I couldn't get my lease renewed because I almost started 2 fires in 6 yrs. I have otherwise been a outstanding tenant. I called the manager at bogs and he was very rude, called me a liability. Accidents happen!!! Nothing was destroyed, no one hurt. Word of advice NEVER call the fire department or you will have to move. The judgement against me was harsh! Fires are serious! But it was nothing like that. The management I spoke with needs to work on his social skills and at least gave me a thank you for being a tenant over the years. ZERO if available! My condominium association made the mistake of hiring this firm to manage our small condominium property. It has been the worst experience in my 32 years of living in this property. These people have NO people or professional skills. Reading through all of the negative comments would have saved me had I used that avenue. Every negative statement in these comments we experienced in the two years that we worked with this firm. Apartments are 1960s outdated. Maintenance sucks and does not even call or show up half the time. Drafty cold windows with severly outdated furnace and ac. Worst management property I have ever rented with. I ended up in the hospital having two major surgeries. I was not behind on rent until I ended up in the hospital which I was only one month behind and would be able to pay them once I got out. Called them and told them my situation and they filed eviction on me for a month that wasn't ever over with yet. They don't fix their properties and the way Les talks to people is DISGRACEFUL. Only thing they care about is money. Will have your vehicle towed. NEVER replaces anything in your apartment with anything new or nice. When I moved out everything was broken. I've been hear almost 3 full years, each year trying to give the benefit of doubt & each year worse than the last. There are literally mice in the walls .. each tenant in the buidling has complained of mice in their apartments. and they dont care , you have to threaten calls to the village for them to do anything. The village just needs to shut them down. They take their time on work orders whenever they feel like it. the property manager, LESTER BOGS, is very rude & disrespectful. He is demeaning and never lets you finish a sentence. Say something he does not like he is screaming yelling and down right nasty. I've tried to give them time to fix things but I'm tired . Was looking to tour a house they have listed for rent in Indiana. I told them my situation about how I am moving soon from Florida to take a new job and would be up there this weekend to look at houses. The "Manager, Owner, President, and CEO" (As he put it) was extremely rude. I wanted to tour Nov 3rd and move in Dec 1st. He said it was their policy to not hold a property for more than 2 weeks before move in. I told him I understood the policy and requested to tour anyways and if we liked it, we would take the chance and wait until 2 weeks before to ask to hold/sign a lease as he said their policy is. He told me that they will not waste their time to tour with someone unless they are going to rent within 2 weeks. The tone of this person from the get-go was very rude and not wanting to be helpful at all. Obviously, they do not care about renting their properties or being of assistance to anyone at all. Please do not rent from these people. I was suppose to move in July 31st, 2021. I asked to do a walk through. They did not want to grant me that! They wanted me to sign the lease first! I argued and said I need a walk through. They finally let me do one. Upon entering, the apartment reeked of gas. The balcony door and bedroom window would not close. They offered me a stick to close it. There was a carpet on the bedroom floor that they claimed they cleaned 3 times. You had to jiggle the light switch in the kitchen to work. They claimed that the gas smell came from them just turning on the gas and painting the stove. When I returned 2 days later, I said I would put my complaints in the move in sheet, but I cannot move in if the gas smell is still there. I was told that the gas smell would always be there because it's a pilot stove. Me and my family went to look one more time and the gas smell was stronger. We could not stay fir longer than 5 minutes. Me and my sister finally met the manager back at the office. He walked out to us with an attitude. I asked if he could possibly replace the stove and he said absolutely not. There was nothing wrong with the apartment or stove. My sister said that if I replace the stove then it should be taken out of the rent. He became irritable and started yelling. He refused to give me back my security deposit. When my sister stated that we could take him to small claims court, he yelled even more and slammed the door in our faces. Do not rent from these slum lords. They are ridiculous. read more

This management office recommends that their tenants park their second vehicles on "street parking." That means they park on residential streets in front of homes they do not own, stealing parking from guests of those that DO own the homes. Neighbors have attempted to talk to the building management regarding this issue. The response has been met with unprofessional, vulgar response from the male manager on duty. If I could leave zero star, I most definitely would. This company is a complete joke. I had a apartment tour scheduled for today at 10:30a. I was driving all the way from 79th Kedzie. I made the appointment tour with the expectation that my fiancee would be accompanying. However, Thursday he was diagnosed with the flu. So he's in bed resting. So on my way to the appointment my GPS detours me, because a 18 wheeler caught on fire on the expressway. So according to my GPS my estimated time arrival was at 10:45. I called to make them aware of me being late and the lady who answers said let me call him (tour guide)because I'm not sure if he can still see you because he has other appointments scheduled. She also asked did I have my spouse with me I said no. She said well I'm not sure if he will still show it. I said