    RANT - Buyer Beware - In 2019 they were hired to do a bunch of work on my complex's attics to fix a…read moreventilation issue. Among other things, they installed these "special" O Hagen vents on the upper part of the roof that were supposed to replace air intake from the soffits. Fast forward to 2026 and our attics have staining, heat, and stagnant air. I had to hire an independent inspector ($$$) to find out what on earth was wrong. He found that the baffles KC installed weren't positioned correctly (some were just sitting on top of insulation) because the angle of the roof is too tight to access from inside the attic. The baffles actually needed to be installed from the outside to work properly. Inspector also confirmed that there's no airflow because the soffits are somehow blocked. He said that KC would have needed to install 4 Ohagen vents for them to work properly to bring in enough air, but KC only installed 2 vents per roof. When I contacted KC last year, the guy said that he had taken over from a family member since 2019. The family member left really poor records but based on a handwritten invoice that had few details KC said the Strata Council at the time approved the O'Hagen vents. So they installed the O'Hagen vents and they are happy to install another 2 vents per roof because that is what we hired them to do. The inspector says installing 2 more vents will compromise the structure of the building, so the soffits need to be redone instead. KC says that because the soffits "weren't part of the original scope of the work" they basically don't owe us anything. I asked KC for a quote for the soffits and they said they would include re-installing the baffles from the outside of the building and the material costs (baffles are pretty cheap) at no cost. Which is at least something. I should note here that KC Roofing takes their time to respond to us. We told them last winter that we would hire them to do our soffits. We couldn't get a start date from them until a month or two ago. They booked a date (finally) and showed up on site and removed the soffiting from the first unit. They found a second layer of soffiting underneath the first layer. The hidden layer of soffiting is made of solid wood. (Now we know why there is no airflow). KC sent us pictures, told us that they now have to requote us and we haven't heard anything from them for 3 weeks. I contacted the inspector again (more $$$) because I have to carefully watch every move this company makes and he said the best solution is to cut a hole in the wood soffits with a skill or sabre saw instead of removing all the wood. I sent this info to KC to quote us on doing this as well as what ever other solution they want to suggest. Im still waiting for a reply. Meanwhile, my attics are hot, which means my owners are paying extra $$$ to A/C their units during summer (again). And the staining gets progressively worse. And inflation continues to rise. To complicate the issue further, my complex was built in the 70s and we have almost no contingency fund. Money is super tight and special projects like this come out of owner's pockets as special levies. My owners have had to pay for an independent attic inspection/advice on top of the project we already paid for in 2019, which we will now pay for again. And we were getting so close to having all our maintenance caught up. I got quotes for the work from other companies, but KC came in the lowest because they won't charge us for the baffle work. So we're trapped using them because our money is so tight. This ventilation issue was supposed to be fixed in 2019. It's 7 years later and all KC has offered me is a discount on labour and materials for correct baffle installation.
