I'm disappointed in the priorities of management. Residents receive text messages and emails notifying everyone of any social event, activity, or cookie available in the leasing office. However, when the dropbox for rent checks was compromised they merely taped a note to resident's doors. I'm not blaming them for the compromised checks that required a police report to be filed. It is concerning that they did not feel that was urgent knowledge to tell their residents, but the free chicken nuggets in the kitchen were. Other than the priority concern above, overall it is a nice place to live. read more

Long story short; GM Rene and Rachel and their management team are awful people, the apartments are not properly cleaned or inspected prior to move-in, and they will send you absurd charges for damages that you did not cause when you move out. Maintenance man Kevin is fantastic though, I appreciate all of the times he came to help us with our first-time renter mistakes. Do not fall for the scam that is living at Block 36 like I did. This place is terrible, but I will start with the few positive things. I lived at Block 36 for 2 years while I was an undergrad at MSU. Block 36 is in a solid location with the distance from Michigan State University being extremely manageable with the bus routes and provided city bus passes. Additionally, the price and the fact that the apartment comes furnished is hard to beat when it comes to student housing. Unfortunately, that is where my positivity ends when it comes to Block 36. Upon move-in, it was clear that my unit had not been cleaned or even properly inspected prior to handing my roommates and I our keys. There was roach droppings and debris, dirt, and dust piled under furniture (fridge) and in cabinets. Additionally, there was a smoker that lived in the unit before us which left our walls and ceiling fans caked in residue, as well as cigarette burns in the carpet in the living room and multiple bedrooms. The kitchen vinyl flooring was peeling and sinking in multiple places, and the carpet in 3/4 bedrooms was lifting and exposing nails. We noted all of these things on our move-in checklist. Upon move-out, between myself and my three roommates we were quoted over $2,000 dollars for these same issues that we noted upon move-in and management never took the time to address, inspect, or fix. To dispute the charge, I sent an email on behalf of my roommates and myself as the charges were communal (supposedly totaled and split between all of us). The response I got from the GMs, Rene and Rachel, made it clear that she did not even read my email nor look at the images that I had attached proving that we did not cause any damage to the unit. This email thread went on with her telling me not to communicate with my roommates about the issues and reprimanding me for my "condescending" tone. I was not condescending then, but I am now - she is incompetent. Against her warning, my roommates and I did converse about the charges and I found that every email she exchanged with my roommates and me had different and misleading information, ultimately removing my charges but not my roommates' for the same issue. Rachel is not a good manager if she cannot communicate accurate nor timely information with residents. We also had issues with an Assistant GM, Taylor, who was a resident in the unit below us. We got multiple noise complaints for times that none of my roommates were in the apartment, we were all in classes on MSU campus. When we fought against the charge that was posed against us for violating "noise rules" by asking for evidence, the AGM who was sending the violations listed herself and her experiences as evidence. This is a gross misuse of a management position, and I am disappointed that she continued in her role after this incident. When legal action was threatened, magically the noise violation threats stopped! Crazy how that works. All in all don't live here. The price and location are not worth the absolute torture that you will be put through in terms of false charges. read more

