Pros: There is great access to the beach and my work at Mayo Clinic. The location is also walking distance to many great restaurants and amenities. The fridge and dishwasher are large and spacious. The gym and pool areas are nice. Cons: Shower pressure is very low in the apartment. The dryer is very inefficient and can take up to 3 cycles to fully dry clothes. The communal recycling and trash areas are almost always filled to the max. The apartment is incredibly noisy due to the traffic from Beach Blvd with no attempt at noise abatement. It is bad enough that I had to move from the bedroom next to Beach Blvd, which appears to be the master bedroom due to a much larger walk-in closet, to the smaller bedroom. I was told I could have a garden on the rooftop terrace but there is no water faucet to water plants on the terrace. It is advertised that there is a common bike storage area but it is completely full. I would say that that these are acceptable for a cheap apartment, but this is advertised as a "luxury" apartment. Edit: In addition to the above complaints, if you accidentally forget to pay rent by the 4th of the month they automatically add late fee that is 10% of your rent. Such luxury. Reduced from 2 stars to 1. Oh, also my window leaked like crazy last week during some rain, and it was gushing into the apartment. I've never had these many issues in any of my previous apartments. If you want to live in an apartment complex that is full of vampires that suck your finances instead of blood, Bluwater is your spot. read more

This has had a significant impact on the overall environment and sense of security. For instance, there have been repeated incidents involving emergency responders, including overdoses and police visits, which make it difficult to feel at ease in what was marketed as a "luxury" community. It's not uncommon to witness disruptive behavior near the pool and shared areas--loud arguments, offensive language, smoking, and public discussions of personal struggles. While everyone deserves a chance to recover, the absence of boundaries and oversight creates discomfort for paying residents who moved in with a different expectation of privacy and tranquility. I was told that these facilities and their residents fall under "equal opportunity" protections, with no acknowledgment of the broader safety or quality-of-life impact on long-term tenants. Bottom line: If you're paying premium rent expecting a peaceful, secure, and professional residential setting, you may want to ask very direct questions about who else is sharing the property. Transparency is lacking, and safety concerns are not being taken seriously. read more

I am so glad my lease is ending!! I've waited to post out of fear of retaliation! This building advertises as luxury but is far from it! The office staff told a group of people that actually management doesn't care about complaints or the residents. They only care about their online reviews. They also beg us not to post online in March when we complained about pool chairs. It took until September to get them. So here's your online review!! 1. There were 3 non broken lounges chairs all summer long. The managers bragged about $50,000 worth of pool furniture budget. They finally purchased chairs in SEPTEMBER!!! No where near $50,000 worth. 2. They force your pet to take a DNA test in case you leave poop around. They don't actually enforce it. There is dog poop ALL OVER. The dog park is disgusting to the point it can't be used! 3. The dog spa!! The tub drain has been broken since I moved in and has gross standing water in it! The solution, they put a plunger in the room for residents to fix it. 3B. The blow dryer in the dog spa can not be used without throwing a main breaker in the building. It doesn't pop the wall outlet which is obviously an electrical hazard next to a flooded tub. The building will not reset the breaker unless you have time to go complain in the office. It doesn't do any good because it immediately flips again. 4. The fees!! They tell you there is a valet trash pick up fee which is mandatory even though there is a trash shoot. On top of that fee they charge a "trash service fee" my only assumption is that is for there being a trash shoot. 4B. This independent trash company can give you tickets! If you have too much trash, If your cardboard isn't broken down right, if you don't use the crappy bin they give you, if someone else walking by puts things in your trash and it's not in a bag! That's right you get the ticket. 5. The office staff play nice and claim they will fix things to your face but never actually do. I have personal complained about every one of these issues several times. I finally decided to write this when every single one is still an issue today! Maybe this will finally get some things fixed. 6. Even with this list of broken amenities they offered me to resign a lease with a 17% increase in rent!! They are out of their minds. One resident I spoke with had his increased 22%!!! The response from the building shows they truly only care about how they look online. I HAVE SPOKEN WITH THE MANAGEMENT TEAM SEVERAL TIMES! As I write this every single thing I complained about is still an issue. Go fix the dog park and pet spa before pretending like you care online. read more