please call and let me know because I am coming from a long distant. She calls back in about 5 mins and says he says he will meet you at 11a. Ok, great to me. She NEVER stated anything else. I got there at exactly 10:45a. So I see the man standing two buildings down. I walk down he says well you're late and I'm waiting for my 11:00 she has an additional 10 mins to arrive, if she's not here I will then walk down. Alright rudeness. I walk down to sit in the car. At 11:10 he drives down to where I am, gets out and says where's the other person. I said he's sick. He then says well I said I will only show the apartment to both ppl. I then said he's sick with the flu, he's not coming out, so are you going to show the apartment or not? He said no. I said you know that's completely unprofessional and that I drove all the way from 79th Kedzie and you will not show it. He then says, but I said both parties, if he sick with the flu asshole why would you want him here. I'm thinking idiot in my head. He then says you're late anyway. I completely went off about the audacity to even say that and I called to inform the company but you have been out here waiting for a no call no show. As I was arguing, I had to look around and realize, neither him or this property was worth me raising my blood pressure. The building looks unclean. The landscaping needs some TLC. The apartments that I can see from outside does not looked well kept. And the Parking lot is another story. So I can only imagine what the hallways and inside of the apartment can look like. Not only that, the unprofessionalism that I am seeing before being a tenant. Which means this is not for me. I proceeded to then get in the car and drive off. He said Ma'am God bless you and I said he will but you go to hell. I would never ever recommend this place nor would I ever at my darkest moment think to rent here. I would suggest Bogs that you all find another person to show your apartments too. Spacious but outdated. Stove, cabinets, backsplash and even the heating system is so outdated. They're still using the thermostat with mercury. 3 months after moving in I started seeing mice but the Maintainence guy did feel in the holes. The tile in the bathroom has mold under the grout. So instead of cleaning the mold they just put the grout over the mold. I don't notice this until after I moved in. The stove and some of the cabinets had missing shelves and I was told there's nothing they can do about it. My stove has 1 rack. The hallways are nasty and the carpet hasn't been clean since I moved in. The Maintainence guy stays in the building too and the building still is nasty. For some reason he doesn't like to perform Maintainence duties while you're home although he lives in the building. He'll make an excuse to why he can't come at the time. My bathroom ceiling fell in he brought the neighbor above me with him to show her the damage she had cause in my apartment. Last thing is I suggest you run the water for a few minutes before taking a bath/shower because the water will come out light brown which means the pipes are rusted. One of the worst management firms ever. Bogs refuse to address any issues regarding theft and their maintenance people. The washers has no hot water, dryers are turned down low at the 2822 building and it's takes up to $3 do dry 1 load of clothes. They don't frequently vacuum or deodorize common areas. cobwebs are all over the stairs, They don't accommodate long time residents and they don't screen tenants. There is a lot of all night disruptions from a young couple and Bogs refuse to acknowledge that people are being disturbed all times of night. everything is old and dated . If I could give them a 0 rating, that would be great. The staff is extremely rude when you call to even inquire about any properties they may have. To add on, I called to schedule a viewing and the representative asked if I had visited the property already. I told her I did not, but I was familiar with the area (the house is located on a main street). She hung up on me... I thought maybe the connection was bad, but no.. she did it again. I called a 3rd time for information on a different property. I will admit, this young man was quite pleasurable to speak with. However, the "agent" that I had to contact for the viewing was a complete jackass. Myron, I believe. This person is so unprofessional. He does not keep record of the individuals he sets up meetings with, and was beyond rude when I met him in person. Also, be prepared to fill out the application and pay the fee on the spot. The man who works in the office is nice during lease signing but that's about it. He has been rude and nasty ever since. I walked passed him going into the office one day and I said hello to him and he just looked at me like I had an eyeball in the middle of my forehead and just kept walking without saying a word. Phone conversations are nowhere near pleasant with this man either. He doesn't let you get a word in because he's too busy cutting you off, he talks to you like you're two oh and God forbid you disagree with him or give him an answer that he doesn't want to hear he going to yell at you. He claims I was arguing with him, when I wasn't, and even threatened to evicted me giving a bogus excuse. I think he was just upset because he had incorrect information. I even offered to bring in paperwork to back up my claim and he screams in the phone telling me he doesn't want it so don't bother bringing it. He was yelling so loud that I had to hold the phone away from my ear. I told him I would feel better if he had it just so that I could have a paper trail on file and he continues to scream at me and that's when he claimed he was going to evict me. This man has no people skills what so ever and that is not the way you handle things on a professorial level. If this is the way he handles business he needs to step aside and have someone with else handle the office. The ladies in the office must me terrified of him because they act like they can't think unless he tells them to. He speaks to people like they're trash. Just sad.