Hello, this is Dr. Bona and Margaret, parents to an MSU student and Co-signer to her student apartment managed by Choice Group. We believe that our child was racially targeted and maltreated by the property managers at Block 36. - No one sends their child to college, gets them an off-campus apartment, just to have your child spiral into a mental health crisis after being bullied by property managers at Block 36. It started when the Assistant Property Manager, changed the locks to my daughter's apartment with no notice, locked her out, and started charging my daughter fees that were never mentioned in the lease. The fees they charged, used up all the rent surplus she had (we paid in bulk at the beginning of the semester), leaving her in debt. Every time she asked why she was being charged and to get refunded, they wouldn't respond or they say "we acknowledge your response", then charge her even more fees in retaliation. Right now, the fee tab is around $1,000, which we expect to keep growing as management has been enjoying randomly adding on arbitrary fees each day with no lease justification or response. -It's a running joke that we wonder what new creative way they'll invent to fee her next, because we were told by management at Block 36 that Choice Group allows them to charge any fee at any amount, whenever, and for whatever reason, so there is no point in trying to get help from anyone within Choice Group. Recently, after she paid all fees & cleared her account to $0 on move out day, they charged her $100 for checking out 15 minutes past 10am on move out day, Next, they'll probably fee her for leaving a review, then fee her for invisible damages to her apartment, then fee her again for not singing a song on her way out. -We have put all 5 of our children through university and grad school, never experienced anything like this from any property management company. It was abnormal. - It was as if the property managers Rene and Rachel were sadistically targeting our daughter. After reading too many stories of young adults doing drastic things to themselves after they were singled out, and targeted by bullies, it was our prerogative as parents to step in and protect our daughter from the property managers ("mean girls") that have singled her out and excessively decided to start targeting our daughter one month before her lease ended. - After a background search we discovered that Choice Property Group hired a Caucasian woman that reposts racist derogatory things, referring to black people as the N-word. We've attached a few of the many photos of Block 36's assistant manager's Rene Rodea's posts. - We were shocked by the racists posts, and that Choice Property group condoned this from their employees, but all the mistreatment, dismissiveness, and bad faith actions taken against my black daughter started making sense. -Whatever is the property manager's reason is for bullying our child, we won't stop in getting justice for our daughter until every fee we've paid is refunded and my daughter is made whole financially and mentally. -I pray that God treats those in management involved or complicit and their loved ones exactly like they are treating my child, but that God reward abundantly that one person that does the right thing and earnestly refunds my daughter everything unjustly taken. -Moral of the story, do not choose Block 36 as an off campus apartment for your children. There are so many other apartments with property managers that are kind, respectful, do a great job, and will treat your children with dignity so that you can have peace of mind. It is clear to us now that Choice Group champions employees like Rene and Rachel that engage in unethical professional conduct. It's also clear that Choice group is in agreement with bigoted things their employees post online, hence why they hired them in the first place. -We hope that you warn other parents of students at any university East Lansing to avoid Block 36 and Choice group properties in general. read more

Here is a repost of my previous review that was deleted: I was a resident of block 36 for 2 years, and for students looking for their new apartment for the school year, I couldn't recommend this place less. If you're looking for hundreds of dollars in fees not explicitly stated in the lease, getting locked out your apartment while you're at work, and a lease violation that when you ask for clarification or proof on then you get ghosted... then Block 36 is the place for you! The walk-in closet and cheap rent will make this place enticing for you, but the terrible ac, out-dated appliances, random fees, and crazy utilities will have you start thinking living in a box outside the msu union wouldn't be so bad. They advertise they have a pool/hot tub, but don't worry it it will be closed for 10 months out of the year because the 2 months it's open it's riddled with old leaves, bird and geese feces, and an ever-growing ecosystem of new bacteria. The "roommate matching based on preferences" will be obvious it's more like "roommate matching based on what's convenient for management" when you get there. Long story short, Block 36 tanked my mental health and was a miserable place to have to go home too. The first year was ok but I guess that's why they call it a honeymoon stage because year 2 highlighted their true colors, and I would be doing my peers a disservice if I didn't warn you about them. Spend the extra $50-100 elsewhere and save more money, stress, and dignity in the end to not have to deal with this kind of management. read more