Imagine this...you are sitting in your $2,000 per month apartment at 10pm at night and someone attempts to bust in to your front door because they can't seem to find the door to the parking garage. You run to the door and there stands and "rough" looking man smoking a vape cigarette completely clueless. You later find out that the "luxury" community where you reside is also home to 4 plus rehab/sober living facilities. As time passes over the next 7 months you witness residents move in/out of these homes. Cops and ambulances visit frequently as several have attempted to overdose and one recently dies to a heroin overdose. Daily you have the pleasure of watching multiple white vans pick up these residents curbside to take them to their meetings, etc. As they wait on the curb (odd enough) they are smoking, using foul language and they surely don't have the same appearance as the rest of the residents. Their presence at the pool consist of revealing clothing, foul language, vape cigarettes, partying and war stories on why they are now living at "Beaches rehab". After many concerned conversations with the management regarding safety and the fact that this was not disclosed to you upon move in you decide to vacate. The only response from management is that these residents are "equal opportunity" and a "protected class". Moral of the story....What about my rights and the 2 grand I spend here monthly? Terrible move out experience. Charged me with multiple expenses with 0 explanation. The place was thoroughly cleaned (fridge, fan, microwave, etc) and I have always gotten my deposit back in past. I was charged over $600 in fees and when asked for an explanation I received no response. They did not mail or call me about these issues, instead sent an email to an old email address and no response when I replied. I also received 0 responses from the office before moving out, constantly had to go to the office if I needed answers to anything. There was a roach problem in the kitchen and I would have to request the bug service to come to my unit instead of them taking time to gut the unit and handle it. At least half of these reviews are from the tour, which is very nice and includes a beverage which seems to be really winning over reviewers here -- but the tour does not reflect the actual living experience. The staff are fine (Drew & Elaine mentioned in reviews are no longer here, now has new manager), once again, not reflecting the living experience--so here is a review of the actual living. I was willing to pay the high prices here under the impression of "you get what you pay for," and I wanted a minimal effort living situation, yet more expensive experience, so I put out the extra money. For over $1500 base rent a month for 600 sq ft, that has yet to be the case. I'm going to really try to keep this short, but it's been nonstop issues, literally. Thankfully I am moving out in about a month and am finally writing this review. On move in day last year, I had 2 broken appliances and broken AC. These issues took over a month to be resolved. The fixtures are very cheap, have to be replaced often. The water is billed through the complex, with $40 intro fee, and a $120 annual fee because of the company they use, (is not mentioned prior to signing) and no doubt they receive a kickback from. My bill elsewhere in Jax Bch for 1 person who is frugal with water usage was around $50/mo before moving. Here, it has magically been $150+ monthly. Hmm. You are required to use AT&T internet, although Comcast is in area also. AT&T features a booth at their events, they clearly receive kickback. The internet is so bad I cannot play online video games anymore, it will refuse to connect due to lag. You can barely do consistent internet searches, and I'm using the second tier internet offered. Elsewhere in Jax Bch I used Comcast and had great internet for also a cheaper price. The Valet trash is required, for $25/month, meanwhile you still pay an additional "trash disposal fee" monthly on top of that. This is getting long, so in short: All fees are $350 move in fee + $75/person app fee + $25/month pet fee per pet + $350 non refunded pet fee per pet + $40 water setup fee +$120 annual water fee +$25/mo Valet garbage fee + $10/mo trash disposal fee + $20mo/ required rent insurance fee, and of course water, electric, internet are not included, so you can see that your real cost here with be quite a bit larger than your "rental" cost will initially seem. It would be one thing if you got what you paid for, but you really don't. If you don't care about invalid costs or spending time calling maintenance, then this could work, but there are many other options to check out instead. read more

