prospective buyer that we were in contract with called the President to inquire about putting up a fence and the President provided false information about the fence that was not consistent with the Newport Cove HOA guidelines; the buyer backed out of the contract after dealing with the HOA and didn't understand why he wasn't allowed to buy the house and have his size truck because it was against the HOA rules, but the President was allowed to have the same truck. When we called the President to verify what occurred and to ask her to correct the false information, she literally yelled at us, exclaiming we "obviously don't know who she is", as she proceeded to explain that she has a doctoral degree and she hung up on us. The third prospective buyer did end up buying the house; however, during the buying process, the HOA lost the buyer's application and check causing delays in the process. We were also informed by our real estate agent that the President verbally expressed to our real estate agent that she couldn't wait to get us out of there and would do anything to make us leave. When we owned the home, the HOA dues were set up for automatic withdrawals on a quarterly basis; several months after the sale of our home, the HOA' s property management company withdrew 3 month's worth of HOA's due from our bank account, and when we called & emailed to request our money back, we we're given the run around and told it would take 6 weeks to process a refund. The effectively stole $750 from us that we have yet to get back. read more

I cant leave a zero or I would. I made a reservation for a place Called Beach Daze in Seacrest on Feb 28Th. Their listing said 50 Yards from beach and sand. This is so false. It is approx 200 yards to beach and sand. I have a wife in a wheelchair and would not have made the reservation if the listing was correct. I contacted them about this issue and the replied sorry but cannot cancel reservation even though the listing was false. What a bunch of unprofessional people. Who are they responsible to for false listings. What has happened to honesty in companies today. Just make money no matter what. How can they sleep at night knowing they have false listings. Would love to give one star. This management company is horrible. No one responds to emails or voicemails after they have made a mistake no less. They have cashed my Oct HOA fees but recently sent a letter to my wife for non payment. Doesn't take a ticket scientist to know we live at the same address and the cashed check states our address. I am in finance and would never make a stupid mistake like this and if this ruins my credit I will be suing them for defamation of my character. This is only one issue there have been several absolutely useless when you go to them for anything. If you want to get a buyer approved or even proactive communication around a buyer approval, this company will be quite the challenge. Email inquiries with no acknowledgement or reply? Yep! Calls to customer service with only canned responses, with no ability to actually get the property manager on the phone? Yes. Buyer forced to extend closing date w/no clear indication of when approval letter will be expected? Yes. The buyer did their part, association completed interview in a timely manner &...we are still twisting in the wind. To give an expectation of processing f 3-4 weeks, then consistently parrot "We have 30 days" at every opportunity is quite weird & definitely conflicts with my buyer's positive interaction with the board members. read more

Benchmark represents a homeowners association in Broward. I am a realtor, and have interaction with management companies on a fairly regular basis. My client, a homeowner, is in the process of selling her home. The buyers are long-standing local business owners and residents, excellent credit, reputations and backgrounds. The administrators at Benchmark, repeatedly, dropped the ball on these buyers' applications, provided inaccurate information to buyers, seller, attorneys, agents, etc. Their client, the homeowners and board members, are appalled by the miscommunication, and lake of care. Their poor performance, or lack thereof, is not only a disservice to these clients, but to the HOA, their Board, and other homeowners. In short, Benchmark, their employees and management fail to appreciate that they are in a SERVICE business and that property management services are competitive and can be easily replaced. If considering this organization, reconsider. One star, may be an overstatement. read more

Just closed two deals in the same community which is managed by this company. It took much longer than usual to get the approvals for the buyers. As they mentioned on the application, It really took almost 30 days after you submitted the complete application. Very slow processing, and slow replying as well. Beware guys, They want all the documents they listed on the application, otherwise it will delay the approval. read more

Our HOA has been in contract with them for last several years. Each call to Benchmark is painful and the representatives change quickly also. Assistance always comes with some warning as if your bothering them. Your not a parent, your a business that is designed to assist others with their property management. They do not appear to visit our community often and make every request to update the property cumbersome. You've lost our request and then reset the clock. Why not simply be encouraging and assist quickly and precisely ?? As offered, they are irresponsive to fast notice requests,, and use postal mail for contact/approvals versus email contact. Even followup via telephone is missing. Family called back for update this morning. C??dy was rude and completely unprofessional.