am not posting this for pity, rather just my frustration and if I see you tomorrow at work and you wonder what's wrong/ this is what's wrong: so, 2 random people Who are not even on the lease of the apartment my son is in, are staying in this apartment tonight and the next two days, refuse to give their ids to the police officers, are not a part of the lease, but we have zero rights- all of my sons stuff (and his other 2 roomies) stuff is locked in their room- but we don't know these people- we are so Scared they are going to retaliate and destroy the apartment and our kids things . Please please keep us in your prayers. so, I will be filing a formal complaint against Clinton County to the officer who suggested that my son get a dog, a knife or a gun for protection. another update- nightmare worsens. Cops say they can't do anything and suggested our boys get a gun a dog or a knife for protection. You have got to be kidding me update* so now we have had to call the cops bc the evicted kids* have shown up again with friends* Today was a horror show. Moved my son into his apartment called Block 36. My son and his two other roommates were moving into a unit with another person they did not know. He had reached out several times this summer to get to know the fourth person. No luck. Soooo today when we arrived and I walked in, it was unbelievable. There was a woman on there who didn't live there, apparently was just there doing her laundry bc she was a "friend"Apparently this other person had been living there for 3 years. There was another random person sitting on the couch eating a bowl of cereals. There were dishes in the sink dirty. There was stuff and trash everywhere. The unit was so dirty. We moved my son's stuff into his room and locked the door. As the day unfolded, and his other two roommates came to move in, we discovered that this 4th roomate had subletted his unit (illegally) over the summer to 2 other people. They had taken over the other rooms. Literally trashed the place. Nonsmoking unit. Found remnants of weed and cigarettes inside. Found a pet snake on the balcony. Made numerous phone calls to management who never once came and looked at the room. Collectively me and the other 3 parents kept calling the manager and the complex to get cleaners there, trash removed, a fridge and freezer that needed defrosting, so much other stuff. Finally to the conclusion that the fourth person who had been there 3 years would be evicted by Wednesday. Well my flight left tonight at 6 so I couldn't stay. Had to have the locks changed and none of the 3 boys stayed tonight feeling bc of feeling unsafe. Had to put our foot down and say when the evicted person comes he must be escorted bc all of our children have their stuff in their own rooms. A nightmare for moms and dads of first time apartment dwellers. I'm so sad that I didn't get it help my child navigate this more and move in not his room. all the other rooms we looked at on the floor that I peeked into by the nice tenants there let me look at their rooms and none of them were in the condition of our room. So disappointed at the management of Block 36. I am only writing this post to let other parents know of issues that may arise during move on. Here are the pics of how we found it. And I got two very sad pics of my son's stuff in his closet to keep it safe and him. I had to leave and catch a flight Leaving him and his roomates to deal with this. I am so so sad and ANGRY Raw chicken leaking in the fridge. A freezer that had to be defrosted. I cannot tell you how much of a nightmare this was. And I was on My BEST behavior when calling and trying to deal with management who never once came up to look at the apartment. (These pics are of the common areas and the rooms that our three boys were to move into) I did not get pictures of the fridge. Raw chicken defrosting into all the shelves of the fridge. Out of all the years I've lived here ( 2 1/2) years) I wouldn't recommend living here. The office stay isn't professional, the maintenance isn't responsible and for the price it is it's not worth it. The amount of money and time I've spent wasted here. To have lived here for 2 years no issues then come September-October have new roommates move in to pretty much have them evict me because my children stayed there on the weekends. Never been an issue the two years I've lived there but now it is and they say "I need written consent." Whereas when I applied they knew the situation and never said I needed that. To be evicted out the 13th of November to be told that since I didn't turn in keys even moved out the 13th of November. They expected me to pay rent for December and electric even not living there. Mind you put the eviction notice in the mailbox not on my door like they did the last time for "non-payment." The mold has and will forever be an issue. That they temporarily "cleaned" rather than having someone come inspect it. When I moved in 2021 rent was $420 now it's up to $460-470. Not worth your money or time wasted. Never was reimbursed when I paid electric in 2021-2023 they "claimed" I failed to pay for 3 months but I had bank statements proving I paid it. To expect me to pay rent and the late fees up to like $840 I never saw back. read more

my son and i received an email stating he owes $164.00 for damages, his roommate was around $89.00. no inventory check list no explanation of the damages. nothing just an email stating they owe this money. block 36 phone has been busy all day. watchout for these new owners at this establishment students and residents. no damage was done at this apartment they both took pictures!! get this right, this is not how business is done!!! read more

the actual apartment looks NOTHING like the virtual tour! Today was move in day...the issues are too numerous to count. the tenants that came to this apartment are not even staying there tonight it is so disgusting. Filthy is an understatement. Dishwasher has 4 inches of dirty molded water in it, freezer not working, the stove is gross (all the appliances are gross and need replaced), faucet in tub and toilet paper holder in bathroom just hanging, chips out of tub, chips out of counters, food all over kitchen walls and doors, carpet in common area gross. There has obviously been water leaking and counter is eroding and pulling away from wall. cabinets are particle board and in very poor condition. There were dead bugs all in cabinets. I will say they brought a new mattress and sent maintenance and cleaners over. maintenance was there at least 2 hours but there is just too much that needs done. The poor guy is overwhelmed just in this one apartment. I understand college living, but this is ridiculous. We actually were calling around to see other apartments but all are full. Hopefully this will get resolved to where we feel comfortable to let our daughter stay in the apartment we are paying for. And supposedly they connected us with roommates that are CLEAN! read more

They just sent our move out guide and asked for way too much from tenants yet didn't provide the same procedure prior to us moving in...we have to "get our carpets professionally cleaned"?? That shouldn't be our responsibility...sure I can clean the kitchen and bathrooms and vacuum but that should be free. Owners should be cleaning and paying because what did we pay rent for? Also my clothes rack fell out the wall, there were holes from a Tv, showers weren't clean. If that couldn't be done by previous tenants maybe that should be the owners job since you work there and we are no longer living there! Other than that it's very boring here, only 1 floor plan (comparing to my new apartment) so there's no variety, not many amenities since it's such a small leasing office. If that doesn't matter sure go sign but if it does find somewhere else that's FUN read more