Crooked company. BEWARE!!! Awful experience from move in to move out: Withheld fees on the front end to lease addendums we were coerced into signing with threats of $200 fees and evictions. My roommate had already signed our lease; I was about to sign, the asst. manager says "Oh just fyi your 600$ pet fee is just so your pets can be on the property, it won't cover anything upon move out." If I had known that upfront, I would have found elsewhere to live. I get that it is their policy, but it's completely unprofessional to wait until it's too late for a potential resident to change their mind to share very pertinent info. (ASST Manager is NOTORIOUS for providing misinformation or omitting information all together, and she will talk her away around it or flat out ignore questions.) Amenities that were supposed to be ready in September were not open until MARCH, then the pool was quickly closed because of broken glass. Apartments look nice, but are cheaply made. Our washer/dryer isn't even full size. Get ready to hit the laundromat a lot if you rent certain units. The carpet is CHEAP and light colored; it will attract dirt and will have wear on it after a year of foot traffic. BluWater WILL charge you for this. The baseboards of the cabinets in our kitchen began to rot about 6 months in. There was mold under the cabinets. Maintenance was perplexed, claiming there was no water source. So they sprayed "something" on it and re-covered the hole! Two weeks later, same problem. Miraculously they found a leak in the line leading to the ice maker. So much for no water source, right? Mold is a SERIOUS ISSUE. Pretty sure just spraying the mold and patching the hole isn't kosher.... People let their dogs defecate literally everywhere, including the sidewalks and breezeways. Beer cans/bottles/trash everywhere. Dogs out without leashes. Staff sits in their office all day ignoring issues and sending out rude emails to residents. Latest email stated that maintenance had to clean up vomit from the breezeways on multiple occasions and that was unacceptable...lol! Everyone that moved into our building around the same time we did has moved out or is/are moving out at the end of their lease....100% turnover should speak volumes. Upon final check out, the asst mngr stated they pay for a carpet cleaning and any extra costs (stain removal, etc) would be taken from our deposit (reasonable). Final statement arrived saying they took out 150$ for the cleaning. Receipt from the cleaners shows we were charged for the entire total, not just the extra done above a normal cleaning. When we requested clarification, she then claimed the carpet really needed to be replaced; they simply "opted to save it" and were only charging us the amount stated in the pet addendum. I know nothing of this addendum. When I requested a signed of this form, I was sent a blank. Requested signed copy again, I was ignored. As for the carpets needing replacing, NONSENSE. The statement for the cleaning said "some areas will not be 100% due to permanent wear", not that it needed replacing for "pet odors". Can you really expect to buy cheap carpet and there be no wear after a year of regular foot traffic? I regret not taking photos beforehand so I can use them in court. Update on this: They never could find this signed pet addendum. Because I never signed one. Doh! If you have pets, expect to be pay...a lot- $300 per pet at move-in and $15 per pet in pet rent - and these are just "fees for them to be on the property, they will not cover any [perceived] damages". You will automatically lose AT LEAST 150$ of your deposit at move out for cleaning and sanitation of carpets. According to them, having 2 small dogs kept exclusively in my room and groomed on a regular basis resulted in my room and the living room carpets needing replaced because of "pet odor", which eventually changed to needing to be replaced because of damage as a result of foot traffic. However, were told we were STILL obligated to pay the whole cleaning bill because of the pet addendum. How does foot traffic have anything to do with pets? I write this review from personal experience. I have lived at Bluwater for one year. The people I have dealt with in the office and around the complex have been absolutely perfect. Everything I have ever been promised has been fulfilled. When I was looking for a place to live in the area, I could have easily chosen someplace a little bit cheaper, but I'm glad I chose Bluwater and I feel that I've gotten much more than my money's worth. The people in the office are a pleasure to deal with and they will go above and beyond to help you any way they can. I highly recommend choosing Bluwater over the other local apartment complexes. Def didn't meet expectation after moving in at all. Was promised that "community events" , free breakfast, etc. Nothing like that has taken place. Had appliances not working from the start which took weeks to resolve. In the year I've lived here they have been through three managers, so it's hard to hold anyone accountable with that much turnover. I have known six people move out of here and they were all charged a cleaning fee of $100 taken from deposit. A couple inquired and were told that it "just needed a clean." So, you pay for the carpet to get cleaned for the next tenant no matter what, who knows what the fees everyone pays at the start go towards (about ten dif fees that totaled about $500, if you have a pet they will dock another $400 non refundable per pet.) The dog poop around the property has already been brought up as an issue, and the dog park they have was made with a ground covering instead of grass so it's really too soaked with pet waste to use. Would recommend looking elsewhere. read more

