He found lots of issues, but he also told us how to deal with them in a way that would be budget friendly, like under $10. Helpful, courteous, on-time, and even knew about radon. That's exactly what I wanted. Instead, I got one of the most careless inspections I've ever seen. Had this inspection been done competently, we very likely would not have purchased this home. The list of things that were missed is unbelievable. The dishwasher had to be replaced after the very first use. The garage door has already required two service calls and now appears to need complete replacement. The fireplace made a loud banging noise and needed immediate service. The oven didn't work at all, yet somehow that was missed during the inspection. The biggest failure was the HVAC system. In the middle of summer, while we were away, one of the air conditioning units completely failed. My husband had to make an emergency trip back to Monticello, and we have now been quoted more than $12,237.00 for a replacement. you should've noticed that the Air Conditioner for the house was way too small and was the same size as the second Air Conditioner for one room.We now have to worry about the house sitting in extreme heat while waiting for parts and the possibility of damage from the excessive humidity. Even more shocking, both condenser units are the same size even though one should have been a 4-ton unit. That should have raised immediate questions. The attic was actually cooler than the inside of the house, another obvious red flag that should never have been overlooked. I paid for a professional inspection to identify expensive problems before buying this home. Instead, I was left discovering one major issue after another after closing. It has cost us thousands of dollars, countless hours, unnecessary stress, and repeated trips back to Monticello. This was, without question, the worst home inspection I've ever experienced. I would never hire this inspector again, and I strongly encourage anyone considering using this company to think very carefully before trusting them with such an important purchase. We hired Cindy and she called us immediately after inspection (before the toxicology report was returned) and instructed us to get our daughter out of that environment ASAP. The toxicology report deemed the rental home VERY DANGEROUS and uninhabitable. She sent such a detailed report and included pictures that the City of Tallahassee housing said they were so impressed and they had never seen such a professional report. The City also stated that her detailed report made their job so much easier when they went into the rental to investigate. They supported all of her findings and they found many more violations against this slumlord. Because of her, this rental property must be cleaned the right way. Because of Cindy, this slumlord cannot rent it to anyone before it is remediated. Because of her quick response, my child is safe. She went as far as to give us detailed instructions how to clean all of my daughter's belongings. The landlord did zero!!! Pay to have this done people! We got out of the lease and our security deposit back! We would have lost all of that without Cindy. She even followed up with us to see how we were doing. Thank you God for blessing us with her when we were in the middle of a nightmare. She is worth every dime.

The inspector left without explaining…read morethe problems or hazards found and it turned out that a 4 point inspection on a house built in 1991 is not worth the while to try to reduce your premium or go with Citizens. The codes have changed and likely and upgrade will be found in a 4 point inspection. Plus, the inspector noted past water stains in the attic from drain pans that were incurred prior to the replacement of our A/C. We didn't even know about them.
