I can only speak about this company as a tenant and I can say is RUN; do not rent from them. Theresa, Gregg's office manager is a nightmare. They require an absurd amount of "qualifications" up front and act friendly in the beginning. I moved into a condo that wasn't cleaned or repaired (holes not patched, water reversed in the shower, faulty heat) and although I made several improvements to the place to make it nicer they nickel and dimed ME for not cleaning the place (which was not filthy mind you) and for repairs. When the dryer broke a month before my move out Theresa responded with nonchalance saying it probably can't be fixed before I move out (something a Mom with a boy can't go without); I called Gregg and he had someone there in two days. Flash forward to three months later apparently the new tenants never changed the water over and my cancellation didn't go through and Theresa's only response was basically "too bad so sad" we won't ask for reimbursement so it's on you to pay their bill. Yet when I moved in and it was under their name they hounded me until it was changed over. Stay away from these snakes. read more

Unconscionable. I was just looking for some professional advice, and ended up getting shoehorned into selling my home and having to spend $1M to buy *any* other property I did not want, because the commercial property we had identified in Ocean Beach was sold out from under us. I had asked what would happen if that were the case, and was told (by Theresa) something to the effect that this guy makes magic, and so, not to worry about it. And this is particularly so in light of SB9, which actually allows you to split a single family lot into multiple lots. ...If there were all this expertise, and already existing ADU plans (which I had spent nearly 5 years putting together and getting approved), along with some partially completed construction, and with Gregg being put in charge, why couldn't Gregg use his team of experts to do just that-- help rent it out, and help finish the construction , instead of sending a disabled individual into homelessness?? Would that not have been a better alternative? ...I had showed up to see Dena at escrow, and was asked to sign a document, which I thought was a management agreement (because it grants Billionaire's Row the right to manage all rents, etc); but no warnings about what it ultimately was, and that I was actually going to be signing something which was inescapable when new information came to light-- for example, the fact that it just **didn't make any financial sense to sell.** Helping clients make financial sense is what the Realtor is supposed to be doing. But, what I signed was actually not a management agreement; it was a $25K lien on the property, which Gregg said he would foreclose on if I didn't give him the money, or buy something else, and that I should be *grateful* for getting an interest free loan. ...I don't need an interest free loan-- especially if it's for some staging furniture and cleaning. So what choice did I have but to go along with it? I even tried to rent to rent my house out, or just take the property off the market, because it actually made more financial sense, and was denied, under threat of foreclosure of that lien. Every night I go to bed now, I have horrible nightmares, because of their involvement in taking my house away. I worked my entire life to buy that home. Now, its probably 100% likely I'm going to be homeless, because they didn't want to stop and just consider the budget, or if it would be feasible to have to buy a crackerbox condo, instead of the commercial property we had identified in Ocean Beach, or to just do a lot split. So, I got shoehorned into buying something else, when all we needed to do was just rent the property with a professional property manager, and split the lot-- which would have gotten us a free piece of land in Pacific Beach, and ~$700K in cash. After dealing with Gregg on a seller's side of the market, I found that unfortunately he less than impressed me with how he dealt with business. I found him to be most unprofessional as the process went along. I know he was looking out for his clients, but here are a few pointers that someone who refers to themselves as an "experienced" Realtor should know. 1) Not asking for 24 hours notice to do a viewing of a house and showing up at 6pm for an impromptu viewing is extremely unprofessional. Also claiming that you thought that no one lived in the house even after seeing a closet full of clothing and a fridge full of food is quite frankly not an excuse for why you can just show up whenever pleases (this is actually referred to as trespassing). 2) Thinking that giving 30 minutes notice to do an inspection for a house that your client wants to buy, is not something that a professional realtor would do, even though you had known about it, and scheduled it a week prior with your vendor. The experienced realtor would know exactly how to deal with the buying process of a house. 3) When giving the seller notice that you are doing an inspection and having scheduled it for a specific time, it is completely unacceptable to show up late for that inspection when the seller gives you an extra 2 hour time frame to conduct your inspection. Then giving the seller your excuse that you were running late because you had other things to do shows how unprofessional you really are. Punctuality should be a feature that ALL professional and respectable people have. 4) Once the house is in escrow, contacting your vendors and thinking that you can schedule a vendor to come by whenever you want is still not professional behavior. Once again, 30 minutes notice does not constitute as a 24 hours notice. I am sorry to say, but Gregg has many short comings for how he deals with business. He should learn how to be on time, as well as what the rules of the business are. I believe that he works well for his clients, but is incredibly disrespectful when dealing with the other side. "I'll take care of it" was his common phrase and he meant it and would follow through. I really can't say enough great things about this man! Gregg is a fantastic broker! He has been in the business for over 30 years, and is as professional and knowledgeable as he is transparent and honest. He is also a nice person, and very easy to work with. He helped me buy my house, and later a condominium. He supported me by getting my condominium appraised when he felt that I was overpaying. Even if he received a lower commission or the sale took longer as a result, it was more important to him to best represent my interests. He also sent the most thorough inspector. Most agents and brokers don't hire thorough inspectors I've found, because one could decide that there are too many repairs, and that can be a deal breaker. However to Gregg, it was more important that we find any problems with the property, even if that meant that we moved on to a different one, which means more time invested on his part, on finding the right condominium for us. As if all of that wasn't enough, after we found the perfect place, he had a team of people that could fix anything, and insure the property at the lowest cost.