Recently I was looking into apartments in the East Lansing area and spoke to Julianne. She was very polite and knowledgeable about the lease, apartment layout and information related to Block 36, surprisingly the rent was very affordable. She also went on about the workout facility as well as shopping and dining within the area. Of all the places I checked out, I have the best feeling with Block 36 due to how I was treated by this staff member. I went to East Lansing during summer for my internship and I stayed in block 36. I am very pleased with my stay. The staff were very helpful and doing their best to solve any rising issue. I loved the facilities, they have nice gym and swimming pool. Recently they had added tennis table. I forgot they have as well billiard table and lounge room. The only down side that I had to do a lot of studies so I could not enjoy all those facilities:). Sometime it can be noisy because of neighbours are having parties but it is not the management fault. What I like the most is when I had a maintenance issue with my bath or kitchen, the management is super active and they tend to fix it within 24 hours. I did not have a car so I relied on buses. There is a bus station just in front of the block, Meijers is 5 minutes away and down town East Lansing is 15 minutes away with bus. read more

NEVER MOVE INTO BLOCK 36 REGARDLESS OF HOW CHEAP IT IS! Management is horrible and don't tend to any real problems but will notify you 24/7 when they're having a office party. Maintenance doesn't fix anything they just come in and make a lot of noise and leave. I had mold on my bathroom ceiling for months because the upstairs apartment shower was leaking through my ceiling, took them forever to fix it. They moved someone in with a dirty animal after I already told them I can't live with animals. Safety is at a all time LOW! The security doors constantly stop working late at night so you're locked out of your own building. Office staff have no real clue on what's going on they just run you in circles and don't answer your question. Staff changes every 3 months so that should be a sign that it's never organized and nobody likes it there. Rent being around $500 is not worth the headache, go pay extra somewhere else and enjoy your living. Never move into block 36 EVER! I'll rather live in a homeless shelter! No exaggeration read more

These apartments are falsely advertised. The pictures on the website portray a larger living area and bedroom than in actuality. They are disgusting and everything in the apartment is falling apart/ broken/ cheap. The roommate matching form is completely irrelevant. They make you fill it out but then it is disregarded when they place you in an apartment. I was placed with a 17 and 18 year old who are in a completely different place than I am- in a sense of maturity and life in general (I am 22). Most of the people working in the office are incompetent and rude, especially Kat. Maintenance is the only good thing (besides cheap rent) about this place. Randy comes the day you put in a request and is very helpful. Security on the other hand does not do anything. Block 36 is affordable but expect what you pay for. read more

Block 36 is decently priced for the location and rooming. You get your own room and bathroom that are pretty spacious. The kitchen and living room are also pretty nice. Nothing extravagant of course but nice enough to live in. I am renewing my lease. read more

Here at the pointe of 3636 the internet cannot load a two-minute youtube video in under six minutes. The "free printing" nice as that sounds, doesnt exist because the printer NEVER works, theres a bath tub sized hole in the parking lot that staff completely ignores (if you hit it you could probably wreck the underside of your car), upon arrival you'll spend most of your move-in day cleaning the place as its still dirty from previous tenants. And to top it all off management has fought with me when I was in the right and additionally refuse to provide information regarding a noise complaint on MY apartment. Hot tub is crap too. THIS IS NOT THE RESIDENCE YOU WANT TO INVEST IN, I myself will be moving. read more

I have been living at Block 36 for awhile now. If you read the reviews on their website, don't believe them for a second, they are written by the staff. Also, the pictures they have of the Gym and clubhouse are old, and do not represent the current state of things. Let me be clear, the name of the complex has changed at least 3 times in the last 4 years. The reason? Because they get a bad reputation, so they change their name to avoid it and start clean. There was also a shooting in the parking lot a few years ago, if that goes to show you the people that live here. The problem, is that the service is always the same. If you're looking for a gym, look elsewhere, because it is always dirty and in disrepair, not to mention that it is incredibly small. The price starts out reasonable, and then increases every year, and costs well more than its worth. The staff seem nice, and you get a CATA pass, these are the only two Pros. If you want to be placed into a decent apartment, good luck, because they will give you the old bait and switch. The apartment I was shown was clean and pristine, the one I moved into was rundown, nothing works, extremely filthy, fly inhabited and smells like dog shit. If you want an apartment where the staff doesn't just barge into your room and toss the place, look elsewhere, because they enter unwanted, and un-notified. Things constantly break down, and they take forever to fix anything, if they ever do. Also, utilities are always super expensive, because when the place was built, corners were cut. I was wondering why I constantly had bugs in my room, with a cold draft in the winter. And this is no joke, or over exaggeration, I found a hole in the concrete under my carpet, that leads directly outside. Bottom line, if your thinking about moving here, don't, pay a little extra and don't live like an animal. read more