I was a resident in this complex for two years. I hade a terrible experience in moving out. They basically charged me for everything that normally considered wear and tears in other complexes. I was charged with carpets, walls and even a rotted bathroom trim because of humidity. I suggest you to take cautionary acts in order to to not get surprised by a non sense bill! We recently toured the BluWater Apartments and North Beach Cottage with Gabrielle. We were impressed with both locations as we are considering moving closer to the beach. Gabrielle is professional, enthusiastic and very informed about both locations. She answered all of our questions without hesitation and provided detailed information about each site. Her customer service skills are simply the best. Both locations are beautifully maintained and desirable for empty nesters like us who want to experience life at the beach. I have lived at Bluewater for two and a half years!! I love it here: Always very clean and if not then let them know and it is taken care of right away, the amenities are beautiful here and very upscale. Any problems that might happen are from other people off the street, like dog poop or theft of a bike, but there are police living here to call at anytime and leasing agent is always looking out to keep things under control. NOT LUXURY. Moved in June 2015. Wanted to move out since July 2015. Finally moved out in January after several conversations with management in which a total disregard for the safety of my family was evident. The property management company leases several units to a drug rehab program and refers to these tenants as "corporate housing" tenants because the rehab company pays their rent. We were living among drug addicts and alcoholics, who may or may not have had background checks. And their visitors would wander the community making noise, and sit on our cars. The "corporate housing" tenants sit on their patios smoking cigarettes 24-hours a day, and also talk (yell/cry/scream/swear) loudly on their phones at all hours. And new people move in every couple of months when some finish the program, so there's a rotating door of addicts. We complained and let management know that we felt unsafe (we have a small child) and they truly could not care less. They express the need to care for the "protected class" while professionals who actually pay their own rent suffer the consequences. If all of that doesn't deter you, we recently woke up to a homeless man sleeping on our porch. This community looks nice upon first visit, but we would have never signed a lease had we known what the living conditions would be like, especially at a premium monthly price. When we first moved in, many of the amenities were unavailable for several weeks. There's a lot of work being done for such a new community. A few pros - A pool and a gym. Nice maintenance staff, pet friendly. You can find much better rentals closer to the ocean at a comparable price. Beach Blvd. traffic is really noisy. I recommend to keep looking. And if you HAVE to live here, don't sign anything longer than a 7-month lease. You won't want to live here for that long anyway. read more

Not the best by a long shot. First of all, I actually live here now. I can hear my neighbors banging at night, college kids partying upstairs on weeknights at midnight, and amenities were supposed to be finished by Sept...then Oct...then Dec...now it is in two weeks ...yet it's nowhere near complete! The staff is very friendly, love em, but this is not a luxury apartment...it is a cardboard box with limited parking spaces...I would never recommend this place to friends or anyone who asks me about moving there....not worth the 1100/mth for a 700sqft one bedroom apt....not whatsoever. read more

My wife and I moved here from NYC in mid-November. We love it! We love the apartment and the area is incredible. Just a few minutes walk to the beach and A1A where there are tons of restaurants. Right across the street from a Publix and not far from other stores like Target, WalMart, etc... Bluwater Apts is very close to everything. Very, very happy here. I usually don't comment but I feel compelled to say something after reading SJW's review. It sounds like she might have other issues going on though. But I've been living here a few months and I love it. The amenities are great and well-maintained. The location is great. The apartments are nicer than any I've seen in any complex nearby. They host community events to really try and make it feel like a community and we've made friends as a result of it. And the staff here, they're not merely "professionally friendly", I feel like these are people I'd invite into my home and hang out with. They're that good and are super quick to resolve any issues that arise. I'm kind of a skeptical and critical northerner by nature, but I can't find anything to complain about here.
